Purpose: International efforts to save Earth's environment against global warming and environmental pollution have been made in many countries. Energy consumption of buildings has been continuously increasing, and it has been over 40% of total energy consumption in the world. Energy consumption of buildings in Korea reaches 24% of total energy consumption. So, Korea government has executed building energy rating systems to control energy consumption of buildings. Method: This study was carried out to evaluate the energy performance of apartment unit plans according to converting balconies into living areas. For the study, six types of input models were made. Two input models(SP1 and SP 2) were the standard units that balcony areas were not converted into living areas, and four ones(EP 1, EP 2, EP 3 and EP 4) were the extended unit plans that balcony areas were turned into living areas. All of them were simulated with ECO2 software to assess building energy efficiency. Result: According to the results, the energy performance of the EP 2 and EP 4 models were 21. 8% higher than SP 1 model and 9.2% higher than SP 2 model.

Various residential patterns, which can accommodate ever-changing modem lifestyles, are increasingly needed. On the residents' demand for flexible space, mote research should be conducted on the apartments built by the concept of flexible space. In this study, apartments of 40-60 pyeong in size built in the region of Seoul, between 1998 and 2007, are analyzed in terms of the flexible types and the unit plan composition. To reflect the changes in people's perception of residential quality-preference for a residence with a good view, over for the direction that a residence faces, more rooms are placed on the front bay. From the analyses of this study, flexible unit plans are classified into 6 types; and it was found that, as the size of apartments gets larger, the livingroom and the dinning room tend to be placed on the front bay. After grouping rooms with a similar function into the spatial zones of the master bedroom, children's room, the livingroom, and the dinning room, flexible types are analyzed in terms of the location of rooms. The results of this study will be able to contribute to establishing flexible housing culture that can accommodate the changing needs of residents.

With the change of family type and diversify of life style, residents need various unit plan in Quality. A rate of economically productive women has increased, and generally double-income households will continuously increase in the future. So a research is requested to consider the double-income households's satisfaction for a unit plan based on their life characteristics. The purpose of this study is to find out double-income households's lifestyles, and to search and analyze users' needs for spatial composition according to their lifestyles, and then, embody spatial composition of Apartment Unit plans. The findings are as follows. (1) Housing lifestyles of users living in apartment are categorized into 5 types: seeking the way to make housework easy and comfortable, making the best use spatial composition, pursing the universalism, housework oriented, pursing the leisure. (2) The type of seeking the way to make housework easy and comfortable requests facility with home appliances and a shower bath, the type of making the best use spatial composition requests storage space and trial about new plan, the type of pursing the universalism is concerned about the protection of environment and a memorial service, the type of housework oriented wants a talk with their family and discuss some problem, and the type of pursing the leisure requests division of household with their family and likes traveling and sports.

The purpose of the study is to elicite a dwelling standard for the low-income group as belong to future socially underprivileged class through an investigation of the average size of each zone in plane figures of the apartment. The investigation has been executed to 2 kinds of plane pictures of the most spread exclusive using area scale: $85m^2$ and $65m^2$, which would be a groundwork of data to harmonize with the future dwelling needs, especially those of low-income group. 312 cases were selected to be investigated about each floor space of the living room, the main room, room1, room2, and the kitchen based on wall distance, to be calculated and charted about the average and the proportion of width and depth of each zone. The investigation about how those elements effect to the overall width and depth of the apartment according to the composition and the floor space shape executed as well.

The purpose of this study is to examine the characteristics of unit plans in the high-rise mixed-use condominium and to provide the data fur architectural planning and design. The tools of statistical analysis are frequency, percentage, mean, cross-tab, and correlation. The results of this study are as fellows; The most frequently found shape of unit is a deformed polygon. The common rooms in housing units are dressing room, powder room, offset-kitchen, family room, passage, hallway, and foyer. The specially prepared spaces are wash room, home bar, independent porch, and garden. As to room size and area ratio in a dwelling unit, those of living room are biggest and highest irrespective of unit size. As the floor area of unit increases, does the size of each room and space but the area ratio of each room decreases. This research is made to develop an Apartment Information System. This integrated information system is to be designed to provide residents of high-rise mixed-use condominiums with convenient, economical, and safe life.

우리 사회의 인구성장이 둔화되고 가구형태도 1~2인의 소가구가 53.3%로 과반을 넘고 있어 향후 이를 주거단지에서 어떻게 계획으로 수용하여 적절한 주거공간을 만들어갈지가 중요해지고 있다. 따라서 본 논문에서는 소가구화 증가 추이에 대해 기존의 지구단위계획이 적절히 대응하고 있는지를 고찰하고, 소가구화에 대응한 향후 지구단위계획의 요소별 개선방안과 적용성 제고방안을 제시하고자 하였다. 이를 위해 최근 6개 주거단지를 대상으로 소가구와 관련한 지구단위계획의 지침과 내용을 분석하고 문헌고찰 및 전문가 자문 등을 통해 문제점과 개선방안을 도출하였다. 연구결과, 1인 가구 증가에 대응하여 다양한 주거유형의 지구단위계획상 반영이 필요한 사항들을 제안하고, 소형공동주택, 쉐어하우스, 독신자전용주거 등 1인 가구 주택특성에 맞는 가구 획지, 건축물 배치, 건축물 형태 및 외관 등과 관련한 계획요소도 제시하였다. 또한 무인택배시설, 게스트하우스 등 부대복리시설의 도입, 유치원 등 수요가 낮은 부대복리시설의 재검토 등 1인 가구 거주특성을 고려해야 함을 제안하였다. 제안된 계획요소와 방안들은 향후 공동주택의 지구단위계획수립지침과 운영기준 등을 작성하는 데 활용될 수 있을 것이다.

The purpose of this study was to find the characteristics of the housing needs of apartment purchasers in derision-making steps. The survey was took place from June to July, 2003 in the Daegu area. The data were collected from 1,187 married women using questionnaires and reponses were analyzed by SPSS Window Program. The results were as follows : 1. In the phase when housing problems are recognized the motives for moving were related to the floor space of the housing unit and the residential environment. 2. In the phase of acquiring information on apartments, the basis of the informations was mostly collected through conversations at model houses, from relatives, experts and real estate agents. 3. In the phase of considering alternative plans for apartment purchases, the factors considered were convenient interior space composition and educational environment for children. 4. In the phase of apartment purchase, the important factors was input from relatives and experts. 5. In the phase of post-purchase evaluation most discontent was related to privacy issues, interior space composition, and educational environment for children.

The purpose of this study is to investigate the remodeling of apartments housing unit according to the area type and size in order to provide useful information for future plans for more consumer-friendly dwelling units. To achieve this goal quantitative data analyses were employed. The sample was a total of 100 apartments analysed in previous researches conducting case studies on apartments remodeling. The data were analyzed by SPSS WIN program package in terms of frequency, percentage, and x2-test. The results of the study are as follows: The change of finishing materials were made in almost all of the sample. 6.4, 8.6 and 10.6 categories were altered in the small, medium, and large apartments respectively out of 21 remodeling categories. In the case of communal areas, change of finishing materials and installation, removal, and change of lighting fixtures were most frequent. The most frequent alteration in private areas was also observed In change of finishing materials and installation, removal and change of lighting fixtures.

This study is aimed to provide a guide for PC use space in apartment. To achieve this, a design about PC use space which was considered adequate location, area, form was suggested. As methods of the study, survey research method and case study. The survey was taken by five hundred-eighty-nine people who used PCs in apartment from May 2005 to July 2005 in JeJu Special Self-governing Province for an analysis of data. The results of the survey were showed PC use space situation and furnitures layout patterns. The case was classified by unit plans of size, and it showed design example of PC use space. In types of $61{\sim}69$ square meters ($m^2$), PC use space was located in dead-space in the residence with minimum scale, because of $61{\sim}69$ square meters types are smaller than the other types. In types $100{\sim}129$ square meters, PC use space which was divided with a partition panel was located in the livingroom expanding the room space to the balcony. In types of 130 square meters, PC use space was located in the room of sons or daughters which was arranged with other furniture. The adequate area of PC use space is $1.4{\sim}2.2$ square meters, and it should take into account furniture size and human active sphere. And PC use space of form should consider traffic line, personal space and privacy. Besides it is required of ergonomic design in chair, table in its scale. And it is necessary development of systematic furniture for PC use space.
