The Research About Suitability of The Cost of Work According to The Alteration of Design Literature (설계도서 변경에 의한 실 공사비의 책정에 관한 연구)

  • The purpose of this thesis is to provide an appropriate trade-off information for the conflicting interests caused by the various factors between building owner and contractor during selecting the contractor and performing the construction work, in which the construction was contracted by open bidding from the government or private organizations. In order to propose the legitimate evidence, the differences between the domestic contract sheet of drawing change and the process of drawing change and those of the foreign countries were compared and analysed. The number of construction ordered in Youngdong area in 2001 whose construction expenses are more than 100,000,000 won is 218 items and 147,005,000,000 won in total cost. Among them, the number of 218 items whose total cost amounts to 16,705,000,000 (11.36%) is in case of increase of construction expenses due to the drawing changes, and the number of 48 items whose total cost amounts to 2,009,000,000 won (1.37%) is the case of decrease. In conclusions, the contractor could have more benefits than the building owner in case they submit the detailed estimate sheet without eliminating the increasing expenses of construction. It is shown that the building owner's loss is increasing whenever the labor cost is higher than material cost. Therefore, this thesis proposes a proper standards for the harmonious compromise between the contractor and the building owner for the problems caused by the drawing changes when the contract agreement is occurred.

  • Building Information Modeling (BIM) design has been mandatory in Korea since 2016, and it has been gradually expanding in the industry, with a slow attempt to apply it in remodeling constructions. This is because Korea is facing a situation where many buildings are over 30 years old and require remodeling or reconstruction. The remodeling industry is also a growing market, as it saves construction time and cost compared to reconstruction. BIM is an ideal technology element for a competitive remodeling construction, as remodeling constructions face a complicated construction process from the start, including demolition, maintenance, and reinforcement to save the change process. However, there are still limitations in applying BIM to remodeling constructions, due to considerations of the existing building and the complicated requests of the inhabitants. BIM still has technical and environmental limitations for general use. In this study, I analyzed BIM application cases from existing studies and suggest what improvement points should be strengthened.

  • In recent decades, infrastructural development has exploded, particularly in the coastal region of Saudi Arabia. The rising demand of most consumed aggregate in construction can be effectively compensated by the alternative material like scoria which lavishly exists in the western region. Scoria is characterized as lightweight aggregate beneficially used to develop lightweight concrete (LWC) - a potential alternative of normal weight concrete (NWC) ensuring reduction in the structural element's size, increase in building height, comparatively lighter foundation, etc. Hence, the goal of this study is to incorporate scoria-based structural lightweight concrete and evaluate its impact on superstructure and foundation design beside contributing to the economy of construction. Fresh, mechanical, and rheological properties of the novel LWC have been investigated. The structural analyses employ the NWC as well as LWC based structures under seismic and wind loadings. The commercial finite element package - ETABS was employed to find out the change in structural responses and foundations. The cost estimation and SWOT analysis for superstructure and foundation have also been carried out. It was revealed that the developed LWC enabled a more flexible structural design. Notable reduction in the steel and concrete prices of LWC might be possible in the low-rise building. It is postulated that the cost-effective and eco-friendly LWC will promote the usage of scoria as an effective alternative in Saudi Arabia and GCC countries for structurally viable LWC construction.

  • A studio type urban lifestyle housing was recently introduced as a new urban multi-housing typology. It was particularly created to meet the increasing housing demand of one-person households due to the population change and the shortage of housing supply. However, some concerns have been raised, because the government's policy has been focused on expanding housing supply by easing certain legal regulations in construction. Poorly planned and managed urban lifestyle housings might degrade living conditions for one-person households and ultimately harm urban environments. As such, this research is conducted to investigate the design characteristics of the studio type urban lifestyle housing from selected construction precedents in Seoul. Critical evaluations are made for the facilities and uses in site plans, unit plans, and shared public spaces. As a result, problem areas are found in the lack of design varieties, privacy protection in units, control of natural environment conditions, and the absence of community spaces. Improvement strategies can be suggested by comparing with some overseas' housing precedents: Design variations can be extended through flexible structure, facility, and furniture systems. Privacy and natural environment can be controled through the integration of interior space configurations and exterior envelope systems. The housing policy needs to be reconsidered to improve a variety in design, residents' social interaction, security, and management. Thereby, the studio type urban lifestyle housing should be holistically approached in terms of design and policy to enrich urban living experiences by residents and communities.

Challenges to Prevent in Practice for Effective Cost and Time Control of Construction Projects

  • Cost and time control of projects is important in preventing project failure. However, achieving effective cost and time control in practice is often challenging. The challenges of project cost and time control in practice are investigated by carrying out a questionnaire survey on the top 150 construction contractors in the UK followed by in-depth semi-structured interviews of practitioners from 15 construction companies in the country. Quantitative analysis reveals that design change is the most important factor inhibiting the ability of UK contractors from effectively controlling both the cost and time of construction projects. Four of the top five factors inhibiting effective cost control are also the top factors inhibiting effective time control albeit in a different order. These top factors-design changes, inaccurate evaluation of project time/duration, risk and uncertainty, non-performance of subcontractors and nominated suppliers were also found to be endogenous factors to the project. Additionally, qualitative analysis of the interviews reveals 16 key challenges to prevent for effective project cost and time control in practice. These are classified into four categorised based on where they stem from as follows; from the organisation (1. Lack of integration of cost and time during project control, 2. lack of management buy-in, 3. complicated project control systems and processes, 4. lack of a project control training regime); from the construction management/project management approach (5. Lapses in integration of interfaces, 6. project control not being implemented from the early stages of a project, 7. inefficient utilisation and control of labour, 8. limited time devoted to planning how a project will be controlled at the outset); from the client; (9. Excessive authorisation gates, 10. use of adversarial and non-collaborative forms of contracts, 11. communication problems within client set-up, 12. obstructive client representatives) and; from the project team (13. Lack of detailed/complete design, 14. lack of trust among the project partners, 15. limited time devoted to project control on site, 16. non-factual reporting). The study posits that knowledge of these project control inhibiting factors and challenges is the first step at ensuring they are avoided and enable the implementation of a more effective project cost and time control process in practice.

  • This study is including the independent project, "building children's library of the town" that is conducted by a local resident. The study object is the contents of the "design workshop for library planning" and the general process during one year since the opening. This study is delivering "information of children's library" through the work-shop and is conducting the role of a professional space planner by measuring the blueprint. Thus, the study could be conducted with synthetic viewpoint on each library. The followings are the results from the study. First, there were various space operations and a variety of programs in the case library that is independently managed. This is directing to "the constructive and active space usage" by the users and finally results in positive circulation. Secondly, there is a change through the process of execution and operation in the library construction plan. There are needs for the flexible space expansion and adjustment, modifiable furniture layout and design and various keeping areas because there is on-going tendency of corresponding space change. The third, the author could draw more practicable consideration points for space planning by looking at the trend of space change in Transactionist viewpoint. Thus, this study is very meaningful in terms of planning of sustainable public areas.

  • Contemporary architecture pursues new method of Interpretation of Non-linear space as digital media appears. As various materials and new methods can be used due to developments in science and expansion of thinking, contemporary architectural color developed extensive possibilities. It means not only the change of drawings, method of architectural product and materials but also the change of value system for architectural space. Thus the purpose of this paper is to suggest interpretation of space applied by color structure, and this point of view was based on the three elements of color perception which are light source, reflector, and observer. According to this categorization, architectural color of exterior color, layer color and interaction color are explained via examples of colors recently used on the contemporary architectures. In summary, contemporary architecture can be explained by Non-construction space interpretation for intrinsic complex meanings. Therefore, it can be explained as moving space, collage, by picturesque space, moving blur color and emptiness of color. This pursues various point of views for space interpretation, therefore it can be developed to the identity of strengthening architectures' design concept.

  • Place that have cutout inner bottom and girder and floor etc. in hull construction absence is used much, and this is strength in case must be situated, but establish in region that high stress interacts sometimes fatally in region that there is no big problem usually by purpose of weight reduction, a person and change of freight piping etc.. Because cutout's existence gnaws in this place, and, elastic buckling strength by load causes large effect in ultimate strength. Therefore, perforated plate elastic buckling strength and ultimate strength is one of important design criteria which must examine when decide structural elements size at early structure design step of ship. Therefore, and, reasonable elastic buckling strength about perforated plate need design ultimate strength. Calculated ultimate strength change several aspect ratioes and cutout's dimension. and thickness in this investigation. Used program applied ANSYS F.E.M code transformation finite element law that is mediocrity finite element analysis code.
