문화(집단)마을과 기존농촌마을의 비교평가에 관한 연구 - 월암 1리와 우항 2리를 중심으로 - (A Study on the Comparative Evaluation between the Planned Distict(Munhwa-Maul) and the Existing District in Korean Rural Village : The Cases of Wolam-1-Ri and Woohang-2-Ri)

  • As a basic research for the reorganization of the rural villages and the enhancement of the rural residential environment this study intends to compare attitudes and perceptions of the residents in the planned districts(Munhwa-Maul) and the existing districts in the two rural villages, Wolam-1-Ri and Woohang-2-Ri The major fadings of this study can be summarized as follows 1) The three types of reorganization of the rural villages are identified $.$ addition of the new residential site to existing village, development of a new village in a new site, redevelopment of existing village 2) The residents have low degrees of satisEaction at medical facilities, park and green spaces, public open spaces 3) The rates of residents who think their village territory include both the planned and the existing district is higher in the Woohang-2-Ri than in the Wolam-1-Ri 4) 57.6% of the farm householders in the two planned districts think the lot sizes are small, But the majority of the residents think the sizes of their houses are adequate. 5) A large number of residents show positive response to the development of the planned district 6) Since the majority of the residents(about 70%) in the two planned districts are not farm householders, new strategies need to be deveolped to induce more farm householders to the planned district.

보행자전용도로의 이용목적에 따른 만족요인 연구 (A Study on Satisfaction Factors of Pedestrian Road in Residence District according to Usage Purpose)

  • As serving people's activities, pedestrian road systems are basic and necessary facilities in urban structure. To provide and utilize these pedestrian road systems in residential area would enhance urban environment as well as quality of life. For this reason, pedestrian road should be planned by consideration of people's activity in residential area. Evaluation of existing pedestrian road should be also oriented how people use it and what people do in it. This study amis to investigate functions of pedestrian road system throughout evaluation of user's satisfaction in order to improve better pedestrian road system in residential area. The purposes of this study are to analyze components of factors affecting on user's satisfaction, and to find the relationship among affecting factors. For this study, the on-site questionnaire method was applied to 267 individuals who were collected as the study areas where locate Toyogaoka and Kaidori, Japan. The collected data were clarified exploratory factors, and analyzed relationship between the factors and satisfaction by applying quantitative statistical techniques for the mapping investigation, Mann-Whitney u-test, and correlation. The results of this study are follows. The pedestrian road system is more preferred than surroundings of vehicle roads in residential district area where maintains pedestrian road as open space. In addition, satisfactions of the pedestrian road for each purpose were highly evaluated, because of conformability and convenience for usage. Consequently, the pedestrian road which is secure and greening as an open space is well carried out for the living circulation of residents. It would suggest that pedestrian road have to be managed and planned not a function of circulation but an open space system.

청소년 친화적인 공동주택 공간특성에 관한 연구 - 수원 A지역 현상설계안을 중심으로 - (A Study on the Spatial Characteristics for Adolescents-friendly in the Apartments Design - Focused on the Design Competition of Suwon A District -)

  • For the young period, privacy is a crucial factor in establishing one's own identities, values and relationships. The capacity of residential environment to protect individual's privacy takes considerable part in influencing psychological and physiological development of adolescents. This study analyzed adolescents residential values and the elements of spatial plans for the passage and outdoor in Apartment Design Competition of Suwon A district in 2008. One hundred and ten middle and high school students living in Metropolitan area were selected and questionnaire was conducted during February 7 to February 15 in 2009. The data was analyzed by SPSS 11.0 program using one-way ANOVA and crosstab. The study results were summarized as follows; First, the adolescents valued 'safety' the most, regardless of their age and gender and the safety of adolescents commuting should be considered. Second, protecting their own private territories was next important element among other elements. Privacy can be protected by using movable walls, changing the doorway, dividing parents' and adolescents independent territory. Third, in terms of convenience, choosing location of children's room and walking way should be considered. Forth, from the survey, demand for indoors leisure activity was highly valued and required for aesthetic point of view. Considering the sculptures and facilities must satisfy the aesthetics and practicality. Fifth, in terms of social needs, 61.6% of people answered positively to the community facilities for social relationship. Residential environment affects enormous part of adolescents emotional and academic development. Therefore, designing residential areas for adolescents friendly should reflect the demands for safety, territory, convenience, aesthetic and social life.

도시정비사업지구의 거주자 재입주 선택 특성에 관한 연구 (A Study on the Characteristic of Resettlement Decision in Urban Redevelopment Project District)

  • The subject of this study is capital area including Seoul and Incheon, and metropolitan area including Daejeon and Busan among urban redevelopment project district that are currently promoting urban redevelopment project. Data for analysis is implemented collected through visiting each households in project district. Resettlement decision characteristics are analyzed with considering householder's characteristic, house member's characteristic, residential space's characteristic, and area characteristic of families residing in urban redevelopment project area. Through researching characteristics and preferences of residents in project area by urban redevelopment business, improvement were found and implications were provided. Consequently, there are many factors to consider resettlement when deciding household's resettlement when deciding on household's resettlement after the redevelopment project depending on household's characteristics. So, political methods are needed to accomplish urban redevelopment project by resident's position through characteristic and preference survey of resident on project district. Therefore, the study can be utilized as basic data that considers characteristic of each households and region when establishing house policy in order to correspond to housing market that satisfies future consumer's demand.

근대기 토지구획정리사업지구 내 노후 주거지의 주거환경에 대한 거주자의 인식 조사 - 청주시 우암동을 대상으로 - (Survey on Residents' Awareness of Housing Environment in Old Housing Districts Created by the Land Readjustment Project in the Modern Age - Focused on Uam-Dong in Cheongju City -)

  • This study is about the research of living environment in residential areas created by the land readjustment projects in the modern era, and recently lifted from Residential Environment Improvement district at the same time. The five criteria for evaluating the residential area are safety, health, convenience, comfort, and sustainability. The level of resident satisfaction in general is as follows. [completely dissatisfy as 5.30%, dissatisfy as 16.29%, neutral as 49.62%, satisfy as 16.29% and completely satisfy as 6.82%]. The results of the five survey items on the residential areas show that residents are aware of the area not as an old residential area to be demolished, but as a comparatively excellent residential area, namely very different results from the designation criteria of the redevelopment area designated by the Urban and Residential Environment Improvement Act. If the road conditions and the deterioration of the buildings are judged to be designated as the redevelopment area and to be removed these settlements, the residential areas with social sustainability could demolished. Based on this study, it is necessary to conduct the research to find out the reason for deriving the results of each evaluation item in the succeeding study. These studies are needed to rediscover, to develop and manage the value of many old residential areas scattered in the city centers of local areas.

소가구 증가에 대응한 공동주택지 지구단위계획 개선방안 (A Study on the Improvement of District Unit Plan in Apartment Housing with the Increase of 1~2 person Households)

  • 우리 사회의 인구성장이 둔화되고 가구형태도 1~2인의 소가구가 53.3%로 과반을 넘고 있어 향후 이를 주거단지에서 어떻게 계획으로 수용하여 적절한 주거공간을 만들어갈지가 중요해지고 있다. 따라서 본 논문에서는 소가구화 증가 추이에 대해 기존의 지구단위계획이 적절히 대응하고 있는지를 고찰하고, 소가구화에 대응한 향후 지구단위계획의 요소별 개선방안과 적용성 제고방안을 제시하고자 하였다. 이를 위해 최근 6개 주거단지를 대상으로 소가구와 관련한 지구단위계획의 지침과 내용을 분석하고 문헌고찰 및 전문가 자문 등을 통해 문제점과 개선방안을 도출하였다. 연구결과, 1인 가구 증가에 대응하여 다양한 주거유형의 지구단위계획상 반영이 필요한 사항들을 제안하고, 소형공동주택, 쉐어하우스, 독신자전용주거 등 1인 가구 주택특성에 맞는 가구 획지, 건축물 배치, 건축물 형태 및 외관 등과 관련한 계획요소도 제시하였다. 또한 무인택배시설, 게스트하우스 등 부대복리시설의 도입, 유치원 등 수요가 낮은 부대복리시설의 재검토 등 1인 가구 거주특성을 고려해야 함을 제안하였다. 제안된 계획요소와 방안들은 향후 공동주택의 지구단위계획수립지침과 운영기준 등을 작성하는 데 활용될 수 있을 것이다.

집중지표 기법을 활용한 수도권 주거지 분리에 대한 실증적 접근 (Exploring Residential Segregation through Spatial Concentration Index - as a case of Seoul Metropolitan Area -)

  • 본 연구는 주거지 분리를 진단하고 모니터링 할 수 있는 수단으로 집중지표 기법과 특화계수를 제시하고, 부동산 거래관리 시스템(RTMS) 자료를 이용하여 수도권 79개 시군구의 임대료 수준별(상, 중상, 중, 중하, 하) 주거지 분리정도를 살펴보았다. 분석 결과, 임대료가 낮은 집단이 밀집한 지역은 수도권 외곽의 농촌지역 및 도농복합지역뿐 아니라 부천시, 수원시 등에서도 목격되었다. 경기도는 가장 다양한 집중도 유형이 나타났고, 서울시와 인천시에서는 각각 임대료가 매우 낮거나 높은 집단이 밀집한 지역을 발견하기 어려웠다. 집중도의 변화는 27개 지역에서 나타났고, 기존 집단보다 임대료 수준이 낮은 집단의 유입이 증가하는 하향 변화는 13개, 그 반대인 상향 변화는 14개 지역에서 나타났다. 특히 경기도 부천시 소사구는 하향 변화가, 수원시 영통구 등에서는 상향 변화가 크게 나타났다. 결론적으로 수도권 지역은 하 집단의 집중이 줄어들며 다양화 지역 비율이 높아졌지만 상 집단과 하 집단이 특정 지역에 집중되는 현상이 심화되고 있었다. 이는 임대료 집단별 특화계수를 통해서도 계량적으로 확인할 수 있었다. 방법론적으로 특화계수는 집중지표의 설명력을 강화해 줄 수 있다고 판단되며, 향후 특화계수 외 다른 정량적 방법과의 연계에 대한 지속적인 연구가 필요하다고 사료된다.

도시근교 농촌지역에 있어서 산지·구릉지의 개발방향 (A Study on the Design Guideline for Development of Hilly in the Rural Area)

  • It is focused on the desirable development alternations for sprawled unplanned on mountainous hilly areas in the residential areas development of the rural areas, mainly on the idyllic housing residential areas. The major research findings were as follows : (1) 85% of the idyllic housing residential areas of the suburban rural area was developed on the mountainous hilly areas. (2) For the desirable development on the suburban rural area, Environmentally Symbiosis Land Use Plan, diversification of Housing type such as Earthing Row House, diverse housing site planning techniques considering the conditions of mountainous hilly areas, for common space planning, land development, housing planing, hillside development, should be devised. (3) New regulations of strengthening construction permits, District Plan should be introduced in law and system management.

도시근교 단지형주거단지 특성분석 및 개선방안에 관한 연구 - 화순 잠정햇살마을 중심으로 (A Study on The analysis of Characteristic and Improvement Measures for The Suburban Housing Complexes -Focused on Hwa-soon Jam Jeong Haesal district)

  • Demand of new suburban residential development and a variety of new types for housing have intensified by urban Citizens overused of poor urban residential environment. Income growth and improvement of living standards for the quality of the living environment are increasing demands of creating a more comfortable living environment. Thus, according to changes in social conditions, the development of urban area while accommodating additional development pressure adequately, particularly residential development in order to promote the efficient development of suburban areas are planned for the rational development direction. This study suggests the following improvement measures by analyzing the characteristics of the Suburban Housing Complexes built recently. In order to create a more pleasant Suburban Housing Complexes First, the accessibility of the traffic conditions, education and public facilities is good Second, the construction plans reflected needs of the consumers should be made Third, necessary facilities for activation of the urban-rural exchanges must be equipped.
