  • When managers estimate exact construction cost at early stage and design phase, they can reduce construction cost in a more efficient way than to predict at construction stage. But, the current of public construction cost estimation and management is concentrated almost after detailed design phase. Therefore, construction cost management in design development phase to generally use approximate estimating is not correct. Also, the existing construction cost used the method that estimated by gross floor area-based cost estimates at design development phase. So, it is difficult to show the specific amount of materials and basis about the estimated cost of the construction. This study derived problems and limits of construction management at design development phase in case of public office building project through review of literature and current survey, and suggested estimating process model process of structural construction cost go improve these matters.

  • In this paper, different types of traditional project delivery methods in the construction industry were explored and a comparative analysis against Integrated Project Delivery (IPD) were performed. The advantages of IPD method for all parties, owner/engineer/architect/general contractor, were explored by reviewing the most recent literature. The literature suggests that IPD method should be the dominating project delivery method and diluting the conventional methods such as Design-Bid-Build due to more collaborative and mutually beneficial ways of doing construction; IPD is newer and a more comprehensive method to capture the intrinsic values of project collaboration. This paper presents a comparison of the commonly used methods of project delivery, Design-bid-build, CMAR, & Design-Build and addresses their advantages and disadvantages in differing project scopes and sizes. Several industry leaders with experience in the four types of project delivery addressed were surveyed. The survey results show an overwhelming desire for future projects to go toward IPD from the contractor/owner/RDP. The biggest obstacle facing a project from using IPD appears to be trust.

  • Nuclear power plant construction project can be called essential to establish a systematic project management system compared to other construction projects, taking into account the size and complexity and safety. To develop into a project management system for the Korea situation with the ongoing construction of the nuclear power plant was directed to promote nuclear power project management. In this paper, we introduce a comprehensive project management system for nuclear power projects. Currently considering the nuclear life cycle design, construction, and was developed by considering the flow of information to operate, and test each step linkage. The systems in English were developed to meet owner's requirements for advancing into overseas projects. Another point is that the systems were developed by management module, so that functions of each area can be selectively applied. It is expected that the system will establish itself as one that can be used for the entire lifecycle of nuclear power plants through gradual and systematic establishment of necessary data.

Profit-oriented Impact Analysis of Demand Management Strategy on Design-Build Firms Using System Dynamics

  • In the past, a strategic management of work demands has been increasingly challenged to design-build (DB) firms. Such a management is capable of providing sufficient profitable impact of a project on them. Total project profit is mainly related to actual resources, work completion time, amount of rework, and costs. The degree of recycling work packages in the DB project delivery system is used as a measure of the quality of the performed work. However, there are few models available to evaluate the impact of a demand management strategy on the DB firms and to predict its behavior. We propose a decision-making support model as an aid for assessing the amount of rework and for predicting project profit resulting in a convincible demand management strategy. This model is constructed by using a dynamic feedback approach that can analyze the problems arising in complex managerial systems. For the purpose of illustration, widely acceptable strategies were applied into the model to explore their impacts on the DB firms. The results indicate that the model is helpful for the managers in selecting the most appropriate demand management strategy for successfully achieving their objectives.

  • Construction projects are vulnerable to diverse internal and external factors, requiring systematic and consistent performance management along the entire life cycle of a project. In particular, urban renewal projects have a range of performance measures, including policy reconciliation and permits, project development, project financing, design, construction, and occupancy and maintenance. This requires a program-level megaproject approach, which integrates each stage of a project as well as variety of stakeholders' interests in pursuing a project from different perspectives. However, previous research on performance management has focused especially on the limited scopes of factors, including cost, quality, and schedule at the project level or on financial factors at the firm level. Given the lack of current approaches, this study suggests an integrated and systematic performance management scheme to control urban renewal megaprojects at the broadened perspectives of the program level. To this end, this study adopts the balanced scorecard approach and elicits key performance indices associated with various project configurations. Finally, an algorithm is presented for quantitatively assessing the level of performances along whole life cycle of urban renewal megaprojects.

A Study on the Personality Types of PMO Leader on Project Performance: Focusing on the Mediating Effects of Positive Psychological Capital

  • Purpose: The purpose of this study was to investigate the effect of organizational management competency according to the personality types of Project Management Office (PMO) leader on the Project Performance and to further verify the mediating effect of positive psychological capital. Research design, data and methodology: The collected data of this study was statistically checked using SPSS 25.0 program and AMOS 25.0, and the result analysis and hypothesis verification were conducted by applying demographic frequency analysis, descriptive statistics, model fit, reliability, validity, correlation analysis, and structural equation modeling. Results: The personality types of the project Management Office (PMO) leader had an effect on positive psychological capital and positive psychological capital had a mediating effect between project performance. Conclusion: Since the essence of project Management Office (PMO) leadership for organizational management exists in a smooth mutual relationship between the leader and the project members, it is necessary to expand the leadership education that strengthens the positive psychological capital and to manage the communication ability of the PMO leader continuously in terms of personnel management practice.

  • The purpose of this study is to suggest the development direction and performance analysis of design review system in design-build project. As a result of surveys, the fairness and transparency of design review system was abruptly increased. But local government has not fairness and transparency. Therefore this research has proposed the integration management and joint application of design review organization in design-build project. So, we expect that the transparency is raised in management of design review committee.

  • Market in the 21st century innovative products is not the same as marketing traditional products and services. Whether for survival or to sustain market leadership, Design Marketing Strategy is the key in the new era of world competition. Design Strategies are also more critical issues in the future, because most business and firms depend on successful design project. In order to effectively bring creative professional output to market, design leaders who can use design intelligence to shape the future of their organizations and business must evidence marketing strategy technology, creative and managerial skill. Design Management links design and related business activities into a creative and coordinated strategy for creating value and sustainable advantage for the firm. Design education has focused primarily in the training of professional designers within their specific disciplines. But it dose not provide training in the management skills necessary to effectively lead a design project team. Most design colleges do not provide any integrated education in leadership and team building, strategy, finance, marketing or project management. This is the time that Design Management Program should be prepared to provide design students who want to manage design project in creative industry. The program has to be prepared to provide all the business skills and information that design students need to know in an upper-level undergraduate school. The Program's goal is to graduate design leaders able to strategically manage a design project for the challenge of managing in the 21st century.
