This study sets up nodal regions for shopping and leisure with 424 district units located in Seoul and examines the characteristics of the vertical structure and the regional system. According to the higher-order analysis result, the trip for leisure forms a greater part, and about each of the nodal regions of the first stratum, major spots for origin and destination are located in the center, and those spots are connected to adjacent district units located nearby. As the factor's eigenvalue is bigger, the spatial range gets greater, too, and is located in outsides. And in the third or higher strata, either linkage between Gangnam and Gangbuk or leapfrogging linkage according to the bipolar factors is distinctive. Linkage between nodal regions centering around Jongro-gu, Jung-gu, Gangnam-gu, or Yeoungdeungpo-gu is not distinct, and in particular, the nodal regions of Jongro Geumcheon are maintained as the upper strata being independent from other nodal regions from the second or higher strata.
With the intensification of urban development in Chinese cities, mixed land use in urban centers extends vertically into 3-D and expands its scale from a single building to commercial clusters. The multi-level pedestrian system in city centers also changed its role from one of traffic isolation to spatial integration, where transit nodes, street sidewalks, squares, building entrances, atriums, and corridors are interconnected, both horizontally and vertically, into a whole spatial system, within which pedestrian flows are guided and shopping facilities are arranged. This paper uses spatial configuration analysis of space syntax to examine the impacts of spatial patterns on movement distribution and the business performance of tenant mix in the multi-level commercial system of the Nanshan Commercial Cultural District in Shenzhen, China. The key objective is to better understand the interactions between the socio-economic variables and spatial design parameters of a shopping complex. The research findings point to the importance of multiplicity between syntactic variables and other spatial variables in influencing the pedestrian flows, business performance and tenant mix in highly complex commercial systems. Particularly noteworthy is the relationship between spatial accessibility measures and the location of escalators, and the ways in which individual commercial buildings are embedded into the overall spatial system. The study suggests that this may lead to the preliminary identification of the spatial qualities of effective vertical extensions of mixed land use in a high-density urban settings.

Townscape design is now considered to be the most important part in city management as a means to improve the life quality of its dwellers. Therefore, the recognition of local autonomous entities and local residents on townscape has been greatly changed. As a part of this effort, the plan to improve the townscape of the central rotary district in Geochang-eup has been examined in multilateral ways. In this plan, first, improvement for proper buildings was studied. Second, betterment for street furniture around the central rotary was considered. Third, making a landscape square around it was also investigated. Based on those considerations, this article intends to suggest directions for improving the commercial buildings of the central rotary district which has the greatest symbolicity in Geochang-eup. To achieve the goal, this paper conducted a survey to the dwellers beforehand in order to investigate their recognition on creating townscape for the central rotary district and collected their opinions on it. According to the result, among the elements of townscape in the shopping district around the rotary, the externals of the buildings such as signboards, color, and shape and the pleasantness part like the maintenance of telegraph poles occupied the highest portion on the street. And It is proposed 4 Alternative plans for the improvement of commercial building design in the central rotary district of geochang-eup.
Human exists in environment. As environment affects in human movement, human reacts to everything happens in environment especially by the view point of visual continuity and changeability. This study has two purposes. The one is to clarify the visual changeability due to the Human movement from the visual point based on checking the visual field. And the other is to understand the applicable possibility of Philip Thiel's method through the experiment in passing ways. Condition of this study is that colors and figures are affective elements of visual environmental sequence by the Human movement. The Human movement is due to the visual phenomenon. That means it is not limited in Philip Theil's method(Node, District). In particular, the chroma which is checked by the BPA(Basic-Pattern-Area) is the most affective visual environmental element in contemporary shopping mall. Also, everything in visual environment and the movement is connected by the time axis. As an analytical method, the sequence notation devised by Philip Thiel was applied.

Trade areas of the commercial centers in Chongiu City are rapidly changing as the urban spacial structure is transformed, consumer behaviors are changed and large shopping stores are located in the area. The City's CBD has been in the Sung-an-gil district. The trade areas of the CBD have expanded along the major roads in the directions of north, south and west from the Sang-dang park. Especially, two newly formed secondary commercial centers are noticeable: one is the center around the express bus terminal in Gagyong-dong, and the other is formed in the Yongam, Bunpyong and Sannam district. As such changes are intensified, small retailers in the traditional markets that are mainly concentrated in the Yukgerri market place have faced hardship in business and management. The commercial hardship has been hastened up by openings of large discount stores and expanding tendency of internet shopping businesses. Acknowledging the changes in the business environment of traditional markets, this paper attempts to suggest policies to gentrificate the declining market areas in the CBD. The suggested polices are differentiated according to the types of traditional markets, stores. and merchants. And also suggestion is provided regarding amendments of the City's codes.
Purpose - With the increasing number of small business owners who reports the cessation of their businesses, the rate of closing the business within the year is increasing as well. The efforts have been made continuously to revitalize the business through the inflow of government or private capital. Maintaining the fast-changing commercial districts with the existing support is difficult, so it is urgent state that needs for commercial district reorganization. The differentiate aspect is that this new measures for small-block-unit commercial modeling can be introduced to promote these aging/deposit private-owned shops politically. Research design, data, and methodology - This study is to develop a sustainable theme shopping rehabilitation method which considers the characteristics of local cities based on the case studies of developed countries' commercial areas to revitalize the central urban areas of local cities. Results - The purpose of this study as stated above is to manage the local commercial area through the program that purchases the empty stores, and the measure to secure the autonomy among stores. Conclusions - The government should concentrate on projects such as vacant store purchase programs, which are omitted from past achievements, and maximize the effect of the project through inter-departmental project packages.
Purpose: In this study, we try to figure out the appropriate size of commercial districts in the original downtown area through empirical studies targeting the Jinju Central Commercial Area in Gyeongnam and Cheonan Station in Chungnam, which are trying to regenerate a specific space that has been lost through government projects. Research design, data and methodology: The current status and characteristics of the shopping district were examined through on-site surveys of the central business district of Jinju, Gyeongnam Province, and Cheonan Station, Chungnam Province, and the size of the empty stores was determined. In addition, the standard median income was used as the survey data along with the survey of the mobile population in the commercial area. Result: The analysis result shows that 883 stores should be maintained considering the overall expenditure and gross sales profit within Cheonan Station in South Chungcheong Province. Currently, considering spending and margins in the Commercial Area, Jinju Central Commercial Area is a place where 222 stores can be sold excessively, and a proper commercial supply plan is needed. Conclusions: In this study, we conducted a demand prediction study in the commercial sector of the most basic sector to regenerate the commercial sector through major regional commercial districts.
Purpose - This study used empirical methods to investigate the consciousness structure of vendors in the S marketing area, which is a commercial revitalization district in the country, and examined its effect on their business activities. Based on the results derived through the performance of an actual proof analysis, this study aims to facilitate the promotion of changes in the consciousness structures of traditional market vendors, with a view to allowing them to adapt to the current economic realities in the country. Further, this study aims to provide suggestions that would improve the efficiency of the commercial revitalization program of the government. Research design, data, and methodology - This study examined all the stores in the S marketing area using a questionnaire survey conducted over three weeks beginning on July 4, 2012, and involved the performance of a data analysis on 1,859 samples. The questionnaire consisted of two parts. The first part addressed the market revitalization and the second part addressed the store management strategies. Questionnaire responses were calibrated based on a Likert scale. Statistical analysis was conducted using PASW version 18.0. Results - The results of the analysis of the consciousness structure of merchants in the S marketing area have led to the discovery that they have a medium level of satisfaction with market revitalization. There was a difference in the perceptions of the concept of store management between merchants and customers. Merchants have poor strategies for store management, which do not go much beyond an imitation of the practices of large domestic discount stores. Conclusions - The appearance of big discount stores and the accompanying changes in people's consumption patterns have led to a decline in local market areas. The government has sought new ways to secure autogenic power for local markets. To create regional economies, the government enacted a revised "Law for creating traditional markets and shopping streets" in 2010 and introduced a commercial district revitalization program. This program, which originally supported only the S marketing area, has subsequently expanded into neighboring shopping districts so that the whole of the regional market can be revitalized. However, since the revitalization of the traditional market and the government support required for it were mostly limited to facilities, the result has not proved to be effective. Although there are several reasons why the government investment was characterized by poor efficiency, traditional market vendors' consciousness structure, which did not adapt well to the vagaries of time and its consequent changes, was a major cause. Only when vendors have a true merchant spirit can they have a real service focus that will enable them to clearly understand the distribution organization. This will have the effect of bring about complete customer satisfaction and will ensure the survival and development of traditional markets.
The The purpose of this study is to have a positive impact on the evaluation of the traditional market revitalization project by discussing the business details and implementation process of the commercial district revitalization project in depth. The research method uses practical methods for traditional market revitalization projects. First, the activation method of the place was examined through the concepts of Oldenburg's 'Third Place' and Carr et al.'s 'Five Demands for Public Space' and the theories related to non-face-to-face transactions were examined. The first study case was the commercial district revitalization project of the Cheongju Global Market Development Project(Seongan-gil Street Shopping Mall and Yukgeori traditional Market), which discussed revitalization of open space, revitalization through reproduction, and revitalization through festivals. The revitalization project through representation is a project to install a symbolic sculpture at the estimated location of the 'Namseokgyo' buried in Yukgeori traditional Market. The revitalization through the festival is the Korea Sale Festa, which is a vibrant business due to increased sales at traditional markets and shopping malls and floating population in open spaces. The second study case was the Cultural Tourism Promotion Project(Hanmin traditional Market), which discussed revitalization through the development of local brands and SNS content. In the conclusion, the relationship between the six projects and commercial district revitalization methods was discussed, and policy recommendations were made, mentioning the importance of reflecting regional characteristics in design planning. We hope that this study will be used to positively evaluate the traditional market revitalization project, showing that stakeholders are working hard to produce positive results within institutional limitations.
The present study aimed to propose the competitive strategy to fashion brand franchise stores by analyzing articles regarding success stores as published in fashion magazines. A total of 91 articles were selected from three fashion magazines and content analysis was applied to extract major factors. Four types of trading areas and eight product types were compared by the major factors. As results, six major factors composing competitive strategy were analyzed such as personal selling, management of sales forces, promotion, customer relationship management, management of store space, and relationship with headquarter. Comparing competitive factors by the types of trading area, management of sales forces and personal selling were crucial for central district and for outlets/interchange district. On the other hand, personal selling and customer relationship management were important for local district while management of store space and personal selling were critical for tenants of the large discount store/shopping mall area. Comparing by product types, personal selling was the most important factor for all product types except young casualwear whereas the second important one was management of sales forces for adult casualwear, womenbbbs wear, and others. For menbbbs wear, sales promotion was the second important one whereas management of store space was the second crucial one for underwear and childrenbbbs clothing. Based on the present study result, it is proposed that competitive strategy of individual fashion brand franchise store should be differently developed because the characteristics of trading area and product type are different and in turn, customers benefit and competition might be different.
