성장화재통계 기반 건축물 용도별 화재위험도에 관한 기초연구 (A Basic Study on the Fire Risk by Building Use based Growth Fire Statistics)

  • The risk of a fire in a building is closely related to the usage of the building. In particular, all fires that occur in a building are not risky to safety of human life, and it is associated with the combustion area and the increase of total floor area of the building. Therefore, this study focused on safety of human life in terms of the statistics of fire with considering the aspect of growing fires and analyzed the statistical data of fire for 10 years. As for the analysis on fire, the time of occurrence by usages of buildings, frequency of occurrence and the ratio of casualties etc. were analyzed. It is expected that results of this study could be used for evaluations on a variety of parts in terms of design, construction and maintenance of buildings.

Scenario Planning and Risk Failure Mode Effect and Analysis (RFMEA) based Management

  • This paper elaborates the significance of scenario planning in risk management, and presents an integrated approach which takes into account the 'Risk Events' derived from scenario planning for risk prioritisation. This research integrates scenario planning with Risk Failure Mode and Effect Analysis (RFMEA) through examples from construction litigations of project schedule and cost overrun cases as a simplified approach to project risk management. The proposed methodology incorporates scenarios developed from realistic events of dispute and arbitration cases from construction projects, and thereby increasing potential to foresee risks and their effects well in advance. The results from this methodology shall be validated against outcome of survey study conducted by KPMG-PMI (2013) on project schedule and cost overruns that was based on Ministry of Statistics and Programme Implementation (MoSPI) Project Monitoring data for 2012-13.

  • Little attention has been focussed on a precise definition and evaluation mechanism for project management risk specifically related to contractors. When bidding, contractors traditionally price risks using unsystematic approaches. The high business failure rate our industry records may indicate that the current unsystematic mechanisms contractors use for building up contingencies may be inadequate. The reluctance of some contractors to include a price for risk in their tenders when bidding for work competitively may also not be a useful approach. Here, instead, we first define the meaning of contractor contingency, and then we develop a facile quantitative technique that contractors can use to estimate a price for project risk. This model will help contractors analyse their exposure to project risks; and also help them express the risk in monetary terms for management action. When bidding for work, they can decide how to allocate contingencies strategically in a way that balances risk and reward.

  • In super-tall building construction projects, schedule risk factors which vertically change and are not found in the low and middle-rise building construction influence duration of a project by vertical attribute; and it makes hard to estimate activity or overall duration of a construction project. However, the existing duration estimating methods, that are based on quantity and productivity assuming activities of the same work item have the same risk and duration regardless of operation space, are not able to consider the schedule risk factors which change by the altitude of operation space. Therefore, in order to advance accuracy of duration estimation of super-tall building projects, the degree of changes of these risk factors according to altitude should be analyzed and incorporated into a duration estimating method. This research proposes a simulation model using Monte Carlo method for estimating activity duration incorporating schedule risk factors by weather conditions in a super-tall building. The research process is as follows. Firstly, the schedule risk factors in super-tall building are identified through literature and expert reviews, and occurrence of non-working days at high altitude by weather condition is identified as one of the critical schedule risk factors. Secondly, a calculating method of the vertical distributions of the weather factors such as temperature and wind speed is analyzed through literature reviews. Then, a probability distribution of the weather factors is developed using the weather database of the past decade. Thirdly, a simulation model and algorithms for estimating non-working days and duration of each activity is developed using Monte-Carlo method. Finally, sensitivity analysis and a case study are carried out for the validation of the proposed model.

  • The tunnel construction projects is demanded more efficient risk management measures and loss forecasts to prepare for risk losses from an increase in the trend of tunnel construction. This study aims to analyze the risk factors that caused the loss of material in actual tunnel construction and to develop a quantified predictive loss model, based on the past loss record of tunnel construction projects.

  • This research has set up the fire fighting general index for Fire fighting of Crowded Wooden Building Cultural Asset which is composed of traditional wooden building instinct or complex. The results of this study are as follows. First, Fire fighting general index for crowded wooden building cultural asset, it is necessary to set fire fighting priority by considering fire risk and cultural asset characteristic and establish the system to cope with fire disaster in the most effective way by arranging facilities with restricted resource. Second, Fire risk is the index to draw fire and spread risk of cultural asset by applying index calculation processes such as fire load, burning velocity and ignition material spread characteristic to various aspects such as individual building and complex and combining their results. Cultural asset importance index consists of individual building evaluation, publicity security degree, area importance evaluation and historical landscape degree evaluation. Third, for each index combination process, weight of each index is drawn on the basis of AHP analysis result that is performed to the specialists of related fields. The formula to apply and combine it is prepared to apply the model to include meaning of each index and comparative importance degree.

빅데이터를 활용한 건축물 화재위험도 평가 지표 결정 (Determination of Fire Risk Assessment Indicators for Building using Big Data)

  • 본 연구에서는 빅데이터를 활용하여 건축물의 화재위험도 평가에 필요한 지표를 결정하였다. 건축물에서 화재위험도에 영향을 미치는 원인은 대부분 건축물만을 고려한 지표로 고착화되어 있기 때문에 제한적이고 주관적인 평가가 수행되어왔다. 따라서, 빅데이터를 활용하여 다양한 내·외부 지표를 고려한다면 건축물의 화재위험도 저감을 위한 효과적인 대책을 도모할 수 있다. 지표 결정에 필요한 데이터를 수집하기 위해 먼저 질의어를 선정하고, 웹 크롤링 기법을 이용하여 비정형 데이터 형식의 전문 문헌을 수집하였다. 문헌 내 단어를 수집하기 위해 사용자 용어사전 등록, 중복 문헌 및 불용어 제거의 전처리 과정을 수행하였으며, 선행 연구를 검토하여 단어를 4개의 요소로 분류하고 각 요소에서 위험도와 관련된 대표 키워드를 선정하였다. 그리고 대표 키워드의 연관검색어 분석을 통해 파생되는 위험도 관련 지표를 수집하였다. 지표의 선정 기준에 따라 수집된 지표를 검토한 결과, 20개의 건축물 화재위험도 지표를 결정할 수 있었다. 본 연구 방법론은 건축물 화재위험의 저감 대책 수립을 위한 빅데이터 분석의 적용 가능성을 나타내며, 결정된 지표는 건축물 화재위험도 평가를 위한 참고자료로 사용될 수 있을 것이다.

리모델링 공사의 공기지연을 야기하는 리스크 요인 - 오피스 건축물을 중심으로 - (Risk Factors Influencing the Delays on the Remodeling Construction Works - Focused on Office Building Projects -)

  • 오피스 건축물의 리모델링 사업에서, 신축과는 다른 리모델링 사업의 다양한 리스크로 인해 공기가 지연되는 사례가 빈번하게 보고되고 있다. 이에 본 연구에서는 리모델링 프로젝트의 리스크 요인들과 리모델링 공사의 작업별 공기지연 발생가능성의 관계를 분석하고자 수행되었다. 리모델링 사업의 경험이 있는 29명의 전문가 면담결과의 과학적 통계적 분석을 통해, 리모델링 사업의 리스크 요인과 그로 인한 작업별 공기지연 가능성을 크게 3가지 측면에서 분석하였다. 즉, (i) 리모델링 공사의 작업별 공기지연 가능성, (ii) 리모델링 공사의 리스크 요인별 중요도, (iii) 리모델링 공사의 공기지연에 영향을 미치는 리스크 요인 등 세가지 분석결과를 제시하였다.
