The Analysis of the Importance of Influencing Factors in the Planning Stage of the Long-Term Public Rental Housing of Remodeling Project (장기공공임대주택 리모델링 사업의 기획단계 영향요인 중요도 분석)

  • The government announced the Housing Welfare Roadmap (November 2017), to expand the supply of public rental housing by reconstructing aged long-term public rental complexes. Also, remodeling projects for complexes with low business feasibility of reconstruction projects are recognized as an alternative to supplying public rental housing in urban area. This study analyzed influence factors by dividing them into project feasibility, architectural plan, urban & residential environment plan, and legal system groups in order to establish a plan for long-term public rental housing remodeling project. Futhermore, this work conducted the principal component analysis to get the principal component factors among the influence factors of each group, and the weight analysis to calculate weighting of them. In addition, major influence factors were derived by calculating the relative importance score (RIS) of each factor. Lastly this paper validated the major influence factors and applicability of the procedure to select 3 complexes that can be reviewed for remolding project among 33 long-term public rental housing complexes located in Seoul. The results of this study are expected to be useful when establishing a remodeling project plan for long-term public rental housing.

A Case Study on the Design-First Approach and using UML for a Video Rental Store (Design-First Approach 와 UML이용)

  • In this paper, teaching object-oriented design in a programming course is a big challenge for instructors. "Objects-first" is a popular strategy for teaching object-oriented programming in the educational settings, by introducing the concepts of objects, classes, and instances before procedural elements of a programming language. Still, this approach emphasizes coding rather than other critical aspects of software development, notably problem-solving and design. We propose a "design-first" approach, which subsumes an objects-first approach into lessons that also introduce object-oriented analysis and design, using elements of UML before implementing any code. We also present video rental store (SRS) that uses the design-first approach to help students of various teaming styles in a software engineering course. It interfaces with an IDE we have chosen specifically to support the design-first approach, and SRS which has been shown to be effective in helping students learn object-oriented programming concepts.

  • Most of the developed countries and Korea have continued to invest much money in developing low-carbon vehicles such as electric car, methanol car and hydrogen car to replace the conventional fossil fuel vehicles. Government and local governments of each country, however, grope to construct roads for bicycle and public bicycle rental systems because bicycle is the only ultimate and feasible non-pollution transportation. Most of the current bicycle monitoring systems have achieved automation of rental process in bicycle stations, but they can not monitor bicycles in use. This paper develops GPS-CDMA modem combined terminals and implements a LBS-based bicycle monitoring system using them for public bicycle rental system. The monitoring system collects location information from GPS-CDMA modem combined terminals attached on bicycles and presents the moving tracks of bicycles on a GIS map for easy return and redistribution of bicycles. Also, the system helps to prevent from theft and vandalism of bicycles and to recommend the nearest bicycle station.

  • As the demand for shared-type electric kickboards increases day by day, various companies in Korea are also providing shared-type electric kickboard rental services. With the rapid growth of related fields, users can easily rent shared electric kickboards in the vicinity, but management after use is not performed properly due to the absence of a designated rental station, and It is a situation that electric kickboards are being damaged. For this reason, citizens' perception of shared electric kickboards has changed negatively, and it is said that the service of shared electric bicycles is limited in some cities. Therefore, in this paper, we propose a user filtering system that extracts Black Consumers that can negatively affect the rental system through indiscriminate use. When this system is introduced, it is expected that safe electric kickboard use and management will be possible.

  • The operation of a networked computing system (NCS), such as Internet, can be viewed as a resource allocation problem, and can be analyzed using the techniques of mathematical modeling. We define a general NCS and translate that setup into a model of an economy. The preferences of users are taken as primitives, and servers in the network are viewed as productive firms with priority input queues. Each sewer charges a rental price for its services by priority class. We characterize optimal system allocation, and derive formulae for supporting rental prices and priority premia such that the aggregated individual user demands do not exceed optimal levels and waiting-time expectations are correct. Our economic approach has the added benefit of providing a sound basis for evaluating NCS investment alternatives, using a process analogous to free entry and exit in free-enterprise economies.

Spatio-Temporal Patterns of a Public Bike Sharing System in Seoul - Focusing on Yeouido District - (서울시 공공자전거 공유시스템(PBSS)의 시공간적 이용 패턴 분석 - 서울시 여의도동을 중심으로 -)

  • Various policies and studies regarding use of PBSS (Public Bike Sharing System) and Programs (PBSP) have been conducted worldwide as the number systems or programs has increased. Although various phenomena and demands have been generated by the use of PBSS in everyday life, the majority of research and the policies in South Korea have been implemented focused on commuting life. The purpose of this study aimed to understand various PBSS demands using PBSS usage data in 2018 in the Yeouido districts through classifying usage patterns and analyzing features. The rental stations were classified into three types based on weekday/weekend usage rates. The usage of Yeouido's PBSS accounted for 4.3% of the total usage in Seoul Metropolitan City, while the number of PBSS rental stations accounted for 2% of all rental stations in the Seoul urban areas. Rental stations with a higher weekday utilization rates showed high utilization rates in all four seasons and were mainly distributed in work and residential areas. Other stations showed a concentrated usage pattern in spring (April-May) and autumn (September-October) seasons, and their locations were close to the entrance of nearby parks. Besides, renting and returning were often concentrated at certain rental stations for high weekend utilization as compared to the pattern of high weekday usage. Therefore, PBSS management and programs should be operated to reflect various usage demands rather than uniform PBSS operations. The result of this study is meaningful to provide basic data for effective PBSS operation by monitoring the demand for PBSS usage in spatio-temporal terms.

  • It is critical to effectively change the measures of prevention from the breakdown maintenance proceeding an apartment housing maintenance task scope. It is necessary that systematization be performed for a series of tasks, such as facility inspection, diagnosis and replacement. In addition, it is preceded by establishing a standardization for maintenance work scope. Therefore, this study examined the problems related to public rental housing maintenance work scope to manage it more systematically. In addition, the study suggests a work process section for facility repairs, long term replacement and general maintenance using one on one interviews with experts to classify the occupants, management office and head office. This study's standard work system is expected to provide fairness and transparency in addition to improving the productivity in public rental housing maintenance via an efficiency promotion plan. In addition, it is used as the basic reference for developing a system of public rental housing maintenance costs and diagnosis actions. Finally, it is necessary to create improvements that provide a more objective work system standardization throughout the analysis of the productivity data according to the work flow and the review of the occupants, management office and head office in the future applications of the pilot site.

  • The current estimation system of construction equipment cost was first introduced in 1960's when general contractors had ownership of equipment. However, most of construction equipment in construction sites has been rented from equipment leasing company these days. Therefore, the improvement of current cost estimation system is therefore inevitable in order to advance domestic construction industry. This study is aimed to suggest the improved system by analyzing nationwide market rental rates of major construction equipment. A user friendly prototype of actual database grounded on actual market rental rates collected from over 200 leasing companies in the nation was proposed. The database includes various rates and statistics analyzed by different form of contract as well as different region. Using the collected data, "The Cost Estimate System in Construction Equipment Database" was developed by using VBA(Visual Basic for Applications). The system makes users convenient to utilize the rental rates by choosing equipment and region, and various types of contract.
