  • The purpose of this study was to predict the spatial housing demand of households in Seoul with the use of residential choice probabilitics. An multinomial legit model is developed using socio-demographic and housing characteristics. SAS package was utilized to estimate this model. This study used the data obtained by the Korea Rosearch Institute for Human Settlemente in 1989. The sample size was 3941 households in Seoul. The residential choice probability varicd depending upon the residential area, head age, head age, tenure and work place. The households with students were more likely to choose kangnam are. The households without young children had higher probability to choose new town near Seoul. Prime reason of this two results were considered the chi Id education and their better housing, Kangnam area was known to be the first consideration for residential choice regardless of work place. Low level of choice probability of kangman area for future residences however, was evidenced. Prime reason of such seemingly contradicting phenomenon is suspected for higher housing prices and limited affordability of people surveyed.

Data are collected through self-administered questionnaires designed for this study, and the sample consists of 396 households in Pusan and Ulsan. The purposes are accomplished through descriptive statistics and multiple regression analyses. Based on the results of analysis, housing information are divided into four specific types : economic. technical, housing unit, and neighborhood information. It is found that housing unit information including housing quality and economic information such as housing prices are identified as the most important ones for current and future housing choices. The most useful sources of housing information utilized for current housing are friends, relatives and neighbors. In addition, model house, real estate office, newspaper and adverizement are the another useful sources for housing information. Among them, the model house is the most helpful one for variety of housing information. Young households and those with a head whose occupation is professional/managerial tend to have higher recognition of the importance of housing information than do the other groups. The households currently living in small apartment and with a young eldest child are likely to have higher recognition of the importance of econimic information. • In research on housing welfare policy, there has been little interest in middle-aged households compared with young or elderly households. The purpose of this study was to explore influences on the housing satisfaction of middle-aged renter households using microdata from the Korea Housing Survey 2021. A statistical analysis of data was performed on a total of 2,709,152 middle-aged (aged between 40 and 64 years) Jeonse (lumpsum housing lease) renters and monthly renters with deposits, living in private rental housing units. The major findings were as follows. Firstly, there were significant differences in housing unit satisfaction and residential environment satisfaction among renter groups by age and rental type. Early-middle-aged Jeonse renters displayed the highest satisfaction with both housing units and the residential environment, while semielderly monthly renters with deposits displayed the lowest satisfaction. Secondly, living in aged structures or in apartment units exerted the strongest influences on housing satisfaction, which implies the need for residential area regeneration programs that consider the situation of rental households. Thirdly, living in Incheon and Gyeonggi-do was found to have a negative influence on housing satisfaction. Fourthly, upward filtering on tenure types or lease renewal of the current house did not necessarily have a positive influence on the housing satisfaction of middle-aged renters. Based on the findings, suggestions were made to improve the housing situation of middle-aged renter households.

The results are drawn as follows: 1. The space size significantly fluctuates by marital status, number of generations living together, tenure, and structure type; For example, use of indoor area per person ranges from 7.01 pyoung for three-generation households to 19.53 for one-generation households. 2. s for space deficit, very old widowed females, 60's living in rented or multi-family housing units, and those living in three generations are high risk groups of the space deficit below 7 young per person. In this study, further researches are recommended as follows; Regarding the highest risk group of space deficit, life styles causing space-related conflicts should be studied, and accordingly proper welfare services for the causal life styles be offered. Housing maintenance & utility costs be investigated and guidelines should be proposed for any surplus groups among the 60's, so that their space surplus can be reduced by suitable adjustment process.

  • This research explores the generational similarities and discrepancies of socio-demographic and housing statuses between young adult children leaving the parental home and their parents. Utilizing the 20th Korean Labour and Income Panel Study (KLIPS), this study identified a total of 609 households who have left their parent home from 1999 to 2017. Two-thirds of the adult children were married couples while the rest was singles. Children's educational level was higher, and their household size was smaller than their parents. Both generations were mainly headed by employed and married men. The vast majority of the adult children lived in the same area with their parents and lived as tenants in much smaller housing than their parents. On the contrary, most parents were homeowners of a large single-family home. The generational differences were clearly observed in housing tenure, housing structure, and housing size. Although leaving parents' home is part of a transition to adulthoods (depending on the stability of the labor market and the affordability in the housing market), that process was largely triggered by the employment status that can lead to economic independence rather than their marital status. Both housing and job opportunities are important factors to determine independent life.
