한.일 장수명 공동주택관련 제도 비교 연구 (A Comparative Study between Korean and Japanese System concerning Long-Life Housing)

  • Multi-residential housing in Korea has many problems basically because maintenance, management, and remodelling have been done without considering building elapse and residents' needs. Residential open building has been suggested as one of the solutions. Even though the techniques have been actively developed for residential open building in Japan and the Netherlands, some obstacles are still existing. Especially in Korea, due to the lack of studies for facilitating residential open building, the development and popularization of residential open building are delayed. With the concern that the facilitation of process and systems is as important as technical development, the evaluation of process and systems is needed for promoting residential open building. As result, strong investigation of current situation can offer basic foundation to facilitate residential open building. The purpose of this study is to propose plans to facilitate residential open building in Korea through a comparative study between Korean and Japanese system.

Design Strategy for Green Residential Building in Solar Decathlon - Based on Case Study of Residential Building in Solar Decathlon

  • The Purpose of this study is to analyze the green design strategies in residential building, based on case study of Solar Decathlon in USA. This study could provide the basic reference data and theocratical foundation for finding new green design strategies and applicability of green design for korea. The Solar Decathlon is an green design competition that challenges collegiate teams to design, build, and operate the green residential building with optimal energy production and maximum efficiency. As a result of the analysis of this study, the green design strategy is identified and analyzed design issues related in energy, materials, and indoor/outdoor environment. Also, it is useful to find best green design strategy with more economical and environmental benefits presented by renewable energy and design solutions. This study is based on selected 18 green housings of Solar Decathlon from 2002 to 2013. This result is helpful to understand the green design strategies for green residential building's design of modern residential building, and expect future green residential building design approach.

인동간격에 따른 일조환경에 대한 연구 (A Study on Sunshine Environment with Different Distance between Buildings)

  • Apartment design in residential Area is restricted by building distance limit code. Building distance limit decreases gradually to the 0.8H(height), and residential area has 250% site area ratio by building code, so site using has become efficient. In this study, examine the relationship between present building distance limit and right of daylighting environment by computer simulation. As well, high-rise residential officetel and multipurpose residential building becomes increase in commercial non-residential area. In the domestic, residential type multipurpose building made at the business area or central business area has 400∼800% site area ratio by building code. However, at a dweller's point of view, there are much lacks of environmental consideration to provide suitable daylighting environment. And, POE: Post Occupancy Evaluation is not completed yet. In this study, however, progress architectural environment prediction, basis by right of daylighting, and examine the possibility of daylighting by architectural distance limit code in residental area and by high-rise, high-density residential building in non-residental downtown area.

  • 주택원가지수는 주택건설사업에 투입되는 각종 자원들의 물가변동을 단일지수 형태로 표현한 자료로 이를 통하여 주택원가의 가격변동 수준에 대한 적정성을 판단할 수 있다. 본 연구에서는 국내 기초 통계자료에 대한 검토결과를 토대로 주택원가지수를 작성할 수 있는 방법을 검토하고 사례연구를 통하여 주택원가지수를 제시하였다 본 연구에서 제시한 지수를 활용함으로써 주택건설 원가의 변동을 용이하게 파악하며 공사비 실적자료의 활용성 제고를 위한 기반을 제공하고자 한다.

  • Today, residential building is considered of be one of the most important space of their quality of life and health. Residential buildings should provide comfortable environments to support the activities of their occupants. And good residential buildings are made by appropriately combining residential spaces, such as living room, master bedroom, bedroom, kitchen, restroom, and so on. These combinations in residential building are must be compatible with the activities of the occupants and their needs. The objective of this research is to investigate and analyze the relative importance and space priority between residential space in residential buildings depending on occupants' characteristics, such as, gender and age. Especially, this research is to find space weighting factors for integrative evaluation in residential buildings based on occupant survey. These weighting factors play an important role in determining the relative importance of various residential spaces for integrative residential space evaluation. And, the result from this research will help designers and researchers to find space planning strategies in residential building, and develop new integrative evaluation framework for improving residential quality from the occupants' point of view.

초고층 주상복합 건물 거주자의 지역공동체의식과 근린활동 - 거주자와 입주예정자의 비교를 중심으로 - (Sense of Community and Community Interaction of Mixed-use Residential Buildings′ Residents : Comparisons between Groups of Mixed-use Residential Buildings′ Residents and their Expected Residents)

  • The purposes of this study were (a) to compare the level of sense of community and community activity of the mixed-use residential buildings' residents with the expected residents for the mixed-use residential building, (b) and to investigate the degree of their needs of social interaction. For the survey the questionnaire from 176 residents of mixes-use residential building in Seoul, and 67 expected residents in Bundang Newtown are used. The analytical methods adopted in this study were frequency, percentage, chi-square test and t-test. It was found that the level of sense of community and the community activities of the mixed-use residential building' residents were higher than those of the expected residents. Their residents reported higher degree of participation on community activities than the expected residents. It was also found that the common space in their residential area promoted the residents' sense of community and community activity.

국내 친환경 공동주택의 활성화를 위한 개정 건물 성능 평가제도 비교 연구 (A Study on Comparison and Analysis of Revision Building Rating System for Environment-friendly Residential Building)

  • As design tools, building performance certification systems can be applied to provide adequate guidelines on design process to create environment-friendly buildings. Domestic certification systems of residential building took effect by doing supply to designers and contractors from affiliated organization of governments in the early 2000s. As a result, Building Energy Rating System, Apartment Performance Rating System, Green Homes and other means to promote green designs have been operated. International trends of applying certification systems were started in the early 1990s as forms of LEED in USGBC, BREEAM in BRE, GBTool Canada. These systems aim to evaluate building performance in line with the Climatic Change Convention and realize sustainable building design. In 2009, residential buildings accounted for the largest portion of the internal real estate market with 67.9 percent according to the National Statistical Office data. And for 18 years since 1991, apartments among constructed residential buildings have ranked top taking up 77.7% as of 2009. Apartment performance evaluations accordingly are to promote to constitution of improving tenant quality of life, the residential environment and saving energy and resources in the internal building market. The purpose of this study is to compare and analyze valuation bases of each sector in evaluation systems of residential buildings at home and abroad to upgrade current systems through reflecting the characteristics of residential buildings. Implementation of this study basically include comparison of valuation bases and partial analysis on properties of rating systems to suggest requisites for improvement in building performance certification.

주거공간조명의 건축화에 관한 연구 - 2000년부터 2009년까지 인테리어잡지를 중심으로 - (A Study on the Tendancy of Architecturalizing in lighting for a Residential building - Focus on the Interior Magazine from 2000 to 2009 -)

  • Based on the trend of architectural lighting of residential building, this study is to examine architectural lighting for residential buildings, and deduce the value and significance of architectural lighting by analyzing architectural lighting and characteristics of residential building through the analysis of works according to the types of works and by analyzing discourse relating to works of architectural lighting of residential building. First, architectural lighting for residential buildings can be categorized according to continuity and extensibility, lighting method and lighting factor. Second, architectural lighting of residential building has come into play since 2000 due to diversified activities at home. Third, architectural lighting had been introduced for living room and used in the form of structure or foundation up until early 2000s, but since mid 2000s, it has been used in intellectual and abstract form using various shapes, finishing material or objects. Fourth characteristic is a space of changing functions overcoming limited space, suggesting an alternative space, and using finishing material and object.

주거용 건물의 유형에 따른 환경조절요구에 대한 분석 (An Analysis of Demand for Environmental Controls on Different Residential Building Types)

  • One of the most important functions of a building is to provide thermally comfortable indoor environmental conditions for the occupants. Therefore, a great deal of energy is consumed for heating and cooling to satisfy those thermal requirements. In order to provide thermal comfort with minimum heating and cooling energy consumption, optimal design of building affecting indoor climate is required. This study used the TRNSYS for modeling and simulation of the energy flows of residential building types, and examined the energy efficient measures to reduce the thermal loads. The residential building types are classified into the detached house, apartment house and high-rise residential complex. The results of the simulation show that the heating energy consumption in the detached house is especially high, whereas the cooling load is an important determinant in the apartment house and high-rise residential complex. The measures examined are the insulation thickness, various types of glazing, infiltration, natural and controlled ventilation, solar shading, orientation and etc. Comparative evaluations and sensitivity analyses revealed the effects of these variables and identified their energy efficient building design strategies.

주거용 건축물의 리모델링 요구 분석 (The Analysis of User Demand on Residental Building Remodelling)

  • This study has researched upon customers' request in the remodelling of residential buildings, and that the research results could be used as a reference data when the remodelling work is under implementation. This study also has collected the residents' upgrading request on their residential buildings, and graded the requests according to their importance. For those purposes, this study classified the problem items through classified analyses and, built the census items, based on the results. Then, the residents' requests on the residential building were presented by importance rates through coupled analysis census. Also, the importance rates have been related to the construction items which predict the importance of each construction item. The main purposes of this study are setting up the direction of the remodelling of residential buildings and predicting the customer requests in the future, even though the remodelling of residential building in Korea has not been activated yet. The research results are expected to be used as a basic data in the remodelling and construction of residential buildings.
