Key success factors for implementing modular integrated construction projects - A literature mining approach

  • Modular integrated construction (MiC) is an innovative construction method where components of a building are manufactured in an offsite factory, trucked to the job site in sections, set in place with cranes, and assembled together to form a whole building. Where circumstances merit, favorable conditions exist and implemented effectively; MiC improves project performance. However, several key factors need to converge during implementation to realize the full benefits of MiC. Thus, a thorough understanding of the factors which are critical to the success of MiC projects is imperative. Drawing on a systematic review of 47 empirical studies, this research identified 25 key success factors (KSFs) for MiC projects. Of these, the five topmost cited KSFs for MiC projects include effective working collaboration and communication among project participants; standardization, optimization, automation and benchmarking of best practices; effective supply chain management; early design freeze and completion; and efficient procurement method and contracting. The study further proposed a conceptual model of the KSFs, highlighting the interdependences of people, processes, and technology-related KSFs for the effective accomplishment of MiC projects. The set of KSFs is practically relevant as they constitute a checklist of items for management to address and deal with during the planning and execution of MiC projects. They also provide a useful basis for future empirical studies tailored towards measuring the performance and success of MiC projects. MiC project participants and stakeholders will find this research useful in reducing failure risks and achieving more desired performance outcomes. One potential impact of the study is that it may inform, guide, and improve the successful implementation of MiC projects in the construction industry. However, the rigor of the analysis and relative importance ranking of the KSFs were limited due to the absence of data.

  • In 2006, Korean Government decided to relocate the several Government bodies and public institutes. They include total of 49 central Government agencies, semi-government agencies, and 17 national research institutes. The completion of the relocation program has been set to be final in 2030. The target population for the city plan is set to be 500,000. The goal of MAC is first to complete the first phase of the program by 2014 within the budget. In order to achieve the goal, considerable time has been spent to properly establish the program management system. The success of MAC's Multi-function Program Administration System is too early to determine as it is still in progressive. The success depends on the operations not the development.

  • The production process of construction industry is different from thing of the general manufacturing, likewise various participants make temporary teamwork for success of the project through sharing of information. But the each role of participants is individually changed to step in construction process stage and moreover it has complicated, entangled interests. The Construction Management was inducted for the effective management and operation of construction project. The Key of the Construction Management success depends on the cooperative relationship relation to major participants. The domestic construction system is difficult with many trial and errors for the frequent plan change. As the building are more bigger and complicated, Building Information Modeling is demanded design and maintenance. This evaluation was done by the trust on the system as well as Construction Management. And then it applies the BIM it analyzes the example of construcrion project.

해외건설 프로젝트 특성에 따른 입찰 성공률 분석에 관한 기초연구 (Preliminary Analysis of the Bid Success Ratio according to the Characteristics of Overseas Construction Projects)

  • 건설산업에 있어 입찰 경쟁력은 기업의 가장 기본적이며 중요한 역량이다. 입찰 경쟁력은 기업이 보유한 경쟁우위에 기인한 것이나, 입찰 경쟁력을 확보하기 위한 기업의 전략은 결국 프로젝트의 특성에 따라 달라질 수 있다. 특히 해외건설은 건설업의 고유성과 해외사업이라는 특수성이 공존하는 분야로, 본 연구는 국내기업들이 도급형 방식으로 실시한 12,952건의 해외 프로젝트 입찰 사례를 수집하여 프로젝트 특성에 따른 입찰 성공률을 분석하고 그 차이를 확인하여 상황별 입찰 난이도를 진단하였다. 분석 결과, 지역별로는 중동 지역에서, 공종별로는 토목 부문이 입찰 성공률이 낮아 입찰활동에 대한 난이도가 높음을 파악할 수 있었다. 또한 프로젝트 규모나 기간이 작은 그룹이 상대적으로 입찰 성공률이 높음을 확인하였고, 입찰방식에 따라서는 수의시담 방식이, 발주자 형태별로는 민간부문 발주 프로젝트의 입찰 성공률이 높은 것으로 분석됐다. 반면 계약방식이나 시대구분의 경우 Kruskal-Wallis test 결과, 그룹 간 기업별 입찰 성공률이 통계적으로 유의미한 차이가 없음을 확인하였다. 본 연구는 산업차원에서 해외건설 프로젝트 특성요인에 따른 입찰 성공률을 다각적으로 분석했을 뿐 아니라 해외건설 실무자에게 상황별 수주활동 난이도 진단 및 효과적인 입찰전략 수립을 위한 기초자료를 제공한다는 점에서 의의가 있다.

  • 국내 건설사업은 점차 대형화, 복잡화, 전문화되고 산업 또한 시장경쟁체제가 되면서 건설산업의 고부가가치화를 위한 근본적인 해결책이 필요하게 되었다. 현재 건설사업에서 전반적으로 사용되고 있는 측정시스템은 균형성과표에 의한 방법과 성과측정지수에 의한 방법으로써 각기 장점을 지니고 있다. 그러나 건설사업 핵심성공요인(Critical Success Factors)의 충족 관점에서 건설사업을 측정하는 방법에 대한 연구는 미흡한 편이다. 본 연구의 목적은 핵심성공요인 기반의 건설사업 성공지수(CPSI, Construction Project Success Index) 개발 방법론과 기본틀(Framework)을 제안하는데 있다.

  • The importance of project performance management as an alternative for solving problems is rising, which are followed by the difficulties of managing construction project in the construction industry. This research classifies and applies the potential improvement made by the construction practitioners. In order to apply influential factors for success on the construction project, the research identifies the relationship between the factors and performance management practices. In addition, in order to predict the results reflecting the project characteristics which are un-improvable by the construction managers in the initial stage of construction, the effect of project characteristics to the identified management practices have been drawn by performance area. Finally, in order to improve the predicted performance, this research provides a framework in setting valid best practices according to the performance areas through a statistical analysis between the best practices and project characteristics through the industry survey.

  • Construction schedule plays a key role in project management due to its influence on the project success. Thus, it is important to identify factors affecting construction delay. The major objective of this study is to identify and evaluate factors affecting construction delay in apartment projects in Vietnam. The findings confirmed that financial difficulties of owners and contractors, contractors without adequate experience, non-available materials on time, slow site clearance, inappropriate construction methods, defective works and reworks, and lack of capable owners/project managers are the major causes of delay in apartment projects.

  • 최근 건설 환경의 급변화로 인해 건설 프로젝트의 실패 가능성이 높아지고 있다. 이러한 이유로 건설 산업에서는 합리적인 프로젝트 관리전략을 수립하기 위하여 프로젝트의 성과에 영향을 미치는 성공요인에 대한 다각적인 연구가 제시되고 있다. 하지만 프로젝트 성과에 영향을 미치는 요인들의 개선 여부에 따른 혼재로 합리적인 성과관리가 힘든 상황이며, 특히 개선 불가능한 요인인 프로젝트 특성은 성과에 영향을 미치는 독립변수로 성과 도출의 난이도를 결정하게 됨에도 불구하고 이에 대한 연구는 미비한 실정이다. 따라서 본 연구에서는 성과지표와 특성지표체계를 이용하여 성과와 특성간의 영향관계를 밝혀내고 그 결과를 퍼지이론으로 정량화하여 성과 난이도 지수를 산정하며 특성간의 중요도를 고려하여 최종적으로 성과 난이도를 예측하는 연구과정을 수행하였다. 또한 성과 난이도 예측에 있어서 시간과 노력을 절감하여 효율적인 프로젝트 관리 전략을 수립하기 위해서 시공자가 서로 다른 프로젝트의 특성을 입력함에 따라 프로젝트의 각 성과영역에 어떠한 난이도를 갖는지 미리 예측하고 정량적으로 평가할 수 있는 프로젝트 성과 난이도 예측 시스템을 개발하였다.

This research classifies and applies the improvements made by the operator's work, in order to apply factors of success on the construction project, as performance management factors. In addition, in order to predict the results reflecting the project characteristic of performance management factor un-improvable by the operator in the initial stage of construction, the effect of project characteristic to the performance was drawn by performance difficulty. Also, in order to improve the predicted performance, researches on setting valid best practices according to the performance territory through a correlation analysis between the best practices improvable through the operator's work, and the performance was made.

EVALUATING CRITICAL SUCCESS FACTORS FOR ACCURATE FIRST COST ESTIMATES OF LARGE-SCALE CONSTRUCTION PROJECTS

  • The demands for large-scale construction projects such as Mega-projects are largely increasing due to the rapid growth of increasing populations as well as the need to replace existing buildings and infrastructure. Increasing costs of materials, supplies, and labors require the first cost estimates at the preliminary planning stage to be as accurate as possible. This paper presents the results obtained from the survey on evaluating nine critical success factors that influence the accurate first cost estimates for large-scale projects from practical experiences. It then examines the current cost structures of construction companies for large-scale projects, followed by the causes for cost and schedule overrun. Twenty completed surveys were collected and the Analytic Hierarchy Process was applied to analyze the data. The results indicate that technology issues, the contract type, and social and environmental impacts are the significant leading factors for accurate first cost estimates of large-scale construction projects.
