물가변동에 따른 계약금액 조정방식의 지수조정율 산출에 관한 연구 (A Study on the Escalation Method for Contract Adjustment Public Construction Project)

  • The business market of architecture has got a system that controls a deposit according to the price function. This system is written on a law of contract about countries. So the main body of construction has to make a reasonable contract. This study is written about a rate of numerical index on controling a deposit. We tried to fine problems and solutions of labor expenses, instrument costs and material costs which is so big and changable on the construction market Labor expenses are expressed according to the rate of construction scale between direct and indirect cost that applies ability of works. Instrument costs are expressed according to an output method of a unit price annually and a weight allowance of local instrument conditions and use frequence. The last material costs expressed according to a local weight allowance make a decision of the material cost index. They applies locally relative index more than absolute one on what uses the price rate of producers and importations. This solutions are not enough to apply to the real market, so it needs to exam and to be on the market after a feasibility study.

  • It is the urgent task of induce the inhabitants to utilize the public transportation instead of the personal transportation to dissolve the traffic jam. But construction of the subway, the representative substitute means, demands a great of investment expense including various kinds of expenses. So the technical development and research of standardization of FRT(Fuel cell Rubber tired Train), the eco-friendly public transportation system low in construction expenses, effective, excellent in approach as well as in traffic, are propelled positively. This project wants to propose exterior design FRT in which original creative methods are utilized with the target of development and construction of FRT which coincide with anthropocentric eco-friendly traffic system. Utilizing the proposed style as the basic materials, this project wants to grasp difficulties, and to establish the way to solve and develop them.

  • 현재 아파트 관리비는 소재지, 건축년도, 세대수, 난방방식, 관리방식 등 여러 요인에 따라 차이를 보이기 때문에 단순 비교하기는 어려우나, 관련 정보가 전무한 입주자로서는 자신이 부담하는 관리비가 적정 수준인지 전혀 알 수 없는 상황이다. 따라서 본 연구는 서울시에 위치한 아파트의 관리비 부과방식을 조사 $\cdot$ 분석하여 합리적인 비용분류체계를 제시하고, 비용관리 업무절차를 분석하여 문제점을 도출하고 개선방안을 제시함으로써 아파트 관리비의 적정성 및 투명성을 확보하고자 한다.

  • We ensure a flat and regular basic surface by using part of joint waterproofing improved sheet method applying the upper slab of a concrete structure. We solve the problem of getting loose scale the general sheet by waterproofing of the sheet and improving adhesive strength of the basic concrete. Also, waterproofing sheet union to problem of joint have solved using of insertion type method so that, it improved a watertightness. It has improved in resist impact, resist abrasion and it is the effect of shortened construction period and cutting down on construction expenses. Here are the special quality and superiority of this waterproofing research. (1) Level material has the super adhesive strength so that it makes the basic surface without the gab of waterproofing sheet and waterproofing layer with the string adhesive strength. (2) We unite the sheet with the joining part between sheets by waterproofing sheet joint using of method. (3) There is the effect of shortened construction period and cutting down on construction expenses without waterproofing of protection.

  • The construction noise and vibration is a serious social problem in the downtown. This results in many expenses and delays of construction process because of the satisfactory settlement of popular complaints. In this study, we analyze the dispute mediation cases on the damages of construction noise and vibration and the noise and vibration condition in construction sites by using questionnaire surveys.

  • 장비나 설비의 경제성 분석을 위해 실시되는 수명분석의 목적은 현 자산의 미래 폐기 지표를 예측하여, 예측자료에 의거한 여러 경영전략을 수립하여 활용하는 데 있다. 본 연구에서는 1) 생존곡선을 사용하여 건설장비의 평균수명, 기대수명, 예측수명을 구하는 방법과 생존곡선에 의한 수명결정방법을 분석하여 제시하였고 2) 수익과 비용에 의한 수명결정 모델을 제안하고 이를 검증해 보았다. 연구 결과, 동일한 장비라고 하더라도 비용, 수익, 초기투자비에 따라 경제수명이 다르게 나타날 수 있음을 알게 되었다. 본 연구에서 제안한 건설장비 수명결정 모델은, 장비의 개별적 경영상황을 반영할 수 있는 수명 결정 모델로서, 회사경영합리화를 위해 활용될 수 있을 것이다.

  • An instance of domestic exhibition facility building case, the shortage of managing personal in construction resulted serious issue on expenses, times, quality, and safty with no satisfaction on its process and result. According to subject's speciality the CM's application methods are varied and because of its speciality, overall process of building an exhibition facility operating by its owner. 해외사례 비교를 통한 2014년 개정 건설기술용역 대가기준 분석 (An Analysis of the 2014 Pricing Guide for Technical Service Contracts through Comparison with Foreign Countries' Cases)

  • 건설기술용역 대가기준이 명확하고 투명해지면, 발주자와 입찰자 입장에서는 용역 투입비용에 대해 예측 및 정산이 가능하며, 실제 업무를 수행하는 엔지니어 입장에서도 실질적인 혜택이 돌아갈 수 있게 된다. 최근 정부는 건설기술용역 국제경쟁력 향상을 위해 그간 사업의 규모와 상관없이 사용해오던 공사비요율방식에 의한 대가산정방식의 사용은 지양하고 점차 실비정액가산 방식으로 개선하고 있다. 그런데 개정된 실비정액가산방식의 대가산정기준을 적용하였을 경우, 기존 방식에 비하여 153%~197% 용역비가 상승하기 때문에, 개정된 대가산정기준 적용에 논란이 없으려면 기존 정산방식이나 정산근거에 대한 검토가 필요하다. 이를 위하여 미국, 영국을 비롯한 해외 사례와의 비교 분석을 통하여 2014년 개정된 건설기술용역 대가기준을 분석하였다. 분석결과, 큰 틀에서는 선진국과 같이 실비정액가산방식으로 원가계산방식을 일원화한 것은 매우 중요한 변화이지만, 상세내역계산에서는 해외와 달리 산정방식이 복잡하고, 직접인건비에 일부 간접경비가 포함되어 있으며, 제경비 기술료 등 간접경비를 포괄적으로 인정하여, 경비의 중복산정 문제나 집행내역의 불투명성 문제가 여전히 존재하는 것으로 나타났다. 이에 대한 여러 해결방안을 제안하였다.

공동주택 관리비 항목별 영향요인 분석 연구 (The study on Analysis of Influence factors on Items in Apartment House Maintenance Cost)

  • In this research, I finally came to a conclusion analyzing the connection among managing of each items in management expenses, the size of each complex and stories, and the term of using. (1) In the managing cost regarding to the management manner, although the managing cost of self-governing management is less imposed than the one of commission management, there is slight difference between those Costs. And it is more important to consider the effectiveness of management than to emphasize reduction of management cost. (2) The higher the stories, the higher the managing cost of elevator per the unit area. It Is caused by the fact that the father the distance of the elevator operating, the higher the electric charges. (3) The third of one of total management cost goes to pay the personnel expenses. So I found that the effective management of the expenses is available to reduce management cost. (4) The higher the stones, the lower the cost of personnel expenses including the cleaner cost. (5) The sum of costs assigned in repairment and management increases in proportion to the term of using. The costs assigned in special repairment and management are interacting to each other. (6) To reduce the management cost, we have to cut down the personnel in security guard that occupies one third of total management cost with application to the joint security system and operation of the self-governing guard. Through this process, it will be easy to accomplish the rationalization of contract with an outside order. Because the improvement of management service is not only the responsibility of owner but also the one of dwellers. And it Is imperative to realize the importance of cooperation and trust between the owner and dwellers. And the establishment of effective managing system which has convenience and rationality must be settled without delay.
