  • This study aims to determine the correlation between the apartment resident community and housing satisfaction and suggest which factors can contribute to improving the local community's housing environment and satisfaction by means of the local inhabitants and apartment residents participating in co-managing the community. The study results are as follows. Firstly, the apartment resident community had a positive effect on housing satisfaction but the effects were insignificant. This revealed that residents' interest in communicating with the resident community was low due to various organizations such as the women's association, election committee, and autonomous society being used as means to pursue personal gain rather than the development of the entire apartment. Secondly, the vitalization of the apartment resident community had a positive effect on housing satisfaction. The analysis results showed that the higher the level of unity and volunteering activities of residents, the more improved the resident vitalization programs are being managed, and the higher the level of resident participation, the higher the housing satisfaction. Lastly, this study suggests the supplementation and upgrading of apartment community facilities into complex community facilities as a means to unify the residents and vitalize the resident community. To vitalize the resident community and strengthen the community spirit, the residents will need to voluntarily create a community hub by forming community-tailored associations and programs through connections with local governments and businesses.

  • The purpose of this research is to compare residents' movement and activities in SH apartment in Yangcheon-Gu, Seoul (SH apartment) and PHA apartment in St. Paul, Minnesota (PHA apartment) in order to improve the quality of rental housing environment. This study had surveyed 418 residents of SH apartments in Korea and used the secondary data gathered from 1,462 residents of PHA apartments in the United States. The results of this study are as follows: The criteria of Korean residents in SH apartments when choosing their residences are lower rent payment and shorter waiting time. They seemed to have no other options than public rental housing. On the contrary, American residents in PHA apartment had more option to choose from. Therefore, Korea needs to offer more variety types of residents that can be lead to better satisfaction of low income classes. Most of the SH apartments residents has lived for long-term, in the average of more than 6 years, and wanted to live continually at their current dwelling. PHA residents showed similar tendency. However, long term residency may lead to permanent occupation of the public rental apartment by the same family. Hence, a system which can provide equal residency opportunities to all low-income classes need to be developed. Residents of SH apartment were satisfied with the personal activities but were not satisfied with group activities among residents or regarding resident meetings. However, residents of PHA apartments were more satisfied with their management because there is more in-housing-complex activity programs. Therefore, more activity program for a resident should be developed after analysing programs of different apartments and current conditions in Korea. There were some noticeable divergences among residents, based on their age, term of residence and physical, emotional and mental problem, when evaluating in-housing-complex's programs. Thus, these factors are also need to be considered when planning and examining evaluation about the management of rental apartments.

The data for the analysis were collected from July 3 to 13, 2012 in Ulsan by interviewing 177 elderly persons from 56 elderly centers in apartment complex, and were analyzed with descriptive statistics, analysis of variance, and multiple regression analysis. The eleven questions for social functions of elderly center were developed by the researchers based on the related literatures and were categorized into four factors including kinship, social interaction, leisure activity, and community belonging. The social functions of elderly center were found to be evaluated moderately appropriate except for the community belonging. The results of the multiple regression analysis of total social functions of elderly center provide strong support for the model. Five variables (one-person household, health condition, location of the center, floor plan of the center, and user organization) are shown to be significantly related to total social functions of the elderly center.

This study has examined the composition of each ground and planting status. The study presents problems of planting plans in artificial ground landscaping in apartment complex. This study has conducted reference and field research. It has researched green space planning, planting characteristics and measures condition of soil depth in 3 regions surveyed. The results are listed below. First, hybrid ground has the highest percentage and natural soils has the lowest percentage in the composition of green space in apartment complex. Artificial green space is composed of a number of small-scale grounds. Second, The study has found that planting characteristics don't reflect soil properties. On the other hand, planting deep rooting big arbors has a high proportion in artificial Ground. Third, the study has figured out 98% of fit in minimum soil depth for growth. Fourth, planters and landscaping stones are constructed in case of small green space. On the other hand, mounding is constructed in case of large green space. However in case of mounding types it has low fit, so it needs to improve this problem.
