A Study on the Needs of Community Facilities in Apartment Complex for Leisure Activity of Adolescent (청소년의 여가실태를 고려한 공동주택 커뮤니티시설 요구에 관한 연구)

  • Being able to enjoy leisure time for adolescents is a necessary activity, for it helps them relieve their anxiety and stress and develop their potential. It is necessary to incorporate such spaces in the housing plans in advance and support diverse community activities. The current living spaces do not hold proper spaces and facilities for community activities appropriate for adolescents. Community facilities should be planned so as to reflect the needs of these adolescents, based on a clear survey in advance. The current study has conducted a survey to find out about the level of satisfaction and requests from adolescents on the leisure facilities their current living spaces hold. Based on this prior research, this study looks for solutions that could solve the issue at hand. The current community facilities are not convenient to support a diversity of leisure activities to the adolescents. The community facilities should be able to supplement information on the various activities put in place for the youth and widely supply the programs in demand. Furthermore, the adolescents wanted to form their own community within the facilities to practice their leisurely activities. We can safely assume that the youth's desire for more community amenities will increase for their own development.

  • Traditional folk houses in Yongdong, Gangwon province play important roles in figuring out natural, human, and social value in the past time including housing life. However, according to the introduction of electric or plumbing equipment in housing life styles, many conventional architectures have been changed by installations of new electric or plumbing equipment, convenience facilities, and etc. Therefore, this study aims to make basic data to prepare for standardized installations of the electric or plumbing equipment, and convenience facilities by surveying of the present installation status, such as electric lights, outlets, switches, wiring, pipe laying, or monitoring devices for crime, disaster prevention facilities, and home appliances etc. Additionally, this paper is related to the meaning and usage, which are connected with the electric or plumbing equipment installations of the traditional folk houses to be prepare for the proper solutions between preservations of the original form and convenient lives for residents.

A Basic Study on the Optional Composition for Apartment Housing Design (아파트 단위주호 개발에서 선택사양 구성을 위한 기초연구)

  • The purposes of this study are to understand residents' needs in regard to living space and to suggest how to provide layout options for the infill, based on their needs, so that the residents can change their living space to suit their own need. This study analyzed residents' needs in terms of living spaces through literature reviews on apartment remodeling and related previous studies. The results are as follows: First, the residents remodeled the various infill, and remodeling works are then classified into five infill groups according to the flexible features: 1) structural elements, such as flooring, ceilings, interior walls, and windows/doors; 2) equipment elements, such as lighting and electricity, electrical wiring, heating arrangements, and water supply & drainage systems: 3) finishing material elements, such as finishing materials for floors, walls, and ceilings, skirting boards, moldings, and art walls; 4) furniture elements, such as built-in wardrobes, storage closets, and kitchen cabinets; and 5) bathroom facility elements such as faucets and sinks. Second, based on the remodeling features, four ways to provide options can be suggested. 1) options are provided for each room; 2) options are provided in connection with structural elements; 3) options are provided for each finishing material element; and 4) options are provided with the combinations of different bathroom facilities.

Analysis of Parenting-Friendly Outdoor Environment in Apartment Complexes (아파트단지 옥외공간의 친육아환경 요소에 대한 분석)

  • The purpose of the study is to analyze the planning characteristics of outdoor space in apartment complexes in terms of child-care environment. We selected 8 apartment complexes in Cheongju, within three years from construction, of small and medium-sized apartments ($60-85m^2$) where a large number of families with young children are presumed to reside in. As a result of the study, it was found that whereas the factors that can be quantified such as the floor height differences, the angles of ramps, and the number of the rest facilities are excellent, the qualitative part which cannot be easily quantified such as the location and direction of the rest facility and play materials should be improved a lot. And the following improvements were suggested; separating the pedestrian passage from the vehicle road in the main entrance of the complex, utilizing the piloti for infant caring, making the entrance area of apartment safe for pedestrians from vehicles, reallocating resting spaces, redesigning resting spaces safer to infants, building or reallocating existing booths at the stops of kindergarten buses, redesigning the square safer from vehicles with shades, making it possible for guardians to watch infants in playing field from the resting space, allocating natural environments essential for child development.

A Survey on the Housing Preferences of Elderly People (실버타운 선호도에 영향을 주는 요인에 관한 연구)

  • Purpose: In this study consumers' preference for housing for elderly people was analyzed as well as the recognition by elders of silver town facilities, and their preference for service provided by silver town. The study was done to provide basic data for the development of silver town facilities that are low in cost and high in efficiency. Methods: A sample research was used in this study to analyze the understanding of old age, silver town, and service preference. Results: First, interest and intention to live in silver town was very positive, however low cost was also preferred and that is quite different to current silver towns of Korea. Second, women have more understanding of, requests for, and intention to move into silver town facilities than men. Women's demands for silver town facilities must be reflected in the development strategy of silver towns. Third, the most important part of activating silver town facilities is price strategy. Government political support is required in order to keep silver town move-in costs affordable. Fourth, silver towns must function as total service complex towns. Conclusion: This study is meaningful as efficient operation of silver town is suggested rather than facility degradation to achieve price reduction. This result is important to the development of silver towns based on consumer preference, as it suggests a development direction that is focused on securing differentiated services and programs.

But the lack of the system which accumulates and manages the actual data with standardized type, it has not performed well and stayed on early stage. It is required not only specific plan for the utilization of actual data but a construction information management system which collects and processes far-reaching data with standardized from based on facility. Therefore, the purpose of this study is to develop a construction information management system for Apartment housing ,which stored data along project feature database, actual cost database and actual database based on the Web. This effort can make an offer the clearness of dull construction market and the base of construction intelligence

  • The aged population increasing rapidly, the population rate of over 65 years old was over 7.5% in 2000 in Korea. It means that Korea is aging society. But, the aged welfare accommodation are still insufficient and more facilities accommodating the aged should be built. This situations made a new concept of silver town of the welfare facility for the aged. The purpose of this study was to find the difference of preferences about silver town between elderly group and pre-elderly group in Chungseo province. Focused on housing type and space composition of silver town, the results of this study will provide some useful information for the development of silver town and for further studies. It is very important to refer to the preference about silver town of elderly group and pre-elderly group for planing the silver town. Main results of this study showed that silver town was the most preferable elderly housing alternative for elderly group. And silver town should be provided health care center for elderly group.

  • In field of apartment housing currently, insulation technology is the most effective way because it is common to improve the thermal performance, therefore, it is contributed to energy saving as several regional insulation standards and legal mandate method. In addition, by applying of building energy efficiency rating certification system, it has inspired voluntary energy conservation commitment for the building owner or facility manager by making a plan to evaluate and verify building energy performance. However, these circumstances are not enough to acquire a grade 2 of higher information. Therefore, in this study, we analyzed the impact of building energy efficiency rating and confirmed reduction ratio compared to the standard housing on the basis of recent our nation building law when we had changed the shape of windows and wall insulation performance and shapes of housing.

  • The government began to move large scale factories in city out to the suburbs because the city we live in is getting over-populated and becoming a highly congested district. However, because of alteration of use The transfed site of factory became to be mixed and used in residence and factory facility. Lately, as criminal technique and personality become cruel and feral, crime occurrence rose on the one of most important thing that decide resident's quality of life. This research tries to find come fear element which resident feel in sub-industry and improvement item for crime prevention. The purpose of this survey is to prevent crime by developing a proper housing environment. The survey was planned to find out factors of resident's awareness of fear about crime through pre-study and analyzed physical surrounding through spot survey. Through these investigation, can make following conclusion. First, The importance of lighting plan throughout the city is necessary to decrease fear of crime. Second, active crime prevention activity is required in park and playgrounds.

  • The recent increase in elderly population poses various problems in the field of social infrastructure and the living environments for the aged. Providing enough housing for the elderly has become one of the fundamental goals in social welfare policies. In light of these current condition, it is necessary to understand the demands of the aged in terms of the standards of living conditions in which they would be satisfied in order to better serve them. Therefore, the purpose of this study is to provide basic design data for architects and builders by analysing the demands and characteristics of residents in privately-owned housings for the elderly in Korea and Japav. The method of this research was based on the comparison analysis of polls taken in Korea and Japav. The results of this research are as follows: Because the polls show that the elderly want to continue their current life-style after placed in a elderly-care facility, when designing housing for the elderly, it must not be considered separate from the general society. it must be designed in way so that the residents can fully interact with the general society. Also, in order to achieve above goals, social welfare policies must be reconsidered to meet the needs of the aged populatiov.
