A Study About a Trial for Damage of the Right to Sunshine in Apartments (공동주택의 일조환경 피해 판정에 관한 연구)

  • This paper presents the results of a case study of a dispute for the damage of the right to sunshine between B and W Apartment Complex in the N city. Recently a number of disputes for the right to sunshine increase in urban areas because the residents' demand for pleasant residential environment is getting stronger. In particular, problems related to sunshine, which were not recognized during the construction, have come up to the surface over time as people's concern over residential environment is growing. According to a recent interpretation of the right to sunshine in urban areas, moreover, there have been a series of legal decisions starting that damage of the right to sunshine to neighboring apartments must be indemnified for even if the violating apartment was designed and constructed legitimately according to relevant construction laws applied when the building was constructed. Thus this study examined the effects and the scope of damage on the right to sunshine through a case study in order to provide basic materials necessary to rope with related civil affairs.

  • Until now, the domestic construction market has been formed focusing on new construction and reconstruction in the apartment industry. Recently, however, the remodeling market for old structures have shown a tendency towards land shortage and land price increases in the major cities: the reinforcement of regulations regarding reconstruction; expenditure reduction and the solving of environmental problems by regarding old structures is pursuing low costs and maximum efficiency. The interest in remodeling is increasing, however, remodeling has not been successfully initiated in the apartment division for a reasonable period of time. Consequently to acquire mutual agreement for remodeling from the residential occupants. In order to evaluate profitability, it is necessary to set priorities and reasonable criteria for remodelling and to this end, it is also required to assess each fact of remodelling in view of both customers and supplied. Thus, a sample apartment housing complex was analyzed for geographic location, surrounding environment floor area ratio, site area, number of households, number of stories and unit area and thereupon, its remodelling profitability was analyzed to select an effective remodeling method as an alternative case for apartment house owners and remodelling.

A Study on the Relation between the Exterior Environmental Factors and Sensibility Responses in Apartment Housing Estates (아파트 외부환경요인과 감성적 반응과의 상관성 연구)

  • The purpose of this study is to investigate the relation between the exterior environmental factors and sensibility responses in apartment housing estates. The finding of the study may be summerized as follow: 1) The method of analysis was that the adequacy of 214 sensibility vocabularies primarily drawn were analyzed by the evaluation group through questionnaire. As a result of factor analysis on them, 36 sensibility vocabularies were finally drawn and used as a tool for evaluation. 2) 22 elements were drawn as physical elements that shows sensibility responses according to residential complexes and classified roughly into five factors; the architectural factor, the rest space, the horizontal system, the design factor, and the annexed facilities. 3) The average score for sensibility items by complexes suggested that the sensibility contents would vary depending on the physical conditions of facilities by complexes. 4) It was shown that the percentages of sensibility responses by physical structural elements were 50.7% for the rest space, 24.1% for the design factor, 13.7% for the architectural factor, 8.1% for the annexed facilities, and 3.2% for the horizontal system. 5) The analysis of relation between the physical elements and the sensibility contents showed that the sensibility contents such as 'emotions', 'comfortable', 'luxury', 'symbolic', and 'intimate', had a positive relation with the physical elements such as the entrance of a complex, design element, artistic structures, and kindergarten facilities but a negative relation with the physical elements such as the shape of buildings, walkways, and separate garbage collection yards.

Soil Habitat Characteristics of Cicada Nymph in an Urban Apartment Garden (도심 아파트 단지 화단에 나타나는 매미 약충의 토양 서식처 특성)

  • Cicada is a very familiar insect to people but habitat characteristics of them are not well known. To investigate habitat characteristics of cicada nymph, plant species, plant cover, soil hardness, accumulated organic mass, organic content in soil, and root density were investigated at 11 sites in an apartment complex garden in Seoul. Selected sites had different densities of cicada nymph case above the ground. Density of cicada nymph case was positively correlated with accumulated organic mass, organic content in soil, and root density and negatively correlated with soil hardness. Even though shrub coverage was not linearly correlated with the density of cicada nymph case, 80% cover of shrub was necessary for the high density of them. Data in this study suggested that organic matter in addition to root density be the primary limitation factor of cicada nymph and high amount of litter-fall decrease soil hardness through the increase of soil organic matter. This study suggests that the density of cicada nymph can be managed through organic content in soil.

  • There are continuous cases of fire expansion due to fire door problems around the world, including the 2010 Shanghai Apartment Fire, the 2017 Grenfell Tower Fire in England, and the 2020 Ul-san Residential and Commercial Complex Fire. In order to prevent such fire damage, the country has strengthened the performance standards of fire doors, and recently, efforts have been made to ensure the best performance of fire doors by introducing a quality recognition system. Securing the performance of fire doors is a very important aspect. However, there is a concern that old fire doors may not function normally in the event of fire due to natural deterioration, corrosion, and damage during the use process, but countermeasures are insufficient. Therefore, from a management perspective, it is very important to maintain fire doors and secure an appropriate replacement time. Therefore, the purpose of this study is to determine whether the fire door has durability to prevent fire spread in the process of use through operation probability analysis and expert surveys, and to propose an appropriate useful life of the fire door.

  • The purpose of this study is to investigate the change of spacial structure from rural space to urban space and to examine the characteristic of spacial restructure, focusing on the Hwamyeong-Dong of Buk-gu in Busan. Hwamyeong-Dong has changed from rural area to urban area because of spacial expansion owing to industrialization and urbanization. The unique natural environment, rural village, etc. were disappeared and instead the apartment complex, commercial building, and so on were built. For this reason, historic and concrete place were vanished and so the spacial homogenization and uniformization were formed centering around apartment complex. But the singularity of Hwamyeong-Dong exposes in the way that unique history, custom and memory, trace of Hwamyeong-Dong preserved through the support and effort of the residents and that the Daechen stream changed to ecological stream. In addition, Hwamyeong-Dong altered heterogeneous, multi-layered urban space from homogeneous rural space in terms of the apartment supply sectors and scale, the distribution and kind of commercial facility, residents's composition. This has brought about the subdivision, hierarchization of the space as well as the residence, education, culture. Especially, Hwamyeong3-Dong that built to large scale apartment complex are significantly different from Hwamyeong2-Dong. Hwamyeong2-Dong is marginalizing step by step. However, It is found that the residents in Hwamyeong2-Dong are making an effort for liveable place with ecological residential community and educational cultural community as the center.

  • This paper describes the measurement and analysis of the basic line constants in PLC(Power Line Communication) in the residential building. An apartment is considered as one of the conventional residences to get the line constants in this paper, Agilent 4263B LCR Meter is used to measure the detailed values each area and the specific results and averaged analysis data are shown in the tables. The measured results are a little bit different from the calculated values using conventional formula due to the line arrangement, neglected factors, complex permittivity, and etc. This paper describes many kinds of lines and wiring figures of domestic construction. It can be utilized with the analyzed line characteristics in frequency domain as a planning reference of PLC.

The effects of topography on local wind-induced pressures of a medium-rise building

  • Wind tunnel model tests were conducted for a residential apartment block located within the complex terrain of The Hong Kong University of Science and Technology (HKUST). The test building is typical of medium-rise residential buildings in Hong Kong. The model study was conducted using modelling techniques and assumptions that are commonly used to predict design wind loads and pressures for buildings sited in regions of significant topography. Results for the building model with and without the surrounding topography were compared to investigate the effects of far-field and near-field topography on wind characteristics at the test building site and wind-induced external pressure coefficients at key locations on the building facade. The study also compared the wind tunnel test results to topographic multipliers and external pressure coefficients determined from nine international design standards. Differences between the external pressure coefficients stipulated in the various standards will be exacerbated when they are combined with the respective topographic multipliers.

Distribution Patterns and Habitable Floor Area by House Types in Traditional Urban Area of Cheong ju (청주 구도심내 주택유형별 분포 및 규모특성에 관한 연구)

  • The new apartments has been rapidly built through the outskirts of Cheong-ju city since the latter half of 1980's. So, the population decreased in Seong-an dong and Jung-ang dong which are located in traditional urban area of Cheong-ju. Also, residential areas became obsolete and residential buildings happened to be vacant and empty. For urban rehabilitation, the city authorities will construct the high-rise complex housings with stores in the traditional urban area. We have doubts about whether the rapid change of new housing construction is right or not. Therefore, It is necessary to give a correct diagnosis of the present state from urban atrophy, keeping this area sustainable with traditionality and locality. This study is to examine and analysis in detail distribution patterns and habitable floor area by house types in Seong-an dong and Jung-ang dong which are located in traditional urban area of Cheong-ju. The result are as follows; the residential buildings as the 2,680 houses(including detached and apartment houses) and the 804 shop houses are distributed with 3,484(67%) of the whole 5,183 buildings and form 28percent of the whole floor areas. A distribution and area ratio of houses to shop houses is irrespectively about 76 : 24percent. The average floor area is represented with $66m^2$/household and $28.5m^2$/person. It shows that a hollowing out of urban area has caused the surplus of residential buildings and floor areas.

The life style and dwelling preferences of the university students (대학생의 생활스타일과 주거의 선호성향)

  • The objective of this research is an investigation and analysis of life style and preference trend for dwelling for 450 university students. The major findings are as follows: (1) The life style is classified into 3 categories according to the priority of fashion and privacy, brand and social relationship, and family and domesticity. Women give priority to fashion and privacy as well as family and domesticity than men do. (2) Dwelling awareness is grouped into 3; one for pursuing the value of asset, another with the inclination to residential transition and the other for preferring for a detached house. Women have a stronger inclination to the economical value of house and prefers to live in the big city than men do. (3) As a factor affecting the dwelling preference, men give priority to the exterior condition such as environment, but women do the interior condition like the size of house. Men and Women showed various preferences for housing style such as detached house, villa, apartment and commercial complex dwelling, which is accord with the present housing style.
