A Feasibility Study on Optimal Lifting Planning in the High-rise Apartment Building Construction (공동주택공사의 건설용 리프트를 이용한 양중계획 타당성 분석)

  • In order to improve work efficiency in high-rise apartment building construction, it is required to establish the major criteria and practical method for selecting the construction lifts. It is necessary to analyze work efficiency and economic feasibility depending on speed, size and capacity of lifting equipment and characteristics of construction projects. The purpose of this research is to develop the fundamental process and information for selecting the lift in order to plan and manage the material lifting and laborers' vertical transporting in the high-rise apartment building projects more effectively. In order to satisfy the objective of the research, work performance of the lifting machines with different speed and carrying capacity is analyzed under the practical constraints. In addition, potential economic evaluation is conducted. One of the significant findings of the research is that the mid-speed lift shows 43% improvement in work efficiency compared with the low-speed lift. The results of the research will be used as the basis for developing the further optimal lifting management system.

Investigating the Impact of Project Management on Construction Defects in Housing Projects: With a Focus on Project Manager Experience (프로젝트 관리가 공동주택 건설의 하자 발생에 미치는 영향: 프로젝트 매니저 경험의 조절효과를 중심으로)

  • Recently, defects that occurred during the construction of apartment houses have become a social issue. Defects in apartment houses lead to waste of resources and economic loss, causing psychological and physical damage to customers, and a decrease in reliability and financial loss to construction companies. The purpose of this study was to analyze the impact of defect occurrence according to the difference in project management level in the apartment housing construction stage, and to investigate the extent to which the project manager's experience affects the defect occurrence rate. For the empirical analysis of the study, statistical analysis was conducted using data collected from 130 actual projects. The results of the analysis showed that schedule management, cost management, and quality management had a positive effect on reducing the defect occurrence rate in the execution stage of apartment housing construction, while human resource management productivity had a negative effect. This study theoretically demonstrated the importance of project management, and in practice, showed that schedule management, cost management, and quality management should be faithfully performed in the execution stage to reduce the rate of defects after project completion. It was also suggested that hiring an experienced project manager would help reduce project defects.

The Hedonic Method in Evaluating Apartment Price: A Case of Ho Chi Minh City, Vietnam

  • The study examines factors affecting apartment prices in the real estate market of Ho Chi Minh City, Vietnam. The study uses primary data based on surveys of customers who have traded successfully, and collects transaction data from real estate trading companies that are the top investors in Ho Chi Minh City real estate market. The collected data include 384 observations in a total of 24 districts, detailing that each district surveyed on a minimum of four projects, each project carried out a survey on a minimum of four apartments. The survey collected 339 valid questionnaires for analysis and model testing. This study employs multivariate regression with the data of 339 observations. The research results reveal that five significant factors affect positively the price of apartments in Ho Chi Minh City - apartment area, toilet and bedroom, apartment floor, reference price, and apartment interior. Besides, there are three significant factors affecting negatively the price of apartments - next price trend, distance to city center, and potential building. From the results, the research proposes solutions in the pricing of apartments in the real estate market in Ho Chi Minh City - better information system, a real estate transaction index, and stricter management of small brokerage activities.

  • Since the beginning of our military history, we are continuously interested in supplying apartment for military officers. So we possessed 72,361 households and used in 2002 however, $18\%$ of those are over 20years and need to be remodeled Department of Military has taken this fact seriously To solve the problems, they built more new buildings, rent public buildings and remodeled the old one But, The procedure of present military apartment remodeling has many problems at the stage of evaluating the priorities in various remodeling projects which have been caused from lots of corps. I've reviewed the study of military apartment business and applied the AHP(Analytic Hierarchy Process) method which is effective to evaluate the priority in various groups' decision.

Real Survey on Interior Surface Area and Applied Finishes in Recently-Planned Apartment Houses (공동주택의 실내부 표면적 및 사용 마감재 구성 실태분석)

  • This paper is an outgrowth of many years of practicing real interior work projects and one of my responses to the question not only about the actual dimension of interior work surface but also about the classification of contemporary finishing materials in basic interior project of high-rise apartment houses. For this purpose, 8 conventional apartment units which are already-built or designed have been surveyed and the results are interpreted in the form of proportion of space and finishes. The data can be applied to make up a schematic design in the selection of environment-friendly interior works and assessment of the degree of sustainability. For further study, the basic data provided here can be used as an index to differentiate the occupants' desire toward green interior design for their own apartment spaces, comparing to the conventional interior work in the Korean market. Not surprisingly, wall paper is dominated to make the interior surface in apartment houses. In the percentile of the utilization of finishing materials, wood-flooring and coating materials like wet paint also ranked at the upper position.

  • In spite of enormous increase in data generation, its practical usage in the construction sector has not been prevalent enough compared to those of other industries. The author would explore the obstacles against efficient data application in the arena of expenditure forecasting, and suggest a forecasting method by applying Case-based Reasoning (CBR). The newly suggested method in the research, enables project managers to forecast monthly expenditures with less time and effort by retrieving and referring only projects of a similar nature, while filtering out irrelevant cases included in database. Among 99 projects collected, the cost data from 88 projects were processed to establish a new forecasting model. The remaining 10 projects were utilized for the validation of the model. From the comprehensive study, the choice of the numbers of referring projects was investigated in detail. It is concluded that selecting similar projects at 12~19 % out of the whole database will produce a more precise forecasting. The new forecasting model, which suggests the predicted values based on previous projects, is more than just a forecasting methodology; it provides a bridge that enables current data collection techniques to be used within the context of the accumulated information. This will eventually help all the participants in the construction industry to build up the knowledge derived from invaluable experience.

The Study on the Residents' Needs of Remodelling in the Deteriorated Apartment Housing (노후아파트의 리모델링에 대한 거주자의 요구 경향)

  • The deteriorated apartments make a social problem in now a days. After all a new alternative plan for deteriorated apartments such as the remodelling concept must be considered. This study aims to survey the needs levels among residents in deteriorated apartments relating to remodelling. It might provide the basic data which could be used for the analysis of consumers in the future implementation of deteriorated remodelling projects. The analytical methods applied for this study were t-test, one-way ANOVA, post-hoc estimation(Scheff test) by the SPSS 10.1 for Windows program. The analysis of the need levels for the areas of remodelling, by the family characteristic variable, residence value viewpoint, and residence satisfaction level, indicated that the demand level for ‘equipment ’was the highest, followed by the order of ‘structure’ and ‘interior’. The need levels for ‘security’, ‘parking lot’, ‘public facilities in apartment block’, and ‘landscape’ were generally low but in the group of high income, the need levels were comparatively high.

A Study on Safety Diagnosis for Reconstruction of the Non-Association Apartment (비조합 공동주택 재건축안전진단에 관한 연구)

  • The procedures of safety diagnosis assessment have been applied by synthetical consideration of structural safety, functionality, and economic efficiency in determining reconstruction or remodeling, but they have limitations in some special cases such as the non-association apartment. In this regard, this study was conducted to establish more desirable criteria and procedures in determining reconstruction or new construction and suggests a way to improve policy and laws of reconstruction correctly by reviewing the safety diagnosis in reconstruction process. Besides, the safety diagnosis of reconstruction for non-association apartments in government-owned public district was carried out preemptively to remove reckless procedures. As a result, the reconstruction of non-association apartments should be effectively without interference in the administrative procedures. This requires that the policy and laws of reconstruction safety diagnosis should be revised in priority in order that similar projects in future can be effectively executed.

  • In order to conduct construction projects effectively, the work delay factors would be managed by planned construction schedules. As construction works are delayed ceaselessly, the solution is to select and manage the key factors which delay the work ceaselessly. The subjects of this study were an apartment houses of reinforced concrete structure. Hidden work delay factor were extracted, the surveys were conducted and occurrence, severity and detection of each factor were analyzed. With this result, final orders of priority were fixed and key management factors were deducted and presented.

  • Reinforced concrete construction is one of the labor intensive construction projects and its productivity is very low. It is necessary to increase the productivity of rebar construction for improving the productivity of construction work. Therefore, in this study, the rebar drawings of apartment buildings are analyzed to prefabricate wall rebar unit shaped mesh in the factory and installing it on site. If the proposed wall rebar unit is applied to apartment construction working time of wall rebar can be reduced by 50% or more.
