  • The fire in Ulsan in 2020 was a 33-story residential and commercial complex with about 90 injuries and more than 10 billion won in property damage, and considering the recent increase in high-rise residential and commercial complexes, the risk of similar fires is high. As can be seen through the residential and commercial complex fire case in Ulsan, life-based fire safety standards need to be established to minimize casualties. Therefore, the purpose of this study is to draw improvements for the development of human safety standards for high-rise residential facilities in the future through comparison with the Korean Building Act, Firefighting-rellated Acts and the U.S. NFPA 101.

  • The object of this study is to understand of the effectiveness characteristic in the field work which is controlled by the quality in the high-rise residential-commercial complex building. From the previous study, the quality improvement factors are investigated. Through the structured questionnaire, the opinions of the field engineers(University, Design firms, Construction company) are gathered in the improvement factors of construction phase. Comparing the results of questionnaire with the conception of field engineers, this study helps in revising and improving the quality control system including tangible factors and intangible factors in the frame work of the high-rise residential-commercial complex building project.

A Study on the Right of Light Impact at Adjacent Residential Area by High-rise Residential Commercial Complex Building (상업지역내 고층건물의 인접주거 지역 일조권 영향에 관한 연구)

  • In order to determine the violation of right of light impact at adjacent residential area by high-rise building, analysis on the right of light for high-rise residential commercial complex building block at Gahngnam-ku, Seoul, Korea was carried out using Google Sketchup Pro. After the analysis th sunshine duration of B apartment decreased from 5 hours 16 minutes 3 hours 48 minutes by I hour 42 minutes after construction. It shows that the total sunshine duration is less than the Seoul City Government Standard which is more than 4 hours a day, or more than 2 consecutive hours. Lowering the heights of apartments by 54m would increase the total sunshine duration which would meet the Seoul City Government Standard by four hours seven minutes. Problems that rna lead to the violation on the right of light in the adjacent area should be discussed in advance and minimized by analyzing the right of light among buildings and structures which are scheduled to be constructed on the site during construction penni! process when high-rise building is proposed.

  • Recently residential-commercial buildings are being built more like residential-oriented apartments and also as deluxe residential houses targeting at the high-income bracket that is seeking for high Qualify of life. The important factors to provide a pleasant environment for residential-commercial buildings are both common space shared by occupants and the quality of service and the conveniences. These have already become prominent as important factors when choosing a residence. This research manipulates the characteristics of commonly shared space, being an important factor of amenity, in the residential-commercial buildings recently built for sale so that a reference to planning of common space in residential-commercial buildings can be provided for the future.

Breathing Zone Air Quality in Taegu (인체 호흡 영역에서의 대구시 대기질에 관한 연구)

  • Two experiments were conducted to evaluate breathing zone air quality in Taegu, using automatic analyzers for four air quality standards($SO_2$, $NO_2$, CO, and $O_3$). First, air target compounds were measured for 8 to 12 hours in each of two commercial areas and five residential areas. Second, air target compounds were hourly measured for 24 hours in each of two commercial areas, two residential areas, and an industrial complex area. Based on the first experiment the breathing zone air was more polluted in the commercial area as compared to the residential area, while the second experiment showed that the breathing zone air was polluted rather in the residential are3 as compared to the commercial area. The second experiment also indicated that there was some variation of breathing zone air concentration with time and measuring sites. Diurnal variation of breathing zone air concentrations was consistent with previous studies which measured at building height. The highest breathing zone air concentration was shown in Seongseo industrial complex area. An unusual finding of this study was that $SO_2$ concentration in the breathing zone air of Bisandong, a typical residential area of Taegu, was higher than that of other residential areas, even higher than that of Seongseo industrial complex area.

  • The increase of hish-rise residential-commercial buildings is required to cut down a term of works and the cost of construction. Reinforced concrete structures and steel framed reinforcement concrete that are commonly used have the difficulty in reducing them. Therefore, the purpose of this study is to propose a new precast concrete complex system and to analyze its economical feasibility. The economic analysis is performed through comparing the cost of a high-rise reinforced building that was already constructed with that of the new proposed precast concrete system, which is limited to structural frame work of typical floors. This study shows that the proposed precast concrete complex system is economical. Further research should be directed at including the influence of a term of works.

A Study on the Architectural Evaluation for the Commercial-Residential Complex - Focused on the Seoul Building Design Review - (주상복합건축물의 심의평가에 관한 연구 -서울시 건축(1)심의를 중심으로 -)

  • In this Study, it was investigated what the critical elements of the Architectural Review by the Seoul Building Design Committee were. The critical elements selected by the members of committee were systematically analyzed. They were based on the 169 cases reviewed by the Building Design Committee. The committee consists of Professors, famous architects, architectural experts and official members. Thus, the critical elements selected by the committee can be regarded as the important criteria for the forthcoming architectural reviewing process. The critical elements selected by 960 members of the committee were classified by the frequency. The results in this study showed that the critical elements were ordered as follows: (1)floor plan, (2)landscape gardening, (3)form, (4)open space, (5)structure, (6)plan for preventing disasters, (7)circulation for men and cars, (8)facilities, (9)parking, (10)revision of drawings and documents. These criteria of the architectural evaluation established by the Seoul Building Design Committee can be applied to the fundamental preparation of the architectural review.

A Study on the Complex Effects of Streetscape Components on Visual Preference (도시가로경관요소가 시각적 선호에 미치는 복합적 영향에 관한 연구)

  • In this study the relative effects among trees, cars, wires and building facades on visual preference are measured with the photo-montage scenes, which were synthesized by computer graphic programs. In addition to these experiments, the interaction of each elements of streetscapes have been investigated. The results of this study can be summarized as follows ; (1) It was found that trees had a remarkable positive effect on preference for streetscapes, wires had a moderate negative effect, cars had a trivial effect and the effects of building facades were medium. (2) It was investigated that the building of residential type was most preferred among commercial, residential, and office building types. The next preferred building facade was the commercial type. (3) The interaction of each element of streetscapes also have effects on preference. Especially, it was found that the combined effects of building-wire and building-cars were more notable than other combined effects of two elements.

  • In the modern city in which the high-density and complex land use is needed, high-rise residential-commercial buildings appeared as a scheme to arrange a metropolitan residence with multiple high-techs and to induce activation of the city with leading the settled population to flow into the city. And the need of the times is to actively apply the eco-friendly notion to the architecture. In this study, the works of Ken Yeang who is regarded as an eco-friendly architect to make high-rise residential-commercial buildings ecological should be focused on with analyses of eco-friendly characteristics in inside, intersection between inside and outside, and outside of his works. The result o the study would be the suggestion to design eco-friendly high-rise buildings which make the city rise in quality.

  • The fire that broke out in a residential and commercial complex in Ulsan in October 2020 was large, but no deaths occurred. For this reason, there was a difference from the previous cases, so it was analyzed through field survey. The fire was expanded to the entire building by aluminum composite panels constructed by external heat method and SMC panels in evacuation safety zones, and fire was expanded to nearby mart due to wind on the day of the fire, and there were many evacuation spaces such as 15th, 28th, and rooftop heliports.
