노인주거 대안으로서의 친환경 공동주택 디자인 가이드라인 제시 (An Eco-Friendly Residential Housing Design Guideline as an Elderly Housing Alternative)

  • This study aims to suggest 'an eco-friendly residential housing design guideline as an elderly housing alternative' by mixing the concept of a 'senior citizen community' housing environment with the concept of an 'eco-friendly' housing environment, based on the directivity of an elderly housing alternative for surviving in a super-aged society and the directivity of a sustainable housing environment for providing against global warming. Basically, this study considered the directivity of 'an eco-friendly residential building as an elderly housing alternative' by analyzing housing environment elements and elements to be considered in an elderly housing environment and setting the directivity of an elderly housing environment, which reflects the change in the design paradigm. In relation to the concept of universal design, for considering the perspective of elderly users, existing elements were compared and major planning elements were applied to the scope of complex planning, communal space and housing unit space. In relation to the concept of eco-friendly design, also, a guideline was re-organized and planning elements were applied to each category by comparing domestic and foreign green building certification systems. Based on domestic and foreign authorized guidelines of universal design and green building certification systems, this study was focused on suggesting an eco-friendly residential housing design guideline as an elderly housing alternative to make users perceive the need for a specific indoor environment design guideline and system.

  • The object of this study is to offer a basic reference for improving students' housing into a desirable living environments at small-sized local city. To do so, this study is to analyze residential choice elements and interior environment satisfaction of students around Samcheok national university at user's point. Trough the field survey and questionnaire about students' housing, the student's residential environment is almost composed of one room type of multifamily housing. But students' housing of this type is insufficient to the housing level which they demand. To obtain the real features as theirs housing, the development of the plan type to reflect the their actual demand is necessary. The results of this study can be applied to the actual design of hiring students' housing.

택지개발지구내 단독주택지의 물리적 환경특성에 관한 연구 (A Study on the Physical Environment Characteristics of the Detached Housing Area in the Housing Site Development District)

  • The purpose of this study is to examine the physical characteristics of the detached housing area in the housing site development district. The process of this study is to investigate the characteristics of the physical structure and the building use, then to analyze the relationship of physical structure and the building use in the aspect of the morphological characteristics. The case study focuses on the Chil-kok2, An-Siml in Taegu. The streets pattern is composited gird and loop type mixed. The block is composited by 2 lots in general. But the obscurity of organization and character of the streets, the size and shape of lots which is not fit to the building use. A whole residential characters appears high residential density ratio. so residential environment became worse. The improving level of residential environment and efficiency of land use in the detached housing area of the housing site development district, firstly the propriety of the physical structure must be considered about detached house characters, and the housing uses which fit to the physical structure are needed, and also for the concrete realization of this, the designation of district, the zoning of residential area, the guideline of the district design, and establishment of comprehensive master planning in detached housing area are needed in aspect of the housing policy. As the result of this study, it suggests several design guideline to improve housing site development.

  • The Purpose of this study is to estimate how inclination to move can be appeared by understanding the cognition of a resident on stress due to the residential environment. 240 housewives living in Chiniu were Questioned statistical analysis were used with factor analysis, F-test. Duncan's Multiple range analysis, stepwise regression analysis and stepwise discriminant analysis, The result were summarized as follows 1) The stress of residential environment were clissified by six factors indoor facility, educational environmental. indoor structure, air Pollution noise, traffic convenience. 2) The extent of a stress from residential environment was significantly different in the socio-demographic variable and housing-related variable. 3) The stress of residential environment were affected by the direction of house. 4) The variable discriminating inclination to move were the stress of residential environment(air Pollution). an educational level, the type of housing possession, residential Period and the size of house.

  • When rate of stated and public owned demesne in residential environment improvement is low under the limited resources of revenues, the new infrastructure for the maintenance of the existing estate has increased land reduction rate thus the place where lot of small estate find it difficult to accept as the feature of residential environment improvement. Although 'Diffusion model of residential environment improvement' which designed to overcome existing residential environment improvement, is middle of progress, there is not any suggestion made to solve problem caused by short of estate in order to maintain small estate and total Infrastructure. In feature of resident, we also notice ageing not only facilities and building. 'Elderly housing' can be presented as an alternative living style to solve housing and elderly matter which are caused by accumulation of individual estate and aging at once. Therefore, this research identifies resident's perception about elderly housing and recognizes task and potentialities that has to be solved in order to apply virtually to residential environment improvement.

LISREL을 이용한 주거환경 평가 측정모델 개발 -대전시 저소득층을 대상으로- (The Development of Measurement Model for Evaluation of Residential Environment in Low Income Families by LISREL Program)

  • The purpose of this study was to develop a measurement model for evaluation of residential environment in low-income families. Residential environment means the housing unit itself and neighborhoods and community characteristics. Based on the previous research on housing environment, six factors (comfortable environment in indoor and outdoor, facilities environment in complex and community, sociopsychological environment, management and economic environment) were selected to evaluate residential environment and to provided a foundation for exploring the multidimensional factors of this research. As s confirmatory study, an Analysis of Linear Structural Relationships(LISREL) was utilized to develop the model. Despite of some measurement errors, the goodness of fit of an overall model was acceptable. Facilities environment in complex and sociopsychological environment were the most important factors in residential environmental evaluation of the low income families. the findings showed that housing policies and programs to improve the quality of homes in low-income families seemed to be beneficial to improve residential satisfaction of the residents.

분당신도시 거주민의 주거환경 만족도에 관한 연구 (The Evaluation of the Residential Environmental Qualities in Bundang Residents)

  • The purpose of this study was to survey the residential satisfaction of the residents who lives in Bundang in order to offer the information helpful to housing designers and housing policy makers. Documentary research and questionnaire survey methods were used in this research. The sample was taken from 320 the residents living in Bundang. Data were analyzed with the SPSS PC+window version. The results were as follows: 1) residents were satisfied with rather their housing unit than residential environment, 2) there is significant difference the evaluation of residential satisfaction according to the age of husband and wife, the educational level of wife, 3) there is significant difference the evaluation of residential satisfaction according to living area, housing type, housing size. homeownership, living period

  • This study focused on the analysis of residential satisfaction and environment awareness depending on the environment-friendly level on the outdoor space of the housing complexes. The purpose of this study is to present basic materials of the environment-friendly outdoor space planning of housing complexes. The major findings of the study are as follows. First, the results of the comparative analysis of the satisfaction of the outdoor space of apartment complexes show that the complexes with the most application of environment-friendly elements had higher residential satisfaction. But there was no meaningful statistical difference between the complexes with the higher level of application of the environment-friendly elements and the complexes with medium level of application. Secondly, according to a comparative analysis, the overall residential satisfaction of the apartment complexes was the same as the residential satisfaction of the outdoor space. Thirdly, the results of the correlative analysis of residential satisfaction and environmental awareness showed that the satisfaction of the apartment complexes decreases as the awareness of the environment-friendly apartment complex increases. The results of this study can be used as basic materials for environment-friendly outdoor space planning of apartment complexes.

장기공공임대주택 주민의식조사를 통한 주거환경개선방향 설정연구 (A Study on the Direction of Residential Environment Improvement through the Residents Survey in Long-term Public Rental Housing)

  • 노후 공공임대주택은 노후화 관리를 위해 주거환경개선을 지속적으로 시행하며 최근 3년간 시설개선사업을 통해 기본적인 노후화 관리를 수행하였다. 이에 따라 본 연구는 주거단지 노후화에 따른 주거환경요소의 개선 요구도 및 현 주거환경 만족도 조사를 통해 기 시행된 시설개선사업의 효과에 대해 알아보고 추후 시설개선사업의 계획방향을 제시하고자 하였다. 이를 위해 전국 장기공공임대주택의 거주자를 대상으로 설문조사를 하였으며 만족도 및 중요도에 대해 평균값 분석을 하고 항목간의 유형구분을 위해 요인분석을 하였다. 그 결과 주거환경개선 항목으로 도출한 공용 공간 29개 항목을 6개의 요인으로 구분하고, 세대 내부 공간 28개 항목을 4개의 요인으로 구분하여 만족도 및 중요도에 대한 평균값을 비교하였다. 결론적으로 주민의식조사 결과를 종합하여 추후 시설개선 사업을 중심으로 타 주거환경개선사업과 연계한 추진방향을 제안하였다.

결혼이민자의 주거환경에 관한 사례연구 -대구시 거주 결혼이민자를 중심으로- (A Case Study on the Housing Environment of Marriage Immigrants in Daegu City)

  • With the recent increase in the number of foreign settlers in our country, a societal system is needed which they can adapt to more easily. The results of the study were as follows. First, from the result of analyzing the 171 programs of the multi-cultural family support system, it could be seen that in order for the marriage immigrants to more successfully adapt, various programs are needed. Second, when the study had an interview with 13 marriage immigrants from China, Vietnam and Philippine about their adaptation to residential environment, they had a high satisfaction with their residential environment when their spouses' educational level was high. In, they appraised that South Korea was superior to their native land in scale and facilities of buildings and the buildings of their native land were superior to those in South Korea in terms of soundproof applications, natural lighting and ventilation, which were indoor environmental elements. Third, they were generally satisfied with their residential environment. However, they stated that it took 6 months~ two years to adapt to the Korean residential environment because of the differences in the residential environment compared to their homeland. A based on the research result, the housing adviser is necessary in the marriage immigrants.
