For offering these, this research analyzed the properties of urban regeneration project and success factors of construction project by reviewing a literature. The principal characteristics are variety objectives of each district of urban regeneration project, a diversity of stakeholder's objectives and complex structure of stakeholders, an unstructured decision-making system, a lack of plan for business cooperation. We abstracted factors for urban regeneration from brainstorming and verification by experienced experts. • With the passing of Special Act on Promotion and Support for Urban Regeneration (will be hereafter referred to as the Urban Regeneration Special Act) in December 2013, urban regeneration projects have begun in full scale. 13 regions including Jongno District, Seoul were selected as the urban regeneration leading area in 2014 and 33 regions as urban regeneration general regions in 2015 to push ahead a nationwide urban regeneration front supported by government funds. However, it is not clear if these urban regeneration projects will be revitalized by the sole means of government's financial support. Above all, cooperation among all interested parties including the central government that is propelling urban regeneration, local governments, state corporations, private entities, and citizens is urgent. In an urban regeneration project, delegation between state and private entities is absolutely crucial. The central government and the pertinent local government must provide their support by forming new policies and repairing old institutions that are right for urban regeneration, securing the necessary subsidy, and outsourcing government-owned land development. A state corporation must play its part in every aspect that requires public character such as an overall project management of an urban regeneration project, cooperation with the local government, and infrastructure installation. The private stakeholder must share his private capital and know-hows as a construction investor and a development businessman to make possible a successful urban regeneration project. In order for these public and private entities to cooperate with one another, it is necessary to reestablish the role of a public developer and contemplate running an urban regeneration project that permeates public character through a public developer.

  • It is important for residents to give opinions and participate in urban regeneration projects. Urban regeneration college is being operated to strengthen the capacity of residents. In this study, the educational satisfaction of the students was surveyed while conducting the program of urban regeneration college. By analyzing survey, we intend to derive implications when constructing an urban regeneration college education program. The survey was conducted on 215 students from urban regeneration college in y-gun. Analysis was performed using the spss24.0 program. As a result of factor analysis, it was classified into three factors: education design, education culture, and education support. All three factors had significant differences in educational satisfaction. Satisfaction with education had a significant effect on the possibility of village development. Satisfaction was different according to the contents of the educational program according to the awareness of urban regeneration. For those who are aware of urban regeneration, educational culture among educational programs has more influence on educational satisfaction. Those who were not aware of urban regeneration had an effect on education support and education satisfaction. The results of this study can be used as basic data when planning educational programs for urban regeneration college.

  • The necessity of urban regeneration is recently increasing because of the deterioration existing urban area and the slowdown of new development operations. The urban regeneration is differentiated from other private operations by its public characters, which is the basis of public support. This character demands verification of the adequacy for public finance support by monitoring urban regeneration planning and operation. Therefore, this study aims to show the monitoring indicators and its application in legal system for urban regeneration through the examination of foreign countries cases. London, San Francisco, and France urbanism regulation and planning system show the measure for introducing urban regeneration monitoring system into korean urbanism institution. This study is significant by suggesting the circulation structure of urban regeneration by linking planning, operations and monitoring phases. The monitoring system permits improvement of urban regeneration by clarifying objects and ameliorating efficiency by continuos observation and application of its evaluation.

  • Modern cities need to revitalize the downtown area, which is declining due to population decline, economic recession, and deterioration of the residential environment, economically, socially, and physically by introducing and creating new functions. In addition, the hollowing out of the existing city center is getting worse due to the development of the outskirts of the city. Therefore, the discussion for the development of urban regeneration is the core task of modern cities. This study analyzed based on a basic understanding of urban regeneration projects, and through this, the problems of domestic urban regeneration projects were derived. In addition, the problem factors and major improvement plans of the urban regeneration project were analyzed from the expert's point of view using the AHP analysis technique. Based on this, the purpose is to present policy alternatives for the future development of urban regeneration projects. The problems derived to present the policy alternatives and improvement directions of the urban regeneration project were classified into problems related to goal achievement, problems related to the business itself, and problems related to project results. It was subdivided into sub-categories. This study analyzed the problem factors and major improvements from the expert's point of view by using the AHP analysis technique for the problems of the urban regeneration project. Based on the AHP analysis results and experts' opinions, five policy alternatives for the development of urban regeneration projects were presented.

Third, this study proposed 5 types of urban regeneration project model to fulfil roles of public and encourage the urban development. The urban regeneration project model is supposed to perform the evaluation of urban condition using the index, typological analysis under the law and scheme and analysis of function and urban location.

  • In this study, the total information portal service for urban regeneration was constructed to supply comprehensive information for Korean urban regeneration. The portal service is largely divided into an information analysis service for urban regeneration and an information disclosure service. For total information portal service, the information analysis service constructed a system for making district level decline diagnosis and city and county level potential analysis. Moreover, it can construct and control analyzed information specified at the district level. The information disclosure service consists of functions capable of recycling information, interworking the analysis service and facilitating expert participation. It also supplies data of total information DB in reprocessable format. For revitalization of communities, the information analysis service is constructed to lead experts on urban regeneration to share their opinions.
