The urban center of a large city has a high concentration ratio of population, commerce, and traffic. Therefore, the expected effect is high from the introduction of the urban utility tunnel and it also has sufficient economic feasibility considering life cycle cost. Moreover, the construction cost can be greatly reduced if it is included in a large underground development such as a subway or a complex transfer center construction. However, it is not reflected in actual underground development plan. When planning a urban utility tunnel in Korea, it is expected to have difficulties such as the cost of relocation of the existing Life-Line, conflicts among the individual facility institutions, procurement of construction resources and sharing. Furthermore, it is possible to promote the project only if a consensus is drawn up by a collective council composed of all facilities and project developers. Therefore, an optimal alternative should be proposed using economic analysis and feasibility assessment system. In this study, the analytic hierarchy process (AHP) is performed considering the characteristics of urban areas and the importance of each indicator is quantified. As a result, we can support reasonable design capacity optimization using the feasibility assessment system.

This study was performed to analyze time series landuse pattern of urban areas and the change of the areas by using remotely sensed multiple sensors. The results were as follows. First, according to the result of time series analysis, most agricultural land has been changed into built-up areas by development work such as the land development or land readjustment project, arrangement of science parks or military facilities, and location of public establishment like government buildings. Second, if the expansion of built-up areas maintains the present scale and speed, it seems that a lot of parts of land would be changed into built-up areas, especially centering around agricultural land, so it is necessary to establish the plan for urban space. Third, I have synthetically collected the data of the project of urban development and systematically monitored the process of in expansion the built-up areas up to now (from the past). I hereby could lay the foundation that makes us scientifically forecast the direction of expansion in the built-up areas by the urban development in the future.

In South Korea the need of sustainably managing development on forest lands has required to develop a new approach to estimating environmental impacts on forest surrounding development sites in a scientific manner. As for forest-related development, two types of development were selected: golf courses and industrial complexes. Using Fragstats 4.2, the fragmentation effects and patterns of each type by forest area within project sites and buffer zones ranging from the outside of project sites up to 2,000 meters were analyzed. As a result, golf courses were strongly related to a group of fragmentation indexes: CA, NP, PD, TE, LSI, TCA, NDCA and CONNECT, whereas industrial complexes were associated with CA, NP, PD, TE, LSI and CONNECT. Among them, NP, LSI, TCA and NDCA of golf courses were considered as representative indexes reflecting the average impact ranges of each sub-group by forest area, and focussing on the size of core areas. In the case of industrial complexes, PD, TE and LSI were the representatives, vulnerable to the composition of given landscape. For two case studies, one for golf courses and the other for industrial complexes, they showed there existed a difference between the average of a group and the individual results. Therefore, to minimize the variations in impact range within a group, it is needed to analyze more individual cases. This study proved there was a distinction between project types in terms of the range of environmental impact. To effectively and comprehensively manage forest development, further research on analyzing other development types related to forests with more cases is needed.

The city refreshing development projects in the domestic recently have been performed under leading of public institution laying stress on new city and existing urban district. These development projects are still staying in safety control level despite risk factor management at preliminary estimation stage has been more important factor to success and add value creation. Understanding inaccurately about various risk analysis techniques that can analyze risk factors and the insufficient application of step that can analysis technique s could make projects more difficult. Therefore, this research suggests the more effective methods for risk analysis that can control the risks in the pre-project evaluation stage.
Despite the longing for democracy of most people, Myanmar has missed opportunities for social and economic development by military dictatorship. However, since 2010, the civilian government has gained new opportunities for reform. After turning to economic reform, developed countries such as the US and EU lifted the economic sanctions that they had taken in the past. As a result, it is growing rapidly compared to neighboring countries due to attracting foreign capital, tariff benefits on export items, and expansion of industrial infrastructure. Despite the increased investment value due to economic growth and democratization, the complex and customary land system of Myanmar must be an uneasy factor in securing stable land rights when entering overseas markets. Therefore, this study sought the method of securing the land rights in the development project through the analysis of the foreign investment system in Myanmar and the investigation of joint development cases. The results of this study are as follows. First, the acquisition of land use rights at the early stage of development can be considered through the foreign investment system. Under the Foreign Investment Law and Myanmar Investment Law, the land can be used for up to 70 years, and Under the Special Economic Zone Law, the land can be used for up to 75 years. Second, in relation to land compensation, it is required to establish a detailed resettlement plan for the indigenous people as the difficulty of land acquisition is expected due to the recent democratization trend and strengthening the voice of residents. Third, land use at the operational stage can be achieved by leasing the land from developers, and this will be the most realistic plan at present. In other words, the developer can directly develop the land created under the Foreign Investment Law and the Special Economic Zone Law, or Sub-lease and transfer the land use right to a third party.

Urban road maintenance creates potential risks for both road users and workers in addition to traffic congestion and delays. The adverse effects of maintenance work could be minimized through mitigation measures of work zone layout and construction arrangement, such as reducing the dimension of work zone segments and scheduling construction during low-traffic periods. However, these measures inevitably escalate construction costs. Consequently, decision-making in urban road maintenance necessitates a balance among multiple strategic objectives to facilitate optimal development via a comprehensive road maintenance management system. This study aims to propose an integrated framework to accomplish the multiple and conflicting objectives for maximizing safety and mobility while minimizing construction costs by optimizing the work zone layout and construction sequence dynamically. The framework enables the seamless information exchange among building information modeling (BIM), geographic information system (GIS), and domain-specific computational engines (DCE), which perform interdisciplinary assessments and visualization. Subsequently, a genetic algorithm is employed to determine the optimal plan considering multiple objectives due to its versatility in resolving highly complex conflict problems.

As the information gap between rural and urban area, and between men and women has been widening, the Rural Development Administration(RDA) has initiated the women farmers information project from 2000. The aims of this project are; 1) to facilitate women farmers' computer and information application in agriculture and income generating activities, and 2) to make them to be leaders to popularize computer application in rural area and agricultural sector. For these, RDA has provided not only PC, software, computer training but also the post support of extension educator to target group. This paper focused on evaluating the effect of the project, clarifying the related variables with the effect, and providing suggestions to enhance the effect. The data were gathered from 310 target women farmers and 166 extension educators in charge of the project all over the country by mailing survey with questionnaire. The main findings of this study were as follows; 1) The level of computer application of the target group was improved drastically, 2) As their self-assessment, they could improve psychological fear on the computer, recognition about information, and attitude to seek information, 3) This project was helpful for them in terms of information gathering and farm(or income generating activities) management, 4) They tried to disseminate the benefit of computer application to neighbors, so that the neighbors' interest in computer and attendance of computer training were improved, 5) Variables such as the computer training hours, the number of interaction with extension educator, formal schooling and farming history were significantly related to the project's effect. To enhance the project's effect the following strategies should be carried out; 1) The period of the computer training course should be standardized and the subjects should attend to the computer training course for the standardized period. 2) Through continuous interaction with the subjects, the extension educator should support them to use computer well and to overcome some difficulties as a beginner. 3) In selecting the subjects, the priority should be given to the person who graduated high school at least. 4) The subjects should focus on using management software, gathering useful information for their business, and selling their products directly to the consumer. 5) So as to enhance the abilities mentioned above, RDA should strengthen learning opportunities through on-line training and providing educational software, besides of existing off-line training.
The purpose of this study is to assess residents' perception of the revitalization projects of the rural center and to evaluate their views of the projects' importance and their levels of satisfaction with how they have been carried out. In this study, we measured the residents' perceptions and preferences regarding these projects by using Importance-Performance Analysis (IPA). Results showed that residents' perceptions and satisfaction were the highest for the projects providing welfare facilities, even though this project has little relevance to the overall project goal. Residents were dissatisfied with construction projects such as the building of cultural facilities and urban parks, even while recognizing their importance. It is necessary to establish what problem the people perceive and to manage them appropriately. Next, the residents did not appreciate the community empowerment projects, nor did they evaluate the contents of the program positively. It can therefore be seen that the community empowerment projects have not been carried out well. Finally, the street landscape improvement project was not successfully implemented compared to other projects. The residents have negatively perceived the installation of facilities that they do not want, rarely use, or are poorly operated. this shows that the evaluation of residents is significant. They become the users of the revitalization project for the rural center. It is necessary to overcome problems such as project items chosen by professionals without local consultation and obvious design in the revitalization project of the local center. There is a need to ascertain the residents' opinion of each project and to encourage them to participate directly in the management operation.

The aim of the study is to develop the 3D visualization of Building Information Model and integrated 4D model for optimization of resources in the construction project. This study discuss the process of methodology and creation of 4D model of the project and simulate it to monitor the workflow at the site. Different stages of the construction process and activities are generated by using Revit and MS Project. MS project has been used for creation of the schedules and these are linked with the Revit for 3D modeling. The time used as the fourth dimension and 4D model created by using Navisworks Time liner software. Narges shopping center is presented as a case study to realize the actual uses and benefits of Building Information Model (BIM). Narges shopping mall is located in Tehran, Iran. As a part of Hekmat master plan, Narges shopping center is an 11 stores building with a total area of 30000 Sq.m. This shopping and entertainment center is comprised of 150 retails and two multi-use public halls with a capacity of 400 persons each and underground parking with total 400 parking space. The main purpose of architecture was to create an urban public center along with its revolving, spiral like form and an ever changing continuous façade by means of different colors, materials, which is in harmony with the other building of the master plan. The approximate cost of the project is $17 million and duration of the project schedule is 30 months. The developed Building Information Model enabled us to identify the potential collisions or clashes between various structural and architectural systems. 4D model has been used for limiting the interaction between subcontractors installing the different systems so rework could be avoided and productivity maximized. It is also observed that the utility of BIM for construction stimulation and clash detection is the best suitable method. Clash detection before the implementation of work is highly recommended to avoid rework.

Since 1970, concentrated development in Gang-nam caused serious differences with Gang-buk, such as housing environment, education, culture, industry, economy, and consumption behavior as well as Urban Infrastructure. In this result, the government has executed New Town project to solve these matters, but the residents' opinion wasn't reflected. The purpose of this study is to research New Town project district residents' consciousness and prefered image for housing and this research will be applied to basic study for housing environment improvement policy in future. The results of this study are summerized as follows : First, living satisfaction is revealed almost low level, and the most demands for improvement are to solve lacks of park and green yard. Second, image of Gang-nam, which of housing environment is better than Gang-buk, is expressed as the words, 'Complicated', 'Complex', 'Polished', 'Convenient', 'Rich'. Third, prefered types of housing are high-rise Residental Complex, Apartment mixed with detached housing, and tower-type apartment. And These are connected with there values
