A Study on the Preference of the Small House according to Social Relationship (사회적 관계에 따른 소형주택 선호에 관한 연구 - 대학생을 중심으로-)

  • The purpose of the study was to find out the preference of small house as the social relations of university students. The data for the analysis were collected through questionnaire survey method from September 24 to October 12, 2012, and the sample consisted of 283 students of the university in Seoul. The social relationship has been surveyed using modified life-style indicators. The community spaces and equipment in the small house has been divided into 21 community spaces and 3 equipments. The characteristics of small house preference were consisted of the residential comments, residence time, resident partner, house size, considered factors of the residence and small house ownership. The finding of this study were as following: 1) The social relationship of respondents were typed as the type of relationship oriented (oriented family, oriented friends and neighbors) and type of non-relationship oriented. The social relationship of respondents were the type of relationship oriented. 2) The respondents are willing to live in small houses, to live with 1-2 people and after work. When living in small house, they consider public transport accessibility and ease of use amenities. But neighbor relationship is not considered. 3) They are preferred security office, administrative office, home storage, parks and green space.

A Study on Lives of the Young Elderly in Low Cost Small Housing Communities in America and Canada : Focused on Suburban Areas of Small Cities along Rural Counties (미국과 캐나다 연소노년층의 저비용 소형 주거단지 생활에 관한 연구 : 농촌지역 소도시 외곽을 중심으로)

  • This study has been performed to explore process of forming low cost small site housing communities and residential lives of the young elderly around small cities along rural counties of America and Canada, and suggest future implications for Korea. In this study, five low cost small housing zones such as cottage and mobile home parks in non-metropolitan counties of California and Ontario State such as Weed, Paradise, Sun City,, Wellington on the Lake, and Trenton were visited and the elderly residents and service experts were interviewed. The senior concentrating housing clusters were formed primarily from influx of both metropolitan and rural residents for the purpose of seeking warmful localities, traffic connections, and business purposes in theme focused production areas. On the other hand, residential lives in the zones are occasionally negatively influenced by unbalanced concentrations of elderly facilities such as nursing stations and funeral homes. For the future of Korean rural elderly policies, suggestions are made as follows: first, integrated forms of urban and rural township need to be settled as attracting places for early retiring people who seek low cost pastoral oriented but culturally activated environment. Second, a model town of mobile housing structures needs to be initiated as a measure of evaluating adaptation process of those movers. Third, a cooperation system among governmental ministries needs to be formed in order to integrate a long term master plan of establishing traditional rural town of independent housing districts. fourth, productive and active lifestyles need to be maintained for government lead retirement rural villages by limiting expansion of nursing related facilities around the independent areas. Fifth, visiting welfare service programs and volunteer groups need to be further developed for the housing area especially in winter time, when social integration and emotional comforts are extremely limited.

  • In order to balance with supply policy, public housing management and operation policies have been implemented in terms of housing welfare, but citizens have not yet achieved the results that the citizens are experiencing. The purpose of this study is to analysis the residential satisfaction of the including the housing performance through the characteristics of the public housing residents in Seoul. The data used in this study is based on the survey data of public housing panel survey in Seoul (2016). The study method used ordered logistic regression analysis based on the fact that dependent variables appeared as ordered responses. Major research results are as follows. Firstly, housing performance and residential satisfaction may not match. Even though the satisfaction of housing area, type, and management fee is high, satisfaction with residential environment is low if commuting distance, the number of small libraries, and hospitals are small. Secondly, it showed different characteristics of residential environment factors among types of public housing. Rather than focusing on supply, customized supply is needed considering characteristics of public housing types. Thirdly, the policy for public housing needs to be realized by a fair policy on the residential environment. It is necessary to contribute to better housing stability as a customized policy considering the local residential environment.

Elderly Public Housing in the U.S. - A Study on the Environmental Conditions and Resident Needs - (미국 고령자용 공공임대주택 거주노인들의 주거환경실태 및 요구 - 미조리주 콜럼비아시 사례를 중심으로 -)

  • This case study is an effort to provide new knowledge on the U.S. elderly public housing focusing on the residents' perceptions of the environmental conditions. For this study, we conducted a survey using written questionnaires and interviews with 20 residents who rent in Columbia, MO. The recorded interview data was used for final analysis; primary findings are as follows: The residents reported relatively high satisfaction on their overall environmental conditions in the two target public housing, built in 1950s. As the most significant problem, residents perceive the lack of storage space for individual units, Partially attributed to space limitations. In addition, bathroom needs varied dramatically among residents based on their health and whether wheelchairs are used. Therefore, it was found that instead of standardized bathrooms, a customizable configuration for the resident's unique physical condition and accessibility must be considered. The residents also addressed their concerns about security for entrance and foyer areas. Due to the small living areas, they wanted to have available outdoor public space for various social activities. Furthermore, they reported the need for small social gathering areas while friends and family members are visiting them, in addition to their small living units, which average 49.8 sq. ft. each.

  • Multi-family housings caused several problems related to physical form such as isolation of housing estate, inhumanity of the exterior space, and mismatch with the urban structure. To handle these problems, the purpose of this study is to analyse density elements which have a direct impact on physical forms, thereby understand the characteristics of physical form and also identify a meaning of inter-relationships between them. Therefore both formal constituents and density elements are reformed into respective analyzing indices. From the analysis, physical form and the spatial layout of buildings were more uniform in large-scale housing estates than in medium or small housing estates. However, small-scale housing estates showed various form and the spatial layout of buildings in order to increase the building density.

  • This study aimed to provide a basic data for presenting an appropriate plan of bathroom space which is suitable to our bathing behavior. We analized 1052 of small-sized apartment housing floor plans and the results were as follows. 1. Bathroom space were classified into 5 types : bath unit type, separated type, deficisncy type, over bath unit type, and semiseparated type and there was no separated type in this study. 2. The bathroom space type according to the size of housing 1) Deficiency type was the most popular one in 10-15 pyung sized housing. 2) In the size of 16-20 pyung housing, deficiency and bath unit type were popular ones. 3) Bath unit type was the most generalized one in 21-30 pyung. 4) Bath unit type and over unit type were generally equipped in 31-34 pyung housing. 3. The size of bathroom was ranged from 0.7 pyung to 2.0 pyung, and the ratio of it was 7.5- 12%.

A Study on the Improvement of District Unit Plan in Apartment Housing with the Increase of 1~2 person Households (소가구 증가에 대응한 공동주택지 지구단위계획 개선방안)

  • Population growth in Korea is slowing down, and the ratio of 1~2 person households has exceeded 53.3% of the total. And in the future, it is becoming more important how to accommodate as proper planning in residential areas. In this paper, we examine whether the existing district unit plans respond appropriately to the trend of the increase in small-sized housing, and we propose improvement plans for elements of the district unit plan and measures to enhance its applicability in response to small-sized housing. To do this, we analyzed the guidelines and contents of the district unit plans related to small-sized housing in recent 6 residential sites, and derived problems and improvements through literature review and expert consultation. As a result of the study, we proposed the items that need to be reflected in the district unit plan related to various housing type for one person household. And planning elements related to households, housing site, building layout, and architectural shape and appearance were also proposed, which were suitable for single-person households, such as small-sized communal housing, share-house, and single-person housing. It also suggested that single-person households should be considered for housing characteristics, including introduction of auxiliary welfare facilities such as unmanned delivery box and guest houses, and exclusion of low-demand auxiliary welfare facilities such as kindergartens. The suggested content can be used to make guidelines for small-sized housing in district unit plan.

  • A small apartment housings in Korea, which is built mass-product from 1980s, are dissatisfied, in spite of good condition, due to the growing living areas and changing lifestyle of the residents. Many of them confronted with slum areas and the kinds of housing stock accumulated much more in Korean contexts. For the existing small houses, it could be discuss an adaptation model to the increasing requirement standards of the house residents; wider living area, new facilities and a style of new residence. A social policy for elderly people who are handicap in physical and economical aspects, is home stay system rather than national support. But it is not easy to find the three generation family house in Korea context, specially apartment house. This paper deals with the vertical unification typology of two dwelling units to one, in order to supply three generation houses by remodel existing small apartment houses constructed by Korea National Housing Corporation. The use of convert houses into vertical expansion are expected to be a house of three generation family, it can also enhance privacy against conflictive activities in a house. And also the merging types of two dwelling units into one can be used as a device to get rid of the monotonous characteristics and gain diversity in the declining stock housing.

  • The Ministry of Land, Transport and Maritime Affairs has announced a policy which can enable the building of urban type housing with the use of a prefabrication method 2010. However, such may possibly be at standstill owing to the prefabrication methodology that has not been currently developed in Korea. Moreover, small households of consisting of one or two family members have been steadily increasing, but the small housing units in which they reside has been decreasing. Due to this situation, urban type housing has been proposed. To expand the propagation of such urban type housing and to promote prefabrication methods, the top priority project is to develop a technology that is able to reduce construction costs, as well as to shorten the actual construction period. In consideration of this prefabrication system for an avenue to solve such problems, a series of systems and policies for the fostering of prefabricated urban type housing has been proposed. This study is to review a series of methods, technologies and policies that are required for such urban type housing and henceforth, to utilize such as preliminary data for further prefabricated urban type housing.

Design Guidelines for the Housing for the Elderly -Based on the POE of Assisted Living Facilities in USA- (반의존 노인을 위한 시설주거의 계획방향 -미국 반의존형 노인시설주거의 노인거주자와 근무자의 거주후 평가결과를 기초로-)

  • The purpose of this study was to carry out POE of assisted living housing and suggest the design guidelines for the housing complex for the elderly. The subjects were residents(old persons) and staff who lived or worked in three assisted living housing in Cincinnati, Ohio. Interview and survey method using questionnaire were used. The design guidelines for the housing for the elderly were suggested as follows: 1) the location of the housing for the elderly should be in or near the existing housing area, 2) the arrangement of spaces of the housing for the elderly should consist of small groupings rather than large and long corridor pattern, 3) the number of the housing units for the elderly should be small, under 100 units, 4) the housing units should be used by one older persons so that she/he could have the chance of privacy and personalization, 5) various common spaces such as art and craft room or game room should be provided, 6) accessibility should be considered, 7) the color and patterns of interior finishes should be differentiated according to floors or spaces and familiar ones should be used to make a homelike environment.
