The Improvement of Related Legal Systems of Community Facilities for Community Activation (커뮤니티 활성화를 위한 주민공동시설 관련 법적 제도 개선방안에 관한 연구)

  • The purpose of this study was to suggest improvements to the related regulations of community facilities for community activation by analyzing the current situations and problems of the related regulations of community facilities in apartment housing complexes. To provide the improvement, we took contents analysis about community facilities for activation of the community. We interviewed a national civil servant, a local civil servant and an employee at Daiwa house in Japan, and conducted a field survey of community facilities in Japan during July 20-23, 2010. The main findings of this study were as following; there were problems that the related regulations of community facilities didn't reflect the characteristics of residents and community. Therefore, it was necessary to improve the related regulations to reflect the characteristics of residents and community. So the current standards were revised by local government ordinance. Community centers were not installed in each housing complex, but were installed to share with several housing complexes. Regional community centers are needed for activation of regional communities as with the Baycore Civil center.

A Study on the Housing Life-style of Urban residents (도시 거주자의 주생활 양식에 관한 연구 - 거주자 제속성 및 주거 유형을 중심으로 -)

  • The purpose of this study was to analyze the housing life-style shown in the modern housing life by dweling types and residents attributes to suggest the basic information useful for the housing P3an in the future, The results of this study was summarized as folldws. Firstly. interrelation between residents attributes and housing life-style showed that the unedicated, the low income and the eldery were interested in utility. On the other hand, the educated. the upper income and the young generation were interested in decoration. Secondly those who had their own houses and never moved were interested inutility in terms of residents attributes Utility was showed high in all housing style in terms of before moving in house. Thirdly, those who wanted move and stay both interested in decoration and utility in terms of will of resident. It was also shown that those who wanted to move big cities were interested in increasing property. Fourthly, the housing life-style by dwelling types showed that it was Possible to abtain six elements such as 'decoration', 'display'. 'liking'. 'utility', 'increase of property', and 'hiearchic order' Based on the average by each type, it was shown that while a tendency toward utility was generally high, especially, the many-storied apartment was high for display.

  • In Korea, multi-housing in one of the most common types of residential space due to its easy management and convenience. In particular, south-facing plate-type(一) multi-housing has attracted a great deal of public interest because it consumes less energy compared with other types of multi-housing, making it advantageous from an energy-saving perspective. Although there have been many studies on the annual energy consumption of multi-housing in relation to building shape and area of window, there have not been sufficient research on the annual energy consumption of multi-housing in relation to individual units of the multi-housing. The purpose of this study is to propose a strategy for reducing energy consumption in plate-type(一) multi-housing, taking the units with the lowest energy consumption as the standard. The result, Standard Models's energy load was as 4000 ~ 5600kWh, and Passive Houses's energy load was less than Stand Models at the 1600kWh.

  • The Seoul Housing Corporation pronounced an alternative design competition and a bidding for Eunpyeong New Town in December of 2004. At first many construction companies were interested in the first New Town Project. But at last a few companies had proposed the alternative design and construction cost. This project needed a conjunction of design ideas and technology know-hows. And the client wanted the brand power of construction company. Ultimately the Corporation hoped that the first New Town Project will end up with high quality successfully. This competition had started with the original construction drawings. Then it needed some alternative ideas and the lowest cost. There were two drawings of non changeable part and changeable part. Non changeable parts are structure like housing unit plan, underground parking lots. Changeable parts are outdoor layout, interior design and building facade. So we tried all ideas of landscape technology and design principles within limited guidelines. The author applied new technology like tilted rooftop greening and sustained container greening on high-rise apartment house. This green technology will be the first trial in Seoul and in the world as well. Daewoo Corporation have accumulated greening technology through the researches by national funding since 2002. Through this New Town Project the green technology will go forward step by step.

  • The residence plan of Korea has been formed with bias for quantitative growth and uniformity failing at obtaining human value. Also, rapid growth brought about severe problems of deteriorated human life and destruction of environment. The solution for these problems is pursued in many directions, but there is short of active plan yet. The residence shall develop into new direction to satisfy the demand by reflecting society and culture as well as residents. This study examines external design with symbolic representation of regional feature as an alternative for uniform residence environment problem. This study will be a basic data upon suggesting the direction for planning high quality residence environment. This study examined the elements which form external space of residence complex, designed plan for external space of residence complex, and examined how to reflect regional feature which is important element of local community and culture on the space plan for residence complex based on the evaluation by local residents centered on Gimcheon-si, Gyeongbuk which just started local specialty by fostering. Resident's Subjective Responses to Indoor Air quality of Multi Family Houses in Winter (공동주택의 겨울철 실내공기환경에 대한 거주자 반응)

  • The purpose of this study is to find out understand the resident's subjective responses to physical indoor environment. The questionnaire survey was carried out to measure form Jan. 8th to Feb. 2th in 1996, the typical external climate of winter in Korea. The subjects were four hundred and eleven housewives, living in apartments of RC structure I Ilsan apartment complex. As the result, residents usual ventilate once or twice a day by opening outward windows for about ten minutes. Unpleasant smell producted by cooking and wet garbage made most of them negatively respond to kitchen's air quality. regression analysis of relativeness between sense of air freshness smell, dust and comfort revealed that sense of comfort was the most highly related with the extent of bad smell. Housing factors such as size of apartments and ventilating, smoking and gas usage had significant effects on indoor air quality and the subjective responses in winter. Therefore it is especially important to consider air pollution problem from the beginning stage when planning small apartments. It is required that the government of environment has to emphasize the importance of ventilation to residents, and makes an effort to establish the design criteria on indoor air quality in house.

  • This study has purpose of minimizing damage from fire incident as analyzing the fire characteristic about fire incident of multi-use hostels, which is increasing recently. For this, CFAST, a verified analysis program for the fire incident was employed to prove the logicality of the study by comparing with a established result of the research work and working the fire simulation for an apartment house. On the basis of this, the study will help to improve safety of fire by analyzing the fire characteristic of Karaoke and Gosiwon which are typical model of multi-use hostels and by establishing how to deal with the fire incident.

An Experimental Study for Optimal RF Output Power Estimation of Wireless Sensor Network (건물 용도별 무선계측 최적 전파강도 산정을 위한 실험적 연구)

  • Researches and developments on BEMS are performed world-widely through sustainable management in various conditions. However, there are many obstacles to adapt the system in existing buildings because it needs highly expensive equipments, which are designed for newly built buildings, to install. Therefore, there are numerous limits exist when applying the BEMS in established buildings. The purpose of this study estimates the optimization of RF output power in WSN(Wireless Sensor Networks), which is the essential technology to develop PEMS. The results of this study is as follows ; 1) Applying WSN technique in buildings was possible. 2) As RF output power increases, the number of relay node reduced, therefore, the WSN showed more stability. 3) When estimating optimal RF output power in school, it should be considered between the number of relay node and RF output power. 4) Considering battery consumption and possibility of reception, the best suited RF output power is -20dbm in apartment house.

  • This study as a demand of reconstruction allows the longevity of the multi complex, analyze the problems and solutions for a long term maintenance planning scheme, and how to save contingency fund to utilize. The major role of the multi complex housing market reflects Positively on our valuable society, provides a better life of environment on top of longevity and for the superior living duality. For a achievement and improvement existing long term maintenance Plan and contingency fund system should be considered as follows. First, shall be expanded more units of house as smaller group. Second, advice from expert shall be reconsidered, eliminated, and protected reorganizing an informal reconstruction planning comparatively legal procedure must be renegotiated and pursued. Third, the fund which saved for the contingency has to clarified as tax free item by government. It's not only mistreated as a limitation of personal asset but also treated as national source Despite of rather compulsive and constructive method must be noticed by whoever owns for, more positive follows, promotion and directing must be able to guide its understanding and adherence of importance and inevitability.

An Experimental Study or the Prediction Method of Floor Impact Sound Insulation Performance in Apartment House Using Impedance Method(II) (임피던스법을 이용한 공동주택 바닥 충격음 차음성능 예측방법에 관한 실험 적 연구(II) - 경량 표준충격원을 중심으로 -)

  • In the previous paper, we report a practical floor impact sound level prediction method for a heavyweight impact source(Tire), soft impact source such as children jumping and running. According to these results, the calculated value and the measured value correspond comparatively well, regardless of differences in the floor structures. And the floor impact sound for a heavyweight impact source, soft source was strongly influenced by structural factors such as floor slab stiffness and peripheral support conditions. But the floor impact sound for a light impact source (Tapping machine), hard impact source was influenced by resilient layers, composed of multi-layer in floor structures. Thus, In this paper, 4 actual floor structures, all with differing resilient layers, were calculated using impedance method. When these calculation values were compared with the measured values, approximately all the values fell with one rank of the sound insulation grade, reference curve(L curve) by the JIS standard. So, a sample of measured values and calculated values from floor structures is presented to show the accuracy and appropriateness of the impedance method in domestic.
