Influence of Community Vegetable Gardens on the Settlement in Residential District and Community Spirit of Local Residents from Perspective of Urban Regeneration

  • Urban problems raised by the concentration of population in urban areas have caused residents to migrate to other regions while causing other problems such as deteriorated infrastructure, traffic and environmental pollution problems in existing urban areas. As an alternative to improve this phenomenon, urban regeneration has emerged, and under the assumption that creating community vegetable gardens is effective in revitalizing cities considering their physical, social and cultural environment, frequency and descriptive analyses were conducted on the vegetable gardens in Jungnosong-dong, Wansan-gu, Jeonju-si, Jeollabuk-do, Korea to examine differences in the components of the surrounding environment and the settlement, and community spirit of the two groups comprised of 30 and 35 persons who did not and did participate in gardening respectively. Regression analysis were conducted to determine whether there were changes in community spirit after participating in gardening. As a component of the surrounding environment, gardening and fence management were found to be important for both the groups, and they seemed to have high satisfaction with their residence because they wanted to continue to live in their neighborhood. Overall, the satisfaction evaluation results showed that those who participated in gardening showed a higher satisfaction level than those who did not. Based on the changes in community spirit after participating in the activity, it was found that there was a high level of perception in all the components, indicating that the gardening had a positive effect on the cultivation of community spirit. As such, the spaces called vegetable gardens are not only for doing physical activities but also as shared conversation topics, and through the activities in the gardens, changes in the awareness of local residents can be brought about through the formation of social networks and natural communication between neighbors. It can be concluded that they encourage residents to actively participate in improving the urban environment through activities such as planting.

재개발지역의 원주민 세입자 재정착률 제고방안 (An Analysis of the improving of resettlement for original tenant in redevelopment district)

  • Housing Re-Development business is to improve the environment of old residential area and secure insufficient infrastructure facilities for the public, and to provide housing of fine quality for the individuals and it is taken as an opportunity for the individuals to be able to increase their property. However, it is true that the benefits from the redevelopment has not offered to the original dwellers who has lived there for a long time. This research studies the related systems of the Rental House Redevelopment Supply Service and is to present the schema to raise resettlement rate through the investment on the rate of tenants who chose the rental house and their specific characters. This study is to present the reform measures about the following 3 problems, on the basis of prior theoretical studies which deals with the common factors having low rate to move in the rental house of the tenants. (1) Physical side, the problem of supply structure, which is not appropriate Housing Supply Structure, (2) Psychological side, the problem of socially excluded rental house residents (3) Economical side, low re-settlement rate of tenants caused from the unreasonableness of the estimated rental value. This study presents that the compulsory rental housing supply rate should be changed to the gross area not from the number of households, and the supply of rental houses should correspond to the household size of tenants through prior demand survey. Secondly, it proposes the housing complex layout for intermixing to solve the social problems to allow a housing for sale and rental houses mixing in a building. And it proposes that the rental value should be calculated considering the neighboring value and in the long run, it should be calculated considering the tenants' income instead construction cost estimate. Also, it should be arranged to provide an opportunity to create income through resident welfare center improvement and provide self-sufficiency functions leading residents to participate in the residential area's repairing and maintenances.

  • 최근 서울 시민을 대상으로 한 설문조사에서 환경 문제 해결, 교통 체계 개선과 함께 범죄 예방에 관한 요구가 가장 높게 나타났다. 그 중에서도 가족과 함께하는 주거 지역의 범죄 예방에 대한 요구는 다른 어느 항목보다 더 중요한 것으로 나타났다. 범죄 발생률은 주로 노후화 된 주거 지역에서 높게 나타나는데, 이는 범죄와 물리적인 환경 요인의 관계를 나타내 주는 것이라 할 수 있고, 주변 환경에 대해 적절한 조치가 범죄를 예방할 수 있다는 것으로 이해될 수 있다. 각종 범죄로부터 안전할 수 있도록 하는 다양한 예방법이 있지만 우리 주변의 물리적인 환경을 개선함으로써 범죄를 사전에 차단하고 예방할 수 있다는 CPTED는 이러한 측면에서 가장 주목받고 있는 방법 중 하나이다. CPTED의 기본 원리는 자연감시, 접근통제, 영역성 확보의 기본 원리와 활동성 강화, 유지 관리의 부가 원리로 구성된다. 본 연구의 목적은 도심지 내 노후화 된 공동주택 단지를 대상으로 CPTED의 원리를 적용하여 범죄 발생률을 떨어뜨리고 사전에 예방할 수 있는 방안을 제시하는데 있다.

SOC 자본스톡 추계에 있어서 수익적 지출과 자본적 지출의 적합 분배 (An Appropriated Share between Revenue Expenditure and Capital Expenditure in Capital Stock Estimation for Infrastructure)

  • At the Bank of Korea, capital stock statistics were created by the PIM (perpetual inventory method) with fixed capital formation data. Asset classifications also included 2 categories in residential buildings, 4 non-residential buildings, 14 constructions, 9 transportation equipment, 28 machinery, and 2 intangible fixed assets. It is the Korean government accounting system which is developed much with the field of the national accounts including the valuation, but until 2008 it was consistent with single-entry bookkeeping. Many countries, including Korea, were single-entry bookkeeping, not double-entry bookkeeping which can be aggregated by government accounting standard account. There was no distinction in journaling between revenue and capital expenditure when it was consistent with single-entry bookkeeping. For example, we would like to appropriately divide the past budget accounts and the settlement accounts data that have been spent on dredging into capital expenditure and revenue expenditure. It, then, tries to add the capital expenditure calculated to FCF (fixed capital formation), because revenue expenditure is cost for maintenance etc. This could be a new direction, especially, in the estimation of capital stock by the perpetual inventory method for infrastructure (SOC, social overhead capital). It should also be noted that there are differences not only between capital and income expenditure but also by other factors. How long will this difference be covered by the difference between the 'new series' and 'old series' methodologies? In addition, there is no large difference between two series by the major asset classification level. If this is treated as a round-off error, this is a problem.

실증분석을 통한 우면산재난사고와 풍수사상의 이해 (Natural Disasters and Umyeonsan Disaster Accidents from a Feng Shui Geographical Perspective)

  • Mt. Umyeon is a low-altitude mountain near a residential area, and the actual forest area is not large due to the fact that development for use as a living green space is being completed and in progress across the mountain, so the buffering action for landslides was weak. The unit was located at the top of Mt. Umyeon, and there were reports of contents related to the military unit in some accident areas. Some experts suggested that the landslide that started on the cut side of the unit could be one of the causes of the landslide at Mt. Umyeon. It is presumed that there was a sudden collapse of trees that had fallen due to erosion inside the valley. In the case of the Umyeon landslide, localized torrential rain is the biggest cause, but the fact that it suffered a lot of damage is the result of no preemptive measures. In particular, it can be said that the damage was caused by the concentration of residential and commercial facilities due to the unplanned urban expansion without prior review of the feng shui geography of settlement areas. The important lesson we have learned is that we should recognize nature as living things and live in harmony and coexistence between humans and nature through understanding and cooperation. Adapting to changes in the environment can survive, but if it doesn't, it will be slaughtered. As such, geography influences changes in feng shui. Changes in feng shui have a profound effect on not only humans but also the natural ecosystem.

서귀포시 자연취락지의 도시가로망 구성 (On the Street System of Natural Villages in Seogwipo, Jeju)

  • When the natural villages in Jeju province are incorporated into the district of city planning, they are considered to be a small-scale residential districts. Therefore, a garden city should be planned that considers the characteristics of the villages to implement an appropriate street system, to use the area effectively, and to harmonize the villages with the surrounding communities. There have been an especially large number of problems with the street system in the city of Seogwipo, which was notified as the area of natural settlement. This study analyzes the problems inherent in street planning and the present condition of roads whose construction has been postponed for a long time due to several problems including an inappropriately planned street system. Based on the research of various documents, a practical street system has been investigated. Most of the residents in natural settlement units demand use of the continued the existing roads as well as the implementation of an effective street system. They ask for street planning under which the involved construction would take only a short period of time and would result in only minimal damage to their existing properties. Therefore, the street system should be planned so as to preserve the nature-friendly features of natural settlements, their surroundings and tourism resources. Even after streets hwve been planned and their completion you has been established, the plan should be continuously evaluated, analyzed and compared with other alternatives. The street plan should continuously incorporate improvement measures which would satisfy various aspects of the street system including land use, traffic demand, and future population demands. Both the amount of money to be invested and economical efficiency should be considered for street planning since the street system has a great impact on many industries. Unnecessary costs related to excessive road construction should be avoided. The street network plan should also include the complete evaluation of the natural topography as well as the surrounding. Considering these views, the data concerning the current condition of the city and the related investigation play an important role in establishing a street plan. However, the investigation of future construction plans by the city is as of yet at a very early stage. Therefore, there is an urgent need for the investigational study of the current city development plans. The street system for the natural settlement area should be established only after the thorough investigation of all aspects of street planning. In addition, the plan should be flexible enough to consider the characteristics of Jeju.

거주상인의 내부적 관점에서 본 재래시장 공간의 장소적 의미 -청량리시장과 황학동시장을 사례로- (Meanings of the Conventional Market Place Derived from the Merchant's Point of View -Based upon the Cases of Chungryangri and Hwanghakdong Market Place-)

  • Based upon the cases of two conventional market places of Seoul (Chungryangri and Hwanghakdong Market0, this study seeks, in mainly the insiders's view, to find out the micro meaning of conventional market places in the city. In-depth interviews for longer than six months were used to get life histories and daily life records from the merchants. From the result of the in-depth interviews, it was found that, for the insider's view, conventional markets are places where lower class people (or people who leave their farm lands for a city) easily settle down, as shoed in the two families' settlement history in the two conventional markets are very much similar to those in their home places. In conclusion, as represented in these two markets, conventional market places are not only the places that provides jobs to their merchants but also the places where the merchants' lives are continued, developed and reproduced. Based upon the both outsider's and insider's views, it is suggested that the recent modernization and redevelopment process to deal with conventional markets should change its direction and search for other solutions.

도시민의 은퇴 후 농촌정주에 대한 수요분석 (A Demand Analysis on Urbanites' Retired Life in the Countryside)

  • Recently, due to the growing concern of the public in rural amenities and hobby farming works, much more urbanites, especially near-retirees, have been interested in rural life style than before. However, in spite of popular preference to ruralities, little has been known about their demand on retired rural life. Therefore, this study examined urbanites' attitude to preparatory works for out-migration, preferred residential site conditions and life style in the countryside. For this purpose, data were collected from a survey with the sample of 386 urban residents aged 40 to 65 rho hoped moving into the countryside after retirement, through structured questionnaires. Descriptive statistical works were performed using SPSS/PC windows program. The major findings of this study were as follows; (1) Host of urbanites, who answered in this study, planned to prepare ex-urban movement in their fifties and to put into practice in their sixties. (2) Key factors of location decision on movement were proximity/accessibility to centre city, medical service level, and distance to their family or friends. And about a half of respondents wanted second home in the countryside. (3) Most favoured rural life styles were nature-friendly well-being and hobby/healthy firming. Generally, the respondents of this survey had the positive attitude to do works in their later life, especially preferred to farming and volunteering in their communities.

농촌지역 활성화를 위한 빈집 활용방안 연구 - 귀농·귀촌자의 주거안정 관점에서 - (A Study on the Utilization of Empty House for Rural Activation in Korea)

  • The purpose of this study is derived by Utilization Strategy for Rural empty houses stability of Return to the Farm and Rural. The main findings can be summarized as follows. First, the recent return to the farm and rural has increased, and life patterns of diversification, and the retirement of the baby boomer generation return to the farm and rural ratio differed by region. Second, the required first order accurate and detailed to maximize the utilization of the rural empty houses Survey, and the integrated management system based on it should be built. Third, the public lead in pushing for policy to take advantage of an empty house, leasing and management capabilities by strengthening return to the farm and rural characters, revitalizing rural and residential stabilization is necessary. Finally, in order to enhance the utilization of the rural empty houses should prepare return to the farm and rural, Multi-Habitation and a common space for existing residents for a variety of purposes. The results of these studies has a significance that can promote rural housing return to the farm and rural, resource utilization and stable settlement, and rural areas activated at the same time. Utilization of specific rural empty houses feasible policy being prepared, by linking rural areas that can bring effects on the activation of alternative hope.

울릉도 민가의 변화과정에 관한 연구 -벽체, 지붕, 창호, 천장을 중심으로- (A Study on the transformation Pross of Vernacular Houses in Ulleung-Island -Focused on wall, roof, window and ceiling-)

  • The purpose of this study was to (md out the characteristics of the residential house in Ulleung Island in terms of building materials, structure and construction method, structural design by actual field surveys. This study found several facts; First, the house was classified into the log house and mud-wall house according to building material for wall structure. The log house prevailed in the early days of the settlement in the island because of affulent timber materials available around. However, the mud wall house became a popular type in later days because of the depletion of timber materials. Second, the Udeki wall was an unique installation reflecting the severe climate conditions of Ulleung Island. However, many aspects of the Udeki wall was changed according to the change of living style and the introduction of modem heating systems in terms of its function, size, building material, layout position etc. Third, the roofing material also has been changed from materials available locally to slate materials transported from the mainland. Fourth, the bamboo slender-ribbed door as a single-swing door type was popular and later time the single-sliding door or three ribbed door was widely used in rooms installed later instead. Fifth, the roof was placed over the room, kitchen, and Chukdam (outer wall) and this was a resonable way to cope with heavy snowfalls in the winter season in Ulleung Island.
