Classification and characteristic of Central Commercial Area Block Development, Gwang-ju (광주광역시 원도심 중심상업지역의 블록 특성 및 유형화)

  • The purpose of this study is to categorize Commercial area by identifying characteristics of blocks and coding them in order to segment use zoning in Commercial area. The study was conducted as follows. Data from building register, cadastral map, statistics annual report are utilized to identify the physical environment of the block. four types used as code under the physical environment classification code which are classification code of physical environment, detail usage, volume ratio, and height type are set, and combine the classification codes sorted by the four types of code. Through the physical environment classification codes, there are currently 37 different block characteristics of the Old downtown Commercial area. Diversity is not reflected. There are only Central commercial area of regulations in Old downtown commercial areas that are uniformly managed. For the renewal, management and development that can occur in the near future, it is necessary to segment of use district in the commercial area. Consider the current situation and future development direction for the management of sustainable commercial areas. Management is required using physical environment classification codes. It is meaningful that it can be maintained, managed and developed in accordance with the characteristics of each block.

  • The purpose of this study is to analyze the spatial characteristics of business-type-changed parcel in the Hongik-University commercial area, from the view point of commercial gentrification. A commercial gentrification occurs through a business-type-change in a spatial basic unit (microscopic spatial unit such as parcel) of an area which has not been considered in relavent policies and research. So, this study analyzed the spatial characteristics of business-type-changed parcels using the Cox's proportional hazard regression model. The main results of this study are as follows. First, as new developments in the adjacent area occur, the business-type-change probability increases. Second, by the commercial area division, the business-type-change probability is different. Finally, the accessibility is better, the probability is higher. These results could suggest that a consideration of the spatial characteristics form microscopic viewpoint is necessary to understand the commercial gentrification. And these could be used as basic data for a gentrification diagnostic and management system, which can predict gentrification from the view point of business-type-change on the basis of a parcel.

A Study on the Prevention of Appropriate Store and Gentrification to Restore the Function of the Commercial District in the Original City

  • Purpose: We would like to identify the appropriate size of stores in the commercial district suitable for the era of low growth. In addition, it is intended to present alternatives to prevent gentrification along with measures to revitalize commercial districts according to the selection of appropriate stores. Research design, data and methodology: The importance and commercial district usage patterns were identified through surveys by consumers and sellers. the demand and size of the commercial area were calculated based on the floating population and resident registration population. In addition, based on this, through metric analysis, the importance of the business district activation plan and what important matters can prevent gentrification were analyzed. Result: In this the study, 555 stores are currently operating in the target area, but it is seen as a commercial district with a scale that can operate 136 stores and 938 stores. In addition, it was analyzed that the Commercial Lease Protection Act needs to be strengthened to prevent gentrification. Conclusions: Due to the nature of small and medium-sized cities in Korea, commercial districts that have once lost their resilience must take much effort to find vitality. It is believed that local commercial districts will have resilience when diagnosis and recovery measures are adequately presented.

  • 1) It was found that melons stored at $20^{\circ}C$ were deteriorated mainly by phytophthora spot and the limits for commercial purpose were 6 days for the control and 4 days for the film packed sample. First of all, alternaria rot was produced after 8 days in control group and each group had cold-stroage hindrance after 20 days. The limits for commercial purpose determined by general appearance were 14 days for the control, 18 days for the 0.02mm and 16 days for the 0.04 mm group. 2) Seven to 8% of weight decrease was the limit of commercial purpose by general appearance. The amount of $CO_2$ excretion was decreased in $20^{\circ}C$ group and increased drastically with deterioration. The amount of $CO_2$, excretion during storage at $2^{\circ}C$ was about $\frac{1}{5}\;to\;\frac{1}{6}\;of\;20^{\circ}C$ 3) The usage of sugar for the substrate of respiration during storage was small and large amount of acids was used for this purpose. The sugar content was decreased with deterioration but acids were increased. The reducing sugar content was decreased and non-reducing sugar content was increased during storage.

  • The purpose of this paper is to research the locational characteristics of commercial land use. So this study deals with the realation between land use pattern and the factors which influence commercial land use. To perform this purpose we choose Apgujung-Dong as a case study area which is specially characterized as fashion street. Commercial facilities are spreading into the inner residential areas in Apgujung-Dong. To raise the efficency accuracy of research, informations of lands and buildings are analysed with EXCEL, ARC/INFO, SPSS The results are : (1) The characteristics of lots and buildings in Apgujung-Dong are different in kinds of commercial facilities. (2) The floor where commercial facilities are to locate varies with functions. (3) Commercial land use pattern is influenced by lot size, building size and story, accessibility, adjacent land use, etc. (4) QS is a useful tool in relation with urban land use analysis.

The Difference between Generations in Utilization and Preference for the Commercial Korean Traditional Foods (시판되는 한국전통음식의 이용현황 및 선호도의 세대간 차이)

  • The purpose of this study was to investigate the difference between generations in utilization and preference of the commercial Korean traditional foods. Results showed that middle school student tried the commercial Korean traditional foods more frequently than adult. While students tried soup, broth and one-bowl dish most frequently and favored grilled and pan fried foods, adults tried most frequently and liked best Kimchi, salt-fermented fish and beverages. The reason why the commercial Korean traditional foods were favored was the taste by student and time-saving by adult. As for the reasons why they disliked the commercial Korean traditional foods, both groups answered that they were not beneficial for health. To increase the consumption of the commercial Korean traditional foods students required then to be improved into better taste and adults into better sanitariness. There was difference between two generations in utilization and preference for some commercial Korean traditional foods surveyed.

Relationship between Ownership Structures and Earnings Management Behavior in Vietnamese Commercial Banks

  • Earnings management behavior is the use of accounting procedures, through accounting policies, to intentionally purposeful control in the provision of information to users. The purpose of this paper is to examine the relationship between ownership structure factors and earnings management behavior of 30 Vietnamese commercial banks. The paper uses the ordinary least square method to examine this relationship and employs time series data of 15 years from 2005 to 2019. The study also uses agency theory an asymmetric information theory. The authors examined six independent variables related to the ownership structure and these variables are typical of Vietnamese commercial banks. The results of the study show that the foreign ownership ratio is an opposite effect, while the ownership concentration variable has a positive effect on earnings management behavior of Vietnamese commercial banks. Based on that, the article proposes a number of policy suggestions for the State bank of Vietnam and Board of directors of commercial banks as well as investors to identify and to limit the earnings management behaviors of Vietnamese commercial banks. This contributes to ensuring information transparency as well as improving the quality of accounting information of Vietnamese commercial banks in the coming years.

  • The purpose of this study is to propose a planning method for increasing visitors' usage attraction by understanding user circulation in the large scale commercial complex. Focusing on the impact of anchor tenant on the pedestrian traffic arousing visitors' usage attraction flow, this study analyzed pedestrian circulation and traffic volume of Lotte World Mall, a large scale commercial complex. In this study, the change of pedestrian traffic in the commercial complex was investigated and the circulation flow of anchor tenant visitors such as movie theater in the commercial complex was simulated by computer. By analyzing both characteristics of pedestrian circulation and traffic volume in large scale commercial complex and movie theater users' pedestrian traffic with network-based computer simulation, positive relationship between pedestrian traffic to movie theater and pedestrian traffic dispersion of the whole commercial complex users was emerged. In addition, It is necessary to plan of distributing pedestrian traffic of vertical moving line in central space appropriately for using attraction function of anchor tenant.

  • The purpose of this thesis is to investigate the information content of commercial paper credit rating changes of Korean firms. The result shows neither sinificant daily abnormal returns nor significant cumulative daily abnormal returns over the test window. This ind icates that commercial paper rating changes are not informative to investors. A sensitivity analysis conducted for the portfolio of subsample shows a similar result. This thesis, however, may contribute to the better operation of Korean financial market by providing several directions to establish credit-based financial transactions.
