Because of rapid aging, housing stability of elderly household is becoming an important social problem. The population of the elderly people was 11.3% and that of the elderly household was 23.2%, about 407 million, in 2010. Yet, social policies for elderly people are focusing on the household who takes care of the elderly people, not on the elderly headed households. These policies fail to reflect the reality. Housing satisfaction of the elderly household is different based on the tenure type and the satisfaction can be further affected by the types of elderly household within the same tenure group. Thus, strengthening the policies for the elderly headed households as well as differentiating the policies based on the types of household is required in order to meet the needs of the elderly households. For the elderly household living in a rent house in a city, a housing voucher is needed and for the low income elders who own their houses, housing renovation is required. Public housing affects only the residential satisfaction of single elderly households, not for all elderly households probably because public housing does not meet the demand of the elderly households appropriately. Since the elderly households wanting to move is noticeably small, a policy that provides proper facilities within the elders' neighborhood is most necessary. Also, in order to lessen the burden of housing expenses of the elders with low income, a public housing policy, in which 2-3 people living together in one public housing, needs to be examined.
This study aims at providing suitable outdoor spaces for physical, social, and psychological condition of Korea elderly, examining design characteristics and presenting design guideline of outdoor space for elderly. To do this, this study examined previous research papers and scholastic writings, related to elderly housing, and analyzed existing outdoor space for elderly. Additionally evaluation of usage pattern and physical trace carried out four silver towns. As a result, first, the study showd that characteristics of outdoor space are related to safety, amenity, recognition and efficiency. Second, types of outdoor space in elderly related facilities are very limited in verity, just facilitating with rest space, sport space, and garden space. Third, from a standpoint of barrier-free-design, four silver town cases are not carefully concerning about outdoor space for elderly. These spaces should be designed for both neighborhood and elderly people.
The purpose of this study was to carry out POE of assisted living housing and suggest the design guidelines for the housing complex for the elderly. The subjects were residents(old persons) and staff who lived or worked in three assisted living housing in Cincinnati, Ohio. Interview and survey method using questionnaire were used. The design guidelines for the housing for the elderly were suggested as follows: 1) the location of the housing for the elderly should be in or near the existing housing area, 2) the arrangement of spaces of the housing for the elderly should consist of small groupings rather than large and long corridor pattern, 3) the number of the housing units for the elderly should be small, under 100 units, 4) the housing units should be used by one older persons so that she/he could have the chance of privacy and personalization, 5) various common spaces such as art and craft room or game room should be provided, 6) accessibility should be considered, 7) the color and patterns of interior finishes should be differentiated according to floors or spaces and familiar ones should be used to make a homelike environment.
This study was conducted as a survey to find out middle-aged persons's housing preferences for a future elderly housing and to grasp background characteristics of persons influencing the preferences and the effect of elderly's aging situations on the changes of their preferences. A sample of 300 middle-aged people was selected purposely from parents of university students living in Gwang-ju city. Questionnaires were administered to parents by students and analysed with SPSS Windows 10 program. Middle-aged persons's housing preferences were differed according to elderly's aging situations, in the case of healthy situation, they tended to prefer to stay present house without their children in irrespective to couple or single, whereas in the case of unhealthy situation, they tended to prefer to live with their children. and couples showed preferences for planned housing for the elderly and singles showed preferences for elderly housing facilities with care services. The most important characteristics of elderly housing among middle-aged people was a places where they can enjoy leisure and provide home-help services, located in the suburbs. Also middle-aged persons were likely to prefer to a green spaces such as garden, path for walking, and madang for the elderly housing. Needs for community care services (NCCS) were required above the average. Among the items of NCCS, a visiting medical examination was the most demanding, and a visiting nursing services, a emergency calling bell, and home repairs were sequently followed in the level of needs. The characteristics of the elderly housing which preferred to and needs for community care services were influenced by middle-aged persons's age, gender, subjective evaluation of economic abilities, tenure status, the cost of living, and the size of housing. This findings suggests that it must to be considered to develop various types of the elderly housing depending on socioeconomic status.

To do this, this study examined previous research papers and scholastic writings, related to elderly housing, and analyzed study cases of elderly housing. As a result, design guidelines of outdoor spaces for elderly were classified 5 types. Entrance area of housing complex is subdivided into the condition of location, the entrance of housing complex, an access road, and a direction mark. Building entrance area is subdivided into an access and waiting area, a canopy facility, and the pattern and color of boundary. In & outdoor neutral area is subdivided into a spatial standard, a patio, and a terrace. Parking lots is subdivided into a spatial standard and an entrance access. Outdoor living area is subdivided into a spatial and social standard, the usage of movable chairs, a garden, a pocket park, a lawn area, a sports area, an active and passive sports area, a promenade, a lookout area and so on. In these study cases, outdoor living area is commonly located into a community space, a nature friendly space, a health & sports space, and an outlook space and it plays positive role to the elderly. However, versatile outdoor spaces such as horticultural therapy garden is needed, which can be able to stimulate the physical senses of the elderly. This proposal is meant to create new outdoor spaces of a senior housing and to enhance the way of life of elderly.
China has already entered the aging society and is predicted to become a super-aged society in 2020. The recent studies identified that the elderly has more interest in 'Aging-in-Place' which emphasizes deinstitutionalization since welfare facilities such as care homes and silver towns have separated the elderly from their local communities where they used to live in. The aim of this research is to propose a promising way for smart housing services who support the elderly's living in their homes, China. This research is to investigate the elderly's life and to identify their demands on housings for implementing such smart services. The elderly's living in apartments in Luoyang city, China, were investigated through interviews using a questionnaire survey. The results show that smart housing services should be provided to support the elderly's health, safety, leisure activities, comfortable living, and social relationships sustainably. In addition, such smart housing services should be intuitive since the elderly need to use easily smart services for their autonomous life in their homes. The smart housing services should be developed in the direction of enhancing the elderly's healthy and desirable life, and lessening their discomforts due to aging.

The purpose of this study was to investigate unit care characteristics of large skilled nursing facilities for the elderly, which are located in city areas, and to discuss the way of encouraging home-like atmosphere in perspective of spatial unit. First of all, the analysis of five facilities opened before 2002 was performed, based on previous studies, to compare with them opened in recent 5 years. Most of the previous facilities did not have differentiation between their residential and nursing units, and the number of residents in each unit were excessive in comparison with the standard limit(12-28). On the contrary, the facilities established in recent 5 years had systematic spatial unit structure. The residential units had basically rooms and spaces for small group and the number of elderly residents per unit was appropriate on the basis of standard limit which was suggested by Kwon(2002). The nursing units were consist of nursing station, 2-3 residential units, spaces for large group of residents, hair dressing, nurse, living assistant, bathing, storage and etc. But, there was a problem In space usage even though they have distinct unit care systems. Some spaces for groups were empty without residents, furniture, and other equipments, which were necessary for unit care.
Purpose: In this study consumers' preference for housing for elderly people was analyzed as well as the recognition by elders of silver town facilities, and their preference for service provided by silver town. The study was done to provide basic data for the development of silver town facilities that are low in cost and high in efficiency. Methods: A sample research was used in this study to analyze the understanding of old age, silver town, and service preference. Results: First, interest and intention to live in silver town was very positive, however low cost was also preferred and that is quite different to current silver towns of Korea. Second, women have more understanding of, requests for, and intention to move into silver town facilities than men. Women's demands for silver town facilities must be reflected in the development strategy of silver towns. Third, the most important part of activating silver town facilities is price strategy. Government political support is required in order to keep silver town move-in costs affordable. Fourth, silver towns must function as total service complex towns. Conclusion: This study is meaningful as efficient operation of silver town is suggested rather than facility degradation to achieve price reduction. This result is important to the development of silver towns based on consumer preference, as it suggests a development direction that is focused on securing differentiated services and programs.

The main results are as follows: 1. The desired distance form their residence to children's house is about halr an hour to one hour by car. White color employees are more declined to living seperately from thier children than blue color. Most of them like to depend on pensions for living expenses. 2. The favorite housing plans are listed in the order of self-contained unit(50.7%), intermediate care housing(38.6%) and living with their children(10.7%). This tells that the prospective elderly likes to live independentlay from their children and suggests the need for housing plans for elderly people. 3. The most preferred characteristics found by factor analysis were factor I named as communal facilities and environment(the items belong to factor I was neighbour environment, communal spaces and facilities, heating system, and elevator). The most important advantages of EAL were social activities and convenience. The most salient disadvantages of EAL were difficulty of family contact. The higher the occupational status and income, the lower the preference for the characteristics of EAL with a preference for finding appropriate living arrangements in present housing market. But the higher the educational level, the higher the degree of preference for the characteristics of EAL.
