A Study on the Remodeling of Apartment Housing Unit according to the Size - Focusing on the Data Analysis of Apartment Housing Unit Remodeling- (아파트의 규모에 따른 리모델링 실태 연구 - 아파트 주호의 개조자료 분석을 중심으로 -)

  • The purpose of this study is to investigate the remodeling of apartments housing unit according to the area type and size in order to provide useful information for future plans for more consumer-friendly dwelling units. To achieve this goal quantitative data analyses were employed. The sample was a total of 100 apartments analysed in previous researches conducting case studies on apartments remodeling. The data were analyzed by SPSS WIN program package in terms of frequency, percentage, and x2-test. The results of the study are as follows: The change of finishing materials were made in almost all of the sample. 6.4, 8.6 and 10.6 categories were altered in the small, medium, and large apartments respectively out of 21 remodeling categories. In the case of communal areas, change of finishing materials and installation, removal, and change of lighting fixtures were most frequent. The most frequent alteration in private areas was also observed In change of finishing materials and installation, removal and change of lighting fixtures.

  • The purpose of this study is to present improbable scheme after analysis of the problem about eco-friendly remodeling through researching consumer's awareness. For conducting this study the adapted research method includes analysis of current remodeling market and market perspective and then investigate the problem of eco-friendly remodeling through consumer's awareness. It is presented the improbable scheme for revitalization of eco-friendly remodeling. The results of research are as follows. The case is selected for research of consumer's awareness and the problem of eco-friendly remodeling is analyzed through research of consumer's awareness. On the basic of analyzed result above stated, it presents the improbable scheme for revitalization of eco-friendly remodeling.

  • The purpose of this study is to clarify the relationship between the exhibits layout and the spatial organization in exhibition spaces. As an analytical method, the space syntax theory devised by Bill Hillier(1984) was applied for analysing the potential differentiation of exhibition spaces and remodeling method in Seoul City Museum selected for case study. The results are as following. Especially from the convex analysis, axial analysis and exhibits(interpretation); 1) the closed spatial system(1F) has high visibility and high intelligibility in hall area but lacks route continuity, 2) the circulated spatial system(2F) has low global visibility but offers high intelligibility and connectivity due to its coercive circulation, 3) and the organization of exhibition design consists in differentiating space that reintegrates them into another spatial order. Therefore, there process are expected to provide a methodological framework for analysing and interpreting spatial organizations of design, leading to the clear explanation of remodeling.

  • The study is intended to analyze the tendency of the remodeling for the high schools in Seoul, with the potential challenges thereof, determining the principle for the remodeling projects in the days to come. To that end, the analysis to identify the school facilities in a bid to accommodate the current curriculum was conducted, along with the case study on remodeling projects. The $7^{th}$ curriculum demands for a significant change in school facilities. The number of student in a class that has been on the decline, despite of steady increase in number of schools, and the population getting concentrated in Seoul and its suburbs have resulted in an increase in number of class. Consequently, more investment in the facility, rather than improving a substantial education environment, has been made. The study, thus, is aimed at identifying the facility of the high school required by the $7^{th}$ curriculum, as well as implementing a fact-finding investigation into the remodeling works far high schools in Seoul so as to come up with the guideline for remodeling projects.

A Study on the maintenance situation of the deteriorted high-rise apartments (노후 고츨아파트의 유지관리 및 개선실태 조사)

  • The deteriorted high-rise apartments make a social problem in now days. As a result, and new alternative plan for deteriorted high-rise apartments such as the remodeling concept must be considered. This study aims to develop the remodeling items which is the guide lines when remodeling of the apartment will be conducted. Thorough the case studies of maintenance and repair status of the deteriorted apartments in seoul, reasonable guidelines for selection of remodeling items were developed. Physical maintenance items includes those that need major repair activity like wall painting, water proof roof, change/repairs/implement of heating system, boiler, city gas pipelines, cold and hot water pipes, elevators, cleaning of water tanks. The period of repair is shorter than the durable year of law or codes. As a result of the study, basic maintenance items and actual repair period were proposed. This result will be the basic guidelines for remodeling items.

  • Korean Government is implementing green remodeling projects on existing buildings and structures in a way of promoting low carbon green growth. However, the current regulations and systems do not clearly define the scopes and contents of the green remodeling. Also, the lack of the inducement measure is another reason of the low engagement of the private enterprises to the green remodeling business. Therefore, this study proposes a tax exemption plan to promote green remodeling business implementation, with the consideration on practical applicability. And the proposed plan was applied to the green remodeling pilot project case in2 014 and the effect was quantitatively analyzed. The result is expected to be used as a base data to improve the tax exemption benefit system to invigorate green remodeling later.

  • The construction can proceed in different ways according to the acquired profitability of the hospital during the construction and to the features of departments or areas. This study is an analysis of remodeling construction processes to resolve major tasks of remodeling. The remodeling strategies gained from this study can be summed up as follows: 1) Remodeling work in hospitals involves the acquire relocation of space through extensive area renovations and then moving back to the space, and lastly working on the empty space. Thus, it is more advantageous in terms of construction work to demolish the existing buildings than to acquire the relocation space through extensions or renovations. That is, demolition after the maximum utilization of the existing buildings is the most desirable in terms of space availability. 2) The construction methods for remodeling are two: a method of carrying out construction by dividing the plane areas into several individual ones and of working on it floor by floor. In case of ward areas, and the outpatient area, the construction proceeds after securing the relocation space and partially setting construction areas in order to minimize the decrease in profitability due to the smaller number of beds and treatment rooms during construction. If the outpatient diagnosis/ treatment area and the supply area relocate together with the ward areas, there may be extra expenses. Thus, doing construction by area, while partially operating those areas or after relocating the whole areas.

  • The purpose of this study was to investigate the remodeling of apartments according to the area type and size in order to provide some information for the future plans for more consumer-friendly dwelling units. To achieve this goal, quantitative data analyses was employed. The sample was a total of 100 apartments analysed on apartments remodeling. The data were analyzed by SPSS WIN program package in terms of frequency, percentage, and x 2-test on the actual remodeling behaviors according to the area type and size of apartments. For the future research case studies recommended small, medium, and large sizes of apartments respectively through interviews, actual surveys, and questionnaires on remodeling behavior, interior design, and interior atmosphere according to the area type and size of apartments.

Risk Factors Influencing the Delays on the Remodeling Construction Works - Focused on Office Building Projects - (리모델링 공사의 공기지연을 야기하는 리스크 요인 - 오피스 건축물을 중심으로 -)

  • There have been frequent reports of schedule delays due to various risks of remodeling projects, which are different from new construction. Therefore, this study was carried out to analyze the risk factors inherent in the remodeling project and the likelihood of schedule delay occurrence in the remodeling construction work. To analyze the relationship between the risk factors and the likelihood of schedule delays of remodeling projects, (1) a prototype of the office building remodeling work was developed through the analysis of existing case and literature, (2) a questionnaire survey was conducted on 29 construction managers who have been or are currently conducting remodeling projects, and (3) after evaluating the reliability of the collected questionnaire results, the relationship between the two elements, which denotes (i) likelihood of schedule delays per each work, (ii) importance of risk factors, and (iii) risk factors affecting schedule delay in remodeling work, was suggested. Using the results of this study, it is expected to develop a plan for preventing the schedule delay of the office building remodeling work through control the risk factors that may cause schedule delays.

  • Technology based civilization has made a sustained advancement, resulting in economic growth and material prosperity. The outcome was the beginning of environmental destruction. Especially, in regard to construction, it has been recognized as a key culprit for pollution. As such, the construction industry has recently shown interest in the environment, as it has been applying environment friendly method of construction and reducing wastes. As the number of old common housing increases in our country, reconstruction and remodeling are implemented as a means of improvement. However, it can be said that remodeling is the inevitable option because of cost and environmental problems associated with reconstruction. As part of its feature, remodeling work is preceded by removal work. And, removal work inevitably creates construction wastes. Treatment of wastes that takes into consideration environmental aspects is important and for this, removal work that is based on environment friendly remodeling to ensure selective separation must be implemented. Yet, a removal work based on environment friendly remodeling has a lower level of output compared to existing methods. Because remodeling work by its nature has a post construction work which proceeds after it, securing work efficiency is important as the removal work is a critical path activity. Thus, the present study improves the work process of a removal work that is based on environment friendly remodeling so that it becomes a work process that includes work efficiency. For this, as a case study, old common housing has been selected, and a TACT process has been developed which is based on data acquired from environment friendly removal work. And, this study develops an optimal TACT process which is based on environment friendly remodeling by conducting a simulation for a 15 floor apartment.
