Analysis and Suggestion of Environment-friendly Interior Finishing Materials for Aged Apartment Remodeling (노후 공동주택 리모델링의 친환경 실내 마감재료 분석 및 제안)

  • Environmentally Sound and Sustainable Development (ESSD)" is a key word in recent years. The construction industry, have put a great influence on ergonomic and sustainable environment. Recently, "green building certifications", such as Indoor Air Quality (IAQ) and eco-friendly material regulation have been established. With this regard, new construction and aged-housing remodeling projects are required to meet these certification criteria. Apartment residents have great concern on eco-product, since many cases are reported that Sick Building Syndrome is caused by toxic substance from building materials. Aged-housing remodeling construction has a unique characteristic in that the residents are already determined prior to construction execution. Therefore, the analysis of resident's need for building materials in aged-housing remodeling is relatively easy compared to new building construction. As such, it is very important to analyze their preferences for eco-friendly materials prior to project execution. The purpose of this study is to find the needs of residents and priority of their needs. Based on their needs and priority, this paper provides a new strategy in using environment-friendly materials and maximizing their satisfaction level when aged housing remodeling is constructed. In addition, this paper provide new criteria in selecting new developed environmental materials in remodeling projects for the purpose of improving the safety and health level in construction industry.

A Study on Comparison and Analysis of Revision Building Rating System for Environment-friendly Residential Building (국내 친환경 공동주택의 활성화를 위한 개정 건물 성능 평가제도 비교 연구)

  • As design tools, building performance certification systems can be applied to provide adequate guidelines on design process to create environment-friendly buildings. Domestic certification systems of residential building took effect by doing supply to designers and contractors from affiliated organization of governments in the early 2000s. As a result, Building Energy Rating System, Apartment Performance Rating System, Green Homes and other means to promote green designs have been operated. International trends of applying certification systems were started in the early 1990s as forms of LEED in USGBC, BREEAM in BRE, GBTool Canada. These systems aim to evaluate building performance in line with the Climatic Change Convention and realize sustainable building design. In 2009, residential buildings accounted for the largest portion of the internal real estate market with 67.9 percent according to the National Statistical Office data. And for 18 years since 1991, apartments among constructed residential buildings have ranked top taking up 77.7% as of 2009. Apartment performance evaluations accordingly are to promote to constitution of improving tenant quality of life, the residential environment and saving energy and resources in the internal building market. The purpose of this study is to compare and analyze valuation bases of each sector in evaluation systems of residential buildings at home and abroad to upgrade current systems through reflecting the characteristics of residential buildings. Implementation of this study basically include comparison of valuation bases and partial analysis on properties of rating systems to suggest requisites for improvement in building performance certification.

  • In the 1970s, increasing penetration of the housing co-housing policy, reconstruction be a great success to improve 1990‘s Old aged apartment's performance. However, in case of reconstruction, it causes the problem such as city environment destruction, resource waste, real-estate speculation etc. With the trend of sustainable construction and resource recycling, remodeling gets more attention than before. In case of country's remodeling, conventional method causes some problems such as delayed construction period and increased cost. Therefore, efforts that obtain economical efficiency are required to power remodeling through use of prefabrication method like PC technology that is useful for reduction effect of construction period, cost and site labor and excellent quality. This research indicates reduceing factor for facilitating prefabrication method and technology selecting framework through specific of Expanding Floor method and remodeling cases to increase the efficiency of remodeling, considers construction parties approaching plan for prefabrication as occasion that powers remodeling.

A Study on the Effect of Walking Environment (Characteristics) on Apartment Housing Rental Prices using Multi-Level Model (다수준모형을 이용한 보행친화적환경이 공동주택 전세가격에 미치는 영향)

  • We examine 554 state basic districts and 1832 householders in Busan metropolitan city to see whether the physical and walkable characteristics of housing influence apartment housing prices. We use two-level models modeling for a more accurate analysis. Walkable characteristics in level 2 state basic districts potentially explain 77% of the variation in housing values, with the highest impact on crime safety characteristics. Overall, our spatial multi-level analysis based on new state basic districts in Korea explained price variation better than previous studies, which considered each householder. The results provide policy opportunities for planners and citizen groups to pursue strategies that encourage the development of walkable and sustainable neighborhoods.

An Analysis on Apartment Chonsei Price in Seoul with Residential Lease Price Index (주거임차부담지수 산출과 서울시 아파트 전세가격 적용사례 분석)

  • The recent increase of chonsei has raised the degree of lease burden of households, and a new residential lease price index needs to be introduced to measure such degree of lease burden. In order to convert the burden into an index, the calculation method of the K-HAI, which is announced by the Korea Housing Financing Corporation, is applied by replacing house purchase with lease. From the calculation, the residential lease prices index of the first quarter of 2014 is estimated to be approximately 114, indicating that the cost of lease exceeds 35% of income. The result of analysis on the trend of the residential lease prices index from the first quarter of 2012 to the present in Seoul indicates that the residential lease prices index in Seoul has continued to increase, compared to that of the entire country. The results of this study will be a foundation to find a solution for the stabilization of chonsei and investigate the degree of lease burden by region when establishing a sustainable housing policy.

  • The mass housing supply policy of the government has resulted in the customer-centered market, and thereby the age of quality competition in the industry. In line with this trend of quality competition, therefore, this preliminary study aims to investigate the requirements of housing product planning to live up to the needs of customers in terms of quality, and thus analyze the types of quality differentiation of a housing product unit in our housing market. It turned out that many cases attempted differentiation in such ways as merely using luxurious finishing materials and instantly popular environment-friendly materials, and combining partial and limited household items with architectural elements of the facility system. The result of this study shows that the differentiation plan of housing product should be customer-centered, and therefore, focus on quality differentiation through organic combination of architecture-oriented plane and interior elements with technology-oriented facility and product elements. Hereby, in the future, housing product planning should include sustainable differentiation plans with reconsideration of concepts that customers have, and the needed procedure.

  • Purpose: This study is aimed at the case of the cognitive health design pilot projects promoted by the Seoul Metropolitan Government since 2014 in terms of design to solve social problems in accordance with the aging population of our society. The purpose of this study is to analyze the maintenance and management of the projects and to suggest implications for the promotion and expansion of sustainable cognitive health design in the future. Method: It set the analysis frame by dividing management into maintenance-damage-demolition for the spatial types and spatial elements suggested in the Seoul Cognitive Health Guidelines. And it analyze the actual conditions of four pilot projects based on the field survey. Results: First, the ratio of damage and demolition was higher than maintenance. Second, designs and techniques with low durability were applied. Most of the cases where floor marks were applied to the external environment were lost or difficult to recognize, and their functions were limited due to storage of goods and parking of vehicles and motorcycles. Third, there was a large variation according to the type of residence. The project contents that can be applied to the low-rise residential area were also limited, and more elements were demolished than in the apartment type. Implications: First, it should limit project contents of space types and space elements that can be maintained even over time. Second, it should seek sustainable design and technical solutions. Third, it should seek alternatives to cognitive health design in low-rise residential areas where a large number of elderly people live.

Analysis on Weight Proportion of Eco-friendly Elements for the Development of Low-Carbon Green City : Case of Eco-Environment Certified Apartment Housing Complexes in the Metropolitan Newtown (저탄소 녹색도시 조성을 위한 친환경 요소의 비중도 분석: 수도권 신도시내 친환경 인증 아파트단지 사례)

  • The paper affirms the weight proportion concept as an element, which could be empirically analyzed quantitatively through the developmental expansion of qualitative empirical analysis on taxonomy that is required for the construction Low-Carbon Green Cities and their eco-friendly elements, such as a pleasant residential environment The weight proportion concept is proposed as a new measure to identify eco-friendly elements and as an objective assessment indicators. To perform an empirical analysis, surveys were first given to the residents of Metropolitan Newtown (50 persons) and outside experts (50 persons) for the total of 100 persons. Second, the paper surveyed 74 sites of Eco-Environmental Certified Apartment Housing Complexes. Upon analysis of eco-friendly elements by their type and total weight, the largest weight proportion was expressed in the interior and eco-environmental elements, carbon-decrease types, and carbon-absorption types. The results of this paper confirm recent positive sentiments and preference toward a variety of future-oriented and sustainable eco-friendly elements like the eco-housing and new renewable energy, In addition, the paper affirmed the new housing trend towards constructing eco-friendly elements, such as carbon-decrease and carbon-absorption, that induce long-term investments, despite their need for higher investments.

A Study on Promotion of Domestic Timber Utilization According to Dwelling Type Comparison of Between Korea and Japan (한일 주거형태 비교에 의한 국산재 이용 증진 방안 고찰)

  • In this study, a dwelling type of Korea and Japan was compared, and consumption rate of domestic timber and its usage was also investigated. In Korea, dwelling type of apartment which constructed by iron and steel-concrete is main shared, but a detached house which is shared at 60% of dwelling type of Japan is mainly constructed by timber. And the rate of the consumption of domestic wood in Japan is 73%. In Japan, there is an effort to substitute imported wood to domestic timber through the promotion of using of domestic timber. Whereas the needs on using of domestic timber gradually emerged. So, the legal about sustainable use of wood is approved by the National Assembly on May 2012. There is not active movement in the aspect of using of domestic timber yet. These causes to the geographical and environmental characteristics, but industry, policy, and the difference of recognize on domestic timber utilization is thought to do greater influence. Hence, it is recommended to make a portfolio of both balanced domestic timber usage and the change of awareness of people by referring to the example of Japan.

  • Hanok is Korea's traditional housing. From the 1970s, the vast majority of citizens in urban areas have not lived in Hanok housing but an apartment. Consequently, many people no longer familiar with the experience of living in traditional Hanok. People who live in the environment of residential apartments eargle like new residential and pursue eco-friendly homes, health homes, espacially among the hanok was reassure potential. There have been many debate how Hanok housing can become more sustainable, yet keep characteristics of its identity. The purpose of this study is to examine the process by which traditional Hanoks and modern architecture can influence each other, how the popularization of modern homes was formed and this relationship with the new less popular Hanoks. Finally, We will exmine how old Hanok can be renovated into new, modern Hanoks. The subject areas are Seoul, Jeonju, and Chongju in early twentieth century; by discussing with upper-class Hanok to improve the general standard of most traditional Hanok.
