The principal measure of housing demand is income and the preferences expressed by households through their respective indifference curves. In this context, housing essentially becomes a derived demand, i.e., the household consumes land and a location (or distance-in time and money costs), according to its relative preferences for space, accessibility, and all other nonhousing goods. This paper attempts to deal with both aspects of housing (apartment) demand and household mobility in the Seoul Metropolitan Areas. Housing services will be measured using hedonic regression technique. From observations on the market prices of dwelling units and on the underlying characteristics of housing, one can estimte the relationships between the two empirically. In predicting the probability of the future moves into new towns in the Seoul Metropolitan areas, the best predictors of the future moves into new best predictors are found to be the degree of satisfaction not only with the current residence as a whole, but with some of the major amenities, accessibility and child education. The reasons for moving into new towns are diverse depending on the households' current situation; the most frequently cited is "improvement of housing conditions," followed by "improvement of living environment," "asset improvement" and "home ownership". It appears that people move houses because of a dissatisfaction with their current housing status, relative their income or needs, or a desire to improve their housing and neighborhood amenities, or both. On the other hand, it is clear that the development of new towns in the Seoul Metropolitan Areas should be based on the analysis of housing demand and the pattern of household mobility in Seoul housing market.sehold mobility in Seoul housing market.
There may exist differences in R&D patterns between multinational enterprises and domestically owned firms located in catching-up countries. This paper examines the differences in R&D patterns between different ownership in Korea. In order to do this, the paper has conducted the in-depth interview of the major multinational and local firms. The interviewed firms has been selected mainly from the telecommunication, semiconductor and display industries. The paper reveals that multinational firms tend to focus on sales-oriented R& while domestically owned firms are likely to cover the range of development, applied and basic research. The most outstanding difference lies in the length of R&D period. The domestic firms apparently turn out to conduct longer period R&D projects than multinational firms. In addition it is revealed that local firms need to develop their own capability, whereas foreign companies in Korea can acquire advanced technology and scientific knowledge from the R&D centers in their home countries. On the basis of the research findings, this paper discusses some implications and recommendations for Korea and other catching-up countries.
With the development of the internet and the spread of 'digital home', the communities in cyber space have been especially revitalized since the information-oriented society. Apartment houses provided networks that are well equipped with internet websites, which build up the houses as a virtual space unit. This study attempted to conducted the questionnaire research for apartment occupants in order to investigate their recognition of and participation in the virtual community and demand for the classified contents The results are as follows. 1) First of all, some easy-access programs are necessary to be groped while aggressive promotional strategies for virtual community that create interests of residents are required to make progress to increase the participation for virtual community 2) 'Gender', 'the form of ownership' and 'level of using the Internet' show significant differences in the case of 'needs in the like-minded people's association', the participation of residents that is induced by both online and offline can cause positive effects on community activity 3) Needs in community enrichment are generally high so that various contents development related to those are necessary. 4) Effects of virtual community on the residential community are on the whole affirmative.
The potential of information and communication technologies has already had a profound impact on many ways of our living and society. To catch up with this trend, Korean government has demonstrated the vision for informatization called‘Cyber Korea 21'/'e-Korea’project and has fully supported the education for informatization which is one of the key factors to reduce the digital divide. But, In spite of developing a variety of training programs with different target groups and policy objectives, a digital divide remains in some cases even while Internet access and computer ownership are rising rapidly for almost all groups. For example, the noticeable divides still exists between men and women. To accelerate the process of women informatization, which we believe to be major contributors for the high quality of life for women, we need to promote full-time housewives to become aggressive information users and producers. Internet shopping, for example, might be a good starting point for motivating women to become active information users. In this paper, we present a model for explaining the factors affecting the degree of satisfaction of housewives from internet shopping. Based on data collected from a questionnaire survey from housewives in Seoul, we conclude that the perceived usefulness, ease of use and the playfulness significantly affect the level of satisfaction, but the playfulness does not directly affect the intention to revisit and purchase. In addition, we found out that the perceived usefulness is affected by efficiency, attitude and easy to access. We also provide other interesting statistical results and implications.
The purposes of this study are to investigate the living environments, focused on economic and housing environments, of the elderly households in Chungbuk and to provide for the suggestions from the perspective of the well-being of the elderly. The results are as follows: for the economic environment, 70% of the elderly households receive the economic help from children, but the amount of the help is not much. Less than 20% of the households receive the pension and public assistance. Most elderly households had more assets than debt. The households tend to spend more for the necessties than for the non-necessities. The higher the income, the more the assets and the higher the consumption expenditures the higher is the life satisfaction. Therefore it is necessary to provide the elderly with opportunities to increase their income. For the housing environment, most elderly live in their own detached house with average size of 23 pyung. And there is 1.6 households per house. The condition of housing facilities is poor. The elderly prefer staying in the same place to moving, and invest little for their housing even though being able to afford to do so. The housing satisfaction, which is significantly influenced by the ownership the size the quality change in moving and the housing facilities, is correlated with the satisfaction of their condition as elderly households and their living satisfaction. Therefore, thoughtful policy is required to improve the standard of housing condition for the elderly households.
In the post-war period, the mass provision of social rental housing units represented the primary means for resolving housing welfare issues across much of Western Europe. In contrast to North America, large swathes of state subsidized rental housing where built and let-out at submarket rents, both to needy as well as regular working households. By the 1980s social housing accounted for as many as four in ten homes in some contexts. Since then however, these important welfare sectors have been under attack. On the one hand, privatization policies have continued to undermine the basis of social renting with home ownership and private rental sectors advanced by policy as preferable alternatives. On the other hand, social housing providers have been restructured in order to play a more residual role in the housing market and serve more targeted groups of socially vulnerable people. This paper assesses key differences in the development of West European social housing sectors as well as recent transformations in their status that represent a challenge their sustainability. It also looks to what insights this provides for the South Korean housing context where public housing has proliferated and been increasingly diversified in recent years.

This study examines the relationship between employee engagement and goal orientation toward competence. In addition, it also examines the relationship between competence and employee performance in financial institutions in Indonesia. Questionnaires were distributed to several employees who work at financial institutions in Aceh, North Sumatra, and Riau. The basis for selecting the research object was that most financial institutions have similar business products. The similarities are the marketing of home loan ownership products and multipurpose investments. The three study regions are located in western Indonesia's most central provinces and have a significant amount of trade. The sampling technique used was purposive sampling based on specific criteria for the respondents. 275 employees made up the research sample, and partial least squares data analysis methods were applied. In data analysis, initial testing was carried out on the components of the research statement items to see their validity and reliability. The results of this study indicate that employee engagement behavior can improve employee performance, which improves financial institutions' organizational performance. The study's findings offer suggestions for policies and guidelines that will encourage productive work behavior among employees and boost organizational performance. The fact that employees must think and act creatively to develop their competence and become superior employees is another distinctive feature of this research.
