상업건축물의 사업타당성 영향요인 분석 (Influence Factor Analysis for Feasibility Study of Building Projects)

  • 건축물의 생산 프로세스를 성공적으로 진행하기 위한 시발점은 사업 타당성 분석에서부터 비롯된다. 사업타당성 분석이 부실하여 그 결과가 설계 및 시공과 같이 직접적인 생산단계에서 나타난다면 이미 돌이킬 수 없는 상황에서 기업에 많은 손실을 끼치게 된다. 정부에서는 IMF 이후 건설산업의 경쟁력 확보 차원에서 500억원 이상의 공사에 대해 반드시 사업타당성 분석을 시행토록 제도화하고 있지만 민간 건축개발사업의 타당성 분석과 관련해서는 체계적인 연구나 지침 마련을 위한 조직과 노력이 매우 미흡한 실정이다. 따라서 본 연구에서는 상업 건축물 중 사무소 건물을 대상으로 시스템 다이내믹스 기법을 활용하여 사업성에 영향을 미치는 여러 변수의 변화와 상호관계를 고려하여 체계적으로 분석을 하여 사업타당성 분석항목 및 평가기준 설정을 목적으로 한다.

적조 대응 육상양식장 운영방안 및 경제적 타당성 분석 (Analysis of Operational Plan and Economical Validity in Aquacultural for Contingency Red Tide)

  • This paper analyzed economic feasibility of aquacultural construction which of large-scale. The results of the economic analysis, cage cultural and water recycling cultural by post-water treatment were analyzed that NPV is 2,083,685 thousand won and -14,105,896 thousand won and B/C ratio is 0.590 and 0.855, respectively. These were shown economic infeasibility. But, running water culture by pre-water treatment(small scale) and running water culture by pre-water treatment(large scale) were analyzed that the one is 5,555,747 thousand won and 15,048,589 thousand won and the other is 1,154 and 1,1221, respectively. these were shown economic feasibility. In addition, measurement of B/C ratio through a sensitivity analysis on running water cultural by pre-water treatment(small scale) and running water cultural by pre-water treatment(large scale) is economic feasibility in all cases. However, these were analyzed when the selling price was falling to 20 percent, it has shown economic infeasibility and when the selling price rises to 20 percent, water recycling culture by post-water treatment has economic feasibility. The significance of the study analyzed a sensibility as well as economic feasibility by methods and scales. It is expected that used as basic materials when constructing and operating of land aquaculture in order to minimize the damage from natural disasters.

농작업 대행사업 경제성 분석 - 나주시 봉황면 사례를 중심으로 - (An Economic Feasibility Analysis of Custom Work Service - Case of Bonghwang-myeon, Naju City -)

  • This study analyzed the feasibility of custom work service to deal with the imbalance of farm labor supply due to population aging. The economic feasibility analysis is based on the case of Bonghwang-myeon in Naju-si, where the majority of farm work is entrusted to local agricultural cooperative. To assess the project profitability and economic feasibility based on the projected cash flow for the next ten years, Return On Investment (ROI), Net Present Value (NPV), and Internal Rate of Return (IRR) of the projects were calculated. The results showed that ROI is estimated at 13.7%, and NPV and IRR are KRW 1,504,932,000 and 15.6%, respectively, with a discount rate of 4.5%, indicating a good enough profitability. Furthermore, a sensitivity analysis with government support as part of an assumption showed that without the support, NPV turns negative, implying that the project is not profitable, and that government support for at least 30% of the cost is needed to secure the economic feasibility of a project. Hence, to promote agricultural work entrustment, it is necessary for the government to partly support the agricultural machinery and facility costs, which require a considerable amount of initial investment.

외해 가두리 대구 양식업 경제적 타당성 분석 (Analysis of Economical Validity about Offshore Cage Culture for Cod)

  • This paper was researched on economic feasibility and sensibility of operation to offshore cage culture for cod. Offshore cage culture for cod needs to invest high budget what to construction and operation. And it was required variety methods about analysis of economic feasibility. Therefore, these were studied NPV, B/C and sensitivity for each by assuming a six scenarios considering the product performance according to the size of cod and culturing methods of fingerlings, etc. As a results, even though economy, if efficiency is low, it is a priority need the technical development to promote the feed efficiency to increase economic feasibility and should make efforts to enhance the business economy to strengthen the price competitiveness pricing with high quality products through quality control and brand recognition of cod. It expects to be used as a reference for related research in the future by deriving policy implications based on the method of analysis of the economic feasibility on offshore cage culture for cod.

시뮬레이션 기반 배전반 검사장비 교체의 타당성 분석에 관한 사례연구 (A Case Study of Simulation-based Feasibility Analysis of Replacement of Inspection Equipment for Switchboards)

  • This study deals with replacement analysis of deteriorated equipment for improving productivity of production system. Frequent breakdown of the deteriorated equipment causes a situation that reduces productivity such as low product quality, process delay, and repair cost. However, the replacement of new equipment will be required a high initial investment cost, so it is important to analysis the economic feasibility. Therefore, we analyze the effect of the production system due to the aging effect of the equipment and the feasibility of equipment replacement based on the economic analysis. The process flow, working time, logistics movement, etc. are analyzed in order to build the simulation modeling for a ship and land switchboard production system. Using numerical examples, the economic feasibility analysis of equipment replacement through replacement of existing deteriorated equipment and additional arrangement of new facilities is performed.

영농형 태양광 경제성 제고를 위한 정책 방안 (Policy Directions to Enhance Economic Feasibility of Agrivoltaics in Korea)

  • This study analyzes the economic feasibility of agrivoltaics in South Korea. The key findings are as follows. It was ascertained that an amendment to the Farmland Act, which currently has an 8-year permit period, is necessary to ensure the economic feasibility of agrivoltaic projects. Furthermore, economic feasibility improves when agrivoltaic projects are financed, as against cases without financing. Furthermore, the availability of low-interest loans through financial support programs significantly enhances economic feasibility. Scaling up projects leads to cost savings due to economies of scale, while community-based agrivoltaic initiatives generate higher revenue through the acquisition of additional Renewable Energy Certificates. These factors can help improve the economic feasibility of agrivoltaic projects. These incentives are emphasized as they can serve as a source of funding to foster community acceptance of agrivoltaic projects.

FEASIBILITY STUDIES FOR INFRASTRUCTURE CONSTRUCTION PROJECTS: HOW GOOD ARE THEY?

  • This paper presents an evaluation of feasibility studies conducted to justify investments in infrastructure projects. An analysis of a previous feasibility study for a highway construction project is presented in this paper with an emphasis on the estimates and forecasts presented in that study in order to weigh expected benefits from the project against expected costs. The forecasted numbers are compared with actual data collected during the operation phase about the usage of the facility. The comparison reveals a huge difference between estimated numbers and actual numbers. Based on the lessons learned from the analyzed case study, recommendations are presented to improve feasibility studies for infrastructure projects including: peer review of feasibility studies; before-and-after feasibility studies; and defined scope and methodology for feasibility studies. Decision makers are advised to take outcomes of feasibility studies for infrastructure projects with extreme caution as some studies may provide erroneous and misleading input to their decisions regarding investment in infrastructure projects.

공동주택 개발사업 참여결정을 위한 사업타당성 분석모델 개발 (Development of Feasibility Analysis Model for Developer-requested Housing Projects)

  • With construction industry recession, many construction companies are increasingly conducting the development projects by themselves. However, housing projects requested by developers still stand large portion. Although many studies on feasibility analysis were released, they mainly focused on economic feasibility and lacked research on factors and criterions of overall project. Also, because previous studies overly break downed factors related to project, they rarely used in practice. Therefore, this study developed the feasibility analysis model of housing development projects to help main contractors to easily and effectively decide if it is feasible enough to promote the projects requested by developers, and verified the reliability of the model. In this study, thirty one driving factors were identified under seven different categories and the criterion of each factor was also developed. The survey on important index of each factor found 'salability', 'economic feasibility', 'site location' and 'method of raising fund' significant. 12 projects were tested by the model and its results showed resonable reliability.

  • 사업기획 및 타당성분석단계는 사업을 추진하는데 가장 큰 영향을 미치는 단계로써, 정확한 프로젝트 타당성 검토 수행은 프로젝트를 추진하는데 결정적인 기회를 제공해주므로 직관적인 접근방식보다는 객관적이고 정확한 방법의 제시가 요구되는 바이다. 사업타당성을 정확하게 분석하기 위하여 본 논문에서는 프로젝트 진행에 영향을 주는 리스크 인자를 식별하고 이 인자들을 성격별로 그룹화한다. 소규모 임대주택의 사례를 바탕으로 기존 방식인 금융부분의 프로젝트 타당성 분석을 실시한다. 위에서 식별된 리스크 인자들 중 금융부분을 포함하여 인자들간의 상관관계를 Influence Diagram으로 파악하여 리스크를 분석하고, 각 인자별의 중요도를 판별하기 위한 민감도 분석을 실시한다. 이와 같은 과정을 통하여, 기존의 프로젝트 타당성분석에서 사용하는 금융부분의 타당성분석 뿐만 아니라, 프로젝트 진행시에 나타나는 비정형적이고 주관적인 요소들을 리스크 인자로써 포함하여 분석할 수 있는 장점이 있다. 또한, 도출된 모든 리스크 인자를 정량화하여 객관적인 분석 및 의사결정을 할 수 있기 때문에 기존 방법보다 발전된 프로젝트 타당성 분석 방안을 본 논문에서 제시하였다.

농어촌지역 BcN 기반구축 사업타당성 분석 (An Analysis of BcN Feasibility of Area of Agricultural and Fishing Village)

  • 본 논문은 정부의 광대역통합망(BcN) 구축의 일환으로서 농어촌지역의 BcN 기반구축 사업의 타당성 분석을 목적으로 한다. 사업타당성 분석을 위하여 새로운 평가지표를 도출하고 전문가설문을 활용한 AHP 기법을 사용하여 사업타당성을 평가하였다. 그리고, 관련 선행연구를 살펴봄으로써 적합한 평가지표를 도출하고 계층화 분석법(AHP)을 사용하여 BcN 사업타당성을 평가하도록 한다. 그 결과 주요 타당성 지표로서 경제적 타당성, 기술적 타당성, 정책적 타당성 등이 BcN 사업타당성 지표로 도출되었으며, 평가기준으로 이해되었다. 연구결과 사업시행은 타당한 것으로 나타났으며, 분석의 신뢰도를 나타내는 비일관성지수는 0.0566으로 낮게 나타났다. 그리고, 향후 BcN 구축사업이 국민의 생활개선 향상에 크게 기여할 것으로 기대된다. 또한 BcN 사업을 합리적으로 추진하기 위한 기초자료로서 가치가 있을 것이다.
