  • The management for materials and inventory is one of the factors which are considered the most for profits of a business in almost all industrial fields. Resource procurement which occupies more than 40% of an overall construction cost has a strong relationship with profits of a business but it is regarded as a work for a manager rather than for a technician. It makes the importance of resource procurement relatively low and slows down the development of workings. As the construction project becomes more larger and complicated, effective management for materials are directly affecting the profits of a business. Therefore, this research works on finding an economical managing method for materials according to a characteristic of construction project based on accurately forecasted BIM data. Finding a reorder point by using BIM data which contains an accurate data for schedule and material enables a better management for materials and provides more accurate data on matters which were used to be determined by an intuition of a manager.

  • The CM(Construction Manager) of D-university has been seeking the advice of my BIM-team to adopt CM(Construction Management) and BIM best practices to improve project delivery results, and has authored best practice reports for spatial validation, BIM, 3D, 4D and 5D performance. Building Information Modeling(BIM) Process, Integration, and Adoption looks at BIM implementation from a company and project level laying out a process for companies to use BIM. Following this studies, participants will be able to: 1. BIM participants has been creating a BIM process diagram for a project, and has been evaluating and selecting process options for a specific BIM project. 2. BIM participants has been describing the roles and responsibilities of participants in the BIM process, and has been communicating the BIM process to management, colleagues, and project stakeholders. 3. BIM participants has been identified consistent factors influencing BIM return on investment at the project level and the company level, and has been outlining a process for BIM adoption on the project level and company level.

  • Recently, defect management have been considered as one of the major issues for more large-sized and complicated in domestic construction industry. However, the defect management have not been performed systematically because of special manpower, excessive amount of documents, 2D based inspection work, unclear traditional checklists, complicated work process and difficulty in communicating construction information. Therefore, the construction field manager could not performed the quality inspection and defect management work on time as well as the reliability of recorded quality and defect factors was decreased. The primary objective of this study is develop a Construction Defect Management Application CDMA) using a mobile (smartphone). The application can be sharing a huge information and communication technology based on RFID (Radio-Frequency Identification), BIM (Building Information Modeling) which enables field mangers to efficiently gather the information of defection in construction on-site.

  • A total of eleven keywords for construction project management engineers to know about safety are as follows. Before the construction, there are two keywords as the safety organization plan and safety management plan, safety compliance, document beach, safety check, safety management fee, hazardous risk prevention plan, safety education, safety accident, seven keywords, There are two keywords of safety inspection comprehensive report, safety management document. It is necessary to understand the keywords well in accordance with the relevant time and to do the best in safety work, and it should be recognized that safety inspection is carried out every month and the safety work should be done faithfully.

THE CONFLICT MANAGEMENT STYLE ADOPTED BY THE SUBCONTRACTORS OF HONG KONG BUILDING PROJECTS

  • It is a common practice in Hong Kong for the main contractors of local building projects to sublet most of the work to subcontractors. Consequently their roles have gradually transformed from a constructor to a manager of subcontractors. The outcomes of a project therefore depend heavily on the subcontractors' performance. However, most of the subcontractors complain that they are unable to efficiently and effectively operate due to site coordination problems, such as inaccurate site reference lines, caused by main contractors. The site problems may consume significant amounts of resources if practical solutions cannot be agreed by the project participants early enough. Rahim Organizational Conflict Inventory-II (ROCI-II) model was developed by M.A. Rahim that measure five types of conflict management style including Integrating, Obliging, Dominating, Avoiding and Compromising. This paper presents the questionnaire survey based on the ROCI-II model to rank the preference on the conflict management style adopted by the project representatives of the subcontractors in handling the site coordination problems and its impact to the time used to agree the solutions to the different types of site coordination problems with main contractor. The survey results show that most of the subcontractors' project representatives preferred to adopt the Compromising style to tackle the site coordination problems and the time used to agree the solutions with main contractor was influenced by the conflict management style adopted.

해외 건설엔지니어링산업의 정책평가 및 개선방안 (Policy Evaluation and Improvement Plan of Overseas Construction Engineering Industry)

  • 국내 건설경기의 하락과 함께 건설산업의 해외시장 진출은 건설업계 및 정부의 핵심적인 과제로 인식되고 있으며, 최근 대형 기업들의 해외진출뿐만 아니라 중소업체들의 해외시장 진출이 주요한 건설정책 및 건설업계의 이슈가 되고 있다. 따라서 본 연구는 건설엔지니어링분야의 해외건설 지원정책을 도출하여 평가한 결과, 시장개척자금 지원사업 정책, 전문인력 육성 및 교육정책, 수주정보 제공 지원정책 순으로 높게 평가되었다. 해외근무 경력의 인센티브 정책 만족도는 39.6점에 그쳐 상대적으로 낮았다. 이러한 정책평가 결과를 통하여 정부측면과 업체 측면에서 개선방안을 제안하였다. 정부측면에서 건설엔지니어링분야의 해외건설지원정책 개선방향으로는 PM, CM, 설계업체의 엔지니어에 맞는 정보제공 방안과 건설엔지니어링분야의 해외전문인력 양성 및 교육지원정책의 확대로 실무인력 배출방안을 제안하였다. 건설엔지니어링업계 측면에서는 건설엔지니어링의 기술역량 확보를 위한 해외 글로벌 전문인력의 확보방안을 제안하였다. 또한 신규사업 발굴과 해외건설 시장개척지원 사업의 성과를 공유할 수 있는 체계 구축방안과 중소 건설엔지니어링업체가 해외사업을 위한 건설사업관리 역량강화 및 계약 및 리스크 관리의 강화방안을 제안하였다.

PMIS의 품질이 프로젝트관리의 성공에 미치는 영향 분석 (The Effect of PMIS Quality on Project Management Success)

  • 건설 PMIS(Project Management Information System, 이하 PMIS)는 과거의 업무보조 수단에서 벗어나 프로젝트의 성공을 위한 필수적인 도구 중의 하나로 인식되고 있다. 하지만 정보관리시스템 구축 목표와 전략 부재로 인해 투자비 규모 설정은 물론 파급영향에 대한 기대감 상실로 정보화 노력이 일시적 현상에 그치고 있다. 이는 정보화 투자 대비 효과에 대한 검증이 부족하여 정보화를 추진하는데 있어 동기 부여가 되지 못하기 때문이다. 따라서 본 연구에서는 PMIS의 품질요인과 프로젝트 관리의 성공 간에 영향관계를 파악하는 것이 목적이다. 건설 프로젝트 관리의 성공요인, 정보시스템 품질평가 및 성공모델 도출에 대한 기존 문헌고찰을 통해 프로젝트관리의 성공과 PMIS의 품질을 측정하기 위한 평가항목을 구성하였으며 실제 PMIS의 사용자인 시공사, 사업관리자(Construction Manager, 이하 CM)를 대상으로 설문조사를 실시하였다. 이렇게 수집된 자료들로 통계프로그램인 SPSS 12.0을 활용하여 다중회귀분석을 통해 건설 사업에서 PMIS의 품질요인과 프로젝트 관리의 성공간의 영향관계를 분석하고 시사점을 도출하였다.

  • The curtain wall construction applied on high-rise building facades in Korea became generalized, but specialty of the CMr(Construction Manager) who needs to perform economical project management with specialty in the curtain wall construction is still lacking. Therefore, this study analyzed the structure design standard of the curtain wall, researched economical design alternatives. Based on the research results, if the ratio of dead load against wind load is less than 0.1256, LRFD will be more economical.

Causes of Delay in Construction Projects in Bangladesh

  • Construction delay is a common problem worldwide, which is considered as one of the main reasons for project failure. Bangladesh construction industry is no exception. This study investigated the main causes of delay in large building construction projects in Bangladesh. A questionnaire survey was conducted to determine the causes of delay from owners, consultants, and contractors of large building construction projects. About 70 respondents participated in the survey. Using the importance index analysis, the study identified 10 most important causes of delay from a list of 30 different causes. Ten most important causes were: (1) lack of experienced construction manager, (2) lowest bidder selection, (3) funding shortage by owner, (4) lack of proper management, (5) improper planning and scheduling, (6) lack of skilled workers, (7) site constraints, (8) contractors' cash flow problems during construction, (9) escalation of resources price, and (10) contractors' excessive workload. Furthermore, Kruskal-Wallis test indicates that there is no significant variation exists among the three group of respondents, ie owners, consultants and contractors.

Direction of CM Services Defect Liability in the CM Contract

  • The execution of a construction project involves the engagement of many participants. Generally, the Authority uses CM to certify that the Work is built according to the contract documents. The CM work scope is expressed in the Construction Technology Management Act and its Regulation. The mandated and delegated CM services are limited to the construction period. If Contractor is required to repair a construction defect, the Contractor should bear the burden of the inspection service for the defect repair, because it is associated with him. Nevertheless, CM should submit a bond to provide the inspection and supervision service for the defect repair. These may result in conflict with each liability. Therefore, CM service in the law and regulation was investigated and analyzed in this study to classify the characteristics of CM contracts, and it was suggested that the CM liability for the inspection and supervision service for the defect repair should be reconsidered.
