A Study on the Forecasting Trend of Apartment Prices: Focusing on Government Policy, Economy, Supply and Demand Characteristics (아파트 매매가 추이 예측에 관한 연구: 정부 정책, 경제, 수요·공급 속성을 중심으로)

  • Despite the influence of real estate in the Korean asset market, it is not easy to predict market trends, and among them, apartments are not easy to predict because they are both residential spaces and contain investment properties. Factors affecting apartment prices vary and regional characteristics should also be considered. This study was conducted to compare the factors and characteristics that affect apartment prices in Seoul as a whole, 3 Gangnam districts, Nowon, Dobong, Gangbuk, Geumcheon, Gwanak and Guro districts and to understand the possibility of price prediction based on this. The analysis used machine learning algorithms such as neural networks, CHAID, linear regression, and random forests. The most important factor affecting the average selling price of all apartments in Seoul was the government's policy element, and easing policies such as easing transaction regulations and easing financial regulations were highly influential. In the case of the three Gangnam districts, the policy influence was low, and in the case of Gangnam-gu District, housing supply was the most important factor. On the other hand, 6 mid-lower-level districts saw government policies act as important variables and were commonly influenced by financial regulatory policies.

A Comparative Study on the Determinants of Bid Price Ratio Apartments and Factories in the Seoul Metropolitan Area (수도권 아파트와 공장 경매낙찰가율 결정요인에 관한 비교 연구)

  • Investment demand for factory facilities has increased due to the balloon effect caused by housing price regulation. This study investigated the impact of the real estate market and macroeconomic factors on the bid price ratio of apartment auctions and factory auctions, focusing on the metropolitan area. To this end, we reviewed theories and previous studies on real estate auctions, and examined how macroeconomic variables affect bid price ratio of apartments and factories using the panel vector autoregressive model. It was found that the increase in the apartment bid price ratio increases as the participation in apartment auctions increases. However, as the factory bid price ratio increases, the factory bid price ratio does not increase, it was confirmed that the positive (+) relationship between the successful bid price ratio and the bid price ratioe does not exist, unlike previous studies. Based on the analysis results, it is suggested that the real estate market and macroeconomic factors should be considered for the stable operation of the related relevant auction system. This study has limitations in that it is limited to the metropolitan area. In the future, research that expands the scope of research to the whole country and provinces should be conducted.

  • The purpose of this study is to experimentally examine and analyse a wide variety of resident requirements and characteristics considered for remodeling apartments in Daegu area, as well as their trend. To achieve the purpose, this study was carried out by analysing individual remodeled spaces and characteristics of residents in private apartments of 30-pyeong and 40-pyeong areas in Daegu, Korea. The method for survey included an interview, questionnaires, field survey, and photographing. Both the primary (from July 7 to 13, 2006) and secondary surveys (from August 21 to September 20, 2006) were used for the questionnaires and field survey. 45 families were surveyed and 38 of them were analysed in this study. The data were processed using SPSS Statistical Package Program 12.0 for Windows.

  • The purpose of this research is to analyze the water quantity of the rainwater detention system based on the Planning Simulation in Residential Areas. The contents of this research consists of two main parts. The first part is to calculate the supply water quantity of the rainwater detention system and the demand water quantity of the Wonheungs' ecological park. The second part is to analyze the difference between demand and supply of water quantity, based on the Planning Simulation, in the rainwater detention system. This research will contribute to the establishment of the environment-friendly site planning methods which increase the quality of residential environment in apartment housing.

  • 본 논문은 현재 공동주택에서는 주소를 표기할 때 지번 뒤에 상세주소를 표기하여 단지 내에서 개별적으로 일관성 없는 세부주소로 사용하고 있는 문제점을 보완하기 위해 상세주소 표기 표준화 모형을 제시하였다. 공동주택별로 그 표기방식이 다양해 같은 동을 가동, 101동, 1동, A동, 에이동 등으로 사용하고 있었으며, 같은 층, 호를 지하1층, 지1호, 비01호, B01호,B1호, 1호, F02호 등과 같이 다양하게 표기하는 등, 비정형화로 인한 문제점이 제기 되고 있다. 비정형화로 인한 위치검색 및 위치파악 등의 애로사항으로 행정업무의 자료호환 등의 문제점이 발생하고 있어 표준화된 모형개발이 현실적으로 요구됨에 따라 본 연구에서는 공동주택인 아파트, 연립주택, 다세대주택을 중심으로 상세주소 표기 건축물에 대한 전문가 설문조사를 실시하여 상세주소의 표기방식에 대한 표준화 모형을 개발하였다.

  • SMART Frame is a composite precast concrete structure system to deliver the advantages of both steel frame and reinforced concrete. Many studies have established to date that SMART Frame is more advantageous than conventional frame-type structure in terms of structural stability, constructability, economic viability as well as reduction of construction schedule. However, such studies have focused primarily on wall-type or flat slab-type apartment housing structures, failing to include Rahmen structures in their scope. Accordingly, this study aims to analyze the benefits of potential application of SMART Frame to RC Rahmen structures. As the structural stability and constructability of SMART Frame is already proven, this study reviews its benefits from the perspective of cost reduction. Conclusion of this study will be used subsequently in predicting the benefits of SMART Frame when it is adapted to RC Rahmen structures.

  • 공동주택에서의 음환경 성능은 실내환경의 질과 연관시켜 설계단계부터 충분한 검토가 필요한 성능항목이다. '국토해양부'는 '공통주택 성능등급 표시제도'에서 Air Duct를 통해 상하층간 전파되는 소음을 제어하기 위한 대책을 요구하고 있다. 이에 화장실에 적합한 구조 및 재질로 소음 저감기를 개발하고, 소음기 성능평가 장치를 구성하여 이론과 비교평가하고, 실제 현장에 설치 시 적용효과를 분석하였다.

  • The aim of the study was to grasp the current trends and to predict the future trends of space composition characteristics by analyzing floorplans drawn by housewives as their ideal apartments. The content analysis method was used for this study. This research used data from a competition held in 1993 by a housing construction company. Among 3,102 floorplans collected 12,232 were selected by Proportional Stratified Sampling Method. The major findings are as follows; 1) Some major features were interpreted as current trends; respondents wanted new rooms that could accomodate various functions separated the private spaces from public trends; they wanted to expand the verandah both visually and actually put importance on the number of bathrooms and have the space for outdoor living and leisure activities.

  • The application of Residents Participation Designing Method is to provide the resident with a chance of either participating in the planning process of the house or selecting other possible options. The multi-household apartments have so far been grown in quantity by means of mass production and hence have contributed in elevating its supply. However, this manner of supplying has a tendency of ignoring much of the individuals concern regarding space planning And has therefore repeatedly standardized and stereotyped ground planning which only concerns its economic profit and effectiveness. As the standard of living and personal wealth have improved over the years, residents have come to demand a more futuristic model designed to satisfy the individuals personal taste and lifestyle. Therefore, the purpose of this study is to suggest the planning method of multi-household apartments to correspond to resident's specific demand.

  • Since 1990, urban areas have been expanded rapidly due to the concentration of the population and several development projects including large scale apartment complexes and residential developments. Due to these development projects, the quality and functions of ecosystems have been continuously degraded, regardless of public agencies' efforts introducing development index, guideline, and amendment of law for sustaining the quality of ecosystems. Substantial guideline and content cannot expect the sustainable maintenance of nation's natural resources. Recent improve this situation, ecological planning was introduced, but research data of environments and objective systems were not enough showing the limits. The purposes of this study were to reduce the urban sprawl caused by residential development plans for environment-friendly residential developments, to establish applicable ecological planning, and to suggest the land use plans that reduce adverse effects of developments to nature ecosystem.
