  • This study is to derive a project model based on potential demand for Korean-style houses, focusing on new town detached housing sites that LH supplies and to test validity of the derived model and to present the direction and supply methods of the projects. The existing high-class new town Korean-style housing developments that have been considered were found to have little business value due to problems in choice of location and discordance of demand, so 6 types of projects were established through the methods of changes in planned scale, combined use, and subdivision of plot of land based on the results of survey. The type that has the highest business value among the project models was block-type multifamily houses, and this can be interpreted as the increase in total construction area leading to increase inrevenues of allotment sales due to economies of scale. The feasibility of mass housing model in which small-scale Korean-style houses are combined with amenities was found to be high, and if the same project conditions as those of the block-type multifamily houses are applied, the business value of the Korean-style tenement houses was found to be high. Besides, the high-class housing models within block-type detached housing areas are typical projects that the private sector generally promotes, and the construction cost was found to be most expensive with 910 million won per house. In order to enhance the business value of the Korean-style housing development, collectivization such as choice of location, diversification of demand classes, optimization of house sizes, and combination of uses is needed. And in order to adopt Korean-style houses in the detached housing sites, the adjustments and division of the existing planned plots are needed, and the strategies to cope with new demand through supplying Korean-style housing types of sites can be suggested. Also breaking away from the existing uniform residential development methods, the development method through supplying original land that is natural land not yet developed besides basic infrastructures (main roads and water and sewage) can be considered, and as the construction of more than 1~2 stories building is impossible due to the structure of Korean-style house roof and furniture. So it can be suggested that original land in the form of hilly land is considered to be most suitable to large-scale development projects.

And from the viewpoint of function and decoration. the kind of furniture. furniture occupancy quantity. and the arrangement of furniture have much affect on using a dwelling space. So this study will suggest basic data for a good furniture usage through experiment using scale down models. To analyze the data. frequency and percentage were used by running SPSS $PC^+$ program. The major results are as follows. In an experiment using living room and furniture models(Scale 1/20). according to the size of space. TV sizes and furniture occupancy quantity were in proportion to size and space of the living room. Also they chose various types of tea-table and side-tables. In small spaces. subjects chose simple arrangement types (no sofa or I type sofa and cabinet). but in large spaces. they chose \ulcorner type or \ulcorner type sofa and cabinet.

  • The purpose of this study is to find the characteristics of planning factors to the outdoor space of the olympic village munchen. The result of the research are follows; 1) The horizontal gardens of the low buildings and hanging gardens on the terraces of the high-rise buildings are intended as a continuation of the concept of the modelled landscape. 2) By virtue of the choice of the type of building and the way in which the buildings are staggered, the residents have an unimpaired view of the green spaces and recreation areas. 3) Leisure value is further enhanced by the proximity of the residential arms to the footpath running north to south. 4) The terraces allow the residents to enjoy more sun and sky, so that the view into the distance is the rule. 5) To improve orientation, the pedestrian paths to the residential wings are also situated directly over the underground vehicle-access roads.

  • Main research question of this study is about whether gated community (GC) as private urban governance gets along with local public goods by locating near to them. We examine this question through testing the Tiebout hypothesis from case study of Seoul, capital city of South Korea, in which GCs are so common to test the assumption empirically. For this, we examine the meaning of GC in 3 Es viewpoints; conceptualize the framework of Tieboutian co-evolution of GC and local public goods by hedonic price modeling. As a result, possibilities are found that GCs are to be seen from different point of view, viz. co-evolutionary mechanism between private and public governance; GCs effectively capture and represent the demand of residents for local public goods through voting by their collective locational choice. It allows us different kind of approach to investigate APTs as a co-evolutionary form of private and public urban order rather than seeing them only as a tool of speculative investment, particularly in rapidly urbanizing countries like Korea.

  • The performance of building should be deteriorated with time while the building would maintain and manage the function and performance to get a living condition. For the efficient maintenance of the building, the repair cycle would be provided and applied during the service-life time. The service-life time of the building components would be needed to determine the repair time and the repair scope. The service-life time of the building components would be calculated with the 1st repair time and the recovery rate of the performance, considering the recovery rate after repaired. In this paper, the 1st repair time would be estimated with the normal probability distribution, choice probability and 3rd quadratic function. The recovery rate of the building components assumes various level according to the research target and utility area. The results of this study are as follows ; first, most of the components of the building work would range about 30 years in the service-life time and the components of the mechanical works range from 28 years to 37 years, those of the electrical works would be about 31 years.

  • The regeneration of built-up areas is considered as one of the necessary measures for the effectiveness of urban growth management. In this vein, this study explores how to limit the number of people who leaves the built-up areas and to restore the area with the resident. For this, a residential area of the built-up area is analyzed in terms of why people in that area are moving out of the area and who fills in it after all. This study founds that narrow roads in a residential area and the changes in land use from residential purposes to commercial are major forces that push the people in the built-up area. In addition, the lack of welfare facilities, the pavement of roads, and pedestrian roads. education. crime. the lack of interaction between neighbors, and the quality of housing are all emerged contributing the loss of people in the built-up areas. It is recommended that all the factors here should be restored in an appropriate way. Another finding is that those who fill in the built-up area are largely over 50, self-employed, comparably wealthy, and having their own families. Hence, it is advised that the built-up area would be rearranged in order to attract those type of people in there.

  • The purpose of this study is to examine the differences among the income level groups of young single-person households and newlywed households in factors affecting the choice of residential location in the Seoul metropolitan region. To summarize the results of the analysis, first, there were differences in the factors affecting the choice of residential location by income level in both single-person young households and newlyweds. Second, among young households, the low-income group showed a behavior of choosing a residential location based on bounded rationality considering the economic condition of the household. Third, even though the income level is similar, the difference in the factors for choosing a residential location between single-person young households and newlywed households was confirmed, which is results of the life-cycle changes. These results imply that it is necessary to prepare appropriate housing policies that can supplement the economic conditions of young households living in the Seoul metropolitan region, and to review customized housing policies that reflect changes in life-cycle stages as well as age or income level.

Especially, Social sustainability is an important factor in today's society with the weakened community, and is needed exploring social sustainability in the residential environment as a container of human life. The purpose of this study was to develop the evaluation indicators and evaluation system of social sustainability in residential environment. In order to develop evaluation indicators first, the delphi expert survey was conducted to assess the adequacy of selected the evaluation indicators in previous studies. Second, expert survey using the method of AHP was progressed in order to analyze importance and weight of evaluation indicators and was analyzed using Expert Choice. The findings of this study are as followings; the evaluation system was composed of locality, communality and organisms. The communality is the most important. The locality was composed of historical and cultural, reflection of regional identity and homogeneous of regions. Reflection of local identity is the most important in locality area. The communality was composed of social integration environment, community activities and the community space. The community activities are the most important in communality area. The organism was composed of employment, self-sufficiency, welfare, population, safety and housing. Safety is the most important in the organism area.
