A Study on the Improvement of Architectural Administration Service Program (건축행정 서비스 개선방안 연구)

  • According the high growth of Korean economy, there are many changes in our life recently. As life quality is improved, the standard of construction is strengthen and subdivision. However, in many steps through which it passes until a building is planned, designed, constructed and completed, there are lots of problems among the law related architecture. Especially, there are many statutes which must be checked related to building permits and much wastes time and money in review because of overlapping laws related architecture. Furthermore, there are limitation of computerization and shortage of human power of administration in architecture. In this study, we propose six improvement programme of administration service in architecture. Through these program, civil applications like housing and economic condition could be improved consistently.

Modeling of a Building System and its Parameter Identification

  • This study proposes a low order dynamic model of a building system in order to predict thermal behavior within a building and its energy consumption. The building system includes a thermally well-insulated room and an electric heater. It is modeled by a second order lumped RC thermal network based on the thermal-electrical analogy. In order to identify unknown parameters of the model, an experimental procedure is firstly detailed. Then, the different linear parametric models (ARMA, ARX, ARMAX, BJ, and OE models) are recalled. The parameters of the parametric models are obtained by the least square approach. The obtained parameters are interpreted to the parameters of the physically based model in accordance with their relationship. Afterwards, the obtained models are implemented in Matlab/Simulink(R) and are evaluated by the mean of the sum of absolute error (MAE) and the mean of the sum of square error (MSE) with the variable of indoor temperature of the room. Quantities of electrical energy and converted thermal energy are also compared. This study will permit a further study on Model Predictive Control adapting to the proposed model in order to reduce energy consumption of the building.

A Study on the Estimation of Producetivity Measure of the City of Seoul (서울시 생산성지표의 추정)

  • It has been estimated the total factor productivity(TFP)of the city of Seoul. Average TFP growth rate during 1974-1992 has been estimated as 0.0602. TFP growth rate has been decreased from 0.0804 of 1970's to 0.0561 of 1980 and 1990's Factsro affecting the TFP are found to be core infrastructure, capital stock and land price growth rate. High land price growth rate depresses the TFP growth rate. During 1989, due to the high land price growth rate and extremely low building costruction permit TFP rate has been estimated as negative.

  • The delay in the construction permit for the building, which obtained the approval of business proposal, may lead to a difference in the maintenance cost ranging between 20% and 30% in the neighborhood where the residents moved in, along with the new project under construction in the surrounding area amidst rigorous regulations that aim to promote energy-saving and the heightened interest of the public in energy conservation, and such problem would become the major source of serious public complaints. Thus, the energy-saving plan needs to be prepared when the approval is granted to the business plan. In order to prevent public complaints or ensure effectiveness of government's energy plan, it may be effective to apply the energy-saving plan based on current standards upon the award of construction permit when two years have elapsed since the date of the scheduled commencement of construction or when the start of construction is delayed as stipulated in the Article 18 of the Enforcement Decree of Housing Act. If the energy-saving plan and related technologies are merely the parts of license and permit process without fully serving their purposes and functions, it would be waste of time to deploy a lot of workforce and review and seek consultation. The government or owners of buildings need to fully understand the energy-saving aspects and exert effort to enhance the energy efficiency of buildings.

The First Skyscraper Revisited

  • Debates on what is the first skyscraper have been ongoing from time to time since the construction of the Home Insurance Building in Chicago in 1885, which is generally recognized as the first built skyscraper. This paper attempts to verify this assertion through a detailed investigation after identifying the criteria that characterize a skyscraper. By considering and examining several competing buildings for the title of "first skyscraper" in terms of their levels of satisfying these criteria, the paper reconfirms that the Home Insurance Building in Chicago indeed qualifies as the first skyscraper and is the harbinger of future skyscrapers. By introducing technological and associated architectural innovations in this pioneering building, its designer William Le Baron Jenney paved the way for the construction of future skyscrapers. In traditional construction, heavy masonry walls especially at lower levels did not allow large window openings in exterior walls that would permit ample daylight. For the Home Insurance Building, originally built with 10 stories, Jenney created a metal-framed skeletal structure that carried the building's loads, making the building lighter and allowed for large windows permitting ample natural light to the building's interior. The exterior iron columns were encased in relatively small masonry piers mainly for fireproofing, weather-protection and façade aesthetics. Relying on the structural framing on the building's perimeter, the exterior masonry thus turned into a rudimentary "curtain wall" system, heralding the use of curtain wall construction in future skyscrapers. This building's innovative structural system led to what is known as the "Chicago Skeleton," and eventually produced remarkable skyscrapers all over the world.

A Study on the Changes of the Apartment price in Accordance with Project process of Super high-rise mixed use buildings (초고층 주상복합 건물의 개발사업 단계에 따른 주변지역 아파트가격의 변화에 관한 연구)

  • High-rising buildings are a sort of solution to recent cities. Till now real estate development was concentrated in new development on vacant lots, and it resulted urban sprawl. Generally large cities are confronted with the exodus of industry and population from city. High-rising buildings solve many problems associated with this problem. The purpose of this research is to identify the effect of super high-rise mixed use building project process on apartment price. For this study, the hypothesis is that price of apartments is influenced by project process of super high-rise mixed use building. The study concerned 4 variations of project process that is building permits stage, sale stage, construction starting stage and stage of moving into building. The target projects of buildings are selected by number of floor(over 40 floors) and construction time. And 48 apartment complex are selected around super high-rise mixed use building. This study uses hedonic price function to analysis effect of project process of super high-rise mixed use building. A price of apartments is defined as a dependent variable. Characteristics of residence, complex, district and super high-rise building are defined as independent variables. The results are as follows; first, there is no error in price model of this study. Second, it is found that apartment price was influenced negatively by building permit stage and sale stage of super high-rise mixed use building. But that was influenced positively by construction starting stage and stage of moving into building of that. Third, as the project process of super high-rise mixed use building was proceeded, price of apartments was increased.

Risk evaluation of steel frames with welded connections under earthquake

  • Numerous failures in welded connections in steel moment-resisting building frames (SMRF) were observed when buildings were inspected after the 1994 Northridge Earthquake. These observations raised concerns about the effectiveness of such frames for resisting strong earthquake ground motions. The behavior of SMRFs during an earthquake must be assessed using nonlinear dynamic analysis, and such assessments must permit the deterioration in connection strength to capture the behavior of the frame. The uncertainties that underlie both structural and dynamic loading also need to be included in the analysis process. This paper describes the analysis of one of approximately 200 SMRFs that suffered damage to its welded beam-to-column connections from the Northridge Earthquake is evaluated. Nonlinear static and dynamic analysis of this SMRF in the time domain is performed using ground motions representing the Northridge Earthquake. Subsequently, a detailed uncertainty analysis is conducted for the building using an ensemble of earthquake ground motions. Probability distributions for deformation-related limit states, described in terms of maximum roof displacement or interstory drift, are constructed. Building fragilities that are useful for condition assessment of damaged building structures and for performance-based design are developed from these distributions.

  • The use of foreign labors was inevitable at the construction site in Korea. Most construction companies are being used them in the workplace due to the cheap labor, but their work ability are insufficient as much as Korean labors. In this paper is expected to confirm the foreign labors' employment conditions and study to analyze the changing of foreign labors' work ability.

  • Strategic aim of Poland is an accession to The European Union. This accession means consolidation of democratic transformations and acceleration of economical development. Possibly full and quick execution of preparing works at building domain is one of conditions of Polish membership in the European Union. Poland has to adopt rules and standards, which are required at EU. It will permit to make polish companies more attactive at international market. We should know, that economical, legal whether political reforms, this is not all what consists on membership at the Union European. We must change internally, become open to the world, to represent dynamism, enterprise, knowledge and culture. We must become more tolerant and be able to communicate with people with different culture whether political orientation, we have to accept this dissimilarity and will find way of dialogue and cooperation.

Urban Informatics: Using Big Data for City Scale Analytics

  • Urban Informatics, the application of data science methodologies to the urban development and planning domain, has been increasingly adopted to improve the management and efficiency of cities. This paper introduces state of the art use cases in major cities including New York, London, Seoul and Amsterdam. It also introduces recent advances in using Big Data by multi-lateral institutions for poverty reduction, and startups utilizing open data initiatives to create new value and insights. Preliminary research performed on using Seoul's open data such as building permit data and health code violations are also introduced to demonstrate opportunities in this relatively new but promising area of research.
