A Study on Sustainable Design Characteristics of the UK Social Housing (영국 소셜하우징의 지속가능한 디자인 특성에 대한 연구)

  • Currently, the way of providing housing in Korea has been regarded as public rental housing through large-scale development by the government. However, there is an increasing need for qualitative growth not only in quantitative growth but also in policies, systems, and sustainable design. The purpose of this study is to explore the applicable methods for domestic social housing through the policy and design guideline study of UK social housing which has achieved qualitative growth through diversification of development subject. First, the concept of social housing in the UK and sustainable housing design elements will be examined. Second, the characteristics and policy direction, project background, management and sustainability of five social housing projects over the last 10 years in the UK will be analyzed. In conclusion, in order to achieve the sustainable design of social housing, the construction of the social housing in terms of policy and environment must include safe and eco-friendly design adaptability that can secure local identity and respond flexibly to social change. In addition, the social housing in the UK, which forms a sustainable complex through cooperation between the public and the private sector based on its place and history, can be a guideline for establishing policies and design guidelines in terms of urban regeneration.

Use of REITs for Improving Housing Welfare (주거복지 확충을 위한 리츠의 활용 방안)

  • This paper aims at analyzing the use REITs for improving housing welfare, especially focusing on affordable housing. To do this, firstly, current state and main problems of domestic housing welfare are analyzed, secondly, housing welfare system involving capital market and case study of affordable housing REITs in United State are examined. and thirdly, utilization schemes of REITs for improving affordable housing are analyzed. In the process of executing housing welfare, various systemic bases for attracting capital market are constructed. Under these systemic basis, affordable housing REITs such as Community Development Trust are operated. This scheme also can be applied in Korea. In the context, the structures of using management on commition REITs and the structure of using real estate fund are proposed.

A Study on Development of the Objective Indicators of Housing Welfare (주거복지지표 개발에 관한 연구 I - 객관적 측면의 주거복지 지표를 중심으로 -)

  • The purpose of this study is to develop the housing welfare indicators for evaluating housing welfare policies conducted by the Korean government. The contents of this research were as follows: as a phrase of setting up the development of housing welfare indicators, the scope of housing welfare and the direction of developing housing welfare indicators were settled. Second, as a phrase of drawing the housing welfare indicators, the indicators were categorized and selected. Third, as a phrase of applying the housing welfare indicators, the indicators in this research were quantified, and suggest the housing welfare from 2000 to 2005. As a result of this research, selected housing welfare indicators were settled as follows: the housing welfare indicators comprise 9 in the department of 'House', 4 in the department of 'Community', and 6 in the department of 'Policy Environment' (19 in total). Indicators were (1) Ratio of housing with Flush Toilets (2) Ratio of housing with Kitchen Sink (3) Ratio of housing with Bath facilities (4) Ratio of housing provided water supply (5) Ratio of housing supplied a sewage system (6) Floor Space per person (7) Number of persons per Room (8) PIR (9) RIR (10) Community Facilities Space per person (11) Urban Park Space per person (12) Journey to work (13) Crime Ratio (14) Number of Houses per 1,000 persons (15) Ratio of Substandard housing of the Minimum Housing Standard (16) Ratio of Irregular Dwelling Households (17) Ratio of Owner Occupant (18) Ratio of compulsory immigration (19) Ratio of Long-term Public Social Houses. The housing welfare indicators developed in this research will be used for the comprehensive assessment of the results of housing welfare policies and the establishment of housing policies as a basic material in the future.

Design Criteria in Barrier Free Housing (장애물 없는 주택 설계기준에 관한 연구 - 국내 공동주택의 무장애(barrier free) 설계수준 평가를 중심으로 -)

  • In this paper, the all units of residential housing that is not legislated in facility development law are analyzed and foreign design criteria that is related to barrier-free unit housing is comparing to domestic. Through the comparison in front door, living room, bathroom, bedroom, and kitchen, this paper aims to suggest internal barrier-free design criteria. This paper is limited to internal housing which are front door, living room, bedroom, bathroom, and kitchen. Also, the objectives of facility development law are U.S, Japan, German, and in case of U.S, UFAS is established by ADA, in Japan, Heart Building law and detail standard drawing are used, in German, DIN is used. The objective of domestic case study is the latest residential housings that are built over 2003. The flow of study is as follows ; First, the internal items of residential housing are abstracted, and each item is checked in facility development law that is legislated in. Next, through comparison of domestic and foreign facility development law related to housing, common items are abstracted and detail standards are defined. Domestic residential housings are analyzed in those standards. Finally, the problems that is the result of analysis are analyzed and the barrier free design criteria is abstracted in unit housing. Also, more developed items and future study are suggested.

Examining Japanese Planning System through the National Territory and Housing Policies: A Focus on Changing Characteristics and Implications

  • There are similarities between Korea and Japan in terms of national planning and development system and housing policies. Japan has suffered from great shifts of social and economic systems due to skyrocketing land prices for three times and the collapse of the bubble economy after the Second World War. The study reviews historically important changes in the national territory and housing policies for last 60 years in Japan. It also investigates changing trends and characteristics of many socioeconomic indicators with regard to population, housing and other fields in response to these policies. First of all, Japan has experienced significant economic growth before and after the 1960's, and the era of national rebuilding projects in the 1970's. After then, the period of the bubble economy has emerged since 1980; however, it suffered from skyrocketing land values between the late 1980's and the early 1990's, and the collapse of Japanese bubble economy in the early 1990's. In response, many urban regeneration policies and projects were proposed to recover the national economy since 2000. It is found that these national territory development and housing supply policies throughout the country have been influenced by the changing characteristics of social and economic conditions. Since the housing supply ratio in 1968 reached up to around 100% on average, Japan has been focusing attention to improving the residential and living quality for existing housing stock rather than supplying new housing units through large-scale new town projects. These experiences are full of helpful suggestions for our future housing and urban regeneration policies as we reach to more than 100% of housing supply ratio on average.

  • The purpose of this study is to analyze 3 pilot developments, collectively known as the NYCHA Infill Development, in the Bronx, Brooklyn and NYC, as a case study focusing on the characteristics of the business structure to enhance the public good by ensuring the provision of more affordable housing within the developments. As part of the "Next Generation NYCHA" macroscopic housing policy in NYC, this case is considered to respond to the crisis of affordable housing that reflects the domestic situation. The results of this study may have implications for domestic housing problems. Moreover, it may help to provide diverse methodologies applicable to public housing development.

A Practical Study on the Development of HightEco Apartment as a Future Housing (미래주거와 첨단환경아파트 개발에 관한 조사연구)

  • In this study, the basic concepts of future housing which can be applicable in the future were established in the change of the various elements such as social conditions, life style and the development of technology, etc. To apply this concepts, the HightEco(High Technology and Ecology) Apartment was presented as a new model. The characteristics of this HighEco Apartment are as follows. 1) 'Intelligent Housing' which are based on high technology and info information. 2)'Ecology Housing' which are based on environmental controls and energy savings. And, according to the analyzed results of the examples of apartment, the guidelines of the technical elements and differential models for the development of HightEco Apartment were presented.

  • The purpose of this research is to analyze the residential environment based on the physical quality indicators of green space in apartment housing through the case study of 36 housing estate samples which were built in 1994-1998. The contents of this research consists of two main parts. The first part is to analyze the characteristics of residential environment based on the quality indicators of green space in apartment housing. The second part is to analyze the Correlation of Development Conditions and Physical Quality Indicators of Green Space. This research will contribute to the establishment of the site planning methods which increase the quality of residential environment in apartment housing.

  • This paper presents the preliminary observations of an ongoing study that is looking into organisational changes that are externally imposed using the institutional theory. The study population are the government-linked companies involved in housing development (GLCHD) in Malaysia. For the purpose of this paper, only two are highlighted. From secondary sources, elements of changes that have exerted on these two GLCHD over the last six years and the internal changes that have taken place during the same time period were identified. The tentative conclusion is that external environment contributed to organisational change in the two GLCHD.

  • The aim of this study is to examine the linkage between environmental theory and physical development such as housing estate developments. Firstly, this paper examines environmentalism to see varying approaches in the resolution of environmental problems. Here, Technocentrism, Econcentrism and Ecosocialism was seen as dominant theoretical approaches. Secondly, an international case study on ecological housing development was conducted. Four German, Australian, Japan and Korean examples were taken as cases which revealed a wide spectrum of development tendencies. An analytical framework of building methods evaluated by the environmental theories was established. And by evaluating the cases with this framework, we were able to find out the overall environmental character of each housing developments. The hypothesis of this paper is that these differences can be explained through the differences that exist in society which the theoretical represents. The research revealed strong linkage with social tendencies.
