공동주택 공종별 수선비용 예측모델 연구 - 옥상방수 공사와 승강기 공사를 중심으로 - (The Forecasting Model of the Repair Cost in Apartment Housing - Focused roof water proofing and Elevator work -)

  • Purpose: Most if buildings need various repair works for preventing or delaying the deterioration which gives rise to affect the living condition or function after constructed. Therefore, a long-term repair schedule should be planned and a repair cost is required. In this paper, it aimed at providing the statistical forecast model for a repair cost in roof water-proofing work and elevator work using statistical approach with three variables such as number of household, management area and a elapsed year. Data are collected in apartment housings which are located in Seoul area and conducted with interview and questionnaire sheet. Each analyzed work is divided into a partly work and fully work. Results of this study are shown that, first, the regression model takes a multiplying type like a Cobb-Douglas function and is changed into the log-linear type to include the three variable simultaneously. Second, the goodness-of-fit of the repair cost forecasting model has a good statistics in determinant's coefficient and Dubin-Watson value. Third, the management area is stronger factor than other the number of household and an elapsed year in roof water-proofing work and elevator work.

  • Confirmation of a damage degree and repair about a damage part are very hard for an underwater structure. And quality control of a construction is very complicated even if repair work is carried out on a damaged structure because repair work is carried out in water. If repair work is carried out while a defect part of the structure which there is in water keeps dry state, a efficient of repair is maximized. However, as for the repair technology about an underwater structure, a systematic researcher is not enough because of the environmental trouble. And, as for the effect about repair method to be applied to a currently underwater structure, it is not certainly proved. In this study The repair work of an underwater structure damaged applied the method that used a fiber panel form work. And a efficient of structure repaired was evaluated.

  • The purpose of this study is to reveal the development process of modern repair systems in the Korean peninsula. Sasungjeon, one of the main buildings of Jangansa temple located in Geumgangsan, was repaired from 1941 to 1944. It was the very last restoration work of historic wooden architecture performed during the Japanese colonial era. This work was delayed multiple times because of insufficient materials and human resources. The Bureau of Education(學務局), which was in charge of repair work, understood that the problems of the repair system and suggested reorganizing the system as a solution. This study examined the repair work of Sasungjeon as a background of the bureau's suggestion and considered this suggestion as an attempt to transform the repair system.

  • The purpose of this study is to critically review the repair works of Seokguram architecture and to search for its original form and space. Seokguram's architectural form has been transformed throughout three repair works. The first transformation occurred during the repair work of the Colonial Government in 1913-1915, and the second occurred during the repair work of the Colonial Government in 1920-1923. The repair work done by the Korean Government in 1961-1964 also caused a severe change in the architectural form and space of Seokguram architecture. The more the repair work was added to Seokguram, the more its original form flew away like a mirage. Through the three repair works, the spatial composition of Seokguram changed in the following directions: from ((front chamber + passageway) + main chamber) to (front chamber + (passageway + main chamber)) through the second repair work, from (front chamber + (passageway + main chamber)) to (front chamber + passageway + main chamber) through the last repair work. Although the compositional space hierarchy of Seokguram was maintained during the first repair work, the architectural form based on the dry method was changed to the form based on the wet method. The Korean government's repair work was a tragedy for the 'Seokguram conservation project' that the people who led the conservation process misunderstood the architectural nature of Seokguram.

농촌지역 취약계층의 주택수선 현황 - 한국농촌건축학회 「농어촌 집 고쳐주기 봉사활동」을 중심으로 - (Characteristics of Housing Repairs for the Weak Class in Rural Area - Focused on Voluntary Activity of the Korean Institute of Rural Architecture -)

  • This research aimed to identify characteristics of housing repairs for the weak class in rural area. Data are analyzed by the status according to year focusing on voluntary activity of the Korean Institute of Rural Architecture that is performing more than 10 years. The results are followings. First, approximately 63.3% of residents living in benefit houses are 70s and 80s in their age. They are weak in financial and physical and they have more than two weak points. Second, housing repairs were performed total 1,990 cases among 797 houses and average 2.5 cases per one house. Repair work in house interior is at the highest, the next is repair work in kitchen, repair work related to restroom, repair work for housing structure improvement, and repair work for insulation in order. Third, repair work required difficult work process and high cost is tend to decrease recently. However, work changing of wallpaper and papered floor and performing in outside is tend to increase because it has simple work process and low cost. Finally, barrier free needs to be more actively reflected for the weak class in rural area.

The Characteristics of the Repair Cost Distribution in Apartment Housing

  • Purpose: The repair would require to conserve and improve the building function and performance since built. Each household is responsible for maintaining the public facilities and paying the required cost. Therefore, it needs to get the tool or method to forecast the required cost in the future. Before the repair cost is provided, it needs to catch the repair cost distribution and provide the unit cost for the repair cycle. In this study, it aimed at providing the repair cost unit and analyzing the repair cost distribution in a roof proofing work, elevator work and building painting, which are divided into a fully work and partly change. Results of this study are shown that first, the average repair cost for roof proofing work is provided with $166.59{\times}10^3won/household$ and $1.59{\times}10^3won/m^2$ of a full change, $33.22{\times}10^3won/household$ and $0.33{\times}10^3won/m^2$ for a partly work. In addition, elevator work is $557.45{\times}10^3won/household$ and $5.38{\times}10^3won/m^2$ for a full change, $32.92{\times}10^3won/household$ and $0.56{\times}10^3won/m^2$ for a partly repair. Painting has a $304.48{\times}10^3won/household$ and $2.94{\times}10^3won/m^2$. Second, the distribution pattern of repair unit cost has a weibull-typed distribution which has a long tail to the right.

대학시설(大學施設)의 유지보수공사(維持補修工事) 발생요인(發生要因)과 비용분석(費用分析) 연구(硏究) (A Study on the Causes and Cost analysis of Maintenance and Repair work in the University Facilities)

  • This study attempts to suggest a standard for maintenance and repair cost per each unit area, by analyzing the causes and cost of various maintenance and repair work in the university facilities. The result of my study on the data of maintenance and repair work for 12 years between 1990 and 2001 in the two campuses of the university that I selected for my case study is the following. (1) The yearly average for maintenance and repair cost in the facilities of the university with 67 old and new buildings for the past 12 years was $W4,422/m^2$. In addition, the repair cost based on the calculation of the degree of decrepitude of the buildings was $W10,291/m^2$. (2) The number of causes of maintenance and repair work increase steadily every year, due to the development of universities and changes in the educational environment. A special case like a university merger also appears, which also demands maintenance and repair work of university facilities. (3) It is important that a budget for interior maintenance is increased or added to an extent, in order to minimize the maintenance and repair cost of the university facilities, and to cope with changing educational environments flexibly. (4) The publication of a white paper that includes the planning of a building, construction process, and changes in design, seems to be required for the sake of users' convenience and efficient maintenance and repair work.

  • 본 연구에서는 공동주택에서 건설 공사비 증가의 원인이 되는 하자에 대하여 건설업체의 공급자 중심이 아닌, 소비자가 법적인 하자보수 책임기간 만기를 앞두고 안전진단 전문기관에 의뢰하여 얻은 하자진단 결과보고서 자료를 근거로 공종별 하자실태를 조사하였다. 또한, 보수비용적 측면에서 세부요인을 분석하여, 시공단계에서의 품질향상과 하자분쟁 해결의 객관적이며 기초적인 자료를 제시하였다.

  • In this paper, in order to inspect effect of marketed repair materials, it inspected first the repair material through laboratory work by repair method. After we carry out laboratory work and choice the construction with ongoing deterioration to inspect performance of repair materials, we apply the repair materials there. This results will be make use of reference whenever selection of repair materials and repair method. Also which will be used basic data for repair construction code.

문화재 감리업무 개선방안 연구 (Improvement of Supervision Work in Cultural Heritage Repair)

  • 문화재청은 문화재수리의 부실방지 및 품질확보를 위하여 상주감리와 비상주감리 제도를 운영하고 있다. 최근 문화재 수리의 감리강화를 위하여 책임감리제도를 도입하였으나, 문화재감리의 운영상 문제점이 발생하여 감리업무의 개선이 필요하게 되었다. 따라서 본 연구는 문화재의 상주감리, 비상주감리업무 개선과 책임감리의 업무를 개발하였다. 첫째, 문화재 상주감리업무지침서의 불합리한 부문과 문제점을 도출하여, 개선방안을 제안하였다. 둘째, 문화재 비상주감리 업무지침서의 불합리한 부문과 문제점을 도출하여, 비상주 감리업무지침서 개선방안을 제안하였다. 셋째, 문화재 책임감리업무를 수행하기 위한 개발방향 및 감리업무를 제안하였다.
