In this study, the ion index characteristics of small and medium urban land use types were investigated in the city of Chungju. The average temperature for each land use type was in the order: general commercial district ($29.59^{\circ}C$) > general residential district ($28.34^{\circ}C$) > productive green district ($28.31^{\circ}C$). The average relative humidity was in the order: productive green district (70.12%) > general residential district (69.93%) > general commercial district (66.48%). The average wind speed was in the order: productive green district (0.95 m/s) > general commercial district (0.87 m/s) > general residential district (0.54 m/s). Positive and negative ions were investigated to determine the ion index by land use type. The average amount of positive ion generated was in the order: general commercial district ($737ea/cm^3$) > general residential district ($492ea/cm^3$) > productive green district ($445ea/cm^3$). The average negative ion production decreased in the order: productive green district ($930ea/cm^3$) > general residential district ($754ea/cm^3$) > general commercial district ($744ea/cm^3$). The ion index calculated from measured data can be arranged in the order: productive green district (2.09) > general residential district (1.53) > general commercial district (1.01). These results confirm the state of positive and negative ion generation in each land use type. Further, the differences in the ion index by land use type were confirmed. However, a limitation of this study is that simple summer measurements were conducted, and seasonal characteristics were not considered. Therefore, any future investigation and research should consider seasonal variation characteristics.
Purpose: We would like to identify the appropriate size of stores in the commercial district suitable for the era of low growth. In addition, it is intended to present alternatives to prevent gentrification along with measures to revitalize commercial districts according to the selection of appropriate stores. Research design, data and methodology: The importance and commercial district usage patterns were identified through surveys by consumers and sellers. the demand and size of the commercial area were calculated based on the floating population and resident registration population. In addition, based on this, through metric analysis, the importance of the business district activation plan and what important matters can prevent gentrification were analyzed. Result: In this the study, 555 stores are currently operating in the target area, but it is seen as a commercial district with a scale that can operate 136 stores and 938 stores. In addition, it was analyzed that the Commercial Lease Protection Act needs to be strengthened to prevent gentrification. Conclusions: Due to the nature of small and medium-sized cities in Korea, commercial districts that have once lost their resilience must take much effort to find vitality. It is believed that local commercial districts will have resilience when diagnosis and recovery measures are adequately presented.
In Korea, micro-enterprises are in charge of an important part of the common people's economy, but face difficulties such as excessive competition, deteriorating profitability, and concentration of life-oriented industries. In order to solve this problem, the government is providing commercial district analysis services for micro-enterprises. However, the data provided by various organizations is not standardized, and there is a limit to the composition of the service with limited data. In this paper, we propose a method of solving the data consistency problem and linking and analyzing between questionnaire information and commercial district information to expand the data analysis service. The proposed linking methods are three methods: linking the commercial area information and questionnaire information in the same area based on the type of business and area, linking the survey information centered on individual micro-enterprise, and linking a small area of questionnaire information with a large area of commercial district information. The linked commercial district information and questionnaire information can be used in various ways or expanded analysis services. This proposed a method to overcome the limitations of existing commercial district analysis services with questionnaire information and lay the foundation for expanding the commercial district analysis services necessary for micro-enterprises.
The proportion of micro-enterprises and self-employed in Korea is excessively high compared to that of major developed countries, and frequent start-ups and business closures are repeated, causing enormous damage to the national economy. In order to solve this problem, various studies are underway for micro-enterprises, and the government provides commercial district information analysis services using big data for micro-enterprises. Among the commercial district information analysis services, the commercial district information analysis of our village store operated by the Seoul Metropolitan Government is continuously improving its service to provide the big data analysis service related to micro-enterprises. Since the service was built by integrating big data provided by various organizations, however, there are limitations in data reliability, data analysis, and service composition. In order to overcome these limitations, this paper proposes a location-based survey system that can be analyzed in conjunction with big data-based commercial district services. The proposed questionnaire survey system established the basis for expending the big data commercial district analysis service by linking the survey information and commercial district information.
Purpose - This study reviews the achievements of a pilot project for the revitalization of a commercial district performed for three years after its establishment in 2011. The project for the revitalization of the commercial district was performed to create a new local community space in connection with the traditional market and nearby districts. Although it was a pilot project, the project for the revitalization of the commercial district has been performed for almost three years. Therefore, this seems a proper time to conduct an interim evaluation of the project. This study aims to review and evaluate how the government support policy is influential for the revitalization of the commercial district. In other words, this research aims to identify what projects positively affected consumers' intention to revisit the downtown commercial area among the commercial district revitalization projects-promotion events, promotion activities, education, merchants cooperation system, IT projects, cultural events, and residents' communication. Research design, data, and methodology - This study designated seven management improvement projects affecting commercial district revitalization based on preceding studies. The survey of the degree of satisfaction on seven management improvement projects was executed targeting consumers who visited the commercial areas. Additionally, visitors' revisit intentions regarding currently visited commercial areas were also investigated. Therefore, revisit intention was set as a dependent variable and the satisfaction degrees of the respective management improvement projects were set as the independent variables. A total of 1,209 consumers were examined in six districts in the country. Result - Multiple regression analysis results showed that cultural events, education, the merchants' cooperation system, and IT projects brought statistically significant effects to the revisit intentions of consumers. In contrast, promotion events, resident communication projects, and promotion activities did not affect the revisit intentions of consumers. Particularly, the residents' communication project did not show significant influence because of consumers' recognition that it is similar to a cultural event. Conclusion - The following implications for the revitalization of business districts in the urban central area are drawn. From a general perspective, the businesses of culture, education, and cooperative system among seven businesses play positive roles regarding the intention to revisit so that the project is required to be promoted periodically through unique performances differentiated for each district, the merchant training reinforced for professionalism, and the expansion of joint events of merchants. Moreover, the sales promotion project and public relations activity are shown to be not influential to the intention to revisit. Therefore, while short-term sales promotion such as one-time gift events are required, sales promotion and public relation activities to induce revisits by mileage savings and accumulated gift presentation to attract long-term customers are required. The IT business is positively influential to the intention of revisit. Therefore, detailed information on the revitalized commercial district should be provided and additional functions such as discount coupons for continuous utilization should be included in the mobile app and the website.

This study aims at proposing a sound and sustainable development direction of an urban commercial district by identifying space syntactic properties, from the perspective of human ecology, of the street network in Enuengjeongi culture street as the representative commercial district of Daejeon City in Korea. The results are obtained through Angular Segment Analysis (ASA) on the street network in subject area for this study. It was found that most of the socially integrated nodes are arranged along the axis of main street in the district. However, in some of those nodes, it was investigated that the social integrative function have weakened, because open spaces as public space for the general public are occupied illegally by commercial purposes of shops and car parking. It was found that the socially isolated nodes are located at the district boundary connected to a relative narrow street, with a relatively low density of the commercial facilities. Besides, it was identified that a street width in the commercial district may be a factor affecting the social integration of a space on the basis of the openness of the space.

This study analyzed the specific items and contents of district unit plan for responding to commercial gentrification on the west side of Gyeongbokgung Palace, Ikseon and Ttukseom surrounding area. By analyzing the major regulatory items and ranges currently used in the 'district unit plan' for responding to gentrification, it was intended to draw up the limitations of the district unit plan of the study target and the significant issues to be considered when establishing a district unit plan for future respond to gentrification. In the district unit plan around Seochon, Ikseon and Ttukseom surrounding area, location restrictions are imposed on franchises for responding to gentrification in common, and in the case of Ikseon and Ttukseom surrounding area, the maximum development scale is especially smaller than that of the surrounding areas. Also, in the Ttukseom surrounding area, incentives are given to the use of certain exterior materials to preserve regional characteristics.

Due to COVID-19, the external activities of urban residents have greatly shrunk, causing a lot of damage to the commercial district, such as a decrease in population and sales. The downturn in commercial districts means the collapse of the infrastructure of the national economy, and can have serious side effects on the local economy and individual lives. Therefore, it is necessary to look at the alley commercial area, which is closely related to the national local economy, and pay attention to the damage and stagnation of the alley commercial area where small business owners are concentrated. The purpose of this study is to classify alley commercial districts into growth commercial districts and decline commercial districts by using commercial sales time series data and DTW time series group analysis for the pre- and post-COVID-19 period. The main findings of the study are as follows. First, using the time series data on commercial sales before and after COVID-19, the alley commercial districts were divided into growth commercial districts and decline commercial districts, and it was confirmed that the distribution of growth commercial districts and decline commercial districts was regionally different. Therefore, it is necessary to actively manage commercial districts in areas where many declining commercial districts are distributed, and it is required to prepare policies for each region in consideration of the spatial distribution of declining commercial districts. Second, during the COVID-19 period, face-to-face essential industries, density of guest facilities, and population density negatively affected the sustainability of commercial districts, which is the opposite of previous studies. This is the result of empirically confirming the specificity of the COVID-19 period and the negative effects of the integrated economy, and can be used as basic data for effective commercial district management and policy preparation in the event of a national disaster in the future. Third, the characteristics of the background of the commercial district had a significant effect on the sustainability of the commercial district, and the negative effect of the attracting facilities inducing population concentration in the background area was found. This suggests that it is necessary to consider the characteristics of the background as well as the inside of the commercial district when establishing policies to revitalize the commercial district and support small business owners in a national disaster situation.

This study examines changes in commercial space in Seoul from 1999 to 2016 by investigating operating periods of commercial businesses. This study finds that the characteristics of spatial changes in commercial districts are classified by the following two major points. First, the traditional CBD and Yeongdeung-po commercial districts show that both ages (survival duration) of operating commercial businesses and operating periods of market-exit businesses have changed to become longer than the average values of the two business types in Seoul. In contrast, the Gangnam and the Mapo commercial districts show that the operating periods of survived and closed commercial businesses have changed to become shorter over time. The difference suggests that survival-exit relations of businesses are closely related to the characteristics of each commercial district. In addition, this study shows that each commercial district has experienced dynamic changes in the intensity of commercial activities and the hierarchy of commercial space. Finally, this study indicates that public policies for commercial space should consider survival-exit dynamics of commercial activities in commercial districts.
In general, the decay of the residential district has been considered a phenomenon of old towns. But now it has become a problem of new development areas too, which have been a cause of the decay of old town. This study aims to investigate the decay of the residential district in the new development area. The survey site was Dunsan, a town-intown of Daejeon metropolitan city. The findings were as follows (:) 1) even in the new development area, a high level of vacancy ratio was evident. ; 2) among the buildings above ground, 1st floor showed the highest vacancy ratio, which means the 1st floor was allotted to too many commercial facilities relative to the buying power size in this district. ; 3) there were many conversions in response to the decay of the district, from residential to commercial, and commercial to residential. ; and 4) the allocation of each type of conversion showed a spatial pattern.
