장기공공임대주택 주민의식조사를 통한 주거환경개선방향 설정연구 (A Study on the Direction of Residential Environment Improvement through the Residents Survey in Long-term Public Rental Housing)

  • 노후 공공임대주택은 노후화 관리를 위해 주거환경개선을 지속적으로 시행하며 최근 3년간 시설개선사업을 통해 기본적인 노후화 관리를 수행하였다. 이에 따라 본 연구는 주거단지 노후화에 따른 주거환경요소의 개선 요구도 및 현 주거환경 만족도 조사를 통해 기 시행된 시설개선사업의 효과에 대해 알아보고 추후 시설개선사업의 계획방향을 제시하고자 하였다. 이를 위해 전국 장기공공임대주택의 거주자를 대상으로 설문조사를 하였으며 만족도 및 중요도에 대해 평균값 분석을 하고 항목간의 유형구분을 위해 요인분석을 하였다. 그 결과 주거환경개선 항목으로 도출한 공용 공간 29개 항목을 6개의 요인으로 구분하고, 세대 내부 공간 28개 항목을 4개의 요인으로 구분하여 만족도 및 중요도에 대한 평균값을 비교하였다. 결론적으로 주민의식조사 결과를 종합하여 추후 시설개선 사업을 중심으로 타 주거환경개선사업과 연계한 추진방향을 제안하였다.

수도권 아파트 거주자의 그린홈에 대한 인식 및 그린주거생활 실천 실태 (Green Life of Apartments Residents in Seoul Metropolitan Area)

  • The purpose of this study was to identify the perception of residents on green home and their green residential life. For this study, a questionnaire survey was conducted and the items consisted of whether green home was perceived and how well green residential life was maintained in 6 types of environments. A total 118 responses of residents living in apartments of Seoul Metropolitan Area were used for data analysis. Using statistical program SPSS Win 18.0, frequency analysis, t-test, One-way ANOVA, and factor analysis was employed. The major findings were as follows: 1) slightly more than half of the respondents were aware of green home, and the vast majority were in favor of the green home policy; 2) most of the respondents carried out guidelines of green residential life, and in particular, green living on air environment was well done, followed by consumption, waste, energy, traffic and water; 3) the six kinds of environments were subcategorized by using factor analysis, and 3 to 5 factors were included in each category of environment. Also, it was found that age, educational level, employment status of respondents, housing tenure and duration were related to the degree of green residential life. In midst of global movement toward sustainability, environmentally friendly living is not optional but mandatory, so it's important to change each individual's value on the relation between people and environment and to facilitate more environmentally conscious behaviors.

주거환경분석시스템의 CAD 시스템 통합을 통한 공동주택단지설계 시 일조 및 조망분석에 관한 연구 (The Analysis of View and Daylights for the Design of Public Housing Complexes Using a Residential Environment Analysis System Integrated into a CAD System)

  • This paper concerns about residential environment analysis program implementation for design and analysis on public housing complexes such that view and daylight analysis processes are automated and integrated into existing design routine to achieve better design efficiency. Considering the architectural design trends this paper chooses ArchiCAD as a platform for a CAD system, which contains the concepts such as integrated object-oriented CAD, virtual building and BIM. Residential environment analysis system consists of three components. The first component is the 3D modeling part defining 3D form information for external geographic contour models, site models and interior/exterior of apartment buildings. The second is the parametric library part handling the design parameters for view and daylight analysis. The last is the user interface for the input/output and integration of data for the environment analysis. Daylight analysis shows rendered images as well as results of daylight reports and grades per time and performs the calculations for floor shadow. It separates the site-only analysis from the analysis of site and exterior environmental parameters. View analysis considers horizontal and vertical view angles to produce view image from each unit and uses the bitmap analysis method to determine opening ratio, scenery ratio and void ratio. We could expect better performance and precision from this residential environment analysis system than the existing 2D drawing based view and daylight analysis methods and overcome the existing one-way flow of design information from 3D form to analysis reports so that site design modifications are automatically reflected on analysis results. Each part is developed in a module so that further integration and extension into other related estimation and construction management systems are made possible.

R을 활용한 주거환경 중요도 요소에 대한 분석 (Analysis on the Importance Factor of Residential Environment using R)

  • 최근 데이터 분석에 대한 관심이 높아지며 공학, 자연과학, 사회과학 영역 등 다양한 분야에서 데이터 분석을 통한 융·복합 연구가 활발하게 이루어지고 있다. 건축분야 역시 데이터 분석을 활용한 다양한 연구가 진행되고 있으며 특히, 이를 통해 도시화 과정을 통해 양적 확대를 진행해왔던 건축분야의 문제점을 해결하고자 하는 노력이 이루어지고 있다. 본 연구에서는 도시재생사업을 통한 주거환경 개선지역과 유사 인근지역 주거자의 주거만족도에 대한 데이터 분석을 수행한다. 건물 건축과 입주 후 진행되는 거주 후 평가 요소에 대해 R을 활용한 분석을 통해 각 평가 요소 간의 연관규칙 분석과 거주자의 주요 요구 사항의 빈도 수 파악을 통해 주거환경 만족도에 영향을 미치는 중요 평가 항목을 파악한다. 이를 통해, 향후 건축 분야에서 주거지 구성 시 양질의 주거 공간 확보를 위한 데이터 제공과 함께 양질의 주거지역을 추천할 수 있는 시스템의 개발 등 IT와 건축분야 간의 융·복합 연구를 진행하고자 한다.

주거환경에 대한 거주민의 만족도와 영향요인 분석 - 직방 아파트 리뷰 빅데이터와 딥러닝 기반 BERT 모형을 활용하여 - (Analysis of Resident's Satisfaction and Its Determining Factors on Residential Environment: Using Zigbang's Apartment Review Bigdata and Deeplearning-based BERT Model)

  • 주거환경에 대한 만족도는 주거지 선택 및 이주 등에 영향을 미치는 주요인으로, 도시에서의 삶의 질과 직접적으로 연결된다. 최근 온라인 부동산 서비스의 증가로 주거환경에 대한 사람들의 만족도를 쉽게 확인할 수 있으며, 사람들이 평가하는 내용을 바탕으로 주거환경 만족 요인에 대한 분석이 가능하다. 이는 기존에 활용되던 설문조사 등의 방식보다 더 많은 양의 평가를 효율적으로 활용할 수 있음을 의미한다. 본 연구는 서울특별시를 대상으로 온라인 부동산 서비스인 '직방'에서 수집된 약 3만여 건의 아파트 리뷰를 분석에 활용하였다. 리뷰에 포함된 추천 평점을 토대로, 아파트 리뷰를 긍정적, 부정적으로 분류하고, 딥 러닝 기반 자연어 처리 모델인 BERT(Bidirectional Encoder Representations from Transformers)를 사용하여 리뷰를 자동으로 분류하는 모델을 개발하였다. 이후 SHAP(SHAPley Additive exPlanation)를 이용하여 분류에 중요한 역할을 하는 단어 토큰을 도출함으로 주거환경 만족도의 영향요인을 도출하였다. 더 나아가 Word2Vec을 이용하여 관련 키워드를 분석함으로써 주거환경에 대한 만족도 개선을 위한 우선 고려사항을 제시하였다. 본 연구는 거주자의 정성평가 자료인 아파트 리뷰 빅데이터와 딥러닝을 활용하여 주거환경에 대한 만족도를 긍정적, 부정적으로 자동 분류하는 모형을 제안하여 그 영향요인을 도출하는데 의의가 있다. 분석결과는 주거환경 만족도 향상을 위한 기초자료로 활용될 수 있으며 향후 아파트 단지 인근 주거환경 평가, 신규 단지 및 기반시설의 설계 및 평가 등에 활용될 수 있다.

주거환경 만족도와 주거선택요소 중요도 변화에 관한 연구 - 서울지역 거주자를 중심으로 - (Study on the change in the Satisfaction Degree on the Residential Environment and the change in the Selection Tendency of the Residential Property - Targeting Seoul Residences -)

  • Recently, Seoul residential real estate market showed a big change, especially in 2007. The residential property price in Seoul had been mainly affected by 5 provideces: Kangnam-gu, Seocho-gu, Songpa-gu, Gangdong-gu and Yangchun-gu, but these providences started to show the decrease in price while the other providences ironically showed the opposite direction. Therefore, this project was derived from this phenomenon recognition and the necessity as the new market trend requires. The pre-research was carried out with the point of social-population academic view, but this project provides the analysis on the new market trend by simplifying the complex valuation indexes, originated from the pre-research. In result, the aspects of the change could be categorized into time-manner classification and territorial-manner classification, in cope with the change in the satisfaction degree on the residential environment and the selection tendency of the residential property. Based on the the moving-preferred area criteria, the territorial classification was categorized into 3 areas: 5 providences, which showed the initial decrease in real estate price (area 1), the other Kangnam area (area 2), and Kangbuk area (area 3). The result illustrated the reasonable change in the satisfaction degree on the residential environment and the selection tendency of the residential property. This project was able to reach the following conclusion : Firstly, the housing development planning should be devised by the residential environment, including the view and the natural environment, not by the area. Secondly, the housing development planning in the other Kangnam area (area 2) and Kangbuk area (area 3) should embrace the business function, not the housing development only. Last, the housing development planning in Kangbuk area (area 3) should be able to enhance education and culture function and be connected by various transportation system. This project analyzes the change in the satisfaction degree on the residential environment and the selection tendency of the residential property. Thereafter, this project has the purpose of providing the aid in understanding of the basis of housing development information.

디지털 문화로 인한 물리적 환경의 변화가능성 예측 연구 (Forecast of Man-Made Physical Environment in Digital Culture)

  • This study focuses to enhance the general understanding on the new approach and to provide a clue for a new paradigm in man-made physical and residential environment of the 21st Century. Through case analysis, this study aims to examine the characteristics of digital culture itself and of its physical and residential environment and to ultimately forecast the changeability of physical and residential environment prompted by the new digital wave. Without having precedent study about digital culture related to environmental issues, this study aimed to analyze the effect of digital culture in the field of physical environment and residential environment, and to forecast the changability in those fields. On the other hand, this study also atoned to be applicable in construction of a new paradigm in designing physical & residential environment in the near future, so as to contribute to the development of a new environment which will eventually improve the quality of human life.

  • The purpose of this research is to analyze the residential environment based on the physical quality indicators in apartment housing through the case study of 36 housing estate samples which were built in 1994-1998. The contents of this research consists of two main parts. The first part is to select the quality indicators based on the residential satisfaction of dwellers. The second part is to analyze the residential environment based on the selected quality indicators in apartment housing. This research will contribute to the establishment of the site planning methods which increase the quality of residential environment in apartment housing.

지방정부의 재정지출과 도시 정주 환경과의 상대적 효율성 분석 (A Study on the Relative Efficiency of Local Government' s Fiscal Expenditure and Urban Settlement Environment)

  • Efforts on the continued increase of local government's fiscal spending related to improving the residential environment are desirable to counter the declining phenomenon of urban decline. At the same time, however, it is also important to know how to operate limited finances more efficiently to improve the residential environment. This study aims to contribute to the rational allocation of fiscal expenditure and the creation of productive results for the improvement of the settlement environment. To this end, this study analyzed the efficiency of financial expenditure related to the improvement of the residential environment in 225 local governments nationwide. The relationship between financial expenditure and residential environmental performance was also measured and the CCR, BCC and SBM models were used to measure efficiency. The analysis showed that most local governments need to scale back their fiscal spending related to improving the government environment. In addition, it was required to prepare feasible spending plans by bench-marking the processes of residential environment improvement projects in areas such as Haman-gun, Jongno-gu, Seoul, and Seocho-gu, which are considered to be under efficient operation.

목포시의 거주환경의 만족도와 어메니티 의식의 관계 (Relations between Amenity Awareness and Satisfaction of Residential Environment in Mokpo City)

  • The aim of this study is to find out the solutions for an improvement of residential environment through the relation between satisfaction of residential environment and amenity awareness of the local residents in Chonnam Mokpo city. For this purpose, it is conducted a questionnaire survey of 203 local residents on the attributes of residential environment. The satisfaction factors of residential environment consist of 8 types of factors such as housing structure, stability, green tract of an avenue, convenience, housing environment, sanitary conditions, waterside facilities, and familiarity. It is analyzed that there is a great difference of the satisfaction between new town dwellers and old town dwellers in three satisfaction factors of a housing structure, convenience, and housing environment. The attributes of amenity awareness consist of 6 types of factors such as fitness, comfort, intimacy, vitality, naturalness, and brilliance. The new town dwellers have a high satisfaction in fitness and vitality factors, and the old town dwellers have a high satisfaction in naturalness factors. Through the analysis to the importance on the satisfaction factors of residential environment related to amenity awareness, it is founded that intimacy factor have importance in order of stability, familiarity, green tract of an avenue and sanitary conditions. Naturalness factor have importance in order of stability, waterside facilities, familiarity and green tract of a avenue. Fitness factor have importance in order of housing structure and sanitary conditions. Comfort factor have importance in order of stability, housing environment and sanitary conditions. And vitality factor have importance in order of housing environment, convenience and green tract of an avenue. Therefore, it is needed that the development plan of residential environment take into consideration in accordance with the importance on the satisfaction of residential environment in Mokpo city.
