Verifing Formation of Area of Influence of Subway Station through Land Value Distribution Analysis - Case Study on Seoul

  • This research has the purpose to develop a method to evaluate whether station’s area of influence has been formed, and verify formation of the area of influence through empirical analysis of all subway stations in Seoul. First, we created buffers of 100m intervals from 100m to 1000m, based on subway station exits, calculated the average land price of each buffer, and divided station areas of influence into 10 clusters using K-means clustering with the average land prices as values of observation. Subsequently, we have assumed a decreasing price curve from increasing distance from a nearby subway station, estimated a price curve and evaluated whether the area of influence actually exists using regression analysis of each cluster. The 10 area of influence clusters were largely divided into strong, weak, and no area of influence of subway station. The stations where the strong areas of influence are formed are mainly located in center, sub-centers, and local centers; stations where weak and no areas of influence are formed are mostly located in the adjacent areas of center or sub-centers or suburbs.

  • The purpose of this study is to analyze the daily living area of the elderly using the vast amount of travel route data collected through smart phones. In order to analyze the utilization status of the elderly into the visiting area and the living area, the subway station influence area was typed based on the number and ratio of the elderly visiting and the elderly living there. The characteristics of the elderly visiting area and the living area of the subway station area were derived by analyzing the walking route data for the three types of subway station influence areas where the elderly visit and live. First, we derive the range of visiting area and living area of the elderly near the subway station. Second, we derive the characteristic of moving distance which causes the linked walking of the elderly. Third, destination distribution and facility utilization are influenced by the subject of use, movement pattern, and facility awareness.

A Study on the Influence Factors of Land Value by Urban Spatial Constitution (역세권 공간구조특성이 지가에 미치는 영향요인분석)

  • The purpose of this study is to draw the development direction of subway adjacent area by distance through an analysis on influence factors of land value by urban spatial constitution. The method of this study is analyzing influence factors of land value by the distance of subway adjacent area by using regression analysis method with urban spatial constitution variables from advanced research and drew the difference and extent of land value influence factors by distance of subway adjacent area. The result of analyzed the influence factors of land value by distance to draw the purpose of this study, which is the direction of development by distance of subway adjacent area, the connected area has shown the development direction as high density development centrally on commercial and improvement of accessibility and decrepit status, the directly influence area shows as complexity with high density centrally on commercial and business and lastly, the in directly influence area has shown the development direction as complexity of residential and commercial, improvement of accessibility and decrepit status. This study has used land value as a dependent variable to verify the speculation of this study based on the contents, the results of the analyze and the critical points of precedent studies to draw the development direction of subway adjacent influence area by using autonomous variables from advanced research. Upon this, drew a conclusion of this study as analyze of influence factors of land value could be a reference material for development of subway adjacent area.

Development of Selection Model of Subway Station Influence Area (SIA) in Seoul City using Chi-square Automatic Interaction Detection (CHAID) (CHAID분석을 이용한 서울시 지하철 역세권 지가 영향모형 개발)

  • In general, based on criteria of subway law, radius 500m from subway station is defined as SIA (Subway Station Influence Area). Therefore, in this paper, selection models of SIA are developed to identify appropriate SIA for specific legions in Seoul metropolitan city based on CHAID analysis. As a result, following outputs are obtained; (1) walking distance from subway station is the most influential factor to define SIA (2) SIAs vary with regions (i. e. Gangnam area: 767m, Gangbuk area: 452m), and (3) walking distance from subway station is influential to land price of SIA. In addition, in Gangnam, the structure of land price of the closest section has a polynomial trend curve rather than linear compared in comparison with other sections. Therefore, it is desirable for current definition of SIA (radius 500m from subway station) to be redefined to reflect characteristics of land use and walking distance according to each region respectively.

  • In general, based on criteria of subway law, radius 500m from subway station is defined as SIA(Subway Station Influence Area). Therefore, in this paper, selection models of SIA are developed to identify appropriate SIA for recently developed 4 new towns based based on CART analysis. As a result, following outputs are obtained; (1) walking distance from subway station is the most influential factor to define SIA (2) SIAs vary with new towns (i.e., bundang city: 856m, ilsan sanbon city 508m, pyungchon city 495m), and (3) walking distance from subway station is influential to land price of SIA. In addition, bundang and pyungchon new town are more affected in land price and walking distance. Therefore, it is desirable for current definition of SIA (radius 500m from subway station) to reflect characteristics of land use and walking distance in the new towns.

  • Structure-borne noise due to forced vibration which is originated from subway operation and transmitted to buildings in order of rail-wood tie-concrete bed-structure-soil-building foundations-members of building results in social problem of environmental pollution. Moreover this becomes a serious problem because of the increment of surface traffic and subway operation made by meeting traffic system in crowded cities. Since subway is constructed along the principal road or through the residential area and as the worst case may be, building foundations is contact with top part of subway structure, it is possible that vibration resonance results in fatal damage of buildings. And, structure-borne vibration noise due to subway operation at late and early hours have the residents suffer from insonmia, restlessness and so on. Therefore, to satisfy the future need concerning the environmental protection, this report deals with the influence of structure-borne vibration noise on the basis of the characteristics of Seoul Subway System.

An Empirical Analysis on Public Transportation Demand and TOD Design Factors in Seoul subway adjacent area (서울시 역세권의 TOD환경과 대중교통이용수요 관계분석)

  • TOD(Transit Oriented Development) has recently been active, which presents that TOD planning elements should be comprehensively taken into consideration in order to enhance domestic transit ridership by changing environments in rail station areas and an empirical analysis on the type of rail station areas and transportation demand should be a prerequisite for usage of future development planning. This study aims to grasp a variety of TOD of influence factors in Seoul rail station area and to perform analysis to identify relationship between public transportation demand and these TOD design factors. To make it come true, we gathered data with respect to Density, Diversity, and Accessibility as representative TOD planning elements and carried out factorial and regression analysis. Consequently, we drew 7 influence factors base on factorial analysis: Factor 1(Diversity/ -Use Mix(LUM)), Factor 2(Density/development density), Factor 3(Accessibility/public transportation facility supply), Factor 4(Design/street design), Factor 5(Green/access mode (pedestrian, bike), Factor 6(Design/subway size), Factor 7(Accessibility/Public transit operation) As the result of model development by using factorial and regression analysis, positive influence factors on passenger flow in rail station area are Factor 1(Diversity : Land-Use Mix), Factor 3(Accessibility : public transportation facility supply), Factor 2(Density : development density), Factor 5(Design/ access mode) and Factor 6(subway size) Next, negative influence factor on passenger flow in rail station area shows Factor 7(Accessibility/Public transit operation) as the most influential factor. This is because the growth of service interval of linked subway and bus leads to reduced demand.

The Influence of the Surrounding Groundwater by Groundwater Discharge from the Subway Tunnel at Suyeong District, Busan City (부산 수영구 지하철 터널에서의 지하수 유출이 주변 지하수에 미치는 영향)

  • This study carried out several kinds of investigations such as geology, hydrogeology, groundwater level and quality, surface-water quality, and the quantity and quality of groundwater discharge from the subway to identify the causes of groundwater contamination around the subway tunnel at Suyeong District in Busan City. Geostatistical analyses were also conducted to understand the characteristics of groundwater level and quality distributions. There are Kwanganri Beach and Suyeong River in the study area, which are basically influenced by seawater. The total quantities of groundwater utilization and groundwater discharge from the subway tunnel in Suyeong District are 2,282,000 $m^3$/year, which is 2.4 times larger than the sustainable development yield of groundwater. The lowest groundwater level around the subway tunnel is about 32 m below the mean sea-level. The large drawdown of groundwater led to the inflow of seawater and salinized river water toward the subway tunnel, and therefore the quality of groundwater didn't satisfy the criteria of potable, domestic, agricultural and industrial uses. Distribution maps of groundwater level and qualities produced by kriging were very useful for determining the causes of groundwater contamination in the study area. The distribution maps of electrical conductivity, chloride and sulfate showed the extent of seawater intrusion and the forceful infiltration of the salinized Suyeong River. This study revealed that seawater and salinized river water infiltrated into the inland groundwater and contaminated the groundwater around the subway tunnel, because the groundwater level was seriously drawdowned by groundwater discharge from the subway tunnel. The countermeasure for the minimization of groundwater discharge from the subway tunnel is necessary to prevent the groundwater obstacles such as groundwater depletion, groundwater-quality deterioration, and land subsidence.

Effect of relative stiffness on seismic response of subway station buried in layered soft soil foundation

  • The soil-structure relative stiffness is a key factor affecting the seismic response of underground structures. It is of great significance to study the soil-structure relative stiffness for the soil-structure interaction and the seismic disaster reduction of subway stations. In this paper, the dynamic shear modulus ratio and damping ratio of an inhomogeneous soft soil site under different buried depths which were obtained by a one-dimensional equivalent linearization site response analysis were used as the input parameters in a 2D finite element model. A visco-elasto-plastic constitutive model based on the Mohr-Coulomb shear failure criterion combined with stiffness degradation was used to describe the plastic behavior of soil. The damage plasticity model was used to simulate the plastic behavior of concrete. The horizontal and vertical relative stiffness ratios of soil and structure were defined to study the influence of relative stiffness on the seismic response of subway stations in inhomogeneous soft soil. It is found that the compression damage to the middle columns of a subway station with a higher relative stiffness ratio is more serious while the tensile damage is slighter under the same earthquake motion. The relative stiffness has a significant influence on ground surface deformation, ground acceleration, and station structure deformation. However, the effect of the relative stiffness on the deformation of the bottom slab of the subway station is small. The research results can provide a reference for seismic fortification of subway stations in the soft soil area.

An Analysis of the Impact of Subway Construction on Apartment Price in the Station Areas: Focusing on the Daegu Subway Line 3 (도시철도 건설과 역세권이 아파트가격에 미치는 영향 분석 - 대구도시철도 3호선 역세권 거리와 아파트 면적 구분을 중심으로 -)

  • This study aims to examine the influence of the Daegu Subway Line 3 construction on apartment price fluctuation and to find the factors causing the apartment price fluctuation in the station area of the Daegu Subway Line 3. Empirical results of this study are as follows: first, the apartment price is more fluctuated or increased at the time of completion of subway construction than at the time of breaking ground; second, the opening of the Daegu Subway Line 3 has positive impact on apartment price nearby the station area of the Daegu Subway Line 3, especially apartment prices in the second station area (200-600m) are positively related to the opening of the Daegu Subway Line 3; third, medium-large size ($85-135m^2$) and large size (excess of $135m^2$) apartment are sensitively related to the apartment price fluctuation by the Daegu Subway Line 3 construction; and fourth, Buk-gu and Suseong-gu areas are the main beneficiaries. The results of this study suggest implications for tax and redistribution policies in the station areas.
