  • After 1980's, as economy was rapidly grown and real estate market was active, greatly increased in population has been supplied to the city. Accordingly, national apartment house market is located in the form of Urban Housing Culture. However, as time goes by the apartment houses where the supply of mass became superannuated and residential environment became poor. So, the environment of old apartment houses has been changed to improve with reconstruction. It has been changed in response to the demands of the times. It is one of essential part in a remodeling field for the future although it has some problems in the way that uses existing buildings.

  • 타 산업, 특히 제조업 분야의 경우 급격한 기술 및 인터넷 환경의 발전으로 인해 시장이 세분화되고 다품종 소량생산의 체제로 변화하였다. 이러한 사회적 변화는 주택 시장에도 변화를 가져와 공급자 중심에서 수요자 중심의 시장으로 변화하고 있으며 주택에 대한 소비자의 요구사항도 날로 다양해지고 있다 한편 주택의 장수명화를 실현하고 지속가능 한 건축 및 환경 구현을 위해 오픈 하우징 시스템에 관한 연구가 활발히 진행되고 있는 시점에서, 오픈 하우징 개념을 도입한 맞춤형 아파트의 도입이 증가하고 있는 추세이다. 그러나 아직 도입 초기 단계이기 때문에 맞춤형 아파트의 운영에 있어 많은 문제점이 드러나고 있다. 따라서 본 연구에서는 맞춤형 아파트 사업이 효율적으로 이루어질 수 있도록 하기 위하여 최근 입주가 완료된 맞춤형 아파트의 실무자들과의 인터뷰 및 운영 사례를 조사하여 문제점을 분석하고 그에 따른 개선방안을 제시하였다.

프랑스와 한국의 리모델링 사례분석을 통한 아파트 계획과 주택정책 비교 연구 (A Study on the Housing Policies and Design Characteristics of Apartment Remodeling by Comparative Analysis between Korea and France Cases)

  • The purpose of this study was to find out the characteristics of housing policies and apartment designs by comparison of supplying and remodeling apartments between France and Korea. The literature review was used in Korea cases and the literature review, site investigation, and expert interviews were used in France cases. At first, by reviewing the related literatures about the apartment developments and regenerations in France and Korea, twelve remodeling cases were represented respectively in Ile de France and Seoul. As a result, in housing policy, the Korean housing market had a shortage of low-priced houses related to biased apartment developments by private sector dependence. Consequently, the living in Korea generally required the high price in low quality houses. But in France, the housing policies were very successful in housing quantity, quality, and expense. It is involved in balances between the public housing supply and the activation of a private housing market based on the government support policy. Nevertheless, in the success of the apartment as a house type, apartments in France means the social elimination because of the supply method problems and the management failures of HLM institutions. However, in Korea, the apartment implies the successful life of the middle class population because of the competitive evolutions during 40 years as a market housing. Secondly, In the characteristics of remodeling, the remodeling in Korea was for property value improvements. It mainly executed to expand the size of a house by expansion of living space. However the remodeling in France was for social mixes and connections with the surrounding area. It mostly performed by various design methods such as vertical merging houses, partial removal, reconstruction, and construction of a local community centers and mixed-use residential buildings. This study shows the simultaneously remodeling features of those two countries. These findings can be used in developing effective strategies for the public housing regenerations in Korea and other countries.

서대구역 개발이 주변 아파트 시장에 미치는 영향 분석: 교육환경이 미치는 영향을 중심으로 (Effects of Seodaegu Station Development on the Surrounding Apartment Market: Focus on the Effects of Educational Environment)

  • 아파트는 주택 종류별 구성비에서 64%를 차지하며 주택 종류 중 가장 높은 비중을 차지하고 있다. 또한, 이는 매년 비중이 증가하고 있다. 이러한 추세 속에 아파트 가격은 국가 경제와 국민생계에 큰 영향력을 미칠 가능성이 크다. 본 연구는 최근에 개통된 서대구역 개발이 주변 아파트 시장에 미치는 영향에 대해 살펴보았다. 특히, 교육환경이 미치는 영향을 중심으로 연구를 진행하였다. 이를 위해, 국토교통부 실거래가 데이터와 헤도닉 가격모형, 공간 회귀분석을 사용하여 실증 분석한다. 연구 결과, 첫째, 서대구역의 개발은 아파트 가격에 긍정적 영향을 미치는 것으로 나타났다. 둘째, 서대구역으로부터 거리가 가까울수록 아파트 가격에 긍정적 영향을 미치는 것으로 나타났다. 셋째, 서대구역 교육환경의 발달은 아파트 가격에 긍정적 영향을 미치는 것으로 나타났다. 본 연구는 향후 지방에 개발되는 광역교통시설 개발사업 공적관리 및 아파트 가격 동향 예측을 위한 기초자료로 활용되고자 한다.

건설 업체의 브랜드아파트 마케팅 전략 방안 (A Marketing Strategy for Brandapartment of Construction Companies)

  • The brand value of apartment which affects not only sale percent and profit but also the worth of real estate is raised as an important point of sale competition in the apartment market. But now the market is occupied by a few construction companies, which have well recognized brand. So it's difficult for a construction company without brand to enter the apartment market because of consumer's ignorance. domestic construction companies are spending lots of money and effort to advertise their characteristic brandapartment based on classified consumer's desire and offer consumers what they want. Therefor, This study investigated the factors of recently characteristic brandapartment focusing on design, environment, materials, home automation and surveyed residents preference of a brand by P.O.E methods. Based on such results of survey, this study suggest the basically reference information on characteristic strategy of an brandapartment.

아파트 거래원인별 시·군 지역간 특성에 관한 연구 - 분양권 전매를 중심으로 - (A Study on Characteristic of each Cities·Counties Regions by Trade Causes of Apartment Sales - Focused on the Resale of Apartment Unit -)

  • 본 연구의 목적은 최근 증가하고 있는 우리나라 아파트의 거래원인 가운데 하나인 분양권 전매비율을 중심으로 지역 간 특성을 파악하는데 있다. 이를 위해 162개 시 군 지역을 중심으로 인구특성, 아파트거래 및 분양특성, 주거특성, 경제적 특성을 살펴보았으며 분양권전매비율을 종속변수로 하는 다중회귀분석을 실시하였다. 그 결과 통계적으로 유의한 변수는 아파트 비율, 인구 증가율, 분양물량 평균 아파트 매매가격 대비 전세가격 비율, 1인 가구 증가율, 청약 경쟁률, 지역 내 매입자 거래호수 등 7개의 변수가 분양권 전매비율에 영향을 미치는 것으로 나타났다. 각 지역특성으로는 주거특성, 인구특성, 아파트거래 및 분양특성 순으로 영향을 미치는 것으로 나타났다. 본 결과로 아파트 시장에서 실수요자 중심의 거래를 활성화 하기위한 정부의 정책과 제도의 개선에 바탕이 되는 기초자료가 될 것으로 판단된다.

  • As the housing market is changing, there's a trend that the brand marketing through the TV-CM is increasing. Thus, this study purposes to identify the characteristics and the limit of the marketing on the housing market by analyzing the elements of marketing on TV-CM in the 2000's and comparing the representative business enterprises with each other. In the case of television advertisement, it is dominated by the emotional advertisement which is sensitive and image-oriented than the rational one. In addition, 1 pointed out some problems resulted from the transitional feature of the television advertisement and the gap between the real apartment and its brand image appeared on the advertisement, then I will present corresponding solutions.

  • 아파트시장의 환경변화와 소비자 특성의 변화로 인해 아파트 선택시 소비자의 구매의사결정도 과거와는 매우 다른 양상을 보이고 있다. 아파트 건설업체들은 고객만족도를 높이기 위해서는 주거환경을 이해하고, 차별화된 주거가치를 고객들에게 제공하여야 한다. 그러나 지금까지의 선행연구에서는 주거환경이 주거가치, 주거만족, 재구매의도간의 관계에 대한 통합적 연구가 거의 없었다. 따라서 본 연구에서는 부동산뿐만 아니라 마케팅 분야의 관련 선행연구들을 토대로 주거환경이 주거가치, 주거만족, 재구매의도에 어떠한 영향을 미치며, 이러한 주거가치와 주거만족은 재구매의도에 어떤 영향을 미치는지를 분석하여 향후 아파트 건설업체의 경쟁력 강화를 위한 유용한 전략적 시사점을 제공하고자 하였다.

  • As the Korean construction market in the apartment housing has changed to a housing consumer focused market, interest and importance on efficient use and management on existing buildings has increased rather than demand for new buildings. Interest of housing consumers on apartment house quality has increased in this market paradigm, and this spontaneously is connected to quality flaw related defect disputes and lawsuits that the importance of defect diagnosis has continuously increased. This defect diagnosis is directly connected to maintenance charges in defect dispute and lawsuit processes that rather objective and highly credible progress of duty is required. However, most defect diagnosis firms today that progress defect diagnosis are using different diagnosis methods and depend on the experience of experienced professionals that there is no standardized defect diagnosis process. Therefore, the purpose of this study is to provide common defect diagnosis process model for defect diagnosis firms utilizing the BPMN (Business Process Modeling Notation) modeling method. It is expected that this will contribute to professional and reliable task performances of concerned defect diagnosis workers. Furthermore, it is expected that design lawsuit damage will be substantially reduced by standardizing defect diagnosis processes.

부동산 정책에 따른 서울시 아파트 가격지수 변화방향에 대한 연구 (Effects of Real Estate Policy on Apartment Price Index in Seoul)

  • he purpose of this study is to assess the effects of real estate policy on apartment price index in Seoul. To meet the research goal, this research reviewed real estate policy of the government from January of 1986 to August of 2010, and then it collected monthly apartment price index in 25 local districts of Seoul from January of 2003 to August of 2010. After 25 districts were grouped into 2 areas (14 districts in Gangnam and 11 districts in Gangbuk), the data of two areas were analyzed by using the SAS program, Cluster analysis with Ward method showed 3 clusters on each area, and with 6 clusters in total, the effects of real estate policy in the period were examined by using residual analysis. The analysis indicated two major shocks (one was from May to October of 2003, and the other was from March of 2006 to January of 2007), and the results showed that the intervention of government in the market had the asymmetric effects in bullish and bearish times. It implies that the market volatility is substantially influenced by irrational sentiments. Thus, it's suggested to devise the consumer sentiment index suitable in real estate market.
