  • The purpose of this study is to clarify the change of the Korean public Apartment Project especially in the field of lay-out and site planning of apartment complex. the chronological study is about the change in the location of apartment, its area, its density, the construction of its open space. As a result, the analysis of this researching process of them has shown us the following important factors in the change of the Korean public Apartment Project.

  • With the change of construction environment, the main body of construction industry was moved from project suppliers to consumers. Accordingly in order to strengthen competitiveness, project suppliers have to concentrate on marketing for diversification. Thus, it is required to utilize real estate marketing from the beginning of development project to introduce 'consumer-centered marketing strategies' instead of 'supplier-centered marketing'. This study aims to find out what consumers consider the most important factors when selecting apartment. According to the study, when residents select their apartment in residential area, they valued those attributes with investment, location, dwelling attribute, apartment complex attribute, unit price per square meter, in order. This result will contribute to qualitative improvement of housing development project.

  • This study aims to analyze the on-site improvement area of residential environment improvement project based on research results derived from the on-site and questionnaire survey in case of Daegu. The main findings are as follows. First, residents complain about delay of project completion because a long time has been passed after on-site improvement area was designated. Experts and government officials agree that a new method of development is required. Second, future development should discriminate on-site improvement area according to its level of project completion. The area should be classified into project completion areas and on-going area, and new methods, such as redevelopment, apartment-housing construction method, should be allowed. Third, for better management of on-site improvement area, laws and regulations must be ready and government's will for improvement is crucial.

  • Construction duration is very important as a factor which comprises three axises of construction management with quality and cost in construction project. In general project condition, construction duration is optimized while minimizing construction cost and securing required quality. However, in case of insufficient project time duration or delayed projects, project progress management is different from those of normal projects. These project areas need solutions to complete work within a given completion day. To time shortening the current duration of each typical floor of structural framework in apartment construction is investigated, and a basic time schedule planning for typical floor of structural framework in normal projects is planned. This study proposed 3 ways for time shortening of urgent project or insufficient construction duration project. Also, This study proposed detailed time shortening method and technical solution conditions while time is shortened.

  • As data management and analysis technology advances, there is active discussion on how to utilize data generated in construction projects. Among them, the materials produced during the supervision work are highly useful because their generation cycle and format are regulated according to relevant laws. In this study, we analyzed whether the data produced during the supervision work in the construction phase of apartment housing can be utilized for project performance management. First, this study identified key data necessary for performance management through FGI with experts in the field of apartment housing. Next, we collected supervisory data from the case project and identified whether the data was generated, its cycle, and storage format. As a result of the analysis, the supervisory data contained various information that could measure the performance of construction projects and had the advantage of standardized data. In the future, utilizing supervisory data is expected to enable effective performance management of apartment housing construction projects.

  • In case of national rental apartment, habitability is generally evaluated low comparing with typical apartments. So, researches and investment are required to increase the residential environment. In this point of view, present study aims to suggest the basic data for improvement of homeless masses' dwelling level through economic feasibility analysis. Firstly national rental apartment, which habitability is considered to be low in the point of environment-friendly, welfare, and convenience, is chosen as objective. Secondly environment-friendly project items including project flow were set up, and then basic model was formed to evaluate economic feasibility through priority survey to residents. In result, priority for two items among six different proposals were higher than the others. This result could be useful when trying to increase the dwelling level of national rental apartment being planned to construct in future.

프로젝트 관리가 공동주택 건설의 하자 발생에 미치는 영향: 프로젝트 매니저 경험의 조절효과를 중심으로 (Investigating the Impact of Project Management on Construction Defects in Housing Projects: With a Focus on Project Manager Experience)

  • Recently, defects that occurred during the construction of apartment houses have become a social issue. Defects in apartment houses lead to waste of resources and economic loss, causing psychological and physical damage to customers, and a decrease in reliability and financial loss to construction companies. The purpose of this study was to analyze the impact of defect occurrence according to the difference in project management level in the apartment housing construction stage, and to investigate the extent to which the project manager's experience affects the defect occurrence rate. For the empirical analysis of the study, statistical analysis was conducted using data collected from 130 actual projects. The results of the analysis showed that schedule management, cost management, and quality management had a positive effect on reducing the defect occurrence rate in the execution stage of apartment housing construction, while human resource management productivity had a negative effect. This study theoretically demonstrated the importance of project management, and in practice, showed that schedule management, cost management, and quality management should be faithfully performed in the execution stage to reduce the rate of defects after project completion. It was also suggested that hiring an experienced project manager would help reduce project defects.

  • 70년대 이후 급속히 건설된 공동주택은 시간이 경과함에 따라 구조체와 시설이 노후화 되면서 유지관리 비용이 상승하였고 또한 경제성장에 따른 생활수준의 향상으로 인해 주거공간으로의 기능을 상실하게 되었다. 이러한 이유로 인해 공동주택 재건축 수요가 창출되었고 90년대를 기점으로 활성화되었다. 그러나, 사업시행주체인 조합임원의 대부분이 비전문인이기 때문에 사업시행에 않은 문제점들이 발생하게 되었다. 본 연구에서는 이러한 문제점들을 해결하기 위한 방안으로 재건축조합의 전반적인 업무를 대행하고, 공정하고 투명한 절차에. 의해 사업을 추진할 수 있도록 공동주택 재건축사업에 대한 CM의 적용방안을 모색하고자 하며, 특히 재건축사업 추진단계별 CM업무를 제시하고자 한다. 또한 향후 재건축사업의 CM적용시 현실적으로 활용 가능한 업무를 중심으로 제안하여 조합과 CM회사에서 이를 활용할 수 있도록 하였다.

  • Since 1970, concentrated development in Gang-nam caused serious differences with Gang-buk, such as housing environment, education, culture, industry, economy, and consumption behavior as well as Urban Infrastructure. In this result, the government has executed New Town project to solve these matters, but the residents' opinion wasn't reflected. The purpose of this study is to research New Town project district residents' consciousness and prefered image for housing and this research will be applied to basic study for housing environment improvement policy in future. The results of this study are summerized as follows : First, living satisfaction is revealed almost low level, and the most demands for improvement are to solve lacks of park and green yard. Second, image of Gang-nam, which of housing environment is better than Gang-buk, is expressed as the words, 'Complicated', 'Complex', 'Polished', 'Convenient', 'Rich'. Third, prefered types of housing are high-rise Residental Complex, Apartment mixed with detached housing, and tower-type apartment. And These are connected with there values

  • The study is based on a two-year research study titled 'A study on the Development of the Programs for Housing Policy to support Multi-family Housing Remodeling in Korea'. The primary purpose of this two-year study was to recommend governmental program initiatives for supporting multi-family housing remodeling activities in Korea. As a part of this research study, this article was written based on the results from the two surveys regarding multi-family housing remodeling in the United States and Korea, and a focus group with housing researchers affiliated to the Joint Center for Housing Studies. Major research findings are presented as follows: First, there have been various types of supportive programs for single- and multi-family housing remodeling in the United States. Those have focused on lower income families than middle income families. Compared with the programs in the United States, the apartment remodeling in Korea has been focusing on small population of the multi-family housing owners. Apartment remodeling in Korea needs supportive programs for rental housing remodeling and the housing remodeling for low-incomes. Second, there have been various types of remodeling activities made in multi-family housing properties in the United States. Size of remodeling project also varied. Their remodeling activities were based on the long-term repairing plans initiated by professional apartment management groups. For making our multi-family housing properties more sustainable, we also need to have the long-term repairing plans. Third, the apartment property remodeling has been regarded as a substitute of reconstruction of apartment properties. However, remodeling should be regarded as one of the most efficient ways to extend the life-cycle of apartment buildings. Thus, benefits and executive plans of apartment remodeling should be studied by a professional research center under our governmental responsibilities as done in the United States.
