In apartment complexes of Korea shared space becomes more and more important since it promotes social relationship among neighbors and also as a ecological point of view. After the Green Building system was introduced in the society, it attracted more attentive as an essential component for sustainable community. Now, it's expected the shared space plan or the community center plan will be a hot issue in the society. Therefore, we could see an aspect of the gradual change related to housing culture in Korea and make a prediction how to develop the shared space as researching domestic leading studies about the 'shared space'. The purpose of this study is to identify the trend of academic achievement as shared spaces. 14 books and 43 studies are searched and each of them are divided into according to the subject. The concept of the shared space was introduced in a holistic moment and the design plans were presented in books in the early 1990's, and total community center it was introduced. The studies are naturally divided into 4 parts as time passed that are characteristics of the block planning in the complex, the needs of the shared space, the actual condition of the using shared space, and the case studies of the shared space. The shared spaces under the structure of the community center are expected to be developed in a more elaborate way to cope with increasingly well-being needs.

The purpose of this study is to develop an operation manual of resident-driven community program by evaluating community program operation to realize a sustainable apartment complex and vitalize a community. To achieve this purpose, 8 community experts, who are in charge of 42 complexes of 7 autonomous districts among 25 districts in Seoul were interviewed from September 2013 to December 2013. Main results of the study are as follows. 1) Operational problems and improvements are deduced from evaluating operation process of community programs. It is found that smooth cooperation of main operators including a community vitalization association, a resident representative meeting and a control office is the most important. 2) Operation guideline for representative programs are suggested based on analysis of operational characteristics of 3 types of community programs; communication, recycling and environment management, according to program operation elements; material element, programming element, human element and finance element. 3) An operation manual of resident-oriented community program is presented after considering evaluation of operation processes and analysis of 3 types of operational elements of community programs.

Concern about global environment has been increasing in recent years. Efforts to minimize the environmental impact to the globe as well as human beings have increased, especially in the late twentieth century. The study researches one of the solutions for the environmentally friendly building construction, which can contribute to sustaining the world environment. Assessment and proposals are made for high-rise apartments, one of the most popular construction types nowadays in Korea. Since the volume of high-rise apartment construction is so great, a small improvement in each building will make a great contribution. Assessments are made over the life-span of apartment buildings. A tool named EIAHA (Environmental Impact Assessment for High-rise Apartment) has been made through references from western examples, mainly in the UK. The components of EIAHA include passive design strategies, building materials, energy consumption during building operation and management/maintenance. Although the issues are on a global scale, solutions are sought on regional scale. Korean high-rise apartments are assessed with the tool and suggestions for sustainable development are made mainly for improvement of embodied energy of building materials and the life of buildings.

'Sustainable Development' has become one of the most important concepts of the 21st century, and efforts are being made to actively apply this conception in various fields of social studies. Sustainability can be discussed in terms of economy, environment and society. In the case of social sustainability, a key motivation is the weakened bond within communities that is an unfortunate characteristic of modern society. The core of social sustainability is therefore in promoting 'social interaction and communication' through constructing communities and physical environments that support them. This study is based on the understanding that areal enlargement of physical environment doesn't guarantee the vitality of created community spaces. The purpose of this study is to deduce the design objectives and strategies of communal spaces in apartment complexes for social interaction and communication. Social interaction and communication can be divided into two aspects: between a complex and the local society, and within the complex itself. Nine design objectives are deduced from sixteen research reports published by public research institutions after 2000 and several design strategies are found through architectural analyses of influential examples based on 5 fundamental values of communal space planning.

Residentialization is in progress in the coastal areas of the cities as the number of apartment houses rapidly increase with the simultaneous provision-centered development. It would be necessary to provide quality residential environments which would not deteriorate and would be chosen by many people as a sustainable residence in the future through the demand-centered development, considering the residents' consciousness. To do so, it is necessary to understand the residents' consciousness about the residential environment in the coastal area that has differentiated characteristics as a waterfront space through an evaluation of the residential environment, different from the existing residences. This study understands the significance of the waterfront space in the residential environment through people's consciousness when they choose a residence before they reside and people's consciousness when they evaluate the residence after they reside, concerning how the environment of the waterfront space is recognized as compared to other elements of the residential environment according to the geographic characteristics of the coastal area. In addition, this study analyzes the significance of people's consciousness before and after their residence through a comparison according to the change of distance to the waterfront from the perspective of access to the waterfront, the characteristic as a residential environment in the coastal area.

When constructing buildings, planning, design, construction, using & maintenance as building life cycle. Due to industrialization in 1960s and development of new town from the late 1980s to the early 1990s, Korean housing supply rate reaches almost 100%. After construction companies confronted limit of new building construction, they recognized remodeling as a part of construction, and organized remodeling team or FM team to improve sustainable industrial area. However, since companies in Korea are lack of experience and research activities for remodeling, it makes obstacle to improvement of remodeling business. So the objective of this study is to help carry out remodeling business by suggesting the counterplan through investigation of a risk of apartment remodeling business.

With the sustainable development theory introduced, some planning factors, such as how to minimize bad effects on the environment and how to be more environmentally friendly, have been Integrated in planning the residential development. In addition, a new residential space concept, the ubiquitous home, arouse the interest of architects and residents. Although there have been many efforts to achieve the environment-friendly and convenient residence, the problem is that the environment-friendly architecture's many of the efforts have been primarily focused on the outside of the apartment units. Thus, the purpose of this study is to show possibilities of housing model not only being applied the environment-friendly construction concept to the inside of the apartment units, but also being integrated the ubiquitous home model inside.

Apartment housing block has been spreaded according to rapid economic development and urbanization in Korea. A parking lot is located at underground, artificial ground is inevitably created in apartment housing block. Artificial ground creates different thermal environment compared to natural ground, because the composition and coverage of artificial ground are diverse. In this study, the effect of the artificial ground on building thermal environment will be disscussed by simulation. Considering the result of simulation, surface albedo is more important for building energy performance. A purpose of this study is to examine how the characteristic of surface effect to thermal environment, and to develop design method for sustainable outdoor space.

Recently, ecological area rate system become effective due to enlargement of recognition and high intellectual standard and for ecological circulation in urban areas. Ecological area rate system is to control environmental quality of life what has grown worse in urban districts and corresponds to purposes of green building certification criteria for environmentally sound and sustainable development. Therefore, purposes of this study are to present suggestions through research of theory and comparison between ecological area rate system and green building certification criteria.

The purpose of this study was to examine the possibility of application of American cohousing concepts for the development of apartment housing in Korea. The fieldwork included two American cohousing communities of 37 households, extensive interviews, questionnaire, and evaluation of site planning and development process. This paper looked at the real and potential benefits of cohousing in respect of land-use efficiency, resource usage, and the quality of social relationship within the residents. The paper suggests that the abstract notion of a sense of community and concrete issues of housing form are inseparably connected. The paper goes on to suggest that the educational program and the support from the government also are needed for the development of sustainable community.
