조선시대 화성성역의 공정관리 사례분석 (A Case Analysis on the Time Management of the HwaSung Construction Project in Choseon Dynasty)

  • The objective of this paper is to analyze the construction management capacity of Choseon Dynasty and suggest a new interpretation on the construction capacity of the time management by reviewing the time management case during a representative construction project, HwaSungk construction project implemented in the latter period of Choseon Dynasty around 200 years ago. which was described in HwaSungSungYoukEuGye. The analysis results of the time management capacity during the latter period of Choseon Dynasty depicted in the HwaSungSungYoukEuGye is summarized as follows: (1) It took 2 years and 6 months to complete the Hwasung construction project. However, all of the single buildings were constructed within 6 months, a relatively short period of time. Judging from the fact, it can be assumed that the construction techniques using wood of the time were very sophisticated. (2) When the HwaSung was constructed, it took a relatively short period of time to complete works from placing the foundation to erecting columns and to placing a crossbeam on the columns. Based on the fact, it can be also inferred that assembly processing techniques of the time were also sophisticated and the level of member processing and assembling techniques of the time was considerably good as well. (3) The HwaSung construction was continued throughout the year without any influence by weather conditions, which tells us that division of labor by work was performed, and it was possible to mobilize labor force for the construction project even during the busy farming seasons.

  • Objective of Urban regeneration project is a recovery of urban utilities through a physical, environmental, cultural, industrial and economic regeneration. The current paradigm of urban regeneration is not a simple redevelopment as physical redevelopment or improvement. Urban regeneration project is an overall development including a central commercial capacity and business capacity for administration and management, cultural facilities, sightseeing, a residential area. So Urban regeneration project include a various project. Project management of Urban Regeneration project is widely different with general project management. For that purpose, this research would offer to contribute the success factors of urban regeneration project for successful project. For offering these, this research analyzed the properties of urban regeneration project and success factors of construction project by reviewing a literature. The principal characteristics are variety objectives of each district of urban regeneration project, a diversity of stakeholder's objectives and complex structure of stakeholders, an unstructured decision-making system, a lack of plan for business cooperation. We abstracted factors for urban regeneration from brainstorming and verification by experienced experts. We suggest 2 factors related to achieving a goal effectively and 10 factors related to progress of urban regeneration project efficiently.

Critical Factors of Subcontractor Evaluation and Selection: A Case Study in Vietnam

  • A contractor or a main contractor is a company with full capacity to construct all project's works for the owner. A subcontractor is an organization that works with the main contractor to execute and complete work packages for the project. Selecting an effective subcontractor will help the efficiency and success of any projects in the construction industry. Therefore, this study identified subcontractor evaluation factors in Vietnam by collecting questionnaire survey data from engineers and staffs in the construction industry project environment. An exploratory factor analysis (EFA) was then performed to identify the critical factors when evaluating and selecting the subcontractor in construction projects. Moreover, when considering the impact level in terms of the average value, the research results showed that the most critical concern was the subcontractor's reputation. Furthermore, the top five factors affecting the sub-contractor evaluation and selection are (i) reputation, (ii) price, (iii) construction techniques, (iv) ability to implement projects according to commitments, and (v) subcontractor competence (the team of workers, technician staff, engineers with full capacity according to regulations). These research results provide an overall perspective that will help main contractors develop suitable subcontractors' evaluation and selection factors in their projects in the construction industry.

  • Workforce information is important in production planning because production planning requires matching a production unit's capacity to loads of assignments. However, tracking and managing workforce information such as skills and accident history is not an easy job. This paper describes a prototype database system for a workforce database system that employs RFID technology. This system tracks daily workforce production capacity on sites. A pilot project is described to explore the benefits and possibility of using radio-frequency identification (RFID) to track and manage workforce information, and is followed by the results of a survey to identify benefits. In addition to the survey identifying the benefits of the database system, the paper also presents a list of challenges through a series of interviews.

Construction Projects Productivity in West African country of Benin: Case of Ground Earthworks

  • In this paper, a survey related to excavation construction activities among national and international construction companies was conducted to evaluate site productivity in construction industry. To analyze the respective productivity levels of each construction company, a benchmarking measures analysis that featured calculations of the performance ratio (PR) and performance management index (PMI) was performed. As a result of these analyses, it has been found that the work performed by local companies was marked by lower productivity and that of international companies was characterized by good productivity. Further analysis of construction workforce resources P% revealed that a construction company's productivity is largely dependent on production capacity and consumption resources, which means that the retention of skilled workers and utilization of high-quality resources yields the highest level of productivity. These results suggest that for a local construction company to be competitive in the construction work market, it must retrain skilled craftspeople, foremen, engineers, and project managers, and strengthen its building capability by leveraging new equipment and technologies.

베트남에 진출한 한국·중국·일본 건설기업의 경쟁력 평가 연구 (A Study on the Competitiveness Evaluation of Korean, Chinese, and Japanese Construction Companies in Vietnam)

  • 최근 베트남 건설시장 규모는 지속적으로 증가추세이고, 중국, 일본 등 외국 건설기업들이 진출을 확대하고 있다. 따라서 본 연구는 베트남에서 한중일의 건설경쟁력을 비교하기 위하여 베트남에 진출한 한중일의 건설기업과 베트남 건설기업의 설계역량, 시공역량, 건설사업관리역량을 조사한 결과, 일본, 한국, 중국, 베트남 순으로 경쟁력 높다고 도출되었다. 특히 베트남에서 한국의 경쟁력은 초고층건축과 플랜트분야에서 경쟁력이 높게 나타났다. 이를 토대로 우리나라의 건설기업의 베트남 진출시 건설경쟁력 강화방안을 제안하였다.

  • The purpose of this study is not only to evaluate the capacity of construction management but also to understand the capacity of construction productivity by analysing various information, mainly collected from the book, HwaSungSungYouk-EuGye. The book was made by ChungCho who was one of the great kings Choson Dynasty, which has lots of information about how to build HwaSung during the last of the eighteen century. It is true that previous researches have showed lots of limitation to study the HwaSungSungYouk-EuGye though it contained a plenty of construction data. The main reason would be the absence of study methods to analyze HwaSungSungYouk-EuGye systematically. That's why there have not been overall studies about the HwaSungSungYouk-EuGye. This study starts from the definition that the HwaSungSungYouk was one of the construction projects which is the concept for construction management today. The construction project can be defined in terms of its distinctive characteristics: a project is a temporary endeavor undertaken to create a unique product. Temporary means that every project has a definite beginning and a definite end. Unique means the product is different in some distinguishing way from all similar products. A project is also undertaken several kinds of organizations. They may Involve a single person or many thousands. This study is to show some of the effective methods. Firstly, the concept of the database system today can be applied to effectively control and classify the complicated data in the HwaSungSungYouk-EuGye. Secondly, on the basis of the database system, the concept of modern construction management will be also use to figure out the construction data of the HwaSungSungYouk-EuGye.

  • 최근 건설프로젝트는 점차 대형화, 복잡화 되어가고 있으며 그에 따라 관리하여야 할 항목 또한 늘어났으며 발주자 조직 역시 축소되었다. 이에 따라 국내 건설산업에도 다양한 사업관리방식이 도입되었다. 그러나 이와 같은 건설사업관리의 도입은 시행착오로 인한 혼라, 제도의 불합리성으로 인한 관리주체의 역할중복으로 인하여 비용증가 등의 문제를 야기시키고 있다. 그리고 건설프로젝트는 그 특성상 매 프로젝트마다 각자 다른 특성을 가지고 있으며 프로젝트의 발주자 조직 역시 다양한 특성을 지니고 있다. 하지만 건설사업관리에 있어서 이러한 특성을 반영하지 못하고 있으며 획일적인 사업관리 방식만이 적용되어지고 있다. 이러한 문제의 해결을 위하여 본 연구에서는 프로젝트의 특성과 발주자의 특성의 분석을 통하여 해당 프로젝트에 특화될 수 있는 CM업무 위탁모델을 제안하고자 한다. 이를 위하여 프로젝트, 발주자 능력, 발주자 요구사항을 파악, 분석하여 중점관리대상의 선정, CM의 서비스항목, 발주자의 역할정의를 하고자 한다.

COST PERFORMANCE PREDICTION FOR INTERNATIONAL CONSTRUCTION PROJECTS USING MULTIPLE REGRESSION ANALYSIS AND STRUCTURAL EQUATION MODEL: A COMPARATIVE STUDY

  • Overseas construction projects tend to be more complex than domestic projects, being exposed to more external risks, such as politics, economy, society, and culture, as well as more internal risks from the project itself. It is crucial to have an early understanding of the project condition, in order to be well prepared in various phases of the project. This study compares a structural equation model and multiple regression analysis, in their capacity to predict cost performance of international construction projects. The structural equation model shows a more accurate prediction of cost performance than does regression analysis, due to its intrinsic capability of considering various cost factors in a systematic way.

Perception Based Definition of Construction Quality in Pakistan

  • The complexity arises in defining the construction quality due to its perception, based on inherent market conditions and their requirements, the diversified stakeholders itself and their desired output. A quantitative survey based approach was adopted in this constructive study. A questionnaire based survey was conducted, for the assessment of construction quality perception and expectations in the context of quality improvement technique. The survey feedback of professionals, from the leading construction organizations/companies of Pakistan were analyzed. The financial capacity, organizational structure, and construction experience of the construction firms formed basis for their selection. After statistical analysis of survey feedback it was found reliable and valid for the inferential purpose to the target population of construction professionals. The quality perception was found to be project scope oriented, considered as an excess cost for a construction project and keeping the rework minimum by qualifying the required quality tests, keeping the defects minimum by ensuring the specifications of supplied material. Any quality improvement technique was expected to address the financial aspects of the construction project for the employer and contractor, by increasing the profitability through reduction in overall cost, reduction in time, reduction in defects and improving the productivity in a construction project. The study is beneficial for the construction professionals to assess the prevailing construction quality perception and the expectations from implementation of any quality improvement technique in construction projects.
