Three Points of the Residential High-Rise: Designing for Social Connectivity

  • In this paper we discuss the terms "exo-spatial design," "solar carving," and "bridging" as strategies for creating more socially connective tall buildings. As a typology, high-rise residential buildings have a unique set of challenges to becoming fully activated urban participants in the cities in which they are located. While there is a general recognition and appreciation that tall buildings provide identity to a city, there is often criticism of how they relate to their surroundings. Critics have posited that tall buildings are insular and foreboding by their very nature. This paper explores several design avenues for architects to consider in order to improve the social aspect of tall buildings. As all cities become taller and denser to accommodate growth, the need to design social space in, on, and around tall buildings must be continually examined if we are to have cohesive urban fabric that supports communities.

  • The objectives of this study are to clarify the impacts of stack effect in high-rise residential buildings and to present technical methods to reduce stack effect. For the evaluation of stack effect, architectural design guidelines were used and computer program simulations based on network model were performed. The evaluation shows that problems due to stack effect may be reduced by appropriate architectural designs, such as increase in air-tightness of building envelop, and provision of vestibules around entrance and elevator hall doors.

A Study on the Changes of the Apartment price in Accordance with Project process of Super high-rise mixed use buildings (초고층 주상복합 건물의 개발사업 단계에 따른 주변지역 아파트가격의 변화에 관한 연구)

  • High-rising buildings are a sort of solution to recent cities. Till now real estate development was concentrated in new development on vacant lots, and it resulted urban sprawl. Generally large cities are confronted with the exodus of industry and population from city. High-rising buildings solve many problems associated with this problem. The purpose of this research is to identify the effect of super high-rise mixed use building project process on apartment price. For this study, the hypothesis is that price of apartments is influenced by project process of super high-rise mixed use building. The study concerned 4 variations of project process that is building permits stage, sale stage, construction starting stage and stage of moving into building. The target projects of buildings are selected by number of floor(over 40 floors) and construction time. And 48 apartment complex are selected around super high-rise mixed use building. This study uses hedonic price function to analysis effect of project process of super high-rise mixed use building. A price of apartments is defined as a dependent variable. Characteristics of residence, complex, district and super high-rise building are defined as independent variables. The results are as follows; first, there is no error in price model of this study. Second, it is found that apartment price was influenced negatively by building permit stage and sale stage of super high-rise mixed use building. But that was influenced positively by construction starting stage and stage of moving into building of that. Third, as the project process of super high-rise mixed use building was proceeded, price of apartments was increased.

Simplified Analysis of Three Dimensional Mega Foundations for High-Rise Buildings

  • In this study, an approximate computer-based method was developed to analyze the behavior of raft and piled raft foundations. Special attention is given to the improved analytical method proposed by considering raft flexibility and soil nonlinearity. The overall objective of this study is to focus on the application of a simplified analysis method for predicting the behavior of sub-structures. Through the comparative studies, it is found that the computer programs (YS-MAT and YSPR), developed in this study, is in agreement with the general trends observed by field measurements. Therefore, YS-MAT (Yonsei-Mat) and YSPR (Yonsei Piled Raft) can be effectively used for the preliminary design of a raft or a piled raft foundation for high-rise buildings.

  • This study assumes that though buildings have identical color of the outer walls, their colors and images make the difference according to neighboring environmental factors and visual range. Based on the assumption, it carries a quantitative analysis of physical and image difference, targeting colors of the outer walls of high-rise apartment buildings within apartment complex. As a result, it is identified that the outer colors of the buildings on the streetside of high-rise residential complexes are significantly different according to neighboring environmental factors and viewers' visual range. And, it is suggested that in planning colors of outer wall, colors should be arranged in consideration of color difference according to visual range.

  • The environment pollution is very important problem. Even at the field of architecture, a study about method of saving energy and constructing environment friendly building will have performed with activity. But trends of Korea housing market are changed that the height of building become more higher and the level of comfort going up. Therefore, these requirements force to increase the energy usage for indoor environmental controls. Thus, the purpose of this study is to reduce the heating and cooling energy requirements of High-rise Residential Buildings by the analysis of Energy Performance. From now on, we search improvement plan for the most efficient Energy Saving at present High-rise Residential Buildings.

  • Recently, the development of alternative energy technologies has been actively conducted for energy conservation and CO2 emission reduction. Especially, photovoltaic energy has been applied practically in construction industry, and research on the building-integrated photovoltaic system (BIPV) that can replace fossil fuel for building operation and maintenance has been performed. However, this vibrant research has been limited to the use phase of buildings, and few studies have been carried out in the construction phase. The construction duration and the scale of the sites have increased along with the high-rise trend of buildings, and it is forecasted that the temporary electricity use and CO2 emission in the construction phase is increasing. In sight of these developments, this research analyzed applicability of the photovoltaic system for the construction phase that can replace the electricity used on the high-rise construction site.

Seismic Capacity Required for the Safety Limit Design of High-rise RC Buildings under Long-period Ground Motions in Osaka, JAPAN and its Estimation Based on the Equivalent Linearization Method

  • In June 2016, the Ministry of Land, Infrastructure, Transport and Tourism (MLIT) in Japan delivered countermeasures against long-period ground motions caused by strong earthquakes along the Nankai trough. However, the countermeasures do not cover high-rise buildings equal to or shorter than 60 m in height, which do not require earthquake response analyses in the seismic design. Hence, in the present study, earthquake response analyses for such high-rise reinforced concrete (RC) buildings were performed under artificial ground motions assumed in the OS1 and OS2 regions to determine the base shear coefficients that satisfy a given safety demand. Furthermore, the results from the earthquake response analyses were estimated by the authors' proposed method based on the equivalent linearization method, showing good agreement and inspiring suggestions for more accurate and simplified estimations.

  • As buildings become taller and more complex, the number of high-rise and underground complex buildings is increasing, but risks are also increasing due to the limitations of existing evacuation safety methods. Through this study, we will analyze the fire and evacuation characteristics of high-rise and underground complex buildings, identify problems with the current evacuation safety method, and seek ways to improve them using digital technologies
