  • It is important to manage an educational facility used by many students. The office of education has responsibility to manage public school facilities instead of most elementary, middle, and high schools. Some school or university outsources facility management and maintenance. An international school in Jeju is established by BTL (Build-Transfer-Lease) that includes construction and maintenance. This research objective is to analyze the case of facility management in the international school, and to provide improved method for school maintenance.

  • Enough school facility maintenance data should be accumulated in a database or data warehouse in order to supply information about school facility correct maintenance budget plan, budget assignment, and cycle and rate of maintenance or replacement. For those, this research analyze the present school facility maintenance practice and budget and construction cost structure. In order to solve the problems, this study analyze the present practice of maintenance and replacement and obtain LCC(Life cycle cost) data, perform expert interview and then establish construction work breakdown structure of maintenance of educational facility by combining work breakdown structure(WBS) and cost breakdown structure(CBS).

  • As school facilities have been expanding quantity better than quality, efficient school facility management has been focused on from 2001 in domestic. Due to obsolescence of school facility, objective management and maintenance cost of school facility is very important. However LCC(Life cycle cost) analyst, owner, engineer, contractor and facility manager have a difficulty to obtain and facilitate the basic analyzed data required to analyze LCC of school facility and establish maintenance plan. Therefore this research presents muti-dimensional analysis method through data warehouse technique for supplying maintenance cost information of school facility that can trace and accumulate the scattered LCCing data in the perspective of life cycle of school facility.

  • In this paper, a shared model of systematic urban facility construction planning system is proposed. As the scope of construction on urban facilities has expanded, the construction process may occur simultaneously in the same location and short period of time by the different public agencies. This kind of construction duplications may cause the inefficiency of construction time and cost. In order to improve this, we studied the sharing method of the construction information which are produced by the different construction agencies. And also studied the method of find out the duplicate constructions occurring in the same place and short period of time. And Then we suggest a system that can rearrange the order of urban facility construction.

A Basic Study on the Application of Modular Construction - Focused on the Analysis of Case Study - (모듈러 건축의 현황과 활용에 관한 기초연구 - 사례조사 분석을 중심으로 -)

  • This research was for the investigation and analysis of the illustration of modular construction application which is different use by each school facility since modular construction related examples are rare in domestic situation, and it has a limitation because of its being basic research material for generating the basic form of modular construction. The research results are as followings. First, in case of school facility from illustration investigation results, module measurement of class modulation is as similar as $3m{\times}10m$, but in resident facility the planning of more flexible plane shape can be possible since modules of 6 cases are free and various, and facade form of various types can be appeared by combination of module unit. Second, as a result of the generated characteristics in compared analysis of representative examples, school facilities were highly indicated for movability and duration reduction areas, and the flexibility, economic efficiency, and environment-friendliness was indicated low relatively. Third, the basic planning types of modular construction can be largely divided into layered type, horizontal (straightway) type, and compound type. The layered type has a short traffic line and facility system and is appropriate for the low-rise form unless separate construction method is used since it is susceptible to load. The horizontal type is advantageous for securing an opening since it has wide extent in light but has a long traffic line and facility system. Finally, the compound type can be possible for planning of various forms but needs the combination of various unit modules and traffic line and facility plan for it can be difficult.

Architectural Work Cost Rate Analysis of Elementary, Middle, and High School Delivered by BTL (초·중등학교 민간투자사업(BTL)의 건축공사비의 공종별 비율 분석)

  • The accurate estimation of construction cost is critical for effective budgeting and financing of the project. Accurate estimates also allow for informed decisions when considering the responsiveness of bids or proposals and for a contractor to better monitor construction progress. However, current method for construction cost of the public educational facility uses a basic criteria in Korea, e.g, construction cost per unit floor area. Therefore, the purpose of this study is to examine present architectural work cost rate of elementary, middle, and high school delivered by BTL(Build-Transfer-Lease). We examined real construction cost of educational facility according to level of school, such as elementary, middle, and high school. The examination revealed that unit price of BTL educational construction cost are different to the level of school, but the composing rate of architectural work cost of the educational facility are very similar. As a result, it is recommended that future researches are initiated to create specific methods to support the accurate cost estimation of educational facility.

  • For prevention of the school violence, many researchers have been conducted the studies based on crime prevention through environment design(CPTED) in the architecture planning phase. However, besides of architecture planning, the study considering the aspect of the facility management is needed during life cycle of educational facilities. In this study, the objective is to propose the effective school facility management for violence prevention based on CPTED method during life cycle of the facilities.

  • The maintenance of educational facilities is divided into inspection and management of facility managers residing in the school and Educational Environment Improvement Projects(EEIP) to carry out maintenance work. Educational support organizations collect maintenance requests through facility inspections by school-specific facility managers, and carry out numerous maintenance projects during the year. The EEIP has the characteristic of Program Management with interrelationships between projects, not multiple projects management. The purpose of the EEIP is to eliminate the inconvenience of school facility users and increase their satisfaction, and achieving the goal is judged to be successful. Despite the importance of management and performance measurement utilizing Critical Success Factor(CSF) for the operation of successful educational facility maintenance management programs, the system for achieving the goals is insufficient. This study derives CSFs for each stage of the EEIP for the success of the EEIP. The CSFs for each stage of the EEIP is expected to serve as a basis for evaluation of educational facility maintenance management programs and can be used as an evaluation index in the future.

It cause to decline safety for structure and also increase repairing cost that by leakage to behavior for thermal effects, Moreover, It is necessary for establishment fundamental counterplan of maintenance for schools facility to improve educational environment in budget support and proper diagnostic tech. and evaluation, repair reinforcement. In present paper, Firstly, we analyze out leakage and defect of schools facility of ㅇㅇ district office of education. Secondly, suggest the proper diagnostic tech. as leakage factor to develope efficiency of using space for durability and safety from leakage with suggestion the proper diagnostic.

  • The deaths caused by industrial accidents during the construction of the mortality rate is considerably higher than in other industries. To prevent such a disaster workers and to minimize unsafe behavior measures to be drawn, and construction companies recently to stimulate the emotions of the workers to participate in voluntary activities are safe. In this study, the construction workers can stimulate emotions and activities on the environment by examining the preferences of the workers on-site management will want to take advantage. This study revealed that the construction workers prefer the incentive most and then working environment.
