This paper investigates the connectedness among housing markets using the methodology developed in Diebold and Yilmaz (2014, 2016). In particular, we examine the international linkages among housing markets in Northeast Asian countries: namely, China, Japan, and Korea. The basic finding is that connectedness measures vary over the business cycle, with a surge during the global financial crisis. However, the international linkages among the three Asian housing markets seem rather weak. By including GDP in the model, we also find that housing market in one country is more affected by its own economic conditions than that of neighboring countries. Given earlier evidence that cross-regional spillover among domestic housing markets is high, this result suggests that housing market connectedness is more of domestic cross-regional phenomena, rather than international ones.
This paper introduced the affordable housing support programs and system of the State of Michigan and Lansing Metropolitan Area and reviewed the affordable housing plan of Lansing area. This paper also examined their challenges and efforts to solve the affordable housing issues with additional analysis. The affordable housing planning process was also presented with a comprehensive analysis and future prediction of demographic characteristics and housing supply and demand for affordable housing. Especially, the trend and future forecast of the elderly and low-income households who have a significant impact on the affordable housing demand are considered. The U.S. and South Korea have different housing characteristics and situations. A part of the plan and suggestions of Lansing are somewhat unfamiliar, and it is difficult to introduce their suggestions into our policies. However, the affordable housing plan of Lansing Metropolitan Area suggested various solutions to solve the issues, and some of them deserve to be considered on our housing policy making.
Community-based housing is widely recognized as one unique mode of affordable housing provision discussed in the agenda of urban housing policy in the midst of global economy. While economic development of rural communities are severely blocked by many factors, the local housing needs at grass roots level are addressed in the response to the growing number of the elderly and shortage of adequate housing to accommodate the group, and the availability of affordable housing is primarily seen as a viable option to the sustainability of rural community. This research study is to examine the case study of community-based housing development in rural areas, and to explore the drives and hurdles that influence the success of each development. The on-site visits and in-depth interviews with community leaders were employed to meet the research goals. The findings show that the driving factors making the successful housing development include the firm commitment to the importance of affordable and adequate housing, strong leadership of community leaders, public support, well-advised dispersion of public resources and strong bond between the public sector and local people. In spite of all the contributing factors, the unfamiliarity of collective ownership is the leading hurdle to proceed the development in a timely manner.
Affordable housing has been a critical issue in the face of global economy and notably formulated a crucial agenda of the housing policy. While each local government seriously considers many approaches to providing affordable housing, a unique and innovative way to address it at a community level is fully uncovered, particularly nonmetropolitan areas where resources for economic development are limited and vulnerable. The purpose of this study is to examine the mechanism of the provision of affordable housing for the elderly in nonmetropolitan areas. In doing so, this research investigates the housing development and delineates it as one viable solution that stimulates local communities. The affordable housing development, as a viable option to spur local development and vibrate community, is closely reviewed, and the factors to make it feasible are drawn. The findings indicate that it is widely recognized that keeping the elderly in the community positively contributes to maintaining a sustainable community. In fact, the idea of affordable housing development for middle-class elderly people is brought by one inspired long-time resident, and it is expedited by the consensus and cohesion of local community. The development stimulates local businesses in relation to housing, and all homes sold by the elderly moving in the new housing are available for young families. Also, the presence of affordable housing for the elderly who are able to independently live is extended to a picture of aging-in-place at a broader level.
Low-income housing policies in South Korea have been pursued mostly by providing public rental housing for less privileged social groups. In contrast to this notion of housing, this article argues for housing ownership by low-income families. Two examples of this ownership policy are found in Chile. Incremental housing involves an open-ended housing platform, which requires home-dwellers to complete the construction process themselves. This article aims to examine structural, spatial and formal characteristics of the incremental housing projects. Taking the perspective of the home-dweller during the incremental construction process, we evaluate the houses before and after customization. Thus, we use data from field-work conducted for seven months in the Santiago Metropolitan Area of Chile. Using qualitative methods such as observation, semi-structured interviews, and surveys we focus on the Elemental Lo Espejo incremental housing project and then compare it with the Las Higuera housing project. The latter is representative of the incremental houses delivered by the Chilean government. In comparing these two projects, we aim to articulate the lessons of incremental housing with the intention of suggesting possible future developments for a wider-reaching incremental housing program.

The purpose of this study is to establish guidelines for the architectural planning. Previous studies relating to housing is divided into a few theme, we can be considered. First, the study on rental housing industry development, research on housing policy, the study on housing supply, the study on management and residents of rental housing. According to this study, public housing in Hyogo each locality, climate, availability may reflect the complex consists of the design. For example, a single-family homes, 2 row houses, townhouses type. House Plans are similar to the urban housing. So this house as the city's life can be reflected. So the house plans to respond to people's lives. The house characteristics of the four housing complex is appropriate for rural circumstances, housing location, the roof shape, and the harmonious color. This house forms makes good the view with the surrounding natural environment.
The main object of this research was to study the better housing business by the Architectural Association of Chosun. The Architectural Association of Chosun was founded in 1992 and it influenced great deal on the development of Korean architecture. The Architectural Association of Chosun took the first step in business by holding the Better Housing Plan Competition which was the first housing plan competition in Korea, Also, it meant the enlightenment of better cultural housing. In the post-war period, the mass provision of social rental housing units represented the primary means for resolving housing welfare issues across much of Western Europe. In contrast to North America, large swathes of state subsidized rental housing where built and let-out at submarket rents, both to needy as well as regular working households. By the 1980s social housing accounted for as many as four in ten homes in some contexts. Since then however, these important welfare sectors have been under attack. On the one hand, privatization policies have continued to undermine the basis of social renting with home ownership and private rental sectors advanced by policy as preferable alternatives. On the other hand, social housing providers have been restructured in order to play a more residual role in the housing market and serve more targeted groups of socially vulnerable people. This paper assesses key differences in the development of West European social housing sectors as well as recent transformations in their status that represent a challenge their sustainability. It also looks to what insights this provides for the South Korean housing context where public housing has proliferated and been increasingly diversified in recent years.
The purpose of this study is to examine the physical characteristics of the detached housing area in the housing site development district. The process of this study is to investigate the characteristics of the physical structure and the building use, then to analyze the relationship of physical structure and the building use in the aspect of the morphological characteristics. The case study focuses on the Chil-kok2, An-Siml in Taegu. The streets pattern is composited gird and loop type mixed. The block is composited by 2 lots in general. But the obscurity of organization and character of the streets, the size and shape of lots which is not fit to the building use. A whole residential characters appears high residential density ratio. so residential environment became worse. The improving level of residential environment and efficiency of land use in the detached housing area of the housing site development district, firstly the propriety of the physical structure must be considered about detached house characters, and the housing uses which fit to the physical structure are needed, and also for the concrete realization of this, the designation of district, the zoning of residential area, the guideline of the district design, and establishment of comprehensive master planning in detached housing area are needed in aspect of the housing policy. As the result of this study, it suggests several design guideline to improve housing site development.
정부는 서민의 주거안정을 위해 공공임대주택을 꾸준히 공급하여 왔다. 하지만 5년 공공건설 임대주택은 오히려 서민의 주거안정을 근본적으로 위협하는 부도가 발생하고 있다. 이에 본 연구는 공공건설 임대주택의 부도 실태와 부도 위험에 처해 있는 아파트 단지를 심층 사례 분석하여 부도 원인을 살펴보고, 공공건설 임대주택의 부도 문제 해결을 위한 실질적인 대응방안을 제안하기 위해 이루어 졌다. 연구결과는 다음과 같다. 첫째, 공공건설 임대주택의 공급은 서민의 주거안정에 어느 정도 기여를 했지만, 정부의 관리 감독 소홀과 부실한 임대주택 관리회사의 부도 인하여 서민들의 주거안정에 근본적으로 위협을 가하고 있다. 둘째, 이러한 부도문제를 해결하기 위하여 정부에서 꾸준히 노력은 하고 있지만 전국 48개 아파트단지에 9천 여 세대가 부도에 직면하고 있어, 부도의 위협을 근본적으로 해결하지 못하고 있다. 셋째, 공공임대주택의 부도는 관리업체의 부실, 철저하지 않은 정부의 관리감독 등 다양한 원인에서 발생하고 있지만 근본적인 해결을 위해서는 부실 임대주택 관리 업체가 근본적으로 공동주택 관리에 참여하지 못하도록 하고, 임대주택 관리시스템을 구축하는 등 보다 실효성 높은 대응책이 요구된다. 이를 위해서는 부도임대주택 특별법에서 명시한 적용시기를 삭제하여, 부도 등이 발생한 모든 아파트로 확대하거나 재정 등 여러 이유에서 이것이 어려울 경우 민간에 의해서 공급되는 공공건설 임대주택의 신규공급은 전면적으로 재검토 또는 중단되어야 할 것이다.
