  • This study used latent profile analysis to identify heterogeneous subgroups with respect to the perception of work environment among workers in residential facilities for people with disabilities. The final model yielded five latent profiles of the perception of work environment: 'low workload group' who scored low in time pressure and job responsibility, 'discrimination perception group' who scored low in supervisor support and high in sex and academic/regional discriminations, 'positive perception group' who scored high in work autonomy and peer and supervisor supports, 'high workload group' who scored high in workload, time pressure, and job responsibility, and 'average group' who scored average in most areas. In the case of job satisfaction, positive perception group was the highest, followed by average group, low and high workload groups, and discrimination perception group.

  • Recently, public interest in housing defects, such as construction errors, occupiers' complaints, faults in production, and so on, is increasing. In addition, the construction requirements of high-rise residential buildings have increased, due to the higher prices of urban areas, especially in metropolitan areas. While previous research has focused on the defects occurring in apartment housing complexes, research has not been carried out on the defects occurring in high-rise residential buildings. In this paper, the defects patterns and characteristics of high-rise residential buildings are examined and analyzed and a defect management plan is then suggested. In order to do this, we collected the defects data of high-rise residential buildings recorded by 2,299 of 2,327 occupants. The defect occurrence rate (DOR) in the residential area is 98.8%. The frequency rate of defect occurrence over the total defect occurrence since building completion is 63.28% during the first year, 24.63% (second year), 6.88% (third year), 2.27% (fourth year), and 2.53% (fifth year). The result of correlation analysis between work types showed that there is a relationship between the built-in furniture and electronics (F&E) and painting works, and the F&E and masonry works, such as marble finishing. We expect that this research will assist in the efforts to decrease the number of defects in high-rise buildings.

  • PURPOSE: This study examined the actual condition of physical therapy in residential facilities for the disabled and determined the degree of job satisfaction of physical therapists. METHODS: In this study, data were collected using a structured questionnaire targeting 117 physical therapists (male: 49, female: 68) working in residential facilities for the disabled. The questionnaire consisted of 21 items, including six general characteristics, one job satisfaction, and 14 actual situation-related items. RESULTS: The job satisfaction of the physical therapists working in residential facilities for the disabled was 3.81 ± .83, which was between 'normal' and 'satisfactory'. One physical therapist worked in 91.5% of places. The physical therapy room was used only by the physical therapist, occupational therapist or speech therapist, and a nurse and other departments in 65.8%, 9.4%, and 23.1% of cases. On average, six to 10 patients per day were treated the most with 45.3%, followed by physical therapy alone at 19.7%, and work related to medical rehabilitation and other departments at 72.7%. A higher number of overtime hours and nurses resulted in lower job satisfaction. CONCLUSION: The job satisfaction of physical therapists working in residential facilities for the disabled was similar to those of physical therapists working in medical institutions, but the factors affecting the job satisfaction were different. Professionalism in physical therapy was not secured, and the relationships with colleagues were an important factor in increasing job satisfaction.

  • In the modern city in which the high-density and complex land use is needed, high-rise residential-commercial buildings appeared as a scheme to arrange a metropolitan residence with multiple high-techs and to induce activation of the city with leading the settled population to flow into the city. And the need of the times is to actively apply the eco-friendly notion to the architecture. In this study, the works of Ken Yeang who is regarded as an eco-friendly architect to make high-rise residential-commercial buildings ecological should be focused on with analyses of eco-friendly characteristics in inside, intersection between inside and outside, and outside of his works. The result o the study would be the suggestion to design eco-friendly high-rise buildings which make the city rise in quality.

  • It seems inevitable for residential buildings to be high-rise and allocated near traffic roads due to the overcrowding in urban area. Acoustic environment in those residential buildings has been seriously deteriorated by the increase of traffic vehicles. Commonly used sound barriers have a limitation in controlling noise diffracted over the boundary of a sound barrier and hence are not effective to attenuate noise especially for the residential units in high level. The use of an enclosed noise barrier can be an alternative to supplement the defects of conventional noise barriers. The present work aims at providing useful data in designing enclosed noise barriers for residential areas adjacent to roads. Number of field measurements for various noise barriers and enclosed noise barriers were carried out and the results were discussed with relation to the proper design of enclosed noise barriers.

  • The purpose of this paper is to review relationship between social integration and social capital in the residential redevelopment districts based on the system thinking perspective using causal loop analysis. The results are as follows. First, social exclusion phenomena brings about relative deprivation for rental housing occupants feeling left out and close by area residents. This acts as a motive triggering antisocial activities for the rental housing occupants. Second, rental housing and housing for installment should be mix-developed to improve social exclusion phenomenon issues. Third, increase of creating work program in the relationship between residential redevelopment districts and social capital boosts employments, individual earnings, and local area investments. The conclusion provides some research implications and future research direction.

  • This study is intended to present a computational thermal model for a residential building. As the Performance Based Design is more popular, fire-intensity and fire-load have turned out to be very important factors for building design and can be predicted through some computational work. To predict and estimate the fire properties of a residential fire, we made some numerical models of combustibles and residential building. In a bid to validate the estimate values, computational analysis results from numerical models were compared with real fire tests. For computational analysis, the Fire Dynamics Simulator (FDS) was used with Large Eddy Simulation (LES) model for turbulence. Consequently, fire-intensity was well predicted and flash-over of rooms were successfully estimated.

  • Because of their low operating and maintaining costs, ground-source heat pump(GSHP) systems are an increasingly popular choice for providing heating, cooling and water heating to public and commercial buildings. Despite these advantages and the growing awareness, GSHP systems to residential sectors have not been adopted in Korea until recently. A feasibility study of a residential GSHP system was therefore conducted using the traditional life cycle cost(LCC) analysis within the current electricity price framework and potential scenarios of that framework. As a result, when the current residential electricity costs for running the GSHP system are applied, the GSHP system has weak competitiveness to conventional HVAC systems considered. However, when the operating costs are calculated in the modified price frameworks of electricity, the residential GSHP system has the lower LCC than the existing cooling and heating equipments. The calculation results also show that the residential GSHP system has lower annual prime energy consumption and total greenhouse gas emissions than the alternative HVAC systems considered in this work.

  • The purpose of the study was to investigate defect cases in residential interior design, to identify the state of defects, and to categorize types of defect and disputes. In addition, consumer appraisal to residential interior design service were analyzed. The results of this study could provide fundamental information regarding the defects and claims in residential interior design. First, we did literature review for defect disputes in architectural design and interior design. We identify the definition of defects by building life cycle, by state of construction, by activity, and by design performance. Second, we analysed interior design defects cases reported in Korea Consumer Agency & Ministry of Land, Infrastructure and Transport. A total of 49 cases of defect disputes in residential interior design from 2000 to 2015 were investigated. As a result, many defects appeared during the construction stage. A majority of defects cases fall into insulation, water-proofing/leakage work. In terms of design aspects claim, functional and aesthetic defects were claimed. Third, from Consumer Market Evaluation Indicators, raw data from 500 respondents were investigated for the housing repair and interior design. It is found that information comparability, responsiveness to consumer claim, price, and safety are important factors for consumer satisfaction in interior design.
