Perception of Managers on Residents Participation in Public Rental Housing Management (공공임대주택 주민의 생활관리업무 참여에 대한 관리자 의식조사)

  • Resident participation or tenant empowerment is becoming an important concept of planning, provision of welfare services, and management of housing. It can be motivated by three variables: shared goals, shared values, and sense of community among residents. Theoretically, the more each of these three variables, the more likely people will be to participate. The purpose of this study was to identify the perception of management staff on residents' participation in public rental housing. For this, 198 management staff of public rental housing under Korea Housing Management were surveyed using questionnaire distributed by email during February 18 to 27, 2009. Only 33.3% of the public rental housing complexes surveyed constituted Residents Representative Committee. Most of the respondents showed negative perception of resident organizations and their roles as an meaningful way to communicate with them on the management system. Several ways to enhance the resident participation and to reduce housing and living cost burden of residents in public rental housing were suggested as follows: development and distribution of education and service program inspiring the residents' empowerment, enacting a provision of Tenants Representative obligation in Rental Housing Act, and so on.

  • Beijing as one of the prosperous cities has been attracting more and more to the people in China and overseas because of the coming Olympic Games. And the housing enterprises have become extremely popular as follows. The request of housing designation has also been increased and a color factor should be the key point of housing designation. This study is a research of perceptual color designation in public residential housing in Beijing. In particular, this study will deal with the color designation development trend of public residential housing in Beijing after an analysis of color designation of high-class residential housing from 2000 to 2007 in Beijing. Color around people is not only understood more rationally and personally in 21 century but also it is pursued to get a brand-newly incentive from tradition. While color could give housing many wonderful looks. Chromatics people have had a deeper acknowledge of color and color function so color has played a key role of housing designation. Color effect on people in physical and physiology aspect is getting more important. The color issue are one of the most effective and efficient factor in the in public residential housing, therefore this study deal with this issue 'How to effectively use the color in public residential housing space.

  • Since 1939, Bupeyong was rapidly urbanized and industrialized for the purpose of constructing military logistics base of the empire of Japan. Based on Kyungin urban planning of 1940 and industrial land development plan of Kyeonggido, many military factories and arsenal were constructed, and great amount of housing were also built for their workers from 1939 to 1944. Although the initial urban planning was unfinished, urban change from rural area to military industrial city in the late Japanese colonial era, made identity of city of Bupyeong. Workers houses which built during five years vary in different size and type, and somewhat reflects discussions about housing attempts to solve the housing shortage. This study aims to analyze architectural characteristics of workers housing related with discussions of housing, and to evaluate its value as an industrial heritage which constitute the urban landscape of the industrial city of Bupyeong. Workers houses in Bupyeong were constructed by military factories, construction company, and Chosun housing administration, with land readjustment planning. As the war became serious, workers housing became smaller and simpler. Construction of workers housing was essential part of modern military industrial city, bupyeong, and many of workers housing are still remained whereas most of factories were demolished, thus workers housing of bupyeong has significant meaning as industrial heritage of Bupyeong.

Study on the Method of Analyzing Effective Demand for Housing Using RIR

  • This study aims to enhance the accuracy of effective demand analysis for publicly supported private rental housing by integrating the RIR into the traditional Mankiw-Weil (MW) model. Traditional models like the M-W model, which account for household income, housing costs, and household size, often fall short in estimating demand driven by large-scale development projects. By integrating the RIR factor, this study introduces a more accurate and practical approach to analyzing effective housing demand. Findings show that the modified M-W model incorporating RIR predicts effective demand with greater precision than traditional methods. This advancement allows developers to plan projects more efficiently and aids governments and local authorities in implementing more effective housing policies. Furthermore, the study assesses the real housing cost burden on households, elucidating their capacity to pay housing costs based on household size and income quintile. This information enables policymakers to design targeted housing support policies for specific demographic groups. Additionally, the research provides comprehensive policy recommendations tailored to various regions and housing types. Overall, this study lays a vital groundwork for the long-term analysis of the effects of economic changes and housing market trends on effective demand.

A Study on the Metaphorical Expression Characteristics of New Materials for Emotional Housing Space Design (감성주거공간디자인을 위한 신소재의 은유적 표현 특성에 관한 연구)

  • This study analyzed metaphorical characteristics of composite materials in terms of a visual aspect on a new material that is applicable for housing space. The results are as follows. First, the recent trend of housing space tends to stimulate emotions of residents through visual finishing materials, and for this reason, visual expression of a new material that is applicable to finishing materials plays an important role. Second, convertibleness, association and duplicity were selected as items of metaphorical expressions through the precedent studies. Third, most of combinations of materials were shown different from the existing materials in an expressive characteristic of composite materials through analysis, and application of a technology showed a different visual effect of patterns and textures from the existing materials. This implies that visual expression and directing are being attempted using such technology on finishing materials of housing space with development of digital technologies. Fourth, for metaphorical characteristics of composite material for housing space, combination of various materials and a digital technology were applied on convertibleness. For association, a combination of materials that have each different characteristic associated with the third material, and combination with subsidiary material of optical fiber and a digital technology were appled for duplicity. Data obtained from the results of this study has high efficiency in planning finishing materials for emotional housing space in future, and it will be basic data for a study on development of new finishing materials.

A Study on the Curriculum Development of Spatial Convergence Studies (주거학 전공분야를 위한 공간정보 관련 교과과정 개발 기초연구)

  • The purpose of this study was to develop the curriculum of spatial convergence studies for the major field of housing and interior design. Documentary research and content analysis methods were used in this study. Data drawn from internet homepage of each universities which were 20 colleges the major field of housing and interior design and 160 colleges of architectural design, and public institutions the MLTM and the KRIHS. The major results of this study were as follows. 1) Government has been supported the specialized graduate school of spatial information and the university which they have spatial information curriculum during 5 years. 2) The department of spatial information has been educated the theory and practice about spatial issues in order to train the spatial specialist helpful to the new growing industry. 3) There were little changed curriculum which has related to the department of housing and interior design. The half of their curriculum were housing project and interior design. The spatial convergence studies educational program should be grow up step by step. The first is basic level to learn the basic theory of spatial studies for example the spatial introduction or the housing and the second is low level to learn the depth theory of spatial studies for example the design I or the housing development. The third is middle level to apply the depth theory of spatial studies for examples the design II, III or housing policy and institutions. And the last is high level to practice the depth theory of spatial studies for example housing construction or internship.

Suitability Modelling for Potential Sites for Seoul's 2030 Youth-Housing Projects: Focusing on the 5th Policy Modification and the Youth's Demand (서울시 역세권 청년주택 사업 적지평가 모형: 5차 운영기준 개정과 청년수요의 반영을 중심으로)

  • The Seoul's 2030 Youth-Housing is a policy to promote the development of private sector-built rental housing in a Station Influence Area (SIA). It is a representative policy to resolve a housing problem for the youth in Seoul. The Seoul Metropolitan Government has made continuous policy improvements to respond to earlier criticisms on the policy. In December 2018, the Seoul Metropolitan Government enlarged the possible spatial boundaries of the SIA that the private sector developer can carry out the housing development projects. This study attempts to assess the potential sites available in Seoul by considering the youth's demand. This study used the suitability modelling technique to evaluate the potential sites. In detail, we established three sub-models by reflecting rent, accessibility to living areas of the youth, and accessibility to living SOC for the youth's demand. According to the results, the Hanyang City Wall area, which was newly included by the recent policy revision, showed moderate scores to fit the housing projects, while some Gangbuk areas, which have high accessibility and relatively lower rents, showed the best scores appropriate for the projects. The age group of 20s preferred university districts, while the age group of 30s preferred to locate near Seoul's main office areas. We suggest that the Seoul metropolitan government develops better ways to guage and reflect the demand for differing youth groups and the demand by age groups.

  • The purpose of this study was to suggest the basic material of elderly housing complex development by examining the preferred residential environmental characteristics of the elderly housing complexes according to the situation of old age of the pre-elderly. The study was conducted assuming eight different situations of old age according to health conditions, couple living conditions, and economic conditions. The subject is the pre-elderly who want to live in the elderly housing complexes in the future is unlike other studies, so the result of their preferred residential environmental characteristics would be more concrete and reliable. In general, the preferred residential environmental characteristics of the elderly housing complex change with the situation of old age. This suggests various elderly housing should be considered as the situation of old age develops.

  • The present study was performed to improve the Environmental Impact Assessment system by comparing and analysing EIA systems for Residential Developments in the light of the business practice. For the improvement of EIA system, future strategies from each of three part ; the organ of approval(Construction&Transportation Dept.) for residential developments, the organ of consultation(Environment Dept.) for EIA and a developer(Korea Nation Housing Corp.), were analysed, and EIA systems and the processes of Residential developments were analysed. Results from the analysis of problems have provided a proposal for improvement of the Environmental Impact Assessment.

  • The purpose of this study is to develop the urban design guidelines in detached housing areas for the improvement and management of residential townscape. Through a detail examination and analysis of the urban design guidelines and landscape regulations of U.S.A, Japan, and Korea to be applied to detached housing area for residential townscape, the urban design guidelines in detached housing area was derived. Urban design guidelines are composed of building guidelines, landscape guidelines, street guidelines, and sign guidelines. The municipality have to make regulations in detached housing area for the improvement and management of residential townscape based on this urban design guidelines.
