Economic Valuation of the Municipal Water: Residential and Non-residential Uses (전국 생활용수의 경제적 가치 평가: 가정용수 대 비가정용수)

  • The municipal water is directly related to the people's quality of life. To examine and implement reasonable water policies including management of the water demand and economically sound investment decisions, it is essential to estimate the conceptually correct and empirically valid economic value of water. This study attempts to estimate the consumer surplus and economic value of municipal water which is supplied to 16 cities in Korea using demand curve approach. The results indicate that the consumer surplus and economic value of municipal water in 2009 are estimated as KRW 1,180.7 per $m^3$ and KRW 1,812.8 per $m^3$, respectively. The economic values of municipal water in 16 cities range from KRW 1,082.7 per $m^3$ to KRW 3,268.6 per $m^3$. Moreover, the economic value of non-residential water is higher than that of residential water in all cities, and the economic value of water is higher than the present price of water. This study is expected to provide policy-makers with useful information to assess a policy and to evaluate the price of water.

The Consumer Value for Residential Heating Systems (난방방식에 대한 소비자 가치 평가)

  • In this study, a consumer willingness to pays for residential heating systems are estimated by economic valuation method. The major Korean residential heating systems in apartments are central heating system (CH), district heating system (DH), and individual heating system (IH). However, DH and IH systems are adopted in newly constructed apartments. Each heating system has own characteristics which residents can identify and value. 700 households in apartment were surveyed to analyze the preference of the residential heating systems and to estimate willingness to pay. We find that the households in DH system are more satisfied with their heating system than the households in other systems overall and that consumers prefer an apartment with DH system than with IH system and the willingness to pay for IH system is less than DH system. The results indicate that DH system has the relative premium which may be caused by the safety and the convenience to manage the system.

A Study on the Direction of Residential Environment Improvement through the Residents Survey in Long-term Public Rental Housing (장기공공임대주택 주민의식조사를 통한 주거환경개선방향 설정연구)

  • The residential environment of old and deteriorated public rental housing has been improved for preventing house deterioration through the facility improvement projects during the recent three years. The purpose of this study is to check the effect of applied facility improvement projects through a survey to residents on the significance degree of improving the residential environment and the satisfaction degree of current residential environment. Moreover, this study aims to draw out the direction of the residential environment improvement. At first, for this purpose, a survey to the residents of old and deteriorated public rental housing in the country was conducted. In addition, the mean value analysis on the satisfaction degree and significance degree was done, and the factor analysis was conducted for the distinction between types of items. As a result, 29 items of residential public space for residential environment improvement were divided into six factors and 28 items for generation of each units were divided into four factors. The mean value of the satisfaction degree and significance degree was compared. In conclusion, the design direction of environment improvement projects in the future was suggested with the result of the survey.

  • The Residential Building Cost Index which presents price variation of construction resources required in a residential building project in single value, has been compiled to evaluate appropriate level of the price variation. This research reviewed the compilation methodology for Residential Building Cost Index based on comparative analysis on domestic statistics and proposed the Residential Building Cost Index through a variety of case studies. It would facilitate monitoring the price variation of a residential building cost and contributes to enhancing the applicability of construction cost data.

  • Purpose: Korea is expected to enter an aged society in 2018 and then a super-aged society in early 2025. The country's aging is progressing faster than any other country in the world. However, the foundation of the elderly friendly industry is weak, and measures at the government level are urgently needed. Especially, housing problems of the elderly are one of the most urgent measures to be taken. Korea does not have the minimum residential area standard for the elderly, and the current general minimum residential area standard is based on the survey of the housing situation without scientific evidence. Therefore, both standards need to be revised as soon as possible based on scientific evidence. Methods: The minimum residential area standard has been calculated following Karl H. E. Kroemer's Min or Max design also being called as-single cut and dual cut theory- as the maximum population value and minimum population value theory of Ernest J. McCormick. Therefore there is a need for a formula made using a few key factors, such as corresponding dimension, practical dimension, clearance, spare dimension, integrated dimension. These elements can be defined and used as formulas to calculate minimum residential area standards. Results: Assuming the results of the spatial variability in this study showed that it is possible to raise the standard of living in a terms of sustainable minimum size for the young, old and all residents. Implications: The government should set a minimum residential area standard with scientific grounds and set up a policy improving the life of people who live in an needy residential environment.

  • Recently, the paradigms of residential planing are changing by digitalization, diversity and globalization. Since the infortance of residential living behavior and lifestyle have been recognizing, house can be perceived as a lifestyle engineering product which realizes lifestyle in a concrete way. The purpose of this research scrutinizes lifestyles through resident's value and preference of everyday living behavior in the residential, special contact. This research was conducted through the small group workshop to housewives divided into three groups such as the age 30-40s, 45-55s, 60-70s group. The workshop consisted of three stages, such as the awareness of family and home, the satisfaction of residential space, the value and preference of everyday living behavior. This study shows that Lifestyle characterize by ages, differences of living pattern and individual traits. The 30-40s' housewives relate to foster of a preschool child and it makes load of household. their characteristic is the preference of rest as releasing stresses. The 44-55s' housewives have self-oriented traits. they pursue own space and interaction with others. The 60-70s' housewives require natural interaction with family more than private space and an open view.

Estimation Indicator System for the Environmentally Friendliness of Residential Areas (주거지 환경친화성 평가 지표체계 개발)

  • Recently, Environmental friendliness and sustainability become the main concern of residential area planning. This paper deals with the estimation indicator system for environmentally friendliness of residential areas. An interview survey was carried out for resident groups by the type of housing. 'Environmentally friendly residential site' is defined as 'A site of sustainable development with low undesirable impact on environment, friendliness to natural environments such as green areas and waters, and amenity, health & hygiene of residents' Totally, nineteen individual indicators, six categories and three principles(Low Impact, High Contact, Amenity & Health) were proposed as estimation indicator system. Residents showed high importance on principle of 'amenity & health'. Individual indicators such as 'garbage segregated collection', 'secure green areas' and 'cleanness of water and air' showed high weighting value by each principles. Satisfaction level of residents for individual indicators, such as 'garbage segregated collection', 'common gardens', and 'cleanness of residential areas', were comparatively high. By the result of factor analysis, the proposed model for indicator system was valid.

  • Based on the trend of architectural lighting of residential building, this study is to examine architectural lighting for residential buildings, and deduce the value and significance of architectural lighting by analyzing architectural lighting and characteristics of residential building through the analysis of works according to the types of works and by analyzing discourse relating to works of architectural lighting of residential building. First, architectural lighting for residential buildings can be categorized according to continuity and extensibility, lighting method and lighting factor. Second, architectural lighting of residential building has come into play since 2000 due to diversified activities at home. Third, architectural lighting had been introduced for living room and used in the form of structure or foundation up until early 2000s, but since mid 2000s, it has been used in intellectual and abstract form using various shapes, finishing material or objects. Fourth characteristic is a space of changing functions overcoming limited space, suggesting an alternative space, and using finishing material and object.

  • The purpose of this study is to inquire the change of residential value in the phenomena related with apartment living culture for recent 10 years. To investigate the apartment culture and residential values, articles in daily newspapers, which is related to 'apartment,' has been analysed by theme divided into physical, behavioral, valuable aspects. As a result, it han found that there were higher concern about economic value the any other values. Also, some of recent trands was found out in this study, such as, high quality, diversification, identity, healthy life, etc. Here this study is purposed to serve exploring the basis of healthier living culture for the future.

  • The impacts of electric service interruption to customers depend on customer and interruption characteristics. Customer characteristics include demographic aspects(residential type, and number of household members) and power supply types whereas interruption characteristics include frequency, duration, time, and day of interruption. Accordingly evaluation of these customer interruption costs is very complicated and subjective. For residential customers, customer survey method seems most appropriate because interruption impact to residential customers is intangible. In other words, the value of housework or lost leisure due to interruption is individual. Accordingly, this paper selected the customer survey method to assess the interruption costs for residential customers.
