In order to understand the physical condition and spatial deformation of houses in rural areas in Hodang Village, Ipjang-myeon, Cheonan-si, a rural area with a good settlement environment, physical characteristics and spatial deformation were identified. First, looking at the construction pattern of houses in rural areas, there have been many houses built since the 1990s, and the modernized spatial composition of urban houses appeared. Second, due to the nature of rural housing, work space and residential space are mixed, and it was analyzed that space is used through renovation to solve this problem. Third, Hodang Village was analyzed as an area with good living services, but as a result of the village survey, the proportion of vacant houses was high at 14 (42.4%). This study is conducting continuous rural housing research, rather than a temporary study on rural housing and vacant houses, based on the problems that have been drawn from previous research and existing fact-finding studies.
The purpose of this study is to provide necessary information for the establishment of remodeling range needed first to support the future remodeling of rural housing. For this, this study examined landscape characteristics of rural housing such as an outer wall, a roof, a fence, and a gate which are main elements of forming the landscape of a rural village and rural residents' perception for remodeling. The results were as follows. The subject rural housing mostly had a timber structure and a masonry structure. Common roof types were a hip-and-gable roof and a gable roof. Frequent materials were a panel, a tile, and slate and common colors were primary colors such as reddish brown, black, and gray. A fence made of cement blocks and finished by a white paint was often found. A closed gate with iron frames was common. A standup kitchen and a flush toilet inside the house were common. The family members of rural residents were mostly two including a farmer husband and his wife. Elderly people of sixty and over were the most common. For residential environment satisfaction, a half of respondents were not unsatisfied with residential environment mostly due to an old house. Most respondents who were not satisfied with residential environment had high perception for the need of remodeling. The most commonly asked remodeling part was a roof, followed by a toilet, and an outer wall, indicating that the need of exterior remodeling was higher than that of interior remodeling. For a remodeling method, a total improvement was preferred. Although some rural village housing was improved by support of the government, local governments, or social groups, there are still many old houses. As this co-existence of improved houses and old houses hinders the landscape of rural village, it is necessary to give a support. But rural residents' requests should be first actively reflected to establish a guideline of supporting rural house remodeling.
Vacant houses are increasing across the country, but the appropriate measures have not been set up yet. Accordingly, vacant houses are left unattended for a long time, and become deserted to degrade the residential environment. They are often used as the space for the deviation of youth or even for crimes, threatening the safety of rural society. Vacant houses are not only personal properties but also public assets that form the residential environment of a town. Therefore, the problem should be better taken care of with appropriate policies. In this study, the present situation of vacant houses in Korea, the causes of the vacant house and the limits and lessons of the improvement projects were reviewed, along with the vacant house improvement systems in the UK and Japan. The most significant difference between the cases in Korea and other countries are the method of vacant house improvement. In terms of policies and support, Korea focuses on demolition, whereas other countries focus on reuse. In addition, the vacant house improvement projects in Korea are performed mostly by government agencies, whereas local governments and private organizations in other countries cooperate to improve vacant houses and go beyond mere residential environment improvement towards the local revitalization. Based on the study results, the following are proposed to efficiently improve and use the rural vacant houses. First, the Rearrangement of Agricultural and Fishing Villages Act, which allows the vacant houses to be left unattended and not improved, should be revised. Second, the intermediate support organizations that connect the demand and supply should be fostered and supported so that the use of vacant houses can be vitalized and privately led. Third, the best practices of using the vacant houses should be found and promoted, and the vacant house remodeling technique should be developed and propagated. Fourth, a special law should be enacted to comprehensively plan, support and execute the vacant house improvement, as in Japan. Finally, the value of the vacant houses as public properties should be shared in public so that all citizens can participate in addressing the vacant house issue to derive the detailed plans to solve the problem.
For those with disabilities, the residential area is the primary place to adapt the disabilities. Since the quality of the area gives a critical impact on their quality of life, it is essential to finding the measures to create the residential environment that supports their independence. In this regard, this study aimed to compare and analyze the interior elements of the houses that hinder the independence of the physically handicapped in the rural and urban areas, and conducted a survey on a total of 80 physically challenged in Seoul and Yeongwol (40 for each area). As a result, the respondents answered that the houses where they are currently living are hindering their independence regardless of area, and there were regional differences in the level of inconvenience with the size of living room, size of utility room, location of room, lighting and heating environment, ventilation system, deteriorated wallpapers and finishing materials, threshold and floor level difference and humidity control. This study has significance by providing the realistic measures to improve the housing environment of the physically challenged living in the rural and urban areas to be customized to them to increase their quality of life.
Keumsan-gun is the area where there are many mobile populations as the place to be adjacent to Daejon. There is the tendency that the empty houses at Keumsan area are increasing as 1,115 houses every year as of 2001. So, this researcher examined and analyzed the actual state by grasping the present situation of empty houses centering around Keumsan-gun. And, this researcher could obtain the following conclusion as the result that this researcher progressed the study so as to present the application scheme of empty houses. As for Keumsan-gun, farming populations are more than other city and gun at Choongcheong Southern Proince Area as the area formed with mountain groups topographically. Thus, it is forecast that the appearance of empty houses will increase, as the population decrease and the residents to have migration plan will appear higher than other city and gun in the future also. Therefore, as for the superannuated empty houses that use is impossible, to service by removing will be helpful to the image uplifting of village. In addition, as for the empty houses that use is possible, the establishment of system to connect buyers by rebuilding them as garden houses and weekend houses etc. through purchase and sale and long-term lease etc. is necessary.
This study investigated changes in the spatial structure of rural villages in Sayang Village, where accessibility restrictions to island areas were improved, and analyzed the spatial composition of houses according to changes in the living environment. First, despite the island's vulnerable transportation requirements being resolved by the completion of the land and bridge in 2018, the local economy continues to stagnate due to a vicious cycle of local living services and job losses. Second, when a survey of residents' changed living services was conducted through the continuation of the specification map, the scope of living areas was expanded by analyzing the frequency and place of visit of fresh food purchases, use of convenience facilities, and medical visits. Third, it is judged that the naturally formed village is composed of small roads to the inside of the village due to the disorganized street system and the form of walking instead of vehicles. Finally, as a result of analyzing the residential space of houses in fishing villages, the aging rate of houses over 30 years old was 62 (91.2%), and the average area of the first house space built was 65.2m2 to 14.1m2, an increase of 17.8% of the total area.
The purpose of this paper is to examine their degree of housing satisfaction in Gyeongju, focused on indoor environment of urban traditional houses. Mostly built during time period from 1930's to 1980's in Seoak-dong, Bomun-dong, Namsan-dong, Sajeong-dong, and Hwangnam-dong, Gyeongju' Hanok reveals the evolutionary development to fit into the urban settlement. Urban traditional house has important meaning as a type of residence maintaining tradition of Korean residential culture, and it is the study's first goal to derive developable element by analyzing the characteristics of urban traditional house focusing on such a feature. Residents in 5 districts in Gyeongju were classified and the self-administered questionnaires were provided to them. 187 papers were used for final analysis. The data for general trend of satisfaction was seek for after its average and standard variation were calculated.
For the improvement of the cultural rural village(new rural village project), it is very important to find the various planning alternatives. The purpose of this study is to suggest the ideas which are able to be applied to the rural site planning. The YoungMoon project site located in Kyunggi province was selected case study, The followings are suggestions developed in the process of preparing an alternative plan for the case study. 1) The preparing of the rural site plan is the organizing process of the planning ideas responsive to the condition of both a project site and the project directions. 2) In developing the schematic plan, it is very useful to introduce the cluster madang (small public open space) including 25 houses as a basic planning unit. 3) In comparison with the project plan, the alternative plan presented by this study has advantages of amenity and public space of the residential environment of the new rural village. It is properly said that we have to more and more discuss the best solution to take in planning the rural site, and this efforts contribute the improvement of the quality of the new village project.
Among Korea's national folk cultural heritage, eight villages have been designated, and 37 years have passed since Hahoe Village was first designated in 1984. All eight villages have been constantly inhabited by residents from the past to the present, so the cultural value of inferring the lives of our ancestors in the past is very high. In particular, the maintenance plan is largely subdivided into legalization, demolition, expansion and reconstruction, and detailed standards for each item and examples applied are proposed. Through this, it aims to become basic data on the starting point of realistic improvement measures for cultural properties and residents to coexist.
The purpose of this study is to present a new orientation for the residential culture that can meet the shifting demands of modern people as their attitudes toward life change. One of the rural regions that has lately attracted considerable attention, Wonsam-myun, Yongin city, is selected as the residence zone to develop a housing complex. In this study, a new housing complex is designed to supplement the defects of existing housing complexes by making the utmost use of the merits that Wonsam-myun as a residential environment can offer. The major findings of this study can be summarized as follows: 1. To present a new Korean model, yellow soil houses and traditional trees were used to utilize Korea's traditional landscape beauty in the construction and landscape aspect, instead of imitating indiscreetly foreign styles in which most newly developed housing complexes were built. 2. To provide convenience to prospective residents, a package sales scheme covering from lot purchase to building permit was adopted. 3. As for the planting plan, existing plants was preserved as much as possible to keep harmony with new plants. In selecting plant types, a traditional method that emphasizes on the visual effects of aesthetic plants and shade trees with the change of seasons and plants various kinds of plants according to directions was adopted. 4. Each household was given the opportunity to design its own garden according to the family's preference and taste. 5. The advantages of a rural area that city does not offer were fully utilized to provide the residents with convenience and pleasure of living.
