A Study of the Remodeling Techniques for Old Apartment Blocks (아파트단지 내부의 리모델링 수법에 관한 연구)

  • The rebuilding method for old apartment housing blocks has merits of providing new buildings and larger private living spaces. However, it causes many serious urban problems, such as shortage of infrastructure capacity, traffic congestion, reduction of building life, and deterioration of open space quality. Nowadays, remodeling is accepted as a way of overcoming such negative effects of the rebuilding method. This study focuses on the various techniques of remodeling. The results of this research are as follows; First, old apartment blocks provide poor level of service in general, so they have problems of bad accessibility, deterioration of facilities, and degraded landscape. In many cases, there is a hindrance from walking freely and security problem due to illegal privatization of public spaces. Second, various remodeling techniques are required to meet residents' different needs. The residents of apartment housing value private space above public space, and show low level of willingness to pay cost for remodeling. Third, based on these findings, some remodeling techniques are suggested - integration of a space to another, expansion of spaces, connection of spaces, reuses of roofs and walls, relocation and renovation of paths between buildings, and so on.

A Study on the Archtectural Planning Compared with Space for Before and After Remodeling of General Hospitals in Korea (국내 종합병원의 리모델링 전.후 공간비교에 관한 건축계획적 연구)

  • An early stage of general hospital in Korea was the quantitative growth period. Remodeling has been required to meet the increasing medical demands. To accept the change of paradigm and management operation method, remodeling occurred from the 20th century. Remodeling plans are difficult to define the direction of the detailed plan due to various factors in the beginning of the construction, Therefore, it is necessary to analyze the possibility and limitation of a feasible remodeling plan of general hospitals through the comparison of existing hospital before remodeling and after the remodeling takes effect. A comparison of the researched hospital's blue prints before and after the remodeling and recently built hospital's blue print, analyzed characteristic of the space variation by the remodeling. The purpose of research is to confirm a possibility and limitation of remodeling of general hospitals comparing with merits and faults of extension, reconstruction, and construction. In conclusion, the area of remodeling hospitals increase mostly medical department(ward, outpatient department, inpatient department) and subsidiary facilities, but the area of ward and inpatient department are less than the new hospitals. Especially, public area is greatly increased by the diversification of corridor function. Also, remodeling hospitals represent a limitation to plan departments in need of equipment-intensive space. To address this problem, expansion space is used mainly with inpatient department and existing space is placed mainly with low-impact department by equipment ; outpatient department, administration department.

  • The construction can proceed in different ways according to the acquired profitability of the hospital during the construction and to the features of departments or areas. This study is an analysis of remodeling construction processes to resolve major tasks of remodeling. The remodeling strategies gained from this study can be summed up as follows: 1) Remodeling work in hospitals involves the acquire relocation of space through extensive area renovations and then moving back to the space, and lastly working on the empty space. Thus, it is more advantageous in terms of construction work to demolish the existing buildings than to acquire the relocation space through extensions or renovations. That is, demolition after the maximum utilization of the existing buildings is the most desirable in terms of space availability. 2) The construction methods for remodeling are two: a method of carrying out construction by dividing the plane areas into several individual ones and of working on it floor by floor. In case of ward areas, and the outpatient area, the construction proceeds after securing the relocation space and partially setting construction areas in order to minimize the decrease in profitability due to the smaller number of beds and treatment rooms during construction. If the outpatient diagnosis/ treatment area and the supply area relocate together with the ward areas, there may be extra expenses. Thus, doing construction by area, while partially operating those areas or after relocating the whole areas.

  • This research is to analyze the characteristics of housing remodeling behaviors within detached houses that located at three small cities in the central part of Korea. The characteristics indicate similar aspects of maintenance and improvement behaviors in the occurrence time and space, while space alteration shows different aspects. In the frequency of occurrences, maintenance behaviors occurring in the point of building maintenance and preservation is performed most actively, the next is improvement behaviors, and space alteration behaviors is the lowest frequency. Type of remodeling behaviors shows the characteristics that maintenance behaviors are active in served spaces(bed room space, family living space) while alteration and improvement behaviors occur more in servant spaces.(household working space, outdoor space and sanitary space)

  • This study aims to establish the concept about a new approaching method dor remodeling in the planning step. also, this study sets up the way how to approach in a dimensional way by classifying the conceptual composition of the target housing as a method. The dimensional definition is as below. The one dimensional approach: the spot. the two dimensional approach: the line, the three dimensional approach: the apatial mass, the four dimensional approach: space + time, the n dimensional (multi-dimensional) approach: the space + time + emotion. The research findings are as follows : For the purpose of remodeling, the old housing should be viewed in the three dimensional shape and space. It is defined as multi-dimensional module method to design the shape and space of the target housing in a multi-dimensional point, considering the three dimensional space composition, the emotion of the user, the housing itself. and the time of the user.

  • The purpose of this study was to analyze the remodeling of Carnation House, examine the current state of the spatial remodeling, and propose the future direction of the spatial remodeling of communal life facilities for the elderly living alone. To this end, experimental investigation, photograph shooting, and interviews with managers were performed, and a remodeling analysis was conducted by comparing the data before and after the remodeling. The study results can be summarized as below. First, as there is no standard for the remodeling of communal life facilities for the elderly living alone, related guidelines should be provided in the near future. Second, more fundamental approach to the remodeling should be made considering medical services for the elderly's safety, universal design plans, lifestyles of the elderly, and their use behaviors. Third, as communal life facilities for the elderly living alone normally have small spaces due to the remodeling by change of use, variable spatial planning should be performed for the elderly to utilize communal life facilities as multi-purpose and multi-functional spaces. Fourth, as the terrace space is an essential remodeling space needed for the elderly's rest, communication, and creation of profits, its remodeling should be realized in such a way that various programs can be utilized. Fifth, it turned out that the exterior remodeling could change the overall image of the facilities through new materials and colors.

  • This study analyzed the remodeling cases of 53 public primary schools located in Seoul to grasp the trends and set the direction in remodeling public primary schools. As a result of the analysis, before the sixth Education Process major remodeling of schools was focused on increasing the number of classrooms and after the sixth Education Process public space was increased. According to development of education, frequency of remodeling is increased. But myopic remodeling works were not a surprise. It means the schools simply focused on increasing space. Therefore, the study aims to set the direction for a comprehensive and systemic remodeling plan which will serve as an opportunity to not only improve physical life of schools but also extend functional life and enhance the quality of educational environment.

  • The purpose of this study is a presentation of long term strategies for hereafter hospital's remodeling and new constructions with grabbing in the characters of various spaces and ways of remodeling on wards which have been remodeled according to periods(the opening, before remodeling, after remodeling, new construction). The targets are three remodeled hospitals and four resent hospitals. And also the hospitals are divided as beds, additional hospital facilities, day room, doctor's and staff dining room, public space(corridor, core, duct) etc. The analEis of this study explains changes of wards through the characters expressed by remodeling on the specific functions (beds, additional hospital facilities, day room, doctor's and staff dining room, public space etc.) Following the research, the study has kept going to understanding of problems and limitations of improvement on remodeling wards. Finally, this researcher looked for suggestions on the planning of wards.

  • The purpose of this study was to provide the fundamental data for the effective housing remodeling plan. Through the questionnaire survey, the actual conditions of remodeling in apartment housing were investigated. And as the result of statistic analysis, the relationships between characteristics of remodeling and building life-cycle, and family life-stage, were found out. The major findings of this study are as follows; 1) Most of apartment residents have remodeled the family living space and private living space. In detail, they performed remodeling frequently the change of finishing materials, facilities and equipments, and the change of the location of curtain wall & storage fixtures. 2) It might be predicted that the building life-cycle was influential variable to predict apartment residents' remodeling. Therefore, in planning the support service for the remodeling, the building life-cycle should be taken into consideration.

  • The purpose of this study is to identify ways of remodeling from the traditional hanok to the modern local governmental facility in 1910s. Analysing architectural drawings in the National Archives of Korea, 58 hanok remodeling cases of 52 facilities were verified like the provincial office, county office, county court from 1907 to 1910s. Using hanok as the local governmental building, exterior walls were all changed to the scaled-wooden wall like one of western-wooden building in 1910s and the western-style entrance was set. Change of the plan caused by remodeling interior walls had an intention of the centralized closed plan. Remodeled semi-outer corridor using the space of the eave became changed to the inner corridor with expansion of space. Expansion of hanok for spatial demand was in three ways. First was the expansion towards the eave space, second was direct extension from hanok, and last was the use of external corridor to the new building. Using the eave space was simple but had limitation of space, it was planed with other expansion ways. The way of direct extension was usually used than the one with the corridor, because it was more economical way.
