A Study on the Development of Remodeling Items for Apartments (공동주택 리모델링 항목개발을 위한 조사연구)

  • The deteriorated high-rise apartments make a social problem in now days. As a result, an new alternative plan for deteriorated high-rise apartments such as the remodeling concept must be considered. This study aims to develop the remodeling items which is the guide lines when remodeling of the apartment will be conducted. Thorough the previous case studies of maintenance and repair status of the deteriorated apartments in Seoul, the analysis of the period of repair and improvement and the degree of request far remodeling items, reasonable guidelines for selection of remodeling items were developed. According to the ages of apartments As a result of the study, basic guidelines fur selection of remodeling items were proposed.

  • This study analyzed the remodeling cases of 53 public primary schools located in Seoul to grasp the trends and set the direction in remodeling public primary schools. As a result of the analysis, before the sixth Education Process major remodeling of schools was focused on increasing the number of classrooms and after the sixth Education Process public space was increased. According to development of education, frequency of remodeling is increased. But myopic remodeling works were not a surprise. It means the schools simply focused on increasing space. Therefore, the study aims to set the direction for a comprehensive and systemic remodeling plan which will serve as an opportunity to not only improve physical life of schools but also extend functional life and enhance the quality of educational environment.

  • The purpose of this study is analyzed that the case of remodeling of apartment housing and dweller's consciousness in proposed site of remodeling. The manner of this study focused on the analysis of previous study and documentary survey to the dweller's consciousness level in entire building unit and housing unit of remodeling. The study result was showed that the dwellers who have experienced the remodeling of housing units have a higher recognition than entire building unit, and dweller favor with the variation of extending balcony in remodeling.

  • Purpose: This study is a case study of a small-mid sized hospital to promote a full-scale remodeling to ensure the quality and competitiveness of the medical services and trying to arrange the remodeling characteristics of small-mid sized hospital which is suffering from aging facilities as well as chronic congestion and lack of spaces. Methods: Research was conducted by consultation with hospital executives and each department operators, and on-site investigation, Results: The result of this study can be summarized into two points. The first one is that existing statistical value like area per bed, in the remodeling of the small-mid hospitals may not mean much. planners have to verify the necessary room space areas in close consultation with the department operators. And after confirming layout possibilities, they have to create the program. The second one is that remodeling planning can be a realistic plan with structural and installation diagnosis at the same time. If so, it is advisable to proceed architectural design from the beginning for cost and time savings. Implications: This results can be applied to small-mid hospitals to apply to the medical law revision and others.

  • The present time this country is faced with general hospital building remodeling time from the constructing age. In architecture, one of the reconstruction of consciousness, remodeling significance Is restoration of capacity a generally structure. Through this research we acquire concluding remarks. 1) In hospital extension and reconstruction works set a different counterplot proportionately with part that are the ward areas, the outpatient areas, the diagnosis/treatment areas, the supply areas, the administration areas, the education/research areas, the miscellaneous areas etc. According to department's character and use various purposes take proper measures. Then it estimation that remodeling study shall be need. 2) It is advisable the way of connection the existing facilities if it extended case. The case of K hospital has been extended outskirts the main building. As this an enlargement of a outhouse has an advantage that secure construction area at a stretch and no exert Influence on both nature lighting and construction matter. On the contrary caused [defect that is repeatedly occur a faculty relocation and the inner part alteration because of it\`s post transfer.

A Case Study of Rural House Remodelling with Traditional Residence Factors (전통주거공간요소를 활용한 농촌주택 리모델링 현장적용 사례연구)

  • The purpose of this study was to prepare for developing rural house remodeling techniques utilizing the traditional residence factor. The study was carried out through both literature research and on-site research. The traditional residence space factors were identified through literature research and on-site research was carried out through analysis of the rural house remodeling cases. The results of this study was as follows ; 1) Traditional space factors were derived by literature research i. e. space arrangement (topography, direction, plane arrangement), exterior factors; walls, madang, interior factors; roofs, ondol, floors, colours. 2) The traditional residence factor utilizations of remodeling were applied a result through investigation case and analysis. Five rural houses in Namsa village, Danseong-myeon, Sangcheong-gun, Gyeongsangnam-Do were analyzed as remodeling cases including traditional residence factors. There were limitation of budget problems and material selection in the traditional residence factor utilizations of remodeling. The researchers have chosen target rural houses which applied for traditional residence factors to remodel the rural houses, and the most important factor to consider was harmony with rural unique characteristics. The researchers suggested considerations should be placed on development with energy savings and convenience in rural house remodelling.

  • The purpose of this study is to find the method about the design factors considering the remodeling of apartment housing. Domestic remodeling operations has been developed incessantly. Recently, instead of redevelopment and reconstruction, remodeling operations is being generalization. Therefore by considering the related building code, this study seeks the revisions and try to understand the architectural character of apartment housing and find the design factors throughout the remodeling case of apartment housing. For instance, it is to make use of the flexible partition in unit plan or consider a various house plan etc. So by analyzing these remodeling design factor, we will be able to live the residential environment more extensive than previously.

  • Alongside the increasingly larger domestic construction projects is the gradual rise in construction waste. Consequently, serious environmental problems emerge. The increase in demand for housing remodeling due mainly to the increase in national income and improvement of quality of life is the main reason for the increase in construction waste. This study was conducted as the basic study for the prevention and reduction of construction waste generated by apartment remodeling; it aimed at identifying the remodeling items and reasons. Toward this end, this study targeted apartments at least 15 years old and conducted a questionnaire survey to determine the remodeled sections and remodeling reasons. As a result of the questionnaire survey, the bathroom, floor finishing, and kitchen furniture recorded the highest ratios in remodeling. Old materials, aesthetic motivation, and pleasant living space composition were cited as the major remodeling reasons. This study is significant as a basic study for generating environmental and economic profits through systematic waste management. Further studies should develop guidelines suitable for construction waste reduction and recycling in line with the construction and demolition phases in case of remodeling.

  • This paper depicts a case study of the BIM (Building Information Modeling)-enabled evaluation of design alternatives for an actual remodeling project in Yeongwol, Korea. The increase of urban population and income followed by the growth of economy has derived massive supply of grand scale housing project in Korea since 1970s. Consequently, building remodeling became one of the feasible resolutions for renovating such old housings in these days. This paper aims to introduce a technical approach to such remodeling projects based on BIM-enabled applications focusing on quantitative analysis of design alternatives. Among the technical issues of such building remodeling projects, this paper focuses on the BIM-enabled area analysis and comparison between design alternatives to support decision-making even in early phase of remodeling design process. BIM and its variety of applications have broadly influenced the domain of AEC-FM (Architecture, Engineering, Construction, and Facility Management) within the lifecycle of buildings. As one of the applications facilitated by BIM, the automated area calculation and scenario-based comparison between alternatives can play an important role in the early phase of remodeling project. We modeled three design alternatives (buildings) and three housing modules (units) based on the actual case in Yeongwol city, Korea using a BIM design authoring tool. Nine combinatorial BIM models were demonstrated for the BIM-enabled review process described in this paper. To determine the most optimal design scenario among nine alternatives, this paper demonstrates a result of the conducted spatial program review. The main subject includes specific spatial program issues on; 1) the number of unit spaces; and 2) area of individual/grouped and private/shared spaces.
